Compare mortgage lenders using written Loan Estimates built around the same loan scenario—not headline rates alone. Review each offer’s rate and APR, points and credits, fees, cash to close, payment, loan features, rate-lock terms, eligible closing services, and ability to meet your contract deadline. A lower rate can cost more upfront or come with terms that do not fit your plans.
Start with comparable Loan Estimates
A fair comparison begins with offers based on the same assumptions. Give each lender the same loan amount, down payment, loan program, term, property details, and preference for paying points or receiving lender credits. If you want to see the trade-off, ask for versions with different points or credits rather than comparing estimates built on different choices.

For most covered U.S. mortgage applications, a lender must provide a Loan Estimate after receiving six pieces of information: your name, income, Social Security number (to obtain a credit report), property address, estimated property value, and desired loan amount. The lender generally must send the estimate within three business days. It is not an approval or denial; it describes terms the lender expects to offer if you proceed. Before providing it, the only fee the lender may charge is for obtaining your credit report. See the CFPB’s Loan Estimate guidance and its explanation of application information and timing.

Use one scenario for every lender
- Loan amount, down payment, estimated property value, and property address or comparable property assumptions.
- Loan program and term, such as the same fixed-rate or adjustable-rate option.
- Whether you prefer to pay discount points, take lender credits, or compare both.
- Any other assumptions each lender needs to price the loan consistently.
If an estimate uses a different loan type, down payment, or points-and-credits setup, ask for a revised estimate matching your preferred scenario. CFPB advises borrowers to seek estimates that reflect their choices so the offers can be compared on an apples-to-apples basis. See CFPB guidance on comparing offers and its Loan Estimate explanation.
Keep a copy of each version and note when it was issued. If an offer changes after you supply new information, compare the updated estimate with the earlier one rather than relying on a phone quote or a remembered rate. The written estimate gives you a consistent document to discuss with the lender, while a quote based on different assumptions may not be a meaningful comparison.
Compare the whole cost, not just the rate
Record the figures from each estimate side by side. The interest rate tells you the borrowing rate used to calculate interest; APR incorporates the rate plus certain loan costs and can help compare offers, but it does not replace a close look at fees, cash due, payment, and loan features. Compare the same categories in each estimate.
APR is useful as one comparison point, not a verdict. If offers have different terms, points, credits, or other features, their APRs may reflect different trade-offs. Look back at the individual charges and the actual rate as well. Likewise, a low monthly principal-and-interest figure does not tell you the full payment if taxes, insurance, mortgage insurance, or other recurring costs are not included.
| What to compare | Why it matters |
|---|---|
| Interest rate and APR | The rate affects interest and payment; APR helps reflect certain costs as well as the rate. Neither alone captures every feature or expense. |
| Discount points, origination charges, and lender credits | Points are upfront charges generally used to lower the rate; credits reduce upfront costs and may be paired with a higher rate. |
| Estimated closing costs and cash to close | These show the expected transaction costs and cash you may need at closing. A cost financed into the loan can increase the balance instead of the cash due. |
| Principal-and-interest payment and projected total payment | Check what is included. Taxes, insurance, mortgage insurance, and other recurring charges may affect total payment but are not necessarily included in every figure. |
| Loan amount, term, program, and rate structure | Different terms or fixed versus adjustable structures are not equivalent offers, even if the advertised rates look similar. |
| Prepayment penalty or balloon feature | These terms can affect your options and costs if you pay off, refinance, or reach the end of the loan. |
CFPB’s mortgage shopping checklist likewise calls out term, rate, down payment, payment, program, payment changes, fees, points, costs financed into the loan, settlement services, and prepayment terms.
Understand points, credits, and “no-cost” offers
Points and lender credits are a rate-versus-upfront-cost trade-off. Paying points means spending more at closing in exchange for a lower rate; a lender credit reduces upfront cost but can come with a higher rate. A “no-cost” or “no-closing-cost” loan does not make origination costs disappear. A lender may cover them through a higher rate and credit, or add them to the loan amount. The higher rate can increase payments over time; a larger loan balance increases debt and reduces equity.
To decide whether points make sense, compare the extra upfront amount with the monthly savings under the specific offers. Divide the additional upfront cost by the expected monthly savings to estimate a break-even period, then consider how long you expect to keep the loan. If you sell or refinance before reaching that point, paying more upfront may not pay off. Use the actual figures in your offers; there is no universal break-even period. CFPB explains the points-and-credits trade-off in its offer-comparison guidance.

