How to Estimate Your Net Proceeds From Selling a Home in Florida

A Florida seller’s net depends on more than sale price minus mortgage balance. Build a realistic estimate with a current payoff, county-specific deed tax, contract-based closing costs, prorations, and property-specific credits.

Estimate your Florida home-sale proceeds by starting with the signed contract price, then subtracting the current mortgage and lien payoffs, seller-assigned closing costs, and any credits or concessions. The result is an estimate—not the same as your equity or a final settlement figure—because the payoff date, county, contract terms, prorations, and property-specific charges affect the amount.

Use this formula for an initial estimate

Estimated seller net = contract sale price − mortgage and other lien payoffs − seller-allocated transaction costs − seller credits and concessions.

As an Amazon Associate I earn from qualifying purchases.

Use the price in your signed purchase contract, not an asking price or a hoped-for offer. Then subtract costs only if they apply to your transaction and the contract or closing instructions assign them to you. A worksheet can make the result easier to check:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Contract sale price: $________
  2. Mortgage and other lien payoffs: − $________
  3. Negotiated compensation: − $________
  4. Deed documentary stamp tax: − $________
  5. Owner’s title policy and title or closing charges: − $________
  6. Tax, assessment, association, and other prorations: − $________
  7. Other seller charges and credits: − $________
  8. Estimated proceeds: $________

Keep a note beside each estimate showing its source, date, and assumption. For example, distinguish a current payoff quote from a balance copied off a monthly statement, and identify whether a title-cost figure includes both the policy premium and separate closing charges.

Gather the figures that control the result

1. Start with the signed contract price

The contract price is the top line of the estimate. If the parties later amend the price or other payment terms, update the worksheet. Do not treat the asking price as proceeds: even before sale costs, the mortgage and other liens may consume a substantial part of the price.

Check whether the contract includes non-cash consideration, assumed debt, personal-property values, or other terms that could affect the closing ledger or documentary-stamp calculation. The closing agent can explain which terms belong in the taxable consideration and which are simply separate contract items.

2. Request a date-specific payoff statement

Ask each mortgage servicer or lienholder for a payoff amount for the anticipated closing date. A monthly statement balance is not necessarily the amount required to satisfy the debt. A payoff can reflect interest through a specified date and payoff-related charges; ask the servicer or closing agent whether per-diem interest or other charges could change the figure if closing moves.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

List separate liens or obligations that must be paid from closing funds rather than assuming they are included in the first mortgage payoff. Possible examples include a second mortgage, home-equity line, judgment lien, unpaid contractor claim, or other recorded encumbrance. Replace an expired payoff quote with an updated one before relying on the estimate.

Record the payoff’s “good-through” date and the daily interest amount if supplied. A closing delayed by several days can change the cash required even when the contract price is unchanged. Confirm whether a release, wire, overnight, or administrative fee is included or will appear as a separate charge.

3. Enter only compensation actually agreed

Use the amount agreed in the listing agreement or other applicable agreement. Do not assume that a particular percentage is fixed, required, or applies to every transaction. If compensation is expressed as a percentage, calculate it against the price and terms specified in the agreement; if the agreement uses another method, follow that method.

Keep negotiated compensation separate from title, settlement, recording, and tax lines. This makes it clear which amount comes from an agreement with a real-estate professional and prevents a bundled estimate from hiding an incorrect percentage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. Confirm who pays each closing and title charge

Review the signed contract’s title-policy and fee-allocation provisions. Florida residential contract forms offer selectable provisions, and the parties can negotiate terms. A customary local practice or a sample estimate does not establish who pays under your executed contract.

Ask the title or closing agent to separate the owner’s title policy premium from title search, settlement, and other closing charges. Enter the actual estimated amounts and the contract’s payer for each line. A single bundled figure can hide different assumptions and make two net estimates difficult to compare.

Confirm which provider is issuing the owner’s policy and whether the quoted premium includes endorsements or other policy-related charges. Search, settlement, courier, wire, overnight, recording, and administrative fees may be listed separately. Do not subtract a fee twice merely because it appears once in a title quote and again in a general closing-cost estimate.

Calculate Florida deed documentary stamp tax carefully

Florida imposes documentary stamp tax on deeds transferring real property, and the tax is based on consideration. The Florida Department of Revenue states the general rate is $0.70 for each $100 or fraction of $100 in most counties. In Miami-Dade County, the rate is $0.60 for each $100 or fraction of $100. Miami-Dade also has a $0.45 per $100 surtax, but that surtax does not apply to a document transferring only a single-family dwelling.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a simple calculation at the general rate, multiply the taxable consideration rounded up to the next $100 by $0.70 per $100. For example, if the applicable taxable consideration were $425,000, the calculation would be 4,250 × $0.70 = $2,975. If the consideration were not an exact hundred-dollar amount, the “or fraction of $100” rule means the applicable units are rounded up. That illustration is only valid if $425,000 is the correct tax base and the general county rate applies.

