For a home loan in India with a floating rate and EMI-based repayment, ask your lender for the revised repayment schedule and the reset choices available on your loan. RBI directions dated August 18, 2023 provide for eligible borrowers to choose a higher EMI, a longer tenure, or a combination; they also provide for part or full prepayment and a fixed-rate switch under the lender’s board-approved policy. To lower the monthly payment, ask whether a tenure extension or a part-prepayment followed by an EMI recalculation is available. Compare the new EMI with the remaining term and total interest before agreeing: a smaller monthly payment does not necessarily mean a cheaper loan.
Start with the reset figures, not an assumed EMI reduction
A rate reset changes the rate used to calculate future repayments. The effect on your instalment depends on the outstanding principal, the new rate, the reset date, the remaining term and the lender’s calculation. There is no single EMI reduction that applies to every borrower, and the RBI directions do not guarantee a particular lower EMI, rate or tenure for an individual loan.

Ask the lender for the revised rate and a written amortisation or repayment schedule. It should make clear what happens to your EMI and how many instalments remain under each proposed option. This gives you a like-for-like basis for comparing monthly affordability, time in debt and total interest.
First establish whether the reset actually applies to your loan. A floating-rate EMI loan can change when its benchmark or reference rate changes, while a fixed-rate loan follows the fixed-rate terms in the agreement. The RBI FAQ describes the reset framework in the context of an increase in a reference benchmark that resets rates for an entire class of borrowers in a category such as home loans. Your own reset notice and loan documents should identify the event, effective date and rate used.

What choices can you ask the lender to show?
The Reserve Bank of India’s Master Directions on Reset of Floating Interest Rate on Equated Monthly Instalments (EMI) based Personal Loans, dated August 18, 2023, provide for a choice of EMI increase, tenure elongation or a combination, as well as part or full prepayment. A fixed-rate switch is to be offered in line with the lender’s board-approved policy. The exact schedule, eligibility and charges for your loan should be confirmed with your lender.
The directions state that borrowers must be given the choice to opt for “enhancement in EMI or elongation of tenor or for a combination of both options” and to prepay “either in part or in full” at any point during the tenor. That wording means you should not assume that the only response to a reset is an automatically increased EMI or an automatically extended loan. Ask the lender to identify the choices available under your agreement and to provide figures for each.
| Choice | What it changes | What to compare |
|---|---|---|
| Increase the EMI and retain a shorter schedule | Raises the monthly outflow rather than relying only on additional instalments. | Affordability, revised EMI, remaining instalments and total interest. |
| Extend the tenure | Spreads repayment over more instalments and may ease monthly cash flow. | Additional time in debt, total interest, the lender’s repayment-capacity assessment and whether the schedule remains amortising. |
| Combine an EMI increase and tenure extension | Shares the adjustment between the monthly payment and the length of repayment. | The actual EMI, remaining term and total interest shown in the written schedule. |
| Make a part-prepayment | Reduces principal; the lender’s post-payment schedule may lower the EMI, shorten the term or reflect another available arrangement. | Cash reserves, applicable charges, the resulting EMI and term, and total interest over the remaining loan. |
| Switch to a fixed rate | Changes the rate structure for the remaining loan if the lender offers the option under its board-approved policy. | Fixed rate and duration, conversion fee, future reset terms and total cost versus staying on the floating rate. |
| Consider a balance transfer | A different lender may offer different terms, subject to its eligibility and approval process. | New rate, processing and legal costs, eligibility, remaining tenure and total cost over the remaining loan. |
A balance transfer is a separate market option, not a specific outcome established by the RBI reset directions. Treat any offer as conditional until a lender provides its current terms and confirms your eligibility.

- Check what rate applies to your loan. Confirm whether the loan is floating or fixed. For a floating-rate loan, obtain the current outstanding principal, applicable rate, benchmark or index, spread, reset date and reset frequency, current EMI and remaining tenure.
- Get the reset notice and revised schedule. Ask the lender to explain the rate change and how it affects the instalments. Request the new schedule in writing rather than relying on an estimated EMI or a verbal explanation.
- Request separate written scenarios. Ask for the higher-EMI option, tenure-extension option and combination, with the EMI, remaining instalments and total interest for each. If you are considering prepayment, ask for the schedule after the payment and whether it changes the EMI, the tenure or both.
- Check the fixed-rate terms if relevant. Ask for the proposed fixed rate, how long it applies, the switching fee and conditions, and the lender’s policy on further switches. Compare the cost and terms against remaining on the floating rate.
- Compare the whole repayment outcome. Look at monthly affordability alongside the remaining time in debt, interest over the remaining loan and any applicable charges. Keep enough cash for essential expenses before using savings for a prepayment.
- Keep the lender’s response and schedule. If a calculation or available choice is unclear, check the loan agreement and use the lender’s grievance process. RBI guidance can help you understand the reset framework, but it does not establish that a particular disputed calculation will be changed.
What to include in your written request
A precise request reduces the risk of comparing incomplete numbers. State your loan account reference and ask the lender to confirm the reset date, old and new rates, benchmark, spread, current principal, current EMI and remaining instalments. Ask for a complete amortisation schedule for each available scenario, not just the first revised EMI.
For every scenario, request the number of instalments, the date of the final payment, the total scheduled interest from the reset date, and every switching, service or administrative charge. If the lender proposes a tenure extension, ask whether it remains within the lender’s applicable maximum-term rules and how repayment capacity was assessed. If you propose a part-prepayment, state the amount and ask whether the lender will recalculate the EMI, shorten the tenure or let you choose between those outcomes.
Keep the reset notice, emails, statements, sanction letter, loan agreement and schedules together. These records make it easier to identify whether a later debit matches the agreed schedule and give the lender’s grievance team specific documents to review.

