How to Estimate the Cost of Buying a Home With Today’s Mortgage Rates

A practical U.S. guide to estimating a home’s monthly payment and upfront cash using dated mortgage-rate assumptions, local taxes and insurance quotes, and Loan Estimate comparisons.

The reliable way to estimate a home’s cost is to model two separate totals: the recurring monthly payment and the cash required to close. Start with a dated interest-rate assumption, calculate principal and interest, then add property taxes, homeowners insurance, mortgage insurance, any supplemental coverage and HOA dues. Separately, budget the down payment, closing costs and reserves.

Freddie Mac’s national survey averages reported October 8, 2026 were 7.40% for a 30-year fixed mortgage and 6.73% for a 15-year fixed mortgage. Those are averages from lender applications, not personalized offers. Your credit, loan size, down payment, property and lender can produce a different rate, so treat them as planning inputs and replace them with Loan Estimate figures as soon as you have them.

Start with the inputs that determine your estimate

Write down the assumptions before opening a calculator. Changing one input can alter both the monthly payment and the cash needed at closing.

Purchase price and down payment

Choose a plausible price for the specific home or price range you are considering. The starting loan amount is the purchase price minus the down payment, before accounting for financed costs or credits. A larger down payment generally means a smaller loan and may reduce or eliminate mortgage insurance, but it also uses more of your liquid savings.

Loan type and term

Identify whether you are evaluating a fixed-rate or adjustable-rate mortgage (ARM), and whether the term is 30 years, 15 years or another period. A fixed-rate estimate keeps the interest rate and scheduled principal-and-interest payment constant. An ARM requires additional future-rate scenarios because the payment can change after the initial period.

Interest-rate assumption and date

Record the annual rate and the date it was observed. Freddie Mac’s October 8, 2026 averages are useful for a national planning scenario, but they are not a commitment from a lender. Rates can move between the day you estimate and the day you apply, and the rate offered to you depends on borrower and loan characteristics.

Property and location

Taxes, insurance, hazard exposure and HOA charges are property-specific. At the planning stage, use a clearly labeled estimate; once you identify a home, obtain figures for that address rather than relying on a national percentage.

Calculate principal and interest

For a fully amortizing fixed-rate loan, a mortgage calculator needs the loan amount, annual interest rate and number of monthly payments. The standard payment calculation is:

Monthly payment = P × [r(1 + r)n] ÷ [(1 + r)n − 1]

  • P is the amount borrowed.
  • r is the annual rate divided by 12.
  • n is the number of monthly payments (360 for a 30-year term or 180 for a 15-year term).

The result is principal and interest only. It does not include taxes, insurance, mortgage insurance, HOA dues, utilities, maintenance or repairs.

Rate sensitivity using Freddie Mac’s illustration

Freddie Mac illustrates how a rate change affects a fully amortizing, 30-year loan of $200,000. These are principal-and-interest amounts for that exact loan size and term, not forecasts for another balance.

Annual rate Illustrative monthly principal and interest
6.5% $1,896
7.0% $1,996
7.5% $2,098
8.0% $2,201

On this illustration, moving from 6.5% to 8% raises the scheduled payment by $305 per month, before any change in taxes or insurance. To model your purchase, enter your actual loan amount instead of scaling these figures informally; use a calculator with your own balance, term and rate.

Add every recurring ownership cost

The payment shown by a principal-and-interest calculator is not the amount that necessarily leaves your bank account each month. The Consumer Financial Protection Bureau (CFPB) states: “Your total monthly home payment includes mortgage principal, interest, property taxes, mortgage insurance, homeowner’s insurance, supplementary insurance (such as flood insurance), and homeowners’ association fees.”

Cost How to estimate it What can change it
Principal and interest Calculate from the loan amount, term and assumed rate. Loan size, rate, term and whether the rate adjusts.
Property taxes Use the local tax authority’s assessment and rate for the property when available. Jurisdiction, assessed value, exemptions and future reassessments.
Homeowners insurance Request a quote for the address and coverage level. Insurer, deductible, replacement value, claims history and local risks.
Mortgage insurance Include it when the loan program or down payment requires it; use the lender’s quote. Loan type, down payment, credit profile and insurer pricing.
Supplemental insurance Add flood or other coverage when applicable. Flood zone, hazard exposure and lender requirements.
HOA or condominium dues Use the association’s current schedule and ask about planned increases. Community budget, services, special assessments and governing rules.

