Re:

How to Evaluate AI Stocks Without Overlooking Capital Spending and Returns

AI stock analysis starts with capital spending, but capex alone says nothing about returns. Learn how to trace infrastructure spending to customers, cash flow, ROIC and valuation while accounting for leases, commitments and financing risk.

Evaluate an AI stock by following the money from investment to customer cash flow, then testing whether the share price already assumes an optimistic outcome. Start by separating owned equipment, leases, contractual capacity, operating expenses and acquisitions. Next, verify that customers are paying for the resulting products or services. Finally, measure cash generation and returns on capital against the risk-adjusted return you require, and value several scenarios rather than relying on an AI-themed growth forecast.

No standard filing isolates AI revenue, profit and invested capital perfectly. Segment growth, management commentary and infrastructure disclosures are therefore useful proxies, not proof of an AI-specific return. The framework below is designed to keep those limits visible while still producing a disciplined, comparable analysis.

As an Amazon Associate I earn from qualifying purchases.

1. Define what “AI investment” means for the company

“AI capex” is not one accounting line. A chip designer, cloud operator, model developer, data-center landlord and enterprise software vendor can all benefit from AI while recording very different costs. Before calculating a return, map each expenditure to the asset or obligation it creates and to the period in which it should support revenue.

Separate the spending categories

Category What it includes How to analyze it
Owned property and equipment Data centers, servers, networking equipment, accelerators, power systems and construction. Use purchases of property and equipment in the cash-flow statement. Compare the amount with depreciation, expected useful lives, utilization and replacement needs.
Leases Data-center, colocation, network and equipment leases, including finance leases. Review right-of-use assets, lease liabilities, maturities and principal payments. Add lease obligations to an investment view only after checking for overlap with reported capex.
Contractual capacity commitments Cloud capacity, equipment orders, construction commitments and other binding purchase agreements. Record the timing, cancellation terms and counterparties. A commitment is not the same as cash already spent or revenue already recognized.
Operating expenses Engineering payroll, energy, data acquisition, model training, software, maintenance and cloud consumption. These costs reduce current earnings and cash flow even when they do not create a capitalized asset. Do not treat all AI-related opex as capex.
Acquisitions and investments Purchases of companies, minority stakes, licenses or technology. Include purchase consideration and integration costs in a broader capital-allocation review. Avoid counting acquired assets again as organic capex.

Ask when each dollar becomes productive. A server ordered today may sit in a facility awaiting power, networking or permitting. A leased data center may require contractual payments before customer workloads arrive. Conversely, expensed engineering can create a product without appearing in the capex line. The useful-life assumption in depreciation also matters: an accelerator that is technically usable for years may become economically outdated sooner if performance, power efficiency or customer requirements change.

Use a timeline, not a single annual total

Build a schedule with four dates: commitment, cash payment, placed-in-service date and first customer billing. This prevents a common error—comparing current revenue with spending that is not yet operational, or judging a new facility against depreciation from an older asset base. Note construction in progress, equipment deposits and assets not yet deployed when the filing provides them.

Depreciation and amortization are useful for understanding reported margins, but they are not a direct measure of economic consumption. They may be based on historical cost, a long useful life or a residual value that does not reflect current replacement cost. Compare cash purchases with depreciation, then investigate utilization and obsolescence rather than assuming that a near match proves adequate reinvestment.

2. Establish who pays and whether demand is durable

Announcements, purchase orders and capacity reservations sit at different points on the evidence ladder. Recognized revenue and collected cash are stronger evidence than a management forecast. A backlog can be valuable, but its definition, cancellation rights, delivery schedule and profitability determine how much weight it deserves.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Rank commercial evidence

  1. Recognized revenue and segment growth: Verify the accounting period, currency, reported segment and whether growth is organic, acquisition-driven or helped by pricing.
  2. Cash collection: Compare receivables growth with revenue and operating cash flow. A rapid rise in receivables can signal that reported demand has not yet converted to cash.
  3. Usage and renewal: For cloud or software services, look for consumption, remaining performance obligations, renewal rates, net retention or customer counts where disclosed.
  4. Contracted capacity and backlog: Read definitions, delivery conditions, termination clauses and expected recognition timing. Do not equate a supplier order with an end-customer sale.
  5. Management forecasts: Treat guidance as a scenario with assumptions, not as realized demand.

Identify the payer and the economic beneficiary. One AI company’s equipment sale can be another company’s infrastructure spending. If a customer is funded by an investor, lender or supplier in the same ecosystem, apparent demand may be concentrated or indirectly financed. Map major customers, cloud partners, distributors and related financing. A large contract with one counterparty creates a different risk from thousands of independent users.

