The available details do, however, identify three distinct offerings in Pike, Adams and Whiteside counties and the information buyers would have needed to compare them.
What the January roundup reported—and what remains uncertain
The underlying Successful Farming article, updated January 5, 2026, described at least 22 farmland auctions scheduled across Illinois that month, many in central Illinois. It said most were single-tract sales. That is a count of scheduled auctions, not a verified count of completed sales.
The article’s aggregate acreage and county figures do not agree: the headline states more than 2,900 acres and the subheading names 16 counties, while the body states more than 2,700 acres across 15 counties. Without independent confirmation, neither version should be treated as the definitive statewide total. The individual property details below are reported figures from that article, not current listings or confirmed sale results.
Three featured offerings
Pike County: five tracts near New Canton
Sullivan Auctioneers had scheduled a live online auction for January 15, 2026, for Kendrick Farms. Five tracts outside New Canton totaled 602.18 acres. The reported acreage and productivity index for each were:

The article compared the tracts’ productivity indices with Pike County averages using FBN’s AcreVision tool. A productivity index is one comparison point, not a complete measure of a parcel’s value or suitability; the cropland totals and non-cropland features also matter. The CRP payment and end date are reported terms for that contract, not a general income estimate for the property.
Adams County: 23 acres near Columbus
Sullivan Auctioneers had scheduled a live online auction for January 13, 2026, for a property outside Columbus, near the Mississippi River and less than 15 miles northeast of Quincy. The article reported approximately 13.09 cropland acres, a 96.7 productivity index on tillable acres, and timbered draws. It also said the listing identified nearby potential building locations. The auction company described it as “an ideal place to build a cabin, house or shed.” That is the company’s characterization, not confirmation of zoning, buildability, utilities, access, or approvals.

Whiteside County: four parcels near Morrison
Hertz Real Estate Services had scheduled a sealed-bid offering for January 20, 2026, on behalf of Gordon D. and Paulette J. Zaagman. The four parcels outside Morrison totaled 216.08 acres. The article said all had some drainage tile, but tile maps were not available; 2024 soil-test details were included in the listing materials. It reported corn PLC yield of 170 bushels and soybean PLC yield of 51 bushels.
One reported parcel figure needs particular caution: a line describes a 50.02-acre tract as having 53.23 cropland acres. Since the reported cropland figure exceeds the tract’s stated total acreage, the discrepancy should be resolved against authoritative parcel or listing documents before relying on it.

How to compare farmland beyond a statewide average
USDA NASS’s 2025 Illinois average farmland value was $8,930 per acre, according to the University of Illinois farmdoc analysis. The analysis says that was 2.6% above the adjusted 2024 average of $8,700 per acre and 22% above the 2016 average of $7,300 per acre. These are statewide averages, not appraisals or sale-price estimates for the featured tracts.
Bradley Zwilling, vice president of data analysis for the Illinois Farm Business Farm Management Association, noted the increase despite lower farm incomes in 2024 and projections for 2025: “With lower farm incomes in 2024 and projected for 2025, it is interesting to see another positive increase in 2025. Higher off-farm income, strong debt to asset ratios, and continued outside investor interest may have led to some of this increase.” The possible causes are Zwilling’s interpretation, not proof of what drove a particular parcel’s price.

For an individual property, the useful comparison depends on the documents and the buyer’s intended use. A careful review would distinguish:
- Total acres from tillable or cropland acres. Non-cropland areas can affect both agricultural use and recreational appeal.
- Productivity measures from actual operating conditions. Compare indices within the relevant county, and review soils, drainage and field layout rather than treating a single index as a price.
- Income terms from general market context. Confirm any CRP contract, lease, payment schedule and obligations in the governing documents.
- Reported drainage and soil information from complete records. Ask for maps, test details and parcel boundaries; a statement that tile exists does not establish its extent or condition.
- Potential building features from legal and practical feasibility. Verify zoning, access, utilities, title, survey and any required approvals independently.
These checks help frame due diligence; they are not a substitute for legal, title, survey or agronomic advice. Because the scheduled auction dates have passed, anyone seeking to buy or evaluate one of these properties needs current listing or transaction information rather than the January preview.
