How to Reduce Frozen-Pipe Risk in a Vacant Mountain Home

A vacant mountain home needs a plan for dependable heat and regular checks—or complete plumbing winterization if it will be left unheated.

For a vacant mountain home, choose between two plans: keep dependable heat on and arrange regular local checks, or shut off and fully drain the plumbing if the house will be unheated or face prolonged severe cold. A thermostat setting of at least 55°F is common U.S. guidance for an occupied heating system left running, but it cannot protect pipes if heat or power fails. The right plan depends on the home’s plumbing, cold exposure, sprinkler system, and whether someone can reach the property.

Choose a vacancy plan before you leave

Heating and drain-down address different risks. Heating depends on a continuous supply of heat and someone noticing a failure; drain-down depends on correctly clearing the system. Neither a 55°F thermostat setting nor partial draining is a guarantee against freezing.

Factor Keep heat on and monitor Shut off and drain
Power and heating reliability Works only while heat remains dependable; arrange someone local to check the home. Consider when power or heat is unreliable, or the home will be left unheated.
Absence and cold More practical when the home remains heated and local checks are feasible. Consider for prolonged absences, prolonged severe cold, or recurring freeze exposure.
System complexity Identify exposed piping and keep the main shutoff accessible. Complex plumbing, boilers, or wet heating systems may require a licensed plumber.
Fire sprinklers Confirm how the sprinkler system is supplied and protected. Check first: shutting off the home’s water may deactivate a water-supplied fire sprinkler system.
Effort and cost Requires ongoing heat and regular in-person checks. Requires complete winterization and careful recharging; professional service may be appropriate.

There is no single mountain-specific temperature or vacancy length that settles the choice. Consider local cold duration, access during storms, system layout, and whether a trusted person can inspect the house daily.

If the home will stay heated

Set the thermostat no lower than 55°F, a threshold cited by Bellevue and Missouri; Arlington advises keeping it above 55°F. Keep heat consistent, insulate vulnerable pipes, seal drafts, and arrange daily local checks where possible. A check matters because an empty home will not reveal a failed furnace or leak on its own. This is general prevention guidance, not a guarantee for every house.

If the home will be unheated

Plan a complete plumbing winterization rather than relying on a few open faucets. Turn off the main supply, shut down and drain the water heater according to its manufacturer’s instructions, and drain hot and cold plumbing, fixtures, exterior lines, toilets, and applicable appliance lines. Clear washing-machine and dishwasher lines as appropriate, and drain irrigation according to its instructions. Arlington County recommends a licensed plumber for boiler or wet heating systems and whenever the owner is unsure how to drain the system.

Before shutting off the water, determine whether that supply also feeds a home fire sprinkler system. The Missouri Public Service Commission warns: “If you have a fire protection sprinkler system in your house, it will be deactivated when you shut off the water.” Bellevue Utilities gives a similar warning.

Find and protect the pipes most exposed to cold

Walk the home and trace water lines through places that may be unheated or exposed: crawl spaces, attics, garages, basements, exterior-wall cabinets, and the area where the water service enters the home. Pipes near outdoor faucets and meters also deserve attention. Mountain conditions can make access and power less dependable, so identify vulnerable locations before a storm or departure.

  • Fit foam pipe sleeves or pipe wrap to exposed lines; select a product that fits the pipe and its location.
  • Seal openings and drafts that let cold air reach pipes.
  • Open cabinets under sinks on exterior walls when relying on the home’s heat so warmer air can circulate.
  • Keep garage doors closed where water lines run through the garage.
  • Know the main water shutoff’s location, make sure it is accessible, and label it if needed.

Outdoor faucets and irrigation

Disconnect garden hoses. If an outdoor faucet has a dedicated shutoff inside, close that valve and leave the exterior faucet open to drain the remaining section of line. Drain irrigation systems according to their manufacturer’s instructions. An outdoor faucet cover may help protect the faucet, but it does not replace hose removal, draining, or shutting off the inside valve where one is available.

Use heat cable only for a suitable pipe and installation

Listed heat tape or thermostatically controlled heat cable can be an option for a line that remains at risk after other preparations. Michigan MIREADY advises using only products approved by an independent testing organization and rated for the specific interior or exterior use. Follow the manufacturer’s installation and operating instructions. Heat cable is not a substitute for dependable whole-house heat or complete winterization when the home will be left unheated.

If a pipe may be frozen or has broken

Reduced flow or no flow can indicate a frozen pipe. If you suspect a break or leak, close the main shutoff promptly. Never try to thaw a pipe with a torch or other open flame.

Call a licensed plumber for an inaccessible frozen section, suspected rupture, meter problem, or uncertainty about safe thawing. Do not use electrical devices around standing water. If a utility provides detailed thawing instructions for its service area, follow those instructions rather than improvising.

Confirm requirements for this particular home

The public guidance cited here is general U.S. consumer advice; it does not establish your home’s plumbing layout, local code, insurer requirements, sprinkler configuration, or likely exposure. Check appliance and heating-system instructions, confirm local requirements before a full shutdown, and ask a licensed plumber about systems that cannot be drained in a straightforward way.
