A low credit score does not automatically disqualify you from a mortgage. For FHA-insured loans, borrowers with a decision score of at least 580 may qualify for the program’s 3.5% down-payment tier; FHA policy also allows scores as low as 500 when the borrower has at least 10% equity. These are program thresholds, not approval guarantees: a lender reviews your full application and may set stricter requirements. Start by checking your credit reports, estimating what you can afford, and asking multiple lenders to assess the same loan scenario.
What a low credit score means for mortgage approval
A credit score is one part of a mortgage application, not a pass-or-fail verdict on its own. Lenders also consider your income, assets, debts, credit history, ability to repay, the property, and the rules of the loan program. A stronger down payment may open a different program tier, but it does not replace the lender’s review of the rest of your finances.

The Consumer Financial Protection Bureau (CFPB) says there is no single credit score or debt-to-income (DTI) threshold set by the federal Ability-to-Repay rule. That does not mean every score or debt level will be accepted: the loan program and lender’s underwriting criteria still matter. A lender may also impose a stricter minimum or other additional requirement, sometimes called an overlay.

Scores can differ because scoring models, credit-reporting companies, underlying data, and the timing of the calculation differ. Ask each lender which score model and score it uses, and which applicant’s score controls if more than one person will apply.

As the CFPB puts it, “Your credit score is only one component of your mortgage lender’s decision, but it’s an important one.” A lower score can affect which programs a lender considers, the down payment or other conditions it requests, and the price of an offer. It is useful to treat a score as a starting point for questions—not as a complete prediction of approval.
Which mortgage options may work with a low score?
Start by asking lenders to assess the programs you may actually qualify for, rather than assuming one loan type is best. FHA-insured loans are often worth checking when a borrower has a lower score or smaller down payment. A VA-backed purchase loan may fit eligible servicemembers and veterans. Conventional and USDA options depend on the lender, borrower, property, and program requirements.
| Option | What the available guidance establishes | What to verify with lenders |
|---|---|---|
| FHA-insured | FHA-insured loans are made by private lenders, not directly by FHA. CFPB guidance says down payments can be as low as 3.5%, FHA generally allows lower scores than most conventional loans, and mortgage insurance is required. HUD’s May 2026 report describes the score and equity policy tiers below. | The lender’s score requirements and overlays; down payment; upfront and ongoing mortgage insurance costs; applicable county loan limit; rate, fees, and total cost. |
| VA-backed purchase | For eligible borrowers, CFPB guidance describes no required down payment and no mortgage insurance. VA eligibility is separate from credit approval. The guidance reports no VA program minimum credit history or maximum DTI, but lenders assess applications and may look for compensating factors. | Eligibility; lender underwriting and any overlay; any applicable funding fee; rate, closing costs, and total cost. |
| Conventional | CFPB says FHA may allow lower scores than most conventional loans, but the sources cited here do not establish one universal conventional score cutoff. Relative cost depends on the borrower’s profile and market conditions. | The particular lender’s score and underwriting standards; down payment; any applicable private mortgage insurance; rate, fees, and total cost. |
| USDA | CFPB identifies USDA programs as a possible government-program option for some borrowers. Current score thresholds and detailed borrower or property eligibility are not established in the guidance summarized here. | Current property, income, program, and lender requirements before counting on this option. |
FHA mortgage insurance is required, so a low down payment does not tell you the full cost. Compare the interest rate, lender fees, required insurance or fees, monthly payment, and costs over the period you expect to keep the loan. The least expensive option depends on your circumstances and current lender quotes—not just the score threshold.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteFor a fair comparison, have lenders price the same approximate loan amount, down payment, property location, and loan type. If an option requires mortgage insurance or a VA funding fee in your circumstances, include it in the comparison rather than focusing on the initial cash contribution alone. Ask what is due at closing, what contributes to the monthly payment, and which costs may continue over time. A program that permits a smaller down payment may still have a different overall cost than an alternative with a larger contribution.
VA is not simply a “no score” route: no VA program minimum credit history or maximum DTI does not mean automatic approval. A lender still assesses the borrower’s application and may look for compensating factors. Similarly, USDA’s inclusion as a possible government option is not enough to establish eligibility; ask about current program and property rules before making plans around it.
FHA score and down-payment thresholds
HUD’s May 2026 FHA origination report describes two policy tiers: a decision score of 580 or higher is associated with the 3.5% down-payment tier, while FHA policy permits scores as low as 500 when the borrower has at least 10% equity. For a purchase, equity generally reflects the portion of the property not financed by the loan; discuss how the required contribution is calculated for your transaction with the lender.

