How to Lower Your Mortgage Rate: Points, Lender Credits, and Negotiation

You can lower a mortgage rate by paying discount points, or reduce what you pay upfront by taking lender credits—usually in exchange for a higher rate. To find the least costly option, compare written Loan Estimates with the same loan terms, ask competing lenders to improve their offers, and weigh upfront costs against savings over the time you realistically expect to keep the loan.

What lowers a mortgage rate—and what lowers closing costs?

Three strategies often get discussed together, but they change different parts of a mortgage offer:

As an Amazon Associate I earn from qualifying purchases.

  • Discount points: You pay an upfront charge in exchange for a lower interest rate. A point equals 1% of the loan amount; the rate reduction for a point is not fixed and varies by lender, loan type, and market conditions.
  • Lender credits: The lender contributes toward closing costs. A credit tied to the rate generally comes with a higher rate, increasing the cost of borrowing over time.
  • Negotiation: You ask lenders to improve some part of the offer, such as the rate, points, lender fees, or credits. Negotiation may change the overall package without requiring you to choose the same points-or-credits tradeoff initially quoted.

“Points” can also be used loosely to describe upfront percentage-based fees. Ask whether a charge is specifically a discount point tied to a lower rate, and have the lender show the rate difference in writing. Likewise, ask whether a lender credit is tied to a higher rate or is being offered for another reason. A credit is not automatically proof that the rate is higher; confirm the relationship rather than assuming it.

The lowest advertised note rate is not necessarily the least expensive mortgage. A quote with a low rate may require substantial points, while a quote with credits may have a higher rate but require less cash at closing. The relevant question is which complete offer costs less over the period you expect to carry the loan.

How discount points work

Discount points are prepaid borrowing costs. For example, one point on a $100,000 mortgage is $1,000. Paying points does not guarantee a particular rate reduction: lenders set their own pricing, and the effect can vary with the loan and market. Ask for the exact rate and charge for each option instead of relying on a rule of thumb about how much one point should lower the rate.

The Consumer Financial Protection Bureau (CFPB) illustrates the tradeoff with a $180,000, 30-year fixed-rate loan at 5.0% with zero points. In that illustration, paying 0.375 points costs $675 and changes the rate to 4.875%, with a stated $14 lower monthly payment. The figures are an example of how the tradeoff can work—not a current rate offer, a universal pricing rule, or a prediction of what a lender will quote you.

Whether points make sense depends on how long you keep the mortgage. The lower rate can reduce monthly principal-and-interest payments, but the upfront charge takes time to recover through those savings. If you sell or refinance before the savings offset the charge, points may leave you worse off than a no-points option. Even if the simple monthly-payment calculation suggests a break-even date, compare total costs and principal paid down over your own likely timeline before deciding.

How lender credits work

A lender credit reduces eligible closing costs and the amount of cash you need to bring to closing. A rate-linked credit commonly trades a higher interest rate for that lower upfront cost. That may suit a borrower who needs to preserve cash or expects to keep the loan for a relatively short time, but a higher rate can increase payments and borrowing costs for as long as the loan remains in place.

In the CFPB’s $180,000, 30-year fixed-rate illustration, a $675 lender credit changes the rate from 5.0% to 5.125%, with a stated $14 higher monthly payment. As with the points example, those numbers illustrate one scenario; they do not establish today’s market pricing or how a particular lender will price a credit.

Ask the lender to explain what the credit covers and whether it is connected to the rate. If it is rate-linked, request a version of the quote with no points or credits as a baseline, then compare it with the credit option. If the lender says a credit is promotional or is being provided for another reason, ask for that explanation in writing and make sure the Loan Estimate reflects the offer.

Compare offers on equal terms

Mortgage pricing can change daily, so quotes issued on different dates may reflect different markets as well as different lenders. Make comparisons on the same day or as close together as practical, and match the assumptions that affect the price. The CFPB recommends contacting at least three lenders for preapproval and comparing offers; the number is useful guidance, not a guarantee that any lender will offer a particular rate.

Match the loan assumptions

Before comparing rates, make sure the offers use the same or closely matched:

  • Loan type and term, such as fixed or adjustable rate and the repayment period.
  • Down payment and loan amount.
  • Points or credits, including a zero-point, zero-credit baseline.
  • Rate-lock timing and quote date.

If one quote is for a fixed-rate loan and another for an adjustable-rate mortgage (ARM), or if their points, credits, or lock assumptions differ, the note rates alone are not a like-for-like comparison. Ask for revised estimates using the same assumptions.

Compare the whole Loan Estimate

Use the Loan Estimate to check both the rate and the costs attached to it. On page 2, discount points appear in Section A, and lender credits appear in Section J. Review the other charges and payment details rather than focusing on one line:

  • Note rate and APR: The note rate determines the interest rate used for the loan payment. APR is another comparison measure that reflects the rate and certain loan costs; it does not replace reviewing individual fees or the timeline that matters to you.
  • Section A and lender-controlled charges: Compare origination charges and other lender-controlled fees. A lower rate or one reduced fee may be offset by higher charges elsewhere.
  • Section B and other comparable services: Review these alongside the lender’s charges. Not every cost is controlled by the lender, so distinguish lender pricing from other costs when assessing what can be negotiated.
  • Section J: Check the amount of lender credits and whether the offer’s rate reflects them.
  • Cash to close and monthly payment: Compare the upfront cash required as well as the payment. Check which costs are included in the payment figures so you are comparing the same items.
  • Five-year cost: The Loan Estimate’s comparisons section includes a five-year cost measure. Treat it as one reference point, then adjust the comparison to your expected holding period.