When a longer tenure may help—and what to check
Extending the tenure can reduce the required monthly instalment by spreading repayment across more instalments, but it can also keep the loan outstanding longer and increase total interest. The result depends on your loan balance, rate and revised schedule; compare the written figures rather than judging the option by EMI alone.
For example, a lender may show one schedule with a higher EMI and the original end date, and another with a lower EMI but additional instalments. The second schedule may fit your monthly budget, yet its accumulated interest can be higher because interest is charged over a longer period. A combination option can split the difference, but only the lender’s actual schedule reveals the resulting cost.
RBI guidance says a lender extending the repayment period to keep an EMI unchanged should assess repayment capacity across the full extended term. It also says borrowers who want to continue on the original schedule should be provided the option of a higher EMI. That historical housing-loan guidance should be read alongside the later 2023 directions; it does not establish a current maximum tenure for every lender or loan.
The 2023 directions also state that tenure elongation must not lead to negative amortisation. In practical terms, ask the lender to show how the revised instalments cover the interest and reduce the outstanding balance under the proposed schedule. A schedule in which the balance grows because the instalment does not cover interest would not be an acceptable way to solve the reset.
How a part-prepayment can affect your EMI
A part-prepayment reduces the principal, but do not assume the lender will automatically reduce your EMI. Ask how the payment will be applied and whether the lender’s process lets you choose a lower EMI, a shorter tenure or another resulting schedule. The RBI directions provide for part or full prepayment; the exact post-payment treatment and schedule should be confirmed for your loan in writing.

Before paying, compare the revised schedule with the value of retaining the cash. Consider the remaining loan term, applicable charges and your need for accessible funds for essential expenses. The RBI framework does not prescribe a universally optimal prepayment amount or promise a particular amount of interest saved. Do not use money needed for near-term essentials merely to obtain a lower displayed EMI.
Check the rate mechanics and charges before switching
The EMI is only one part of the reset. The RBI’s home-loan borrower guidance recommends checking the benchmark or index, how often it is updated, whether the spread is fixed or variable, the annual percentage rate (APR), applicable fees and the reset clause in the loan documents. These details help you understand what caused the rate change and what could affect future changes.
A benchmark can move again after this reset. A fixed spread does not mean the benchmark itself is fixed, and a variable spread can change according to the contract. Ask which component changed, when the next review will occur and whether the proposed schedule assumes the current rate remains unchanged. The schedule is therefore a comparison at stated assumptions, not a promise that future floating-rate EMIs will never change.

For a fixed-rate switch or other reset-related service, ask the lender to disclose the applicable switching and incidental service or administrative charges before you choose. The 2023 directions require transparent disclosure of such charges; they do not set one universal fee for all lenders. Ask whether the quoted fixed rate applies for the entire remaining term or only a specified period, and what happens afterward.
The RBI borrower FAQ is useful for contract-reading guidance, but it is older and should not be treated as evidence of current rates or charges. Current figures must come from your lender’s notice, agreement and written quotation.
Fixed-rate switch: questions to ask
A fixed-rate switch can provide rate certainty for the period covered by the fixed product, but it is not automatically cheaper. Request the exact fixed rate, effective date, duration, conversion fee, administrative charges and conditions for switching back or switching again. Ask whether the fixed product has a later reset and how that later rate would be determined.

Compare the fixed schedule with the lender’s floating schedule using the same outstanding principal and assumed remaining term. Include all charges and check whether the fixed option changes the number of instalments. The RBI directions require the option under the lender’s board-approved policy, not a particular fixed rate or an approval of every request.
Balance transfer: keep the comparison complete
A new lender may advertise a lower rate, but the headline rate is only one input. Ask for the proposed EMI, remaining tenure, processing cost, legal or documentation costs, eligibility conditions and any other disclosed charges. Compare the total cost over the remaining loan rather than comparing only the first month’s EMI.
Approval is not guaranteed, and a transfer can involve a new application and assessment. Do not treat a marketing illustration as a final offer. Verify the identity of the lender, the current product terms and the charges directly before taking action. The RBI reset directions do not establish that a transfer will reduce your rate, EMI or total interest.