Escrow versus costs you pay directly

A lender may collect property taxes and insurance in an escrow account with the mortgage payment. Escrow changes the timing and collection method, not your responsibility for the bill. Confirm which items the lender will escrow and which you must pay yourself. HOA dues, utilities, routine maintenance and many repairs are commonly outside the mortgage payment even when taxes and insurance are escrowed.

Budget for ownership costs that are not on the statement

Keep separate monthly or annual categories for electricity, water, heating, trash, internet, landscaping, pest control, appliance replacement and repairs. Their amounts depend heavily on the home and location, so a generic percentage can mislead. Review utility history, inspection findings and the age of major systems before setting a reserve.

Estimate the cash needed at closing

Cash to close is broader than closing costs. It generally includes the down payment plus closing charges, adjusted for deposits already paid, seller credits and other transaction items.

Closing-cost planning range

The CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment. This is a broad planning range, not a quote. On a $400,000 purchase, 2% would be $8,000 and 5% would be $20,000, before the down payment; your actual figure can fall outside that range.

Potential components include:

  • Loan origination charges and other lender fees.
  • Discount points, if you choose to pay upfront to obtain a lower rate.
  • Appraisal, title services and settlement charges.
  • Government recording and transfer fees.
  • Prepaid interest for the days between closing and the next payment period.
  • Insurance premiums and initial escrow deposits.
  • Inspection and other transaction services.

Use a cash-to-close worksheet

A practical planning equation is:

Cash to close = down payment + closing costs + prepaid items and initial deposits − earnest-money or other deposits already paid − seller credits − permitted adjustments.

The CFPB Loan Estimate presents a lender’s cash-to-close calculation using this type of accounting. It is the document to use when replacing a rough percentage with transaction-specific numbers. Check whether the estimate assumes a particular deposit, credit, tax adjustment or prepaid premium.

Keep a post-closing reserve

Do not commit every dollar to the settlement table. Maintain funds for moving, furnishings, immediate repairs, deductibles and an emergency reserve. A home can require spending before the first annual tax or insurance bill arrives, and those expenses are not captured by the closing-cost percentage.

Replace national assumptions with local figures

Verify property taxes

Look up the property with the county or other local tax authority. Ask whether the current bill reflects the likely post-sale assessment and whether exemptions will transfer. A listing’s current tax amount may not equal the bill after purchase.

Obtain an insurance quote

Insurance premiums are set by insurers, while property taxes are set by local or state governments; neither is fixed by the lender. Request a quote for the exact address, construction details, deductible and coverage limits. Standard homeowners policies may not cover flooding. If the home is in a designated high-risk flood area, the lender may require a separate flood policy.

Check HOA information

Request the current dues, payment schedule, included services, recent increases, pending special assessments and financial documents. A low advertised monthly payment can be misleading if association charges or a one-time assessment are omitted.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Recalculate when facts change

Update the estimate after you receive a lender quote, insurance quote, tax information, inspection results or a revised purchase price. Keep the date beside each assumption so an old rate or premium is not mistaken for a current commitment.

Compare mortgage offers on an equal basis

Ask each lender for a Loan Estimate using the same loan amount, property type, loan type and term. Comparing one lender’s 30-year quote with another lender’s 15-year quote, or changing the down payment between offers, obscures the real difference.

Comparison item Why it matters
Interest rate and annual percentage rate Shows the borrowing price, while the APR incorporates certain finance charges for a broader comparison.
Principal-and-interest payment Reveals the scheduled payment for the same balance and term.
Mortgage insurance Can materially change the monthly total and may have cancellation or duration rules.
Total monthly payment Include escrowed taxes, homeowners insurance and other listed components, not only principal and interest.
Upfront lender and third-party charges Shows what you pay at closing for origination, points, appraisal, title and government services.
Lender credits Can reduce cash needed at closing but may be paired with a higher interest rate.
Cash to close Captures down payment, closing costs, deposits, credits and adjustments together.
Cost over your expected holding period Helps compare a lower upfront cost with a lower rate when you expect to keep the loan for several years.

Understand points and lender credits

Points are an upfront cost associated with obtaining a lower rate. A lender credit works in the opposite direction: it can reduce closing cash while being associated with a higher rate. Compare the extra upfront amount or credit with the monthly payment difference over the period you expect to own the home or keep the mortgage. A lower rate is not automatically cheaper if you sell or refinance before recovering the upfront cost.