The five-year figure is not a personalized forecast. CFPB guidance describes about five years as the average period borrowers keep a mortgage before moving or refinancing, but your own plans may be very different. For an ARM, the five-year comparison assumes rates do not change; actual borrowing costs could be higher if rates rise.

Calculate whether points pay off for your timeline

A practical first check is a simple break-even calculation: divide the added upfront cost of points by the monthly payment savings. This estimates how many months of savings it takes to recover the charge. Using the CFPB illustration, $675 divided by $14 is about 48 months. That is a rough cash-flow calculation based on the example’s stated payment difference, not a current quote or a complete comparison of loan costs.

For a real offer, compare the alternatives at several plausible points in time: the earliest you might sell or refinance, the latest you reasonably expect to keep the mortgage, and the most likely date. At each point, account for upfront points or credits, monthly payments, interest and fees paid, and principal repaid. A payment-only break-even calculation does not show every difference between the loans, including how much principal each option has paid down.

For a lender-credit option, reverse the logic: compare the cash saved at closing with the extra payment and borrowing cost associated with the higher rate over your expected holding period. A credit may be attractive when preserving cash now matters more than the later cost, but it is not automatically cheaper merely because closing requires less money.

Keep the assumptions consistent across each time horizon. If you compare one loan’s total payments over five years with another loan’s cash-to-close figure, the result is not meaningful. Use the same categories for each offer and include principal paid down when evaluating the remaining loan balance or your equity at a possible sale.

Negotiate the mortgage offer step by step

  1. Set the loan you want. Decide on loan type, term, down payment, and whether you want a fixed or adjustable rate. Identify whether you want a no-points baseline, a points option, a credit option, or all three for comparison.
  2. Request written Loan Estimates. Contact multiple lenders with the same assumptions and ask for estimates on the same day or close together. Request a clear rate, points, and credits breakdown; the CFPB recommends comparing at least three lenders.
  3. Compare the estimates. Review the note rate, APR, Section A origination charges, Section B services, Section J credits, cash to close, monthly payment, and the five-year cost line. Then assess costs over your shortest, longest, and most likely holding periods.
  4. Make a specific request to your preferred lender. Share a competing written estimate and ask whether the lender can match or improve it. Be clear about what you want improved: the rate, points, lender fees, credit, or a particular combination. The CFPB’s Shopping for a Mortgage guidance says, “Negotiation is common, and there’s no harm in asking.” It notes a lender may be able to waive or reduce fees, or lower the rate or points.
  5. Request a revised estimate. Ask the lender to put the proposed terms into a revised Loan Estimate that matches the scenario you want. Verbal assurances are not enough to evaluate the whole package.
  6. Check for offsets and confirm the tradeoff. Compare the revised estimate line by line. Make sure a lower rate was not paired with more points or a lower fee offset by a higher charge elsewhere. Confirm in writing that any points you pay are connected to the stated rate reduction.
  7. Ask about material changes. If the revised offer differs substantially from what was discussed, ask the lender to explain the change and show how it affects your rate, charges, credits, and cash to close before you decide.

Common mistakes that make a “lower rate” more expensive

  • Choosing on note rate alone. A low rate can carry large upfront points. Compare cash to close and costs over your likely loan period.
  • Assuming one point has a standard rate effect. The amount a point changes the rate is not universal. Obtain the lender’s exact pricing in writing.
  • Treating every credit as a rate trade. Credits are often associated with a higher rate, but the reason can vary. Ask the lender to explain the specific credit.
  • Comparing quotes from different market days without checking locks. Daily rate changes can make one lender appear better or worse even if the lender’s pricing did not change relative to competitors. Align quote timing and lock assumptions as closely as possible.
  • Stopping at the five-year cost. Five years is a useful reference, not a prediction of your own tenure. The relevant period is the one that fits your plans.
  • Ignoring ARM assumptions. The five-year ARM comparison assumes rates remain unchanged. Do not treat it as a cap on what the loan could cost if rates rise.
  • Negotiating just one fee. A lender can reduce one charge while another rises. Compare the complete revised estimate, not only the fee you asked to change.

A practical decision rule

Start with a zero-point, zero-credit offer so you can see the lender’s baseline. Then compare the points and credit alternatives that fit your budget and expected timeline. If you have enough cash and expect to keep the mortgage beyond the points option’s cost-recovery period, paying points may be worth considering—but verify the full cost comparison. If immediate cash matters more or you may exit the loan relatively soon, a credit or no-points offer may fit better. Neither strategy is universally best; the right choice depends on the written terms and how long you actually keep the mortgage.

Finally, use the strongest competing written offer to negotiate with the lender you prefer. Ask for the improvement you value and insist on a revised Loan Estimate. CFPB consumer guidance presents negotiation as an ordinary part of mortgage shopping, but a lender is not obligated to match another offer, and the resulting package still needs the same cost and timeline review.