Do not automatically use the seller’s equity as the tax base. Florida Statutes section 201.02 includes an existing mortgage or other encumbrance in consideration, whether or not the debt is assumed. A seller who receives less equity because a mortgage is paid off cannot simply remove that mortgage from the consideration without transaction-specific confirmation.

The Florida Department of Revenue states that all parties to the document are legally liable for the tax regardless of which party agrees to pay it. That legal liability is different from the contract’s economic allocation: the signed agreement can require the seller, buyer, or another party to bear the cost at closing. Ask the closing agent to verify both the tax basis and the payer shown on the settlement figures.

Account for prorations, assessments, and credits

Property taxes and recurring charges

Property taxes, community development district (CDD) assessments, association fees, and other recurring items may be prorated between the parties. The applicable dates and allocation come from the signed contract, not a universal Florida rule. The 2024 Florida Realtors residential sale contract cited for this topic prorates listed items as of the day before closing. It lists real estate taxes, including CDD special benefit tax assessments, interest, bonds, assessments, association fees, insurance, rents, and other current property expenses and revenues.

That wording means the closing date matters. A closing on the last day of a month can produce a different daily allocation from a closing early in the month. Review whether your form treats the closing day as belonging to the buyer or seller and whether a separate amendment changes the default.

The form provides for using the prior year’s amount when current-year taxes and assessments cannot be determined, with a later readjustment when current figures are available at either party’s request. If the estimate uses a prior-year tax figure, mark it as provisional rather than treating it as the final bill. Ask how a later adjustment will be requested, documented, and paid.

Public special assessments and association charges

Review public special assessments separately from routine prorations. The cited contract form distinguishes certain confirmed or ratified public assessments from other amounts and allocates some such charges to the seller; its CDD assessments are handled under the proration paragraph. The distinction can affect whether an amount is paid in full at closing, credited, or prorated over time.

Obtain current information from the county, municipality, CDD, or association when an assessment is pending. Do not infer the treatment of a particular assessment from a generic net sheet. Ask the closing agent how the signed contract addresses the specific assessment and whether it is already included in another line.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Association-related charges can include regular dues, transfer or approval fees, estoppel fees, capital contributions, resale packages, or charges shown on an association statement. Add only applicable charges, and check whether any association fee is already reflected in a prorated amount or another closing-cost line before subtracting it again.

Buyer credits, repairs, and other seller charges

Include negotiated buyer credits, repair amounts, lien releases, and other seller-assigned fees only when they apply to the transaction. Use the contract, amendments, and closing agent’s estimate to establish the amount and who pays it.

A credit can be a fixed dollar amount, a percentage, or an agreed allowance for repairs or closing costs. Confirm whether the credit is reduced or removed if the buyer’s loan program limits allowable concessions. Avoid double counting a credit or fee that is already included in a bundled figure.

Distinguish equity from net proceeds

Sale price minus mortgage and lien payoffs is your approximate equity before selling costs. Estimated seller net goes a step further by subtracting negotiated compensation, documentary stamps, title and closing charges, prorations, assessments, repairs, and credits assigned to you.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For example, a $425,000 sale with a $298,000 payoff produces $127,000 before selling expenses. That is not the amount necessarily wired to you. Compensation, deed tax, title charges, tax credits, recording fees, and other deductions can reduce the cash substantially. Conversely, a buyer’s assumption of a charge or a contract credit to the seller could increase the amount relative to a generic estimate.

Worked example: how assumptions change the estimate

The following arithmetic reproduces an example displayed by a Florida net-sheet calculator. It is an illustration, not a Florida-wide average, customary cost schedule, or quote for another seller. Its figures are assumptions, including a 6% negotiated-compensation assumption and a $2,200 assumed title premium.

Line Assumed amount Calculation
Sale price $425,000 Starting amount
Mortgage payoff $298,000 Subtract
Negotiated compensation assumption $25,500 6% of $425,000
Deed documentary stamp tax assumption $2,975 $0.70 per $100 on $425,000
Title premium assumption $2,200 Subtract
Tax credit assumption $2,380.27 Subtract
Closing fee assumption $500 Subtract
Recording charge assumption $10 Subtract
Estimated proceeds $93,434.73 Sale price less listed amounts

The example uses the general documentary stamp rate and assumes the sale price is the relevant tax base. Actual consideration, county rate, title allocation, payoff, prorations, and charges may differ. Replace every assumption with a transaction-specific figure before using a net sheet to plan a purchase, move, or debt payoff.

