How to Compare Closing Costs When Buying a Home

Compare Loan Estimates on the same loan scenario, assess rates and fees together, shop eligible closing services, and reconcile the final Closing Disclosure.

Compare at least two Loan Estimates built around the same loan and borrower scenario, then weigh the interest rate, lender fees, shoppable services, lender credits and cash to close together. A lower estimated total is not automatically the better offer: taxes, prepaid expenses and escrow assumptions can differ for reasons unrelated to lender pricing.

Start with comparable Loan Estimates

Ask more than one lender for a Loan Estimate using the same loan amount, mortgage type, property, down payment and borrower details. The CFPB says you do not need a signed purchase agreement to request one: request and review a Loan Estimate.

Loan Estimates are standardized, but the issue dates matter because rates can change. If one estimate is dated later than another, ask each lender to explain whether the difference reflects rate timing or a different price for the loan. A useful comparison depends on holding the scenario as constant as possible.

Compare the loan, not just the upfront total

Review the interest rate and points alongside the estimated monthly payment, including mortgage insurance if applicable. Also check lender credits and the Loan Estimate’s “In 5 years” comparison. The CFPB recommends looking at the five-year cost of interest and fees as one way to compare offers; it is a comparison aid, not a prediction about how long you will keep the mortgage.

Discount points are an upfront charge paid in exchange for a lower rate. A points-heavy offer may make sense for someone who keeps the loan long enough for the lower rate to offset the upfront cost, but the best choice depends on the rate difference, points charged and expected time in the home. Compare those together rather than treating the lowest rate or lowest closing-cost figure as the winner.

Lender credits reduce closing costs and are typically paired with a higher interest rate. “No closing costs” does not mean the costs disappear: an offer may shift them into a higher rate through credits or add costs to the loan balance. Compare both the cash needed up front and the cost of borrowing over time. The CFPB’s guide to comparing Loan Estimates explains the standardized sections and comparison figures.

Separate lender-controlled charges from other estimates

Use the Loan Estimate sections to identify where offers differ. Compare total charges, not only individual fee labels, because lenders may itemize origination costs differently.

Loan Estimate section What to compare
Section A: Origination Charges Total lender origination charges; compare the overall amount even if fee names or itemization differ.
Section B: Services You Cannot Shop For Charges for required services where the lender does not let you choose the provider.
Section C: Services You Can Shop For Eligible services you may source from a provider you choose, including some title and settlement services.
Section J: Lender Credits Credits that offset closing costs, considered together with the interest rate.

Taxes and government fees, prepaid interest or insurance, and initial escrow deposits can vary with location, timing and assumptions. These amounts are not all measures of lender competitiveness. If one lender’s estimate is materially different, ask what assumption produced the figure and reconcile it rather than assuming the smaller number is the better deal.

Shop for services you are allowed to choose

Ask the lender which providers you may select and review its provider list. Title services can include title insurance, a title search and closing-agent charges, though the exact services and presentation depend on location and local practice. Request itemized quotes from eligible providers and compare the combined total for the relevant services.

Title paperwork may group or label charges differently from the Loan Estimate or Closing Disclosure, and state rules affect local practices. Compare the underlying services and bottom-line total instead of treating different formatting as proof of an overcharge. The CFPB explains which required mortgage closing services you can shop for and says shopping around could save as much as $500 on title services. That is a possible saving cited by the CFPB, not a typical or guaranteed result for an individual buyer.

Keep closing costs separate from cash to close

Total closing costs are upfront loan and transaction costs, excluding the down payment. Cash to close is the amount you need to bring after accounting for the down payment, deposits already made, seller credits and other adjustments. Compare both figures: closing costs help show transaction expenses, while cash to close is the more direct measure of the funds needed at closing. The CFPB’s Closing Disclosure guide explains the final figures.

Check the Closing Disclosure before signing

Compare the Closing Disclosure with your most recent Loan Estimate. Verify that any services you selected use the providers and prices agreed, review changes in total costs and cash to close, and ask the lender to explain significant differences. The CFPB’s home-loan toolkit says the official Closing Disclosure should generally arrive at least three days before closing; use that time to raise unexplained changes.

Use competing estimates to negotiate, with the deadline in mind

Once you have competing Loan Estimates, ask a lender to match or explain a charge or offer. Do this promptly after signing a purchase contract: a lender change late in the process can put the closing date at risk. Before switching, confirm the new lender can meet the transaction timeline.

Know when these disclosures may differ

This guidance applies to the U.S. mortgage process described by the CFPB and to most mortgages covered by its materials. Some products—including reverse mortgages, HELOCs, certain manufactured-housing loans and some subordinate homebuyer-assistance loans—may use different disclosures. Local title practices also vary, so ask the lender or closing professional how a charge is handled in your state.