On an application with multiple borrowers, HUD defines the FHA decision score as the score of the weakest borrower. This means a co-borrower with a higher score does not necessarily offset the lower score for the purpose of that FHA threshold. Ask the lender which applicants and scores it is using before you rely on a particular down-payment tier.

FHA loans are originated by private lenders and insured by FHA. Lenders evaluate the full file, can apply additional requirements, and determine whether the loan meets program rules. FHA loan limits also vary by county, so check the limit that applies to the property and loan.
The practical implication is that the 500 tier is a possible program path, not a promise that any applicant with a 500 score can borrow. A lender may have a higher minimum, and the application still has to satisfy the rest of the lender’s and program’s requirements. If a lender says the score is below its minimum, ask whether that is a lender overlay or a program rule, and whether another lender will evaluate the same scenario. Do not assume that adding a co-borrower with a stronger score will erase the lower score for the FHA decision-score calculation.
What FHA’s automated review does
FHA’s TOTAL Scorecard evaluates credit history and application information and returns an “Accept” or “Refer” result. A “Refer” result means a Direct Endorsement underwriter must review the loan. A score above a published threshold therefore does not establish that the automated system will return “Accept,” or that the loan will receive final approval. The lender still has to assess the complete application.
The score is only one component of that automated assessment: TOTAL considers application information as well as credit history. If the result is “Refer,” it means the file needs an underwriter’s review, not that a final approval or denial has already been determined. The lender can explain what additional review or documentation is needed. Keep the distinction clear when discussing an FHA cutoff with a lender: a policy tier, an automated result, and final underwriting approval are different things.
How to prepare before you apply
Preparation can help you spot correctable problems and avoid making your file harder to assess. It cannot guarantee a score increase or approval, and you should not take on a new financial obligation solely to try to change a score without understanding its full effect.