Test utilization and unit economics

Ask how much of the installed capacity is earning revenue, at what price and with what gross margin. Useful indicators can include revenue per accelerator or rack, billable hours, utilization, inference volume, energy cost per workload and contribution margin. Companies often do not disclose these measures; in that case, state that the economics cannot be calculated precisely rather than substituting a sector average.

Check whether growth requires continual price cuts, free credits or unusually favorable financing. A cloud customer that receives promotional capacity may generate usage without producing an acceptable return. Compare cohorts or contract vintages when available, because early customers may have different pricing and support costs from later ones.

3. Reconcile cash flow and free-cash-flow definitions

Free cash flow is not a universal number. It is often a non-GAAP measure defined by each issuer, and it may exclude leases, acquisition spending, working-capital needs or contractual obligations. Start with the reported cash-flow statement and recreate the company’s definition before comparing it with another issuer.

Meta Platforms worked example

Meta Platforms’ 2026 Form 10-K defines free cash flow as operating cash flow less purchases of property and equipment and principal payments on finance leases. For 2025 it reported operating cash flow of $115.80 billion, property-and-equipment purchases of $69.691 billion, finance-lease principal payments of $2.524 billion and company-defined free cash flow of $43.585 billion.

2025 Meta item Reported amount Analytical treatment
Operating cash flow $115.80 billion Starting point; inspect working-capital effects and cash taxes.
Purchases of property and equipment $69.691 billion Cash invested in owned infrastructure and other property and equipment.
Finance-lease principal payments $2.524 billion Included in Meta’s stated free-cash-flow calculation.
Company-defined free cash flow $43.585 billion Issuer-defined non-GAAP measure; not proof that AI spending generated this amount.

The arithmetic is a reconciliation example, not an AI return calculation. The filing cautions that free cash flow has limitations, should not be considered in isolation or substituted for GAAP net cash from operating activities, and may not be comparable with similarly titled measures from other companies. It also does not automatically capture future contractual commitments.

Include obligations without double counting

As of December 31, 2025, Meta disclosed approximately $103.77 billion of leases not yet commenced, mostly for data centers, colocation and network infrastructure. It also reported $131.05 billion of contractual commitments, mostly related to third-party cloud capacity and continued infrastructure investment, with $30.63 billion due in 2026. These are disclosed obligations, not amounts to add mechanically to the $69.691 billion of purchases. Determine whether a commitment will be fulfilled through a lease, a vendor invoice, a capitalized asset or an operating expense, and check for overlap.

For every company, create an adjusted cash-investment view with separate columns for paid capex, lease principal, lease payments, committed purchases, construction deposits and acquisitions. Present both the issuer’s definition and your alternative; readers can then see how the conclusion changes when obligations are included.

4. Measure whether investment improves cash generation

Track operating cash flow, issuer-defined free cash flow and your lease-adjusted measure over at least three to five periods when history permits. Look for growth that persists after spending accelerates, not a single year in which cash flow benefits from working-capital timing or unusually high customer prepayments.

Key cash-return questions

  • Is operating cash flow growing faster than the infrastructure base?
  • Does free cash flow remain positive after maintenance and expansion spending?
  • Are receivables, inventory and prepayments absorbing the cash that reported earnings suggest?
  • Do lease payments, debt service and purchase commitments leave enough liquidity for a downturn?
  • Does each additional dollar of capacity produce incremental gross profit and operating cash, or merely revenue?

Separate maintenance capex from growth capex when management discloses the distinction. If it does not, model a range. A company can report strong free cash flow because it underinvests temporarily, while another can report weak free cash flow because it is building capacity ahead of contracted demand. Neither conclusion is valid without understanding the timing.

5. Use ROIC, NPV and IRR for the right question

ROIC is a company-wide test

Return on invested capital generally compares after-tax operating profit with invested capital. Compare the result with a required return or weighted average cost of capital, using consistent definitions across periods and peers. Acquisition accounting, goodwill, stock-based compensation, leases and excess cash can materially change invested capital, so disclose the convention you use.