Compare net estimates line by line

If an agent, title company, or calculator gives you a different result, compare the inputs instead of focusing only on the final net number. These are the assumptions most likely to explain a material difference:

Common estimating mistakes to avoid

  1. Using the mortgage statement balance: replace it with a date-specific payoff that includes accrued interest and applicable charges.
  2. Assuming a standard commission: enter only the compensation actually agreed in the applicable agreement.
  3. Using equity as the deed-tax base: section 201.02 can include an existing mortgage or encumbrance in consideration.
  4. Assuming customary title allocation: follow the selected provisions in the executed contract.
  5. Treating prior-year taxes as final: label them provisional and allow for a later adjustment when current figures are known.
  6. Ignoring assessments or association statements: request current balances and determine whether the contract assigns them to the seller.
  7. Double counting bundled charges: reconcile the net sheet with the title quote and closing statement line by line.
  8. Calling a calculator output a guarantee: a net sheet is a planning estimate, not the final settlement statement.

A practical pre-closing checklist

Before relying on the estimate, assemble the signed purchase contract and every amendment, current payoff statements for all liens, the listing or compensation agreement, the title or closing agent’s itemized quote, the latest property-tax information, CDD or public-assessment notices, association statements, and written repair or credit agreements.

Ask the closing agent to identify the tax-proration dates, documentary-stamp basis, title-policy payer, separate closing fees, pending assessments, and any amount subject to later adjustment. Update the worksheet when the closing date changes. Compare the final settlement figures with your worksheet before signing and ask about any unexplained difference.

Understand what the estimate does—and does not—tell you

A net sheet is useful for planning, but it is not a settlement statement. Final figures depend on the signed contract, payoff statements, closing agent’s figures, applicable local tax information, prorations, and final closing documents.

This calculation estimates cash proceeds at closing; it does not determine a seller’s separate federal or state tax liability. A foreign seller may face additional cash withholding at closing under FIRPTA, as noted in the contract, but whether it applies or whether a seller qualifies for a tax exclusion requires individual tax advice. Do not use the closing-proceeds worksheet to estimate income-tax liability. A tax professional can review issues such as gain, basis, exclusions, depreciation, or withholding separately from the closing ledger.

Frequently Asked Questions

Is my Florida seller net the same as my home equity?

No. Sale price minus mortgage and lien payoffs is equity before selling costs. Your estimated net also subtracts seller-assigned compensation, documentary stamps, title and closing charges, prorations, assessments, repairs, and credits.

How do I get the correct mortgage payoff?

Request a payoff statement from each servicer or lienholder for the anticipated closing date. Check the good-through date, per-diem interest, and payoff-related charges; a monthly statement balance may not be sufficient.

What is Florida’s documentary stamp tax rate on a deed?

The Florida Department of Revenue states that the general rate is $0.70 per $100 or fraction of $100 in most counties. Miami-Dade uses $0.60 per $100, and its $0.45 surtax does not apply to a document transferring only a single-family dwelling. The closing agent must verify the taxable consideration and applicable rate.

Can I calculate deed stamps from my equity?

Do not assume that. Florida Statutes section 201.02 includes an existing mortgage or other encumbrance in consideration whether or not the debt is assumed. Have the closing agent confirm the transaction-specific tax base.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Who pays the owner’s title policy in Florida?

There is no universal assumption that controls every sale. The executed contract has selectable title-policy and fee-allocation provisions, so use the payer stated in your contract and request the actual premium and separate title charges.

Why do two Florida net sheets show different tax or proration amounts?

They may use different county rates or tax bases, payoff dates, per-diem interest, title-fee allocations, closing-date conventions, prior-year tax figures, assessments, association fees, credits, or compensation assumptions. Compare each line and its date.

What happens if current property taxes are not available at closing?

The cited 2024 Florida Realtors contract uses the preceding year’s amount when current taxes and assessments cannot be determined and allows a later readjustment when current figures are known. Review the exact language and selected provisions in your contract.

Does a net-sheet calculator guarantee the amount I will receive?

No. It is an organizing and planning tool. The signed contract, current payoff statements, closing agent’s ledger, local tax information, and final closing documents control the actual proceeds.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does this worksheet calculate my income tax?

No. It estimates cash delivered at closing. Federal or state tax liability, FIRPTA withholding, gain, basis, and exclusions require separate advice from a qualified tax professional.

The Bottom Line

To estimate your Florida seller net, use the signed contract price, obtain date-specific payoff figures, enter only negotiated compensation, calculate documentary stamps using the verified county rate and taxable consideration, and subtract contract-assigned title costs, prorations, assessments, credits, and other charges. Treat every number as provisional until the title or closing agent reconciles it with the final settlement figures.
