Antilia is Mukesh Ambani’s private family residence on Altamount Road in Mumbai. Guinness World Records lists it as the world’s most expensive private house, but the often-repeated figure of nearly US$2 billion is an estimate of probable final expenditure—not an audited cost or a current valuation.
What is Antilia?
Antilia is a private residence in South Mumbai, not an ordinary public attraction. The Council on Tall Buildings and Urban Habitat (CTBUH) records it at 173 metres (568 feet), with 27 above-ground floors and completion in 2010. Guinness World Records gives its living floor area as 37,000 square metres (400,000 square feet) and the site area as 4,532 square metres (48,780 square feet). Guinness World Records’ current record page and the CTBUH Skyscraper Center record describe different measures: the first is living area, the second the plot area.

How much did Antilia cost?
There is no confirmed exact final cost in the available public record. Guinness World Records says an earlier official estimate was US$500–700 million and that the eventual expenditure very probably approached US$2 billion. Its record claim and its cost estimate should be read separately: Guinness lists Antilia as the world’s most expensive private house, while acknowledging that the final expenditure is unclear. The near-US$2-billion figure is not a verified transaction price or a current property valuation. Guinness explains the record and cost uncertainty here.

Who designed and built it?
CTBUH lists Perkins+Will as the design architect, Sterling Engineering Consultancy Services as structural engineer, and Leighton Contractors as main contractor. Its project record gives a construction start in 2006 and completion in 2010. Guinness likewise credits American architects Perkins & Will with the design. CTBUH’s project record is the source for the named roles and dates.

Why the structure changed
Sterling’s July 2010 project newsletter says the original concept used a steel frame and was associated with Arup. The specified steel members proved difficult to fabricate, transport through Mumbai and erect, so the project shifted to a reinforced-concrete frame; Sterling says it handled the revised structural design. This participant account also describes a three-metre reinforced-concrete raft foundation. Sterling’s project newsletter provides the engineering account.
What is inside Mukesh Ambani’s house?
Published descriptions portray Antilia as a vertically organized home with extensive parking, family and guest areas, leisure facilities and planted levels. The details below come from project records and published reporting, not a firsthand interior visit; Antilia is a private residence.

Parking and transport
Guinness records three helipads and 168 parking spaces. Architectural Digest India’s 2021 account describes six dedicated parking floors, capacity for 168 cars and nine high-speed elevators. The counts and descriptions are attributed to those sources rather than presented as a current inspection. Guinness’s record page; Architectural Digest India’s 2021 report.
Family, guest and leisure spaces
Architectural Digest India reports a 50-seat movie theatre, temple, guest suites, salon and ice-cream parlour, alongside pools and a health spa. Sterling’s project account outlines a ballroom with 10.5 metres of clearance, entertainment and garden levels, health-club floors, guest floors, four family-residence floors above 109 metres, and an observatory and library level. These accounts use differing descriptions and floor groupings, so they are best treated as reported features rather than a definitive public floor-by-floor plan. Gardens and design ideas
Architectural Record’s 2007 project report describes bands of gardens and trellises that visually distinguish different uses of the building. The trellises support hydroponically grown plants; the design principal described the gardens as a way to provide shade and address urban heat. The report also notes an overall square plan and a garden level near the building’s middle, reflecting Vaastu principles. These are stated design intentions, not evidence of measured energy savings or environmental performance. In the report, Perkins+Will firm-wide design principal Ralph Johnson called Antilia “a prototype for buildings of the future.” Architectural Record’s 2007 report.