For example, your comparison should separate the amount due upfront from the monthly savings rather than treating a lower rate as automatically better. Ask each lender to show the rate and charges for the same points-or-credit choice. If you are unsure how long you will keep the loan, compare more than one version and consider how the result changes under different expected holding periods. The calculation is specific to the offers; it is not a general rule that points always pay off or never do.
Make a simple comparison worksheet
Use one row per lender and one column per comparable term. At minimum, write down the offer date, rate, APR, points or credits, lender and origination charges, estimated closing costs, cash to close, principal-and-interest payment, projected total payment, loan term and type, and lock expiration. Add notes about what the projected payment includes, which costs are financed, and any prepayment or balloon terms. This makes it easier to spot when two estimates are not actually pricing the same loan.
For a decision, group the figures into three buckets: upfront cash, ongoing payment and long-term cost or risk. A credit may look attractive in the upfront bucket but carry a higher ongoing rate; paying points may raise upfront cash while lowering the rate. An adjustable rate can change future payments, while an early payoff or refinance may affect whether an upfront charge was worthwhile. Reviewing all three buckets keeps one favorable figure from obscuring the trade-off.
Check loan features and future payment risk
A low initial payment can conceal a loan structure that changes later. Confirm the program and term, whether the rate is fixed or adjustable, how principal is repaid, and whether prepayment or balloon terms apply. Compare loans that match your plans rather than treating the lowest initial payment as the best offer.
If you are considering an adjustable-rate loan
Ask for the initial fixed-rate period, adjustment schedule, index and margin, periodic and lifetime rate caps, and the highest possible payment under the loan terms. Find out whether the rate and payment can fall when market rates fall, and when either can rise. The CFPB shopping checklist specifically recommends asking whether payments can change, how high they can go, and whether rates can fall. See CFPB’s checklist.
Do not compare an adjustable-rate offer with a fixed-rate offer by looking only at the starting payment. The initial period, adjustment timing, caps and maximum possible payment are part of the offer’s shape. Ask the lender to explain those terms in writing and consider whether a possible future payment change fits your budget. A fixed rate, too, should be compared on its stated term, cost and other features—not assumed to be best for every borrower.
Compare rate locks against your closing calendar
A Loan Estimate indicates whether the rate is locked and, if so, the lock’s expiration date. A lock is not a blanket guarantee that every term can never change: conditions and changes to the application can matter. Ask each lender about the same lock period and how the proposed expiration fits your purchase contract.

- What does it mean if I lock my rate today?
- What rate lock time frame does this Loan Estimate provide?
- Is a shorter or longer rate lock available, and at what cost?
- What if my closing is delayed and the rate lock expires?
- If I lock my rate, are there any conditions under which my rate could still change?
Ask what an extension costs and what happens if closing slips past expiration. Changes such as a different loan amount, credit score, or verified income can affect rate and terms. An extension may be costly, while a lock can also keep you from receiving better market pricing if rates fall. These are lender-specific terms to verify, not assumptions about every lender. CFPB’s home loan toolkit and Loan Estimate guidance outlines the questions to ask.

The relevant comparison is not simply which lender offers the longest lock; it is the lock’s duration and conditions, any extension cost, and whether the lender expects to complete approval before the scheduled closing. If the dates do not line up, ask what options are available and what each would cost.
Assess the lender or broker and the closing process
A lender is a financial institution that makes a direct loan. A broker does not lend money; a broker can help find lenders or loans and is paid a loan-specific fee for services. Some institutions operate as both. Ask whether a broker is involved and how that party is compensated, then compare the written terms, rates, and fees whether you are working with a broker or a direct lender. See CFPB’s explanation of lenders and brokers.
The written offer cannot tell you everything about execution. Ask who will handle your file, which documents remain outstanding, when underwriting is expected to finish, how changes will be communicated, and whether the lender expects to complete approval before closing. Match that schedule to your contract and lock expiration. These are practical questions, not a standardized service-quality score; no single process answer proves that one lender is better for every borrower. CFPB’s closing guidance prompts borrowers to consider timing and the rate lock.
When you ask about the process, focus on concrete next steps: what documentation is still needed, who will request it, and how you will be told if the timeline or terms change. Ask when underwriting is expected to finish, but treat that as an estimate rather than a guarantee. A clear explanation of the process can help you assess whether the lender’s proposed schedule fits your contract; it does not replace a comparison of the written costs and loan terms.
Whether you work with a broker or directly with a lender, shop around. The relationship does not make the cost comparison unnecessary. Ask how a broker is compensated and compare the resulting written Loan Estimates, including their fees and features, rather than assuming that one channel will always be cheaper or better.
Shop the closing services you are allowed to choose
Some settlement services may be shopped for separately. On page 2 of the Loan Estimate, review section C and the written provider list the lender must give with the estimate. Compare the total price for the same service, along with provider reputation and the requirements in your state. A lender’s recommended provider may be an affiliate and may not have been selected for the lowest cost or best service. See CFPB guidance on closing services.