- Get and review your credit reports. Check the information for accounts or other details that appear inaccurate or incomplete. The CFPB recommends reviewing reports and disputing errors; inaccurate information can affect a score.
- Dispute errors, not accurate debts. If you find information you believe is wrong, follow the credit-reporting company’s dispute process and keep copies of what you submit. A dispute does not automatically remove a debt from scoring or underwriting. While an investigation is active, some lenders may not extend credit; ask the lender how an open dispute affects your application.
- Limit unnecessary new credit. Avoid applying for or opening credit accounts you do not need while preparing for a mortgage and during the loan process. Additional applications can lower scores, and a new obligation can affect how a lender assesses your finances.
- Ask which score the lender uses. Do not assume a score displayed by a bank, card issuer, or consumer app is the mortgage score. Ask about the score model, reporting company, and which applicant’s score will be used.
- Set a realistic loan scenario. Be prepared to discuss income, assets, regular debt payments, the approximate purchase price, available down payment, and property location. These details affect which loan types and limits are relevant.
- Speak with a housing counselor if you need help. CFPB identifies housing counseling as a resource for people working through homebuying options, including those without a credit report or score. A counselor can help you understand readiness and questions to bring to lenders.
Reviewing reports early gives you time to identify inaccurate or incomplete information and ask how to correct it before a lender evaluates your file. If you dispute an item, keep track of the issue and tell the lender if it remains under investigation. A pending dispute may affect the lender’s process, and the underlying debt may still be used for scoring or considered in underwriting. Disputing an accurate debt as a tactic is not a reliable way to qualify.
While you prepare, avoid avoidable changes that could complicate the lender’s view of your finances. An unnecessary credit application can affect your score, and a new account or payment can change the obligations in your application. If you are considering a significant financial move, ask your loan officer how it could affect the file before proceeding. This is not a guarantee about a particular decision; it helps avoid surprises while the lender is assessing the application.
How to compare lenders and loan estimates
Mortgage shopping is different from applying for unrelated credit. CFPB guidance says mortgage credit checks made within a 45-day window are recorded as a single inquiry. Use a focused period to request offers from multiple mortgage lenders, and avoid allowing that shopping to turn into unnecessary applications for other types of credit.
Recommended Free Tools
- Ask several mortgage lenders to assess the same scenario. Give them the same approximate purchase price, down payment, property location, and borrower information. This makes differences in their answers easier to identify.
- Ask about minimums and overlays in writing. Find out whether the quoted minimum is a program rule or the lender’s own requirement. Ask what score model is used, whose score controls on a joint application, and what other conditions could affect approval.
- Request comparable Loan Estimates. Compare the same loan amount and type where possible. Review the interest rate, lender charges, cash needed at closing, monthly payment, mortgage insurance or other required fees, and total costs—not only the advertised rate.
- Compare FHA with conventional when both are plausible. CFPB says FHA can often cost less for borrowers with lower scores or smaller down payments, while conventional may be less expensive for some borrowers with better credit and a medium down payment. The result depends on the borrower and market, so use actual offers rather than a general rule.
- Check the relevant program and property limits. FHA limits vary by county. For VA, verify eligibility and any applicable funding fee. For USDA, confirm current property and income requirements directly with the lender or program source before treating it as an available option.
- Ask for an explanation of conditions. If one lender says no and another says the file may work, ask what specific requirement is driving the difference. A stricter lender overlay, an unresolved report issue, or different program fit can change the answer.
Multiple mortgage credit checks during the CFPB’s 45-day window are recorded as a single inquiry. This makes it possible to compare mortgage offers without treating every lender check as a separate inquiry in the way unrelated credit applications may be treated. Keep the shopping focused on mortgage lenders and a defined period; the guidance does not mean every new credit application is harmless, nor does it prevent other effects of opening new accounts.
When comparing written offers, look beyond the headline interest rate. A lower rate may not make one offer less expensive if lender charges or required insurance differ. Check the estimated cash due at closing and the monthly payment, then consider ongoing costs and the total you expect to pay over the time you plan to keep the loan. For FHA versus conventional, CFPB’s guidance is deliberately conditional: FHA can often be cheaper for a lower-score borrower or someone making a smaller down payment, while conventional can cost less for some borrowers with better credit and a medium down payment. Your actual quotes resolve the comparison.
If a lender gives a minimum score without explaining it, ask whether it reflects FHA or another program’s policy, the lender’s own overlay, or another part of the file. A written explanation can help you compare answers accurately. A different lender may have different requirements, but that does not guarantee approval elsewhere; each lender must assess the application and program fit.