Use the CFPB five-year comparison carefully

The CFPB describes a five-year cost-of-borrowing comparison: add the payments and upfront loan costs over five years, then subtract the principal paid off during those five years. For an ARM, this calculation assumes the rate does not change, so it is a comparison convention rather than a forecast of future payments. If you expect to move, refinance or pay off the loan sooner, calculate a holding period that matches that plan as well.

Model fixed-rate and adjustable-rate choices

Fixed-rate scenario

For a fixed-rate mortgage, run the calculator at the rate you could realistically receive and at at least one higher and lower sensitivity rate. Keep taxes, insurance and other property assumptions unchanged in the rate-only test so you can see the effect of interest separately.

ARM scenarios

An ARM estimate should show the initial payment, the date the rate can change, the index and margin used for adjustments, adjustment caps and the maximum possible rate under the loan terms. Also run a higher-rate scenario for the first adjustment and later periods. Do not present a flat-rate five-year calculation as a promise that an ARM payment will remain level.

Shorter versus longer terms

A 15-year loan usually has a higher required monthly principal-and-interest payment than a 30-year loan because the balance is repaid faster, even when its interest rate is lower. Compare the full monthly payment, total interest, cash reserves and flexibility, not the rate alone. A payment that strains the budget can be riskier than a longer term with a manageable reserve.

A repeatable estimating workflow

  1. Set the purchase scenario. Enter the target price, down payment, property type, loan type and term. Calculate the starting loan amount as price minus down payment.
  2. Date the rate assumption. Use a lender quote when available. If you use a market average, label the source and date and run sensitivity cases around it.
  3. Calculate principal and interest. Enter the loan amount, annual rate and number of payments in a mortgage calculator. Save the result and the assumptions.
  4. Add recurring property costs. Insert local taxes, an address-specific insurance quote, required mortgage insurance, supplemental coverage and HOA dues. Mark each item as quoted, verified or provisional.
  5. Build the cash-to-close estimate. Add the down payment, the 2%–5% closing-cost planning range or itemized lender figures, prepaid items and initial escrow deposits. Subtract deposits, seller credits and adjustments.
  6. Add non-mortgage cash needs. Reserve funds for moving, furnishings, repairs, deductibles and emergencies instead of treating all available savings as a down payment.
  7. Replace estimates with documents. Reconcile the worksheet with the Loan Estimate, insurance quote, tax records, HOA documents and inspection findings.
  8. Compare offers using identical assumptions. Review monthly total, cash to close, upfront charges, credits and the cost over your expected holding period.

Common mistakes and how to correct them

Using a headline rate as a personal quote

Problem: A national weekly average is treated as the rate you will receive. Correction: Label it as an assumption, date it and obtain lender-specific Loan Estimates.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Stopping at principal and interest

Problem: The calculator payment is mistaken for the total housing bill. Correction: Add taxes, homeowners insurance, mortgage insurance, supplemental coverage and HOA dues, then budget utilities and maintenance separately.

Confusing closing costs with cash to close

Problem: A buyer saves 2%–5% for closing costs but forgets the down payment, deposits or credits. Correction: Use the Loan Estimate’s cash-to-close section and reconcile every adjustment.

Assuming escrow covers every bill

Problem: A buyer expects the mortgage servicer to pay HOA dues, utilities or repairs. Correction: Ask exactly what is escrowed and maintain separate categories for all direct bills.

Ignoring hazard-specific insurance

Problem: A standard homeowners quote is used where flood or another supplemental policy is required. Correction: Check the property’s hazard exposure and obtain any required supplemental quote before committing.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choosing a credit without measuring the trade-off

Problem: A lender credit looks attractive because it lowers cash at closing, while the higher rate is overlooked. Correction: Compare the credit, payment difference and expected time in the loan.

What your final estimate should show

Keep a one-page version of the worksheet with the purchase price, down payment, loan amount, loan type, term, dated rate assumption, principal and interest, each recurring property cost, total monthly housing payment, itemized cash to close and post-closing reserve. Beside every provisional number, write the document or provider that will replace it. This makes the estimate auditable and prevents a stale rate, tax bill or insurance premium from silently carrying into your decision.

The result is a planning range, not a guaranteed loan offer. The dependable number emerges only after a lender prices your application and local providers confirm the property’s taxes, insurance and association costs.