Use the estimate and provider list to identify which services are available for you to shop; do not assume every settlement charge can be moved to a different provider. When comparing options, compare the bottom-line price for the same service and consider reputation as well. State practices and disclosure details can differ, so confirm what applies locally. A recommendation from the lender is not proof that the provider is the least expensive or the best fit.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Use competing offers to negotiate, then verify revisions
If you prefer one lender but another has a stronger written offer, ask whether the preferred lender can match or improve it. Be specific about which terms you want changed—rate, points or credits, fees, or lock conditions—and request an updated Loan Estimate reflecting the same scenario. Other estimates can help you understand options and discuss a more suitable offer; they are not a guarantee that a lender will match another price. CFPB describes this use of competing estimates in its comparison guidance.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteWhen a revised Loan Estimate arrives, compare it with the earlier version and ask what changed. CFPB identifies a low appraisal, difficulty documenting irregular income, a changed loan type or down payment, or requesting a rate lock after the initial estimate as examples of circumstances that can lead to revised costs. Lenders may revise costs when they discover new or different information; deliberate underestimation is illegal. Ask these questions if the revision is unclear:
- Can you explain why I received a new Loan Estimate?
- How is my loan different from what I was originally expecting?
- How does this change my loan amount, interest rate, monthly payment, other loan features, and cash to close?
Before closing, compare the Closing Disclosure with the Loan Estimate. If the rate or fees differ, ask for a specific explanation. A rate lock ordinarily protects the rate and points subject to its conditions, but important application changes can be exceptions; ask the lender to explain any changed locked rate. CFPB details revised estimates and the final disclosure in its closing guidance.
When you negotiate, compare like with like: the same loan amount, program, term, down payment, and points-or-credits setup. If a lender responds with a lower rate but changes the points or credits, or quotes a different lock, ask for a version matching the other offer before deciding. Then review the revised Loan Estimate itself; a verbal assurance is not a substitute for seeing how the terms and expected cash to close appear on the disclosure.

- Cash at closing: Can you comfortably cover the estimated cash to close, including any points?
- Expected time in the loan: Does the upfront cost of points make sense over the period you expect to keep the mortgage?
- Payment stability: Is the payment fixed, or can it adjust beyond the initial period? Can you manage the maximum possible payment?
- Flexibility: Do prepayment, balloon, or other terms fit your plans to sell, pay down, or refinance?
- Closing certainty: Does the lock and expected processing schedule fit your contract deadline?
- Service choices: Have you compared the providers you can shop for and checked their reputation?
- Communication and documentation: Do you understand what is still needed and how the lender will explain changes?
There is no universal winner based on a single number. The suitable offer is the one whose complete cost, loan structure, timing, and conditions fit your situation.

Frequently Asked Questions
What information do I need to receive a Loan Estimate?
For most covered applications, the lender needs your name, income, Social Security number for a credit report, property address, estimated property value, and desired loan amount. The lender generally must send a Loan Estimate within three business days after receiving those six items. Before providing it, the only fee it may charge is for obtaining your credit report.
Should I compare mortgage lenders by interest rate or APR?
Compare both, along with points, credits, fees, cash to close, payment, and loan features. APR incorporates the rate plus certain loan costs, but it does not capture every expense or feature. Offers should use the same loan scenario and points-or-credit assumptions to be meaningfully compared.
How do I know whether paying mortgage points is worth it?
Compare the additional upfront cost with the monthly savings under the specific offers, then estimate how long it takes for those savings to offset the cost. Consider how long you expect to keep the loan; if you sell or refinance before the break-even point, paying more upfront may not pay off. There is no universal break-even period.

Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →What should I ask about a mortgage rate lock?
Ask what locking means, the lock period and expiration date, whether a shorter or longer lock is available and at what cost, what happens if closing is delayed, and whether conditions could still change the rate. Also ask what an extension costs and how application changes may affect the rate or terms.
Can I negotiate with a mortgage lender using another lender’s offer?
Yes. You can ask a preferred lender whether it can match or improve a competing written offer. Keep the scenarios comparable and be specific about the rate, points or credits, fees, or lock terms you want reviewed. A lender is not guaranteed to match another offer, so request an updated Loan Estimate and compare the written terms.
What should I do if a revised Loan Estimate has different terms or costs?
Compare it with the earlier estimate and ask why it changed, how the loan differs from what you expected, and what changed in the amount, rate, payment, features, or cash to close. Changes can follow new information, such as a low appraisal, difficulty documenting irregular income, a changed loan type or down payment, or a rate-lock request after the initial estimate. Also compare the Closing Disclosure with the Loan Estimate and ask for an explanation of differences.
The Bottom Line
Compare written Loan Estimates based on the same loan scenario, then weigh the rate alongside APR, upfront charges, payment, loan features, lock terms, shop-able services, and the lender’s ability to meet your timeline. Ask questions when terms change, and choose the offer whose full cost and conditions fit your plans—not simply the one with the lowest advertised rate.
