This guide is for borrowers in India. After a rate hike, your lender may adjust a floating-rate home loan by raising the EMI, extending the repayment term, or combining both. Under Reserve Bank of India (RBI) directions for applicable EMI-based floating-rate personal loans, borrowers must be given specified choices at a rate reset. The rules and options depend on your loan and lender, so confirm how they apply to your specific housing loan before deciding.
Start by finding out what changed
Before choosing a lower payment, ask your lender to explain the reset and provide a revised amortisation schedule. The EMI change depends on your outstanding principal, interest rate, remaining term and the lender’s calculation—not just the size of the rate increase.
Request these details in writing:
- Your current benchmark and spread, revised interest rate and the date it takes effect.
- Outstanding principal, revised EMI and number of instalments remaining.
- Projected total interest and total repayment under the revised schedule.
- Any charges for switching repayment options, changing rates or prepaying.
- A revised amortisation schedule for each alternative the lender offers.
For applicable lenders, RBI directions require quarterly statements to include at least the principal and interest recovered to date, EMI, number of EMIs remaining and annualised rate or APR. Compare the repayment choices at a rate reset
RBI’s directions describe choices that include increasing the EMI, extending the tenor, combining the two, switching to a fixed rate under the lender’s policy, and making a part or full prepayment. The RBI’s FAQ on the August 2023 circular explains the EMI-increase and tenor-extension choices in a home-loan example. Availability and terms can depend on the lender and the specific loan.

Compare alternatives using the same outstanding balance and the same date. Look at the monthly payment, remaining term, total interest and repayment, charges, rate certainty and—if considering prepayment—the cash reserve you would use.
Increase the EMI
A higher EMI can help limit or avoid a longer repayment period, depending on the schedule and the lender’s calculation. It may suit you if your monthly budget can absorb the increase and you want to avoid stretching repayment. Ask for the resulting term and total repayment rather than assuming the tenure will stay unchanged.

Extend the term or combine an extension with an EMI increase
Keeping the EMI unchanged while extending the tenor can ease monthly cash flow. A longer repayment period can mean paying interest for longer, so a lower EMI is not automatically a lower-cost outcome. Ask for schedules showing the unchanged EMI option and any combination of an EMI increase and term extension. RBI’s directions say that a floating-loan tenor extension must not result in negative amortisation.
Ask whether a fixed-rate switch is available
RBI’s directions say borrowers must be given the choice to switch to a fixed rate for the remaining loan portion under the lender’s board-approved policy. That does not mean every lender offers the same terms or that the switch will be cheaper. Compare the quoted fixed rate, how long it applies, conversion charges and conditions with your current floating-rate terms and reset arrangements.

Make a part or full prepayment
A prepayment can reduce the principal when the lender processes it as a principal part-payment. Ask whether the lender will use it to lower your EMI, shorten your term or let you choose, and request the resulting amortisation schedule. Check any applicable charges and consider how using savings would affect your emergency reserve before paying a lump sum.
When a home-loan balance transfer may help
A transfer to another lender may be worth comparing if you receive a written offer with a lower rate or otherwise better terms. HDFC Bank describes balance transfers as a way to potentially reduce EMI and total interest, and its published charges indicate that processing, conversion or premature-closure fees may apply depending on the loan and circumstances. This is an example of one lender’s offering, not a guarantee of eligibility or savings. Check the HDFC Bank home-loan page and charges alongside the specific offer you receive.

Compare the existing and proposed loans on the same date and outstanding principal. Include:
- Remaining principal and repayment term.
- New interest rate, benchmark or reset terms, and how long any quoted rate applies.
- Processing, legal and statutory costs, plus any closure or conversion charge.
- Total repayment under both schedules, not just the EMI.
A lower EMI may simply result from a longer repayment term. Without borrower-specific written terms, there is no sound basis to promise a saving or identify a generally best transfer offer.

Choose according to your priority
No option is best for every borrower. Use the trade-offs below to decide what to ask the lender to model:
- Monthly affordability: Compare the EMI under a term extension or a combined adjustment with your actual monthly budget.
- Total interest: Compare total repayment across complete schedules; a smaller EMI may cost more if it extends the term.
- Rate certainty: Compare a fixed-rate offer’s rate, duration, charges and conditions with the floating-rate reset terms.
- Liquidity: Before prepaying, weigh the potential reduction in principal against the cash reserve you would give up.
- Refinancing costs: A transfer’s rate and EMI matter only alongside its fees, eligibility conditions and total repayment.
Ask the lender for the figures and schedules in writing. Your outstanding balance, remaining term, cash flow and actual offers determine which trade-off is manageable.
