A lower rate or smaller cash-to-close figure by itself does not prove an offer costs less.
How do I compare mortgage Loan Estimates?
Start by making the offers comparable. Ask each lender to price the same loan amount, purpose, product, term, down payment, and rate structure, using consistent property and borrower information. Then compare both the cost of borrowing and the terms that could change your payment or risk.

The Consumer Financial Protection Bureau (CFPB) advises borrowers to make it a goal to compare at least three loan offers from different lenders. Rates can change daily, so request estimates close together in time when possible. A lender generally must provide a Loan Estimate within three business days after receiving an application containing the six required pieces of information. You do not need a signed purchase agreement to request one. See the CFPB’s Loan Estimate guidance and mortgage shopping guidance.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problems- Request written estimates. Ask several lenders for the same scenario and provide the same information to each.
- Normalize the assumptions. Verify loan amount, loan purpose and type, term, down payment, fixed or adjustable rate, property taxes, and HOA dues where available. Ask whether different issue dates explain differences in quoted rates.
- Compare payment and risk. Review the estimated monthly payment, mortgage insurance, escrow assumptions, rate-lock status, and any adjustable-rate features.
- Compare lender-controlled charges. Review origination charges, required services, points, and lender credits, not just the headline rate.
- Check the cost over your expected holding period. Use the five-year comparison as a reference, then account for whether you expect to move, refinance, or pay off the loan sooner or later.
- Ask questions and verify the final disclosure. Use competing estimates to negotiate, and compare the latest Loan Estimate with the Closing Disclosure before closing.
When you request multiple estimates, the CFPB says mortgage lender credit checks made within a 45-day window are recorded as a single inquiry on a credit report. That statement should not be expanded to every credit-scoring model or lender process; ask lenders how they handle credit inquiries. Details are in the CFPB’s multiple-estimate credit inquiry guidance.

Keep a simple comparison worksheet with each estimate’s date, quoted rate, loan amount, term, points or credits, and rate-lock status. This makes it easier to spot whether a difference is due to the lender’s pricing or simply to a change in market rates between estimates. A Loan Estimate is based on the information available when it is issued, so tell lenders about changes to the scenario and ask for updated written terms rather than relying on a verbal quote.
What should I compare on a Loan Estimate?
A Loan Estimate is organized across three pages. Page 1 summarizes the loan and estimated payment; page 2 breaks out closing costs and cash to close; page 3 provides comparisons and other loan details. The CFPB explains that comparing these disclosures helps you assess which lender offers the best deal for the loan amount and type you selected. Use the same sections on each estimate rather than comparing only one number.
| Where to look | What to compare | Why it matters |
|---|---|---|
| Page 1: Loan Terms and Projected Payments | Loan amount, interest rate, monthly principal and interest, mortgage insurance, estimated total monthly payment, and whether taxes and insurance are escrowed | These show the stated loan terms and estimated recurring payment. A payment may exclude costs you must pay directly if they are not escrowed. |
| Page 2: Closing Cost Details | Section A origination charges; Section B services the borrower cannot shop for; Section J lender credits; points and other charges | These sections help reveal lender-controlled upfront pricing and credits. Compare totals as well as the individual labels. |
| Page 2: Calculating Cash to Close | Cash required at closing, including down payment and adjustments for deposits, seller credits, and other items | This is a liquidity estimate, not a direct score of the loan’s price. |
| Page 3: Comparisons | “In 5 years” total paid and principal paid; APR; Total Interest Percentage | These provide a common reference for costs and principal reduction, but they are estimates based on stated assumptions. |
| Page 3: Other Considerations | Rate-lock information and possible features such as an adjustable rate, prepayment penalty, balloon payment, or negative amortization | These affect how stable, flexible, or risky the loan may be. |
On page 1, distinguish the principal-and-interest payment from the estimated total monthly payment. The latter may include mortgage insurance and escrowed taxes and insurance. If taxes or insurance are not escrowed, they do not disappear from your budget: you may have to pay them directly, sometimes in larger installments. Check whether the property-cost assumptions are consistent before deciding that one lender has a lower monthly cost.
On page 2, compare lender charges by both category and total. Depending on the lender’s presentation, origination charges may be labeled application, origination, underwriting, processing, verification, or rate-lock fees. Labels can differ, so do not assume that one lender is cheaper just because a fee appears under a different name. Section B identifies services the borrower cannot shop for. For services you can shop for separately, ask which providers you may choose and whether using another provider changes the estimate. Compare the costs that vary by lender without treating every third-party or property-related amount as lender compensation.
Also read the rate-lock information rather than assuming the quoted rate is secured. Confirm whether the rate is locked, how long the lock lasts, and what conditions apply. If it is not locked, ask how the rate could change before closing. A lower quote that is not locked may not be directly comparable with a locked offer.
Is APR or interest rate more important?
Neither number is sufficient on its own. The interest rate is used to calculate interest on the loan and helps determine the principal-and-interest payment. APR reflects the rate plus certain loan costs, so it can help compare offers with similar loan structures and terms. The CFPB explains: “The APR reflects the interest rate, any points, mortgage broker fees, and other charges that you pay to get the loan.” See its explanation of mortgage interest rates and APR.
APR is not a definitive ranking tool across unlike products. It can be misleading when comparing fixed-rate and adjustable-rate mortgages, and it is not the maximum rate on an ARM. Compare the stated interest rate, payment, fees, and loan features together. If one estimate has a much lower APR or rate, ask the lender which fees, points, or assumptions account for the difference.

