To measure the effect, hold the loan amount and term constant, calculate the principal-and-interest payment at each rate, and subtract the lower payment from the higher one. Then recalculate the maximum loan amount using the monthly payment you can actually afford, including taxes, insurance, mortgage insurance and other housing costs.
That two-part approach separates the rate effect from the rest of homeownership costs. It also avoids treating a lender’s maximum approval as a household spending target.

Start with the rate-only calculation
For a fixed-rate, fully amortizing mortgage, the scheduled principal-and-interest payment is determined by the amount borrowed, the loan term and the interest rate. The standard formula is:

- M is the monthly principal-and-interest payment.
- P is the original loan principal.
- r is the annual note rate divided by 12.
- n is the total number of monthly payments.
Use the same P and n for both scenarios. Change only r, calculate each payment, and subtract the lower-rate result from the higher-rate result. This isolates the impact of the rate; it is not a complete estimate of the cost of owning the home.

The Consumer Financial Protection Bureau (CFPB) says its example of a $100,000, 30-year fixed mortgage at 4% has a monthly principal-and-interest payment of $477. The page was last reviewed December 11, 2024. That is a rounded educational example, not a current rate quote.
Worked example: 4% versus 5%
Keeping the principal at $100,000 and the term at 30 years, the 4% example is $477 per month. Applying the same amortization formula at 5% produces approximately $537 per month.
| Assumption | 4% scenario | 5% scenario |
|---|---|---|
| Loan principal | $100,000 | $100,000 |
| Term | 30 years (360 payments) | 30 years (360 payments) |
| Annual note rate | 4% | 5% |
| Monthly principal and interest | $477 (CFPB rounded example) | Approximately $537 (calculated illustration) |
The difference is about $60 per month in principal and interest. The $537 figure and the $60 difference are calculations for this stated loan size and term; they are not a published CFPB statistic or a market forecast. A different balance, term or rate pair will produce a different result.
Translate the payment difference into a home-price difference
If your household can spend only a fixed amount on principal and interest, the more useful question is how much principal that payment supports at each rate. Rearrange the payment equation to solve for the loan amount:
P = M × (1 − (1 + r)−n) ÷ r
Here, M is the principal-and-interest amount available each month. Calculate P once at the lower rate and again at the higher rate, keeping the payment budget and term unchanged. The higher-rate result will be the smaller loan amount. Add your planned down payment to each loan amount for an approximate purchase-price ceiling.
For example, suppose your budget allows $1,500 per month for principal and interest on a 30-year fixed loan. Enter $1,500 as M, use 360 payments, and run the reverse calculation at both quoted rates. Do not add the down payment until after calculating the loan amounts; doing so keeps the rate comparison focused on borrowing capacity.
This ceiling is a planning estimate rather than a promise that a lender will approve the amount or that the home will be affordable. The CFPB’s home-buying guidance recommends starting with the payment you can sustain and treating the resulting price as a starting point.

Build the budget from the total monthly home payment
Principal and interest are only one component of the monthly cost. Before assigning a payment ceiling to the mortgage, estimate the recurring costs tied to the property.
| Cost | How to handle it |
|---|---|
| Property taxes | Use a local estimate for the specific property; taxes can change after purchase or reassessment. |
| Homeowner insurance | Obtain an estimate for the home’s location, age, construction and coverage level. |
| Supplementary insurance | Include coverage such as flood insurance when the property or lender requires it. |
| Mortgage insurance | Include the applicable premium when the down payment or loan program requires it. |
| HOA or condominium dues | Use the association’s current dues and investigate announced or likely increases. |
| Utilities | Budget separately because these costs depend on the home and local rates. |
| Repairs and maintenance | Keep a separate reserve for routine work, replacements and unexpected failures. |
| Savings and other goals | Protect emergency savings, retirement contributions and other priorities instead of using every available dollar for housing. |
The CFPB describes taxes, homeowner insurance, supplementary insurance, mortgage insurance and HOA fees as parts of the total monthly home payment. Its explanations of PITI also make clear that utilities, repairs and maintenance are not captured by a principal-and-interest figure. See how affordability should be assessed, how to figure out what to spend and what PITI includes.
Find the mortgage amount left after property costs
- Set a maximum total housing payment that fits your take-home income, existing debts, regular expenses, savings targets and other priorities.
- Estimate monthly property taxes, homeowner and supplementary insurance, mortgage insurance and HOA dues.
- Subtract those property costs from the total housing ceiling.
- Use the remainder as the principal-and-interest budget for the rate comparison.
Keep utilities, repairs, maintenance and savings visible in the household budget even though they are not subtracted in the mortgage-payment formula. Leave a cushion because early tax and insurance estimates can be uncertain.
Step-by-step method for your own purchase
1. Set a sustainable total-payment ceiling
Start with the amount your household can pay every month without abandoning emergency savings, retirement contributions or other essential goals. Include recurring debt payments and ordinary living expenses. The CFPB explains why qualifying for a mortgage is not the same as finding a comfortable budget: an approval decision cannot account for every family obligation or savings priority.
2. Gather property-specific costs
Estimate taxes and insurance for the actual location and type of home rather than using a national average. Add HOA dues and any supplementary insurance. If the down payment is below 20%, mortgage insurance is typically required; it is also typically required for FHA and USDA loans, although the amount and cancellation or duration rules depend on the loan and borrower. The CFPB’s mortgage-insurance explanation was last reviewed August 28, 2026.
3. Isolate principal and interest
Subtract the estimated property costs from the total-payment ceiling. The result is the maximum monthly principal-and-interest amount to use in the amortization calculation. If the result is too low for the homes you are considering, the choices are to reduce the price, increase the down payment, choose a different term or revisit the total budget—not to ignore the omitted costs.
4. Choose the term before comparing rates
Run both rates over the same term. A 15-year and a 30-year loan have different payments, interest totals and qualification results, so changing the term at the same time as the rate hides the rate effect. If you are considering a different term, make it a separate scenario.