ROIC cannot isolate AI unless the company reports AI operating profit and the capital devoted to it. Use segment operating income, cloud margins or management disclosures as proxies, and label them as such. A high consolidated ROIC may be driven by a mature legacy business while a new AI build-out is still dilutive.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

NPV and IRR are project-level tools

Net present value discounts a project’s after-tax incremental cash flows at a required return. Internal rate of return is the discount rate that makes those cash flows’ NPV equal to zero. Include construction, working capital, taxes, maintenance, energy, financing effects and the impact on existing products. Avoid double counting: if a higher AI workload reduces legacy revenue, include that substitution in the project cash flows.

Use NPV and IRR only when the project boundary and cash flows are sufficiently defined. A hyperscaler’s entire AI platform is not a single project with a known start and end date. For broad portfolios, use company ROIC and free-cash-flow analysis, then run project cases for a disclosed data center, contract or product where inputs are credible.

6. Read operating disclosures for evidence of monetization

Microsoft’s fiscal year ended June 30, 2025 illustrates how to use operating indicators without calling them AI-only returns. Microsoft reported Microsoft Cloud revenue growth of 23% to $168.9 billion and growth of 34% for Azure and other cloud services. Those figures show substantial cloud expansion, but they do not identify the portion caused by AI or the return on the related infrastructure.

The same annual report warns that investment in cloud and AI infrastructure and devices will increase operating costs and may reduce operating margins. It also identifies dependence on permitted land, predictable energy, networking supplies, servers, GPUs and other components. Use such disclosures to test execution: a revenue forecast that ignores power availability, permitting, component supply or connection delays is incomplete.

Build an operating dashboard

Indicator What it can show What it cannot prove alone
AI-relevant segment revenue Commercial scale and growth. AI-specific profit or return on capital.
Cloud consumption or backlog Potential future workload and visibility. Utilization, pricing or collectability.
Gross and operating margin Whether scale is absorbing infrastructure and support costs. Which product or customer caused the change.
Operating cash flow Cash conversion after operating costs and working capital. Whether cash came from sustainable AI demand.
ROIC Company-wide efficiency of invested capital. An AI-only return.

7. Account for financing and sector-wide cash pressure

S&P Global Ratings projected combined hyperscaler capital expenditure of more than $1.3 trillion by 2027. It expected six large hyperscalers to produce negative free operating cash flow in both 2026 and 2027, with recovery not projected until 2029. These are ratings-agency forecasts, not settled outcomes, and they do not imply that every AI-exposed company shares the same risk.

The ratings analysis highlighted debt, equity issuance, lease commitments, joint ventures, special-purpose vehicles and residual-value guarantees as financing methods to monitor. Examine debt maturities, interest expense, covenant headroom, lease liabilities, guarantees and dilution alongside capex. A business may show positive issuer-defined free cash flow while funding expansion through new debt or equity.

S&P’s models generally assumed a 2028 inflection point in which revenue accelerates and capital-expenditure growth moderates as monetization improves. Treat that inflection as an assumption to stress-test. Model a slower utilization ramp, lower pricing, higher energy costs and a later capacity release. Ask whether liquidity remains adequate in each case.

8. Compare AI-exposed companies on common axes

Do not rank firms by capex totals. A larger company may spend more while earning a lower return, and a software vendor may spend little because customers or cloud partners fund the infrastructure. Compare each company with its own history and closest economic peers before making a cross-sector comparison.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Comparison axis Practical measure
Investment intensity Capex and lease-adjusted investment divided by revenue and operating cash flow.
Commercial growth Reported AI-relevant product or cloud growth, with organic and acquisition effects separated.
Profitability Gross margin, operating margin and trend after infrastructure costs.
Cash conversion Operating cash flow, reconciled free cash flow and trajectory after expansion spending.
Returns ROIC versus required return; incremental returns where disclosures allow.
Concentration Largest customers, cloud partners, counterparties and indirect funding links.
Financial capacity Cash, debt maturities, leases, guarantees, commitments and potential dilution.
Valuation FCFF or FCFE scenarios and peer multiples using consistent assumptions.

If a comparable value is not disclosed, mark it as “not stated” and explain why. False precision is more misleading than an explicit gap.

9. Test whether the stock price already assumes success

A strong operating company can still be a poor investment when its price requires implausible cash flows. Build a base, upside and downside case for revenue growth, margins, reinvestment, useful lives, financing, tax and discount rates.

Use cash-flow valuation

For a firm valuation, discount forecast free cash flow to the firm (FCFF) at a rate reflecting the company’s financing and operating risk. For equity valuation, discount free cash flow to equity (FCFE) after interest, debt issuance and repayment. CFA Institute’s free-cash-flow valuation guidance emphasizes that these methods are useful when dividends do not reflect a company’s capacity to pay, but forecasting requires a sound understanding of the financial statements, operations, financing and industry.

