It later sold for about $34 million, according to Architectural Digest reports in October 2023 and August 2025—not for the original asking price. The nearly eight-acre property combined a main residence with guest accommodations and extensive outdoor features.
What happened to the $42.5 million listing?
The Los Angeles Times reported on February 2, 2023, that the estate had hit the market for $42.5 million, with Brett Lawyer of Carolwood Estates as the listing agent. Architectural Digest later reported that it sold for about $34 million. That is an approximate reported sale price, not an exact figure established by an independently reviewed deed or MLS record; the reports also did not identify the buyer.
Forbes reported that Lopez bought the property in 2016 from Sela Ward and Howard Sherman for $28 million. Forbes also said the estate had originally been offered for $40 million in 2015. Those are reported transaction figures; the difference between purchase and sale prices alone does not establish Lopez’s profit after taxes, fees, improvements, or other costs.
What the estate looked like
The Los Angeles Times described a gated compound of nearly eight acres, set behind dense landscaping. The grounds included lawns, a stream, terraces, a vegetable garden, and a lake with a sandy beach. Outdoor amenities also included an infinity pool, pavilion, pagoda, putting green, and a 100-seat amphitheater.

Room counts and floor-area estimates varied among the publications covering the listing, so they should be read as outlet-specific descriptions rather than combined into one definitive specification.

- Architectural Digest: A 14,000-square-foot, seven-bedroom main house. Its account listed bars, a game room, a 30-seat screening room, formal dining room, eating nook, fireplaces, and terraces.
Guest spaces and outdoor amenities
The Los Angeles Times reported that the property included a guesthouse and a guest cottage, in addition to the main house. Architectural Digest described two guest cottages and highlighted the grounds’ lake and sandy beach, waterfall, wooded hiking trails, putting green, and 100-seat outdoor amphitheater. Its listing coverage also mentioned a pagoda with a fire pit, a gym, and an above-ground infinity pool.
The variety of features helps explain why the listing was presented as a compound rather than simply a large house: its appeal depended on both the residence and the surrounding acreage. In Architectural Digest’s October 2023 report, agent Lea Porter of the Beverly Hills Estates said of her clients’ reaction, “My clients fell in love with the land.”

Asking price versus reported sale price
| Transaction point | Reported figure | Source and qualification |
|---|---|---|
| Original offering | $40 million | Forbes reported this as the estate’s original asking price in 2015. |
| Lopez’s purchase | $28 million | Forbes reported that Lopez bought the property from Sela Ward and Howard Sherman in 2016. |
| February 2023 listing | $42.5 million | The Los Angeles Times reported the asking price when the property came to market on February 2, 2023. |
| Later sale | About $34 million | Architectural Digest reported the approximate sale price in October 2023 and described it as around $34 million again in August 2025. |
The headline asking price was therefore not the eventual reported sale price. The available coverage supports describing the closing figure as about $34 million, rather than treating it as an exact number or calculating a precise gain from the 2016 purchase.
