Use housing and interest-rate trends to frame demand scenarios—not to predict which building-products stock will rise. A useful comparison starts with what each company sells and which construction markets it serves, then checks housing indicators against company-reported volumes, pricing, costs and financial resilience. Evaluate valuation separately using consistent, current company data.
Read housing indicators as stages, not interchangeable signals
The U.S. Census Bureau’s New Residential Construction program tracks units authorized by permits, started, under construction and completed. Each measure describes a different point in the building pipeline:

Keep the housing type visible, too. Single-family and multifamily construction can move differently; an aggregate starts figure can conceal those shifts. Census’s monthly figures are subject to revision, so note the release month rather than treating one reading as a permanent trend.

That is a snapshot of the pace at that time, not a count of homes completed in August or a company-specific demand forecast.

Map each company to the construction markets it serves
Before comparing stock performance or results, identify the products a company sells, its customers and the end markets those sales depend on. Separate exposure to new single-family construction from multifamily projects, repair and remodeling, and nonresidential construction. A national housing-starts number may be useful context for a residential supplier but less informative for a company with meaningful exposure to renovation or commercial building.
Issuer disclosures can offer clues to those differences, but the examples available here do not constitute a comprehensive peer ranking. Louisiana-Pacific says it monitors housing starts because they correlate with demand for many of its products. Builders FirstSource’s 2025 Form 10-K cited a Home Improvement Research Institute forecast, published in September 2025, that professional repair-and-remodel sales would grow 2.9% in 2026 versus 2025. That was a forecast for a specific market segment, not a reported 2026 result or a forecast for the entire housing market.

Worthington’s fiscal 2026 annual-report material cited May 2026 U.S. starts down 8.7% year over year to a 1.2 million annualized rate, permits at an 886,000 annualized rate, and a NAHB/Wells Fargo Housing Market Index reading of 37. These are figures reported in the company’s filing for that reference period; they should not be presented as independently verified readings from the originating publishers.

Put mortgage rates in the context of affordability and inventory
Mortgage rates affect the financing environment for home buyers, but a rate change alone does not establish how much building-product demand will change. The Federal Reserve’s July 2026 Monetary Policy Report said the prevailing 30-year fixed mortgage rate was 6.4% through July 1, 2026. It also said most outstanding mortgages had rates below 4% and described high inventories of unsold homes as weighing on single-family starts.

Those conditions help explain why the headline mortgage rate is only one part of the picture. A homeowner with a low-rate existing mortgage may be less inclined to move, while unsold-home inventory can affect builders’ decisions to start new single-family projects. For a stock comparison, track rates alongside sales, inventory and the housing type relevant to the company; do not attribute an exact change in a supplier’s demand to rates unless company evidence supports that link.
Check macro signals against company results
A broad housing indicator is a context check, not a substitute for issuer disclosures. For each company, look for reported segment volumes, price and product mix, orders or backlog where disclosed, and management’s discussion of demand. Confirm whether a figure is measured in units, dollars or product-specific volume, what period it covers, and whether it is seasonally adjusted.

Do not assume similarly named measures are directly comparable. Louisiana-Pacific has cautioned that companies may present housing-start data differently. Compare each issuer’s definition and method before using its reported housing measure alongside a peer’s. If company sales rise while starts fall, for example, investigate whether price, product mix, market share or non-housing demand could explain the difference instead of treating either figure as proof that the other is wrong.
Compare costs and financial resilience alongside demand
More construction activity does not automatically mean higher earnings. Materials costs, pricing power and operating costs can offset higher volumes or squeeze margins. Worthington’s fiscal 2026 report identifies steel and aluminum cost changes as relevant to its operating costs, illustrating why commodity exposure belongs in the comparison.

For each issuer, examine whether it discusses passing input-cost changes through to customers and how price and mix affect sales and margins. Then compare operating margins, cash generation, debt and liquidity using the latest filings and the same reporting periods where possible. The figures cited here do not provide a complete, current peer comparison of those measures, so they are not enough to determine which company is more financially resilient.
Use a consistent comparison process
- Define the peer set. List the companies you intend to compare and the products, customers and construction markets each serves.
- Separate end markets. Record exposure to new single-family, multifamily, repair-and-remodel and nonresidential work; do not treat one national starts figure as equally relevant to every issuer.
- Choose the matching indicators. Track permits, starts and completions by housing type where available, and note each measure’s period, annualization and seasonal adjustment.
- Add financing context. Consider mortgage rates with sales, unsold-home inventory and the low-rate mortgages already held by homeowners.
- Test the signal in filings. Compare each company’s disclosed volume, price/mix, orders or backlog and demand commentary with the relevant macro trend, checking how the company defines its measures.
- Assess earnings sensitivity. Compare commodity exposure, cost pass-through, margins, cash flow, debt and liquidity across a comparable reporting period.
- Evaluate valuation last. Use the same valuation measure, date, accounting basis and denominator for every peer. Housing data alone cannot show that a stock is cheap, expensive or likely to outperform.
Keep the demand case separate from the stock case
Housing and rate trends can help frame possible demand conditions, but they do not establish a stock ranking or expected return. The evidence summarized here does not provide current comparable valuation multiples, balance-sheet measures or return comparisons. Treat a housing-led investment idea as a scenario to test against each company’s operating results and financial position, not as a forecast that higher starts—or lower rates—will automatically lift every building-products stock.