Cross-check the result with relevant peer multiples such as enterprise value to sales, enterprise value to operating profit or price to free cash flow. Multiples are not a substitute for a cash-flow model: a peer group can be collectively overvalued, and differences in capex intensity or lease treatment can make apparently similar ratios incomparable.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Run sensitivities that expose the real risk

  • Delay the utilization ramp by one or two years.
  • Reduce long-term revenue growth and gross margin.
  • Increase annual maintenance and replacement capex.
  • Shorten useful lives for accelerators and networking equipment.
  • Raise the discount rate and lower the terminal growth rate.
  • Include lease commitments and dilution from equity financing.
  • Apply a lower value to backlog that is cancellable or concentrated.

Record which assumption moves the valuation most. If nearly all value comes from a distant terminal period, the investment is especially sensitive to discount rates, durability of demand and reinvestment needs.

10. A repeatable filing-to-decision workflow

  1. Collect the latest annual and quarterly filings. Note the fiscal year, reporting currency, segments and non-GAAP definitions.
  2. Extract spending data. Capture property-and-equipment purchases, construction in progress, depreciation, leases, commitments, acquisitions and AI-related operating costs.
  3. Build the obligation schedule. List payment dates, cancellation terms, counterparties and any guarantees; remove overlaps.
  4. Map the commercial chain. Identify who buys, who ultimately funds the purchase, when revenue is recognized and how concentrated demand is.
  5. Measure operating outcomes. Track segment growth, pricing, utilization proxies, margins, receivables and cash conversion over several periods.
  6. Calculate returns consistently. Reconcile issuer free cash flow, create a lease-aware alternative and calculate company ROIC with clearly stated invested-capital choices.
  7. Define scenarios. Link each revenue and margin assumption to capacity, customers and timing rather than to an industry headline.
  8. Value the equity. Use FCFF or FCFE, peer multiples as a cross-check and a sensitivity table for the assumptions that matter most.
  9. Write the disconfirming case. State what would show that demand, utilization, margins, liquidity or valuation is weaker than expected.
  10. Set a monitoring list. Record the next filings, capacity milestones, customer renewals, debt maturities, capex guidance and changes in useful-life assumptions.

11. Common analytical mistakes and how to correct them

Mistake: treating a capex forecast as spending already completed

Correct it by labeling guidance, orders, commitments, leases and paid capex separately. Meta’s approximately $115 billion to $135 billion expected 2026 capital expenditures, disclosed in its 2026 Form 10-K, is management’s forward-looking outlook for AI efforts and the core business—not actual spending and not AI-only capex.

Mistake: subtracting capex from earnings without checking leases

Correct it by reconciling cash-flow lines with lease principal, lease payments and uncommenced obligations. Do not add every disclosed commitment to capex; identify the accounting and payment path first.

Mistake: calling revenue growth an AI return

Correct it by separating product growth from incremental profit and capital. Microsoft’s cloud and Azure growth figures are useful operating evidence, but they do not isolate AI revenue or the return on AI infrastructure.

What’s actually slowing this PC down?

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Mistake: assuming depreciation equals economic obsolescence

Correct it by testing useful lives against technology cycles, utilization, power efficiency and replacement prices. A long accounting life can overstate economic returns if equipment must be replaced early.

Mistake: treating backlog as guaranteed profit

Correct it by reviewing enforceability, cancellation, delivery, pricing, customer concentration and expected margin. A large agreement can still produce low utilization or require uneconomic expansion.

Mistake: ignoring financing and dilution

Correct it by modeling debt service, leases, guarantees, joint ventures, special-purpose vehicles, residual-value support and equity issuance. Funding structure changes the cash available to shareholders even when operating results are unchanged.

Mistake: presenting a single target price

Correct it by publishing a range of outcomes and the assumptions behind each. Long-term AI cash flows, terminal values and discount rates are uncertain; a precise number can conceal rather than resolve that uncertainty.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

12. What a defensible conclusion looks like

A defensible conclusion states four things separately: what the company has spent or committed, what customers have demonstrably paid, how cash returns compare with the required return, and what the current price assumes. It also states what cannot be isolated from public disclosures, such as an AI-only ROIC.

Use the conclusion to identify the next evidence that would change your view: sustained utilization, improving incremental margins, customer renewals, lower capex intensity, stronger free cash flow, or a financing burden that proves heavier than expected. This keeps the analysis tied to observable results rather than to AI language in presentations.