Page 3 also lists Total Interest Percentage. Use it as another comparative measure alongside APR and the terms of the actual offer, not as a substitute for reviewing upfront charges, payment, or risk. These figures answer different questions: APR incorporates certain costs into an annualized measure, while the interest rate helps determine interest charged on the loan. Neither tells you by itself what you will pay over your personal time horizon.
How do lender credits and points affect mortgage cost?
Points and lender credits shift costs between upfront payment and the interest rate. Points are upfront charges that may lower the rate. Lender credits offset some closing costs and may be paired with a higher rate. The right choice depends on the amount paid or credited, the resulting payment, and how long you expect to keep the loan.
- With points: Compare the extra upfront amount with the monthly savings from the lower rate. If you sell, refinance, or pay off the mortgage before the savings make up the points, paying them may not lower your total cost.
- With lender credits: Compare the cash you save at closing with the added interest cost from any higher rate over your expected time in the loan.
- With a “no closing costs” offer: Ask how the costs are covered. They may be shifted into a higher rate or loan amount; “no closing costs” does not mean borrowing is free.
Do not assume a fee reduction is a net savings until you check whether another charge or the rate increased. The CFPB’s Loan Estimate guide describes the tradeoffs shown in the disclosure.
When weighing points or credits, compare the actual difference between offers: the amount paid or credited at closing, the resulting monthly payment, and the likely time until you sell, refinance, or pay off the loan. A lender credit may be useful if preserving cash at closing matters, even if the offer costs more over a longer period. Conversely, paying points may make sense only if the lower payment has enough time to offset that upfront expense. There is no universally best choice independent of your cash needs and expected time in the loan.
Which mortgage offer is the lowest cost for my time horizon?
The page 3 “In 5 years” comparison lists total payments over five years, including principal paid, and the amount of principal paid during that period. Subtract principal paid from total paid to estimate interest and fees paid during those five years. For example, if an estimate shows $100,000 total paid and $20,000 of principal paid, the difference—$80,000—is the estimated interest and fees paid over that period under the disclosure’s assumptions.
This is a reference point, not a promise or an individualized forecast. The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing; that general observation does not predict how long you will keep yours. If you expect to move or refinance sooner, focus on the costs you are likely to incur before then. If you expect to stay longer, compare the ongoing payment and cost over that longer period, including the effect of points or credits. For an ARM, the five-year estimate assumes rates stay the same, so it does not capture possible future increases.
Use the five-year cost alongside the APR and Total Interest Percentage, not instead of the rest of the offer. A lender’s five-year figure may be lower because of its fees, rate, or assumptions; confirm the assumptions match before treating the difference as a better deal.

The subtraction is useful because part of a payment reduces principal rather than representing interest or fees. It is still an estimate tied to the loan terms and assumptions shown on that disclosure. A lower estimated cost over five years does not automatically settle the choice if you expect a substantially shorter or longer holding period, or if one offer has risk features that do not fit your budget. Compare the figure with your own expected move, refinance, or payoff timing and ask the lender to explain any surprising difference.