7. Replace estimates with actual Loan Estimates
When lenders provide offers, compare the official forms rather than relying on a headline rate. The CFPB’s Loan Estimate explainer and mortgage-shopping guidance identify the terms and costs to review.
Compare complete mortgage offers, not rates alone
A lower note rate can come with discount points or other upfront charges. Put competing offers on the same assumptions and examine every material dimension.
| Comparison item | Question to answer |
|---|---|
| Interest rate | What note rate applies, and is it fixed for the full term? |
| APR | What does the annual percentage rate show after including certain finance charges? |
| Loan term | How many scheduled payments are there, and how does that change total interest? |
| Loan amount and down payment | Are both offers based on the same principal and cash contribution? |
| Loan structure | Is it fixed-rate or adjustable, and what are the adjustment dates, index, margin and caps? |
| Principal and interest | What is the scheduled payment before escrowed items? |
| Taxes and insurance | What estimates are included, and which amounts can change? |
| Mortgage insurance | Is it required, how much is it, and under what conditions can it end? |
| Points and lender fees | What is paid upfront to obtain the quoted rate or close the loan? |
| Closing costs | How much cash is needed at closing, and which costs are lender-controlled? |
| Total monthly payment | What is the projected payment including escrow and mortgage insurance? |
Use rate data as a dated illustration, not as a current offer. The CFPB’s Explore interest rates examples identify April 1, 2025 as the date of the sample rate data. Your quote will depend on credit, location, property, loan program, points, term, down payment and market conditions.

Understand what can change after closing
Fixed-rate mortgages
A fixed-rate loan keeps the interest rate and scheduled principal-and-interest payment stable over the loan’s life. That stability applies to principal and interest, not necessarily to the entire payment: escrowed property taxes and insurance can rise or fall.
Adjustable-rate mortgages
An adjustable-rate mortgage can change after its initial period. Compare the first adjustment date, subsequent adjustment frequency, index, margin, initial and periodic caps, lifetime cap and the payment consequences at each cap. A lower starting rate does not establish the long-term cost.

Temporary buydowns
A temporary buydown can reduce payments for a limited period and then increase them according to the loan documents. Test the payment after the subsidy ends and make sure that amount fits the budget. The CFPB discusses changing payments and escrow components in Why did my monthly mortgage payment go up or change?, last reviewed January 14, 2025.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Use a calculator without losing the assumptions
A calculator is useful only when you can see which inputs it uses. The CFPB recommends starting with a mortgage calculator that does not require registration and provides a monthly payment worksheet. The worksheet separates available housing budget, HOA fees, estimated taxes and insurance, estimated monthly payment, and principal and interest.
For each scenario, save or write down:
- Loan amount and down payment
- Term and number of payments
- Rate and whether it is fixed or adjustable
- Principal-and-interest payment
- Taxes, insurance, mortgage insurance and HOA assumptions
- Total estimated monthly payment
- Points, lender fees, closing costs and APR when comparing offers
Changing several inputs at once makes it impossible to tell whether a lower price came from the rate, the term, the down payment or an optimistic tax estimate.
Common mistakes that make the estimate misleading
Using a rule of thumb instead of the actual loan
The payment change is not a fixed dollar amount for every borrower. A $60 increase on the stated $100,000 example cannot be applied to a $400,000 loan without recalculating. Use the formula with your principal, term and rate pair.
Comparing different loan sizes
If the higher-rate scenario also assumes a larger down payment or a cheaper home, the result mixes rate and borrowing changes. Keep the principal constant for a rate-only comparison.
Leaving out escrow and mortgage insurance
A principal-and-interest figure can look affordable while the total payment is not. Include taxes, insurance, mortgage insurance and HOA dues before setting a purchase-price ceiling.

Assuming a fixed rate freezes every housing cost
Property taxes, homeowner insurance and supplementary insurance can change, which can change an escrowed payment even when the note rate remains fixed.
Focusing on the lowest advertised rate
Points and fees can make a low rate more expensive upfront. Compare APR, cash to close, mortgage insurance and the total projected payment on actual Loan Estimates.
A practical decision framework
Use the results to choose a payment range, not a single maximum price.
- Comfortable at both rates: the higher-rate payment and all other housing costs fit while preserving savings and debt goals.
- Comfortable only at the lower rate: treat the purchase as rate-sensitive; consider a lower price, larger down payment, different property or a wait until the budget works without relying on a future refinance.
- Affordable only by excluding costs: stop and rebuild the estimate with taxes, insurance, mortgage insurance, HOA dues, utilities, maintenance and reserves.
- Offer comparison is close: compare APR, points, fees, insurance, total payment and cash to close rather than selecting by note rate alone.
Revisit the calculation when you have a property-tax assessment, an insurance quote, confirmed HOA dues or a lender’s Loan Estimate. Those facts can move the affordable price more than a small change in the principal-and-interest assumption.
What the calculation can—and cannot—tell you
The amortization comparison answers a narrow question: how the payment changes when the rate changes while the loan amount and term stay fixed. The reverse calculation answers a second question: how the maximum loan amount changes when the monthly principal-and-interest budget stays fixed.
Neither calculation predicts a lender’s approval, future taxes or insurance, maintenance bills, market prices, refinancing availability or whether a particular house fits your life. Use the result as a disciplined starting point, then test the complete payment against your household’s cash flow and the terms on the Loan Estimate.