- Looking only at the EMI: A lower payment can result from more instalments and a higher total interest bill.
- Accepting a verbal explanation: Ask for the rate, EMI, instalments, end date and total interest in writing.
- Assuming prepayment automatically lowers EMI: Confirm whether the lender recalculates EMI, shortens tenure or applies another process.
- Ignoring the benchmark and spread: Future resets depend on the contractual rate mechanics, not just today’s EMI.
- Using all available cash: Compare the proposed interest saving with the need to retain funds for essential expenses.
- Assuming every borrower has identical rights or terms: The framework applies to eligible loans, while agreements, lender policies and charges can differ.
- Confusing a fixed switch with a guaranteed saving: Rate certainty and lower total cost are different outcomes.
- Failing to check amortisation: Ask the lender to show that the extended schedule reduces principal and does not create negative amortisation.
What the RBI rules do—and do not—settle
The 2023 directions address reset choices for floating-interest-rate EMI-based personal loans. The RBI FAQ clarifies that the choices apply when an increase in a reference benchmark resets rates for an entire class of borrowers in a category such as home loans. The directions provide a framework for choices and disclosures; they do not establish that every loan has identical terms, that a lender must approve a borrower’s preferred EMI, or that switching will lower the rate or total cost.
The framework also does not publish one standard maximum tenure, one standard conversion fee or one guaranteed percentage reduction. Those details depend on the lender’s policy and your agreement. Treat the RBI directions as a basis for asking for choices and transparent information, then use your own written schedule to decide.

A simple decision checklist
- Can you comfortably pay the revised EMI without compromising essential expenses?
- If not, would a tenure extension solve the cash-flow problem, and what additional interest would it create?
- Would a part-prepayment leave sufficient accessible cash, and exactly how would the lender apply it?
- Is the fixed-rate option available under the lender’s policy, and what are its duration and charges?
- Have you compared every option using the same outstanding balance, reset date and assumptions?
- Do you have the final choice, charges and repayment schedule in writing?
Frequently Asked Questions
Can I ask my bank to reduce my EMI instead of extending my loan?
You can ask for a lower EMI through a tenure extension or through a part-prepayment followed by EMI recalculation. RBI directions provide choices involving a higher EMI, longer tenure or a combination, but they do not guarantee that a lender must approve a particular EMI for your individual loan. Request the resulting schedule in writing.
Does a rate reset automatically increase my EMI?
Not necessarily. For eligible floating-rate EMI loans, the RBI framework provides for choices involving EMI enhancement, tenure elongation or both. Ask the lender which choices apply and obtain the EMI, instalment count and total-interest figures for each.
Will extending tenure always reduce my total cost?
No. It may reduce the required monthly payment, but repayment continues for longer and total interest can increase. Compare the full remaining schedule, not just the new EMI.

The principal should reduce, but the post-prepayment treatment depends on the loan and lender process. Ask whether the lender will recalculate EMI, shorten the tenure or let you choose, and obtain the updated schedule.
Can I switch my floating home loan to a fixed rate?
The August 18, 2023 RBI directions provide for a fixed-rate switch in line with the lender’s board-approved policy. Ask for the fixed rate, duration, conversion fee, conditions and any later reset terms. The directions do not set one universal fixed rate or guarantee a lower total cost.
What details should I check in the reset notice?
Check the old and new rates, benchmark or index, spread, reset date and frequency, outstanding principal, revised EMI and remaining instalments. Also check the APR, reset clause and all disclosed switching, service or administrative charges.
Can the lender extend the loan indefinitely to keep the EMI unchanged?
The lender must assess repayment capacity across the extended period, and tenure elongation must not result in negative amortisation. Ask for the full amortisation schedule and the lender’s applicable term limits; the RBI material does not set one current maximum tenure for every loan.
Is a balance transfer guaranteed to lower my EMI?
No. A new lender must assess eligibility and approve its own terms. Compare the proposed rate, EMI, remaining tenure, processing and legal costs and total repayment cost, and rely on a verified written offer rather than an advertisement.
The Bottom Line
After an India home-loan interest-rate reset, request written scenarios for a higher EMI, longer tenure, a combination, part-prepayment and any fixed-rate switch available under the lender’s policy. Choose only after comparing affordability, remaining instalments, total interest, rate mechanics and every disclosed charge. A lower EMI is a cash-flow change—not proof that the loan has become cheaper.