Understand the upcoming FHA credit-score change
As of October 2026, HUD says FHA will begin accepting VantageScore 4.0 and FICO Score 10T alongside Classic FICO on January 1, 2027. HUD’s October 8, 2026 update announced the related mortgage letter. This is a future implementation date relative to October 2026; borrowers applying near or after the change should confirm current FHA and lender procedures rather than assume every lender has already adopted the new models.
The announced change concerns which score models FHA will accept. It does not, by itself, guarantee that an individual lender will use every accepted model in every case, remove lender overlays, or guarantee approval. Ask the lender which model applies to your application and confirm the current rules before making a decision based on a score from a particular service.
This matters if a consumer-facing score uses a model different from the one the lender applies. A score may vary by model, credit-reporting company, data, and date, so a number shown in an app should not be treated as a direct substitute for the lender’s mortgage score. HUD’s announced model expansion does not make those scores interchangeable or mean every lender will apply all newly accepted models immediately. Confirm the score model and lender procedures for the date you apply.
Common mistakes that can weaken an application
- Treating a published minimum as a promise. FHA’s thresholds describe policy tiers, not the lender’s complete approval decision.
- Assuming a high down payment solves every issue. A larger contribution may affect the applicable FHA tier, but the lender still reviews income, debts, assets, credit history, and the property.
- Choosing by rate alone. Required mortgage insurance, lender fees, closing costs, and any program fee can change which offer costs less.
- Opening new accounts or seeking unrelated credit before closing. New applications can affect scores, and obligations can affect the lender’s assessment.
- Disputing accurate information as a shortcut. An accurate debt may still be considered, and a pending dispute can complicate underwriting.
- Assuming one lender’s answer applies everywhere. Program policy and individual lender requirements are not identical; compare written explanations and offers.
- Relying on an assumed USDA or VA qualification. USDA eligibility is not established by a score alone, and VA eligibility does not equal credit approval.
Another common mistake is comparing unlike offers—for example, different loan amounts, down payments, or property assumptions—and attributing the difference only to credit score. Keep the scenario consistent, and ask the lender to identify what changed. Also, do not assume that a consumer score is the score used for underwriting or that an unresolved credit-report dispute has removed an account from consideration.
A practical decision sequence
If your score is low, first determine whether there are report errors or recent credit changes that need attention. Then ask lenders to evaluate a consistent scenario under FHA and any other program for which you may be eligible. For FHA, use the 580 and 500 policy tiers to frame the questions—not to predict approval. For VA, confirm eligibility separately from the lender’s credit decision. Compare written offers by total cost, then decide whether applying now or taking more time to prepare better fits your finances and purchase plans.

Frequently Asked Questions
Can I get an FHA loan with a 500 credit score?
FHA policy permits scores as low as 500 when the borrower has at least 10% equity. That is a program threshold, not a guarantee of approval: lenders review the full application and may impose stricter requirements. Ask lenders how the threshold applies to your purchase and what other conditions they would evaluate.
How much down payment do I need with a low credit score?
Under the FHA policy described by HUD’s May 2026 report, a decision score of 580 or higher is associated with the 3.5% down-payment tier. FHA policy permits scores as low as 500 with at least 10% equity. Your lender must assess the full file, and its requirements may be stricter. Other loan programs have different eligibility and cost considerations.
Does a low credit score automatically disqualify me from a mortgage?
No. A score is one part of the decision; lenders also assess income, assets, debts, credit history, ability to repay, property, program rules, and any lender overlays. FHA may be worth exploring for some lower-score borrowers, and eligible borrowers may ask about VA-backed loans. Neither a program threshold nor eligibility alone guarantees approval.
Will mortgage rate shopping hurt my credit?
The CFPB says mortgage credit checks made within a 45-day window are recorded as a single inquiry. Shop mortgage lenders in a focused period and compare offers for the same scenario. This guidance does not make unrelated credit applications or opening new accounts risk-free; avoid unnecessary new credit while preparing and during the mortgage process.
Is FHA always cheaper than a conventional mortgage for a borrower with a low score?
No. CFPB guidance says FHA can often cost less for borrowers with lower scores or smaller down payments, while conventional may be less expensive for some borrowers with better credit and a medium down payment. FHA requires mortgage insurance. Compare actual lender quotes, including rates, fees, insurance, closing costs, and total costs for your circumstances.
Will a higher-scoring co-borrower offset my lower score on an FHA application?
Not necessarily. HUD defines the FHA decision score on a multi-borrower application as the weakest borrower’s score. Ask the lender which applicants and scores it will use and how that affects the applicable policy tier. A stronger co-borrower does not replace the lender’s review of the whole application.

The Bottom Line
Bottom line: A low score does not automatically end your mortgage options. FHA policy describes a 3.5% down-payment tier at a decision score of 580 or higher and allows scores as low as 500 with at least 10% equity, but neither threshold guarantees lender approval. Review your credit reports, avoid unnecessary new credit, confirm the score and requirements each lender uses, and compare written offers by total cost. Eligible borrowers can also ask about VA-backed loans, while verifying program and lender requirements for every option.