Some figures depend on the property, timing, or transaction adjustments rather than the lender’s price for the loan. Taxes, homeowners insurance, prepaid costs, initial escrow funding, deposits, and seller credits can change the estimated monthly payment or cash to close. They still matter to your budget, but they do not necessarily mean one lender is offering a cheaper loan.
- Property taxes and HOA dues: Confirm that estimates use the same tax and association assumptions. A lower projected payment may reflect a lower assumed property cost.
- Escrow: Check whether taxes and insurance are included in the monthly estimate. If not, you may need to pay them directly, sometimes in larger installments.
- Prepaids and initial escrow: These are tied to payment timing and account funding. Ask why estimates differ rather than treating the difference as a lender fee.
- Deposits and seller credits: These affect the cash-to-close calculation but are not reductions in the loan’s interest rate or lender charges.
Ask each lender to explain different assumptions and request a revised estimate if necessary. Separate the lender’s charges from property estimates and transaction adjustments before choosing an offer.
Cash to close is important for planning how much money you need at closing, but it combines more than loan pricing. The down payment is part of the amount you bring, while deposits already paid and seller credits can reduce the remaining cash shown. A seemingly lower figure can therefore reflect a different transaction adjustment rather than a less expensive mortgage. Compare the lender’s charges and loan terms separately, then make sure the cash estimate still works for your finances.
What risks and terms should I check beyond price?
A loan’s lowest estimated cost is only useful if its terms and future payments fit your circumstances. Compare whether the rate is fixed or adjustable, whether it is locked, how long the lock lasts, and what conditions apply. If the rate is not locked, ask how it can change before closing.
For an adjustable-rate mortgage, inspect the adjustment frequency, rate caps, and how the payment could change. Consider whether your budget could absorb a higher payment. Also look for a prepayment penalty, balloon payment, or negative amortization if any are listed. These features can change the cost or consequences of paying off or holding the loan. APR alone does not tell you an ARM’s maximum possible rate.
When comparing fixed and adjustable offers, do not treat a lower initial ARM rate as a guarantee of lower cost for the full time you might own the home. Ask how often the rate can adjust, what caps apply, and what payment changes may result under the terms shown. The five-year comparison for an ARM assumes rates stay the same, so it is not a projection of every possible adjustment. Your ability to absorb a higher future payment is part of the comparison, not an afterthought.

Can I negotiate mortgage closing costs?
Yes. Written Loan Estimates from other lenders give you a concrete basis to ask a preferred lender to explain or improve its offer. The CFPB encourages borrowers to compare offers; it also advises consumers to compare and negotiate loan offers.
- Point to a specific difference, such as origination charges, points, or the rate, and ask what explains it.
- Ask whether the lender can reduce a fee, lower the rate or points, or match a competing offer for the same loan scenario.
- Review the revised estimate as a whole. A lower charge may be offset elsewhere, including through a higher rate.
- Consider execution as well as price: ask whether the lender can still meet your closing date, especially if you are considering a late switch.
Do not compare a revised offer with an older estimate as though both were priced at the same time if rates have moved. Request current written terms and check that the loan features still match.
Be specific about what you want the lender to revisit. For example, ask it to explain why its origination charges or points differ, whether it can improve the rate or match a written competitor offer, and whether a proposed reduction changes credits or other charges. Then compare the new estimate line by line with the prior one. A negotiation is not a win if one fee falls but the rate rises enough to change the overall cost for your expected time in the loan.
What should I check before closing?
Review the Closing Disclosure against the most recent Loan Estimate before signing. The Closing Disclosure generally must be delivered at least three business days before closing. Compare the final loan amount, rate, projected payments, closing costs, lender credits, and cash to close, and ask the lender to explain differences. A Loan Estimate is not a guarantee that every final term will remain unchanged; changes in the application or transaction can affect later disclosures. The CFPB’s Closing Disclosure guidance explains the final disclosure.
Keep the timing rules distinct: the Loan Estimate generally follows an application with the required six pieces of information, while the Closing Disclosure generally arrives at least three business days before closing. If the final figures or terms differ from the latest estimate, ask what changed and whether the explanation involves the loan, property-cost assumptions, or transaction adjustments. Do not rely on an old estimate when reviewing the final documents.

Does the lowest interest rate mean the lowest-cost mortgage?
No. Compare fees, points, lender credits, payment, loan features, and costs over the time you expect to keep the loan.
Is APR or interest rate more important when comparing offers?
Neither is enough on its own. APR reflects the rate and certain loan costs, while the interest rate helps determine interest and principal-and-interest payments. Compare both alongside fees, payment, loan features, and your time horizon. APR can be misleading across unlike products, including fixed-rate and adjustable-rate mortgages.
How do I use the Loan Estimate’s five-year comparison?
Subtract the principal paid in five years from the total paid in five years to estimate interest and fees paid during that period. Treat it as a reference based on the estimate’s assumptions, not a promise; an ARM calculation assumes rates stay the same.
Does “no closing costs” mean a mortgage is free?
No. Costs may be shifted into a higher rate or loan amount. Ask how they are covered and compare the payment and total cost over the time you expect to keep the loan.
Can I negotiate mortgage closing costs?
Yes. Use competing written estimates to ask a lender to explain or improve its rate, points, or fees. Review the entire revised offer because a lower charge may be offset by a higher rate or another cost.
Does a lower cash-to-close estimate mean the loan is cheaper?
Not necessarily. Cash to close includes the down payment and can change with deposits, seller credits, prepaids, and initial escrow funding. Compare lender pricing separately from these transaction and property-related figures.
The Bottom Line
Bottom line: Compare at least three current written offers for the same loan scenario. Weigh the rate, payment, lender-controlled charges, points or credits, risk features, and costs over the time you expect to keep the loan—not just cash to close or one headline number. Ask lenders to explain differences, and check the Closing Disclosure against the latest Loan Estimate before closing.
