How to Calculate Your Home Equity and Borrowing Power

Estimate home equity by subtracting all current home-secured debt from your home's estimated value. Then learn how lender LTV limits, underwriting, and loan terms determine what you may actually borrow.

To estimate your home equity, subtract the current balances of all loans secured by your home from a reasonable estimate of its current value. That figure is not the amount a lender will let you borrow: a lender uses its own property valuation, loan-to-value limits, and underwriting rules to determine whether—and how much—it will offer.

The calculation below gives you a useful starting point for a U.S. home equity loan or home equity line of credit (HELOC), not a property appraisal, preapproval, or promise of available cash.

Calculate your estimated home equity

Use this formula:

Approximate home equity = estimated current home value − outstanding balances of loans secured by the home

Home equity is the portion of the home’s value that is not represented by secured debt. The Consumer Financial Protection Bureau (CFPB) describes it as the home’s value minus what you owe on the mortgage. For a borrowing estimate, include other outstanding home-secured loans or liens as well: they also have a claim against the property.

Use current balances, not original loan amounts

Check current statements or account information for the amounts still owed. Do not subtract what you originally borrowed if the balance has since changed. Include the first mortgage and any other loan or credit balance secured by the home. A lien matters because a creditor with a claim against the property affects what may be available to secure additional borrowing.

Make a simple list before doing the arithmetic. Record the current first-mortgage balance, each home equity loan balance, and any other debt secured by the property. If two people own the home, the calculation concerns the property and its secured debts, not just one owner’s personal estimate. Use balances that are current when you make the estimate, then expect a lender to verify them during an application.

Work through an example

Suppose your estimated current home value is $400,000 and your current mortgage balance is $250,000. Subtracting the mortgage balance gives estimated equity of $150,000. If you also owe $20,000 on another loan secured by the property, the estimate after those secured balances is $130,000:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • $400,000 estimated home value − $250,000 mortgage balance = $150,000
  • $150,000 − $20,000 other home-secured debt = $130,000 approximate equity after secured balances

The $130,000 is an arithmetic estimate of the value remaining after those debts. It is not an appraisal, an underwriting result, or a commitment that you can withdraw $130,000. The value estimate may differ from the valuation a lender accepts, and lending limits and borrower qualifications still apply.

What if the numbers change?

Equity is not fixed. If the accepted value rises while your loan balances fall, the estimate increases. If the value falls or you take on another lien, it decreases. If secured balances are greater than the estimated value, the subtraction produces negative equity; that result does not create borrowing capacity. Recalculate when you are comparing offers because the lender may use a different value or a more recent balance than the figures in your worksheet.

Build a defensible value estimate

An online home-value estimate can be a planning input, but it is not necessarily the figure a lender will use. A lender may obtain its own valuation or appraisal and apply property requirements. Differences can result from market changes, the home’s condition, comparable sales, or the valuation method. Keep documentation for the estimate you used, but treat it as a range for planning rather than a guaranteed number.

Why equity is not the same as borrowing power

Equity estimates your stake in the property; borrowing power is the amount a lender may approve under its product rules and its assessment of your finances and property. The CFPB explains that lenders use loan-to-value (LTV) to help determine how much they may lend and what interest rate to offer. For an existing mortgage plus a proposed home equity loan or HELOC, the lender may consider the combined secured debt against the home’s accepted value.

LTV compares debt secured by a property with the property’s value. A lender may look at the first mortgage and the proposed new balance together, rather than considering the new loan in isolation. A lower LTV can affect both eligibility and pricing, but each lender sets its own limits and underwriting standards.

There is no one percentage you can multiply by your home’s estimated value to get a guaranteed borrowing limit. The permitted LTV or combined loan-to-value limit depends on the lender, product, borrower, and property. Use this sequence to make a screening estimate rather than treating equity as cash available to borrow:

  1. Estimate the current property value. Use a defensible estimate for planning, but expect the lender to determine what valuation it will accept.
  2. Add all current home-secured balances. Include your mortgage and any other loans or liens secured by the property.
  3. Ask about the lender’s limit. Find out what maximum combined loan-to-value applies to the specific product and your circumstances.
  4. Apply the limit to the accepted value. Multiply the value the lender accepts by its limit, then subtract existing secured balances. The result is a preliminary estimate of possible additional secured credit, not an offer or approval.
  5. Check the rest of the terms and qualifications. Credit, income, repayment ability, occupancy, property requirements, fees, and minimums can affect approval and the amount offered.

For example, if a lender tells you its product allows a particular combined-LTV limit, you could multiply that limit by the lender’s accepted value and subtract your verified secured balances. That calculation is useful for screening only. It does not account for every underwriting decision, and you should not substitute a limit from one lender for another lender’s rule.

The CFPB’s HELOC booklet explains LTV in the context of home equity borrowing. A lender’s actual decision is not captured by the simple arithmetic alone.

What a lender may review beyond LTV

Expect questions about credit, income, repayment ability, occupancy, and the property itself. The lender may also set product-specific fees, minimum balances, minimum advances, or other conditions. Your estimate can therefore be mathematically positive while the requested amount is reduced, priced differently, or declined. Ask which items are requirements and which are factors that influence the offer.

What can change the estimate or access to a line

Your estimate can change if the property’s value changes or the amount owed changes. A lower property value can reduce the equity available to support borrowing. The CFPB also notes that a HELOC lender may stop further draws if the home’s value falls significantly or if a change in the borrower’s financial circumstances leads the lender to doubt the borrower’s ability to make payments. The conditions for restricting access depend on the plan; review its terms rather than assuming an approved credit line will always remain fully drawable.

Ask whether the agreement permits a freeze or reduction, what events trigger it, and how you would make payments on an amount already borrowed. A credit limit is not the same as money already advanced, and the ability to draw can change under the plan.

Choose between a home equity loan and a HELOC

Both products use the home as collateral, but they deliver money and structure repayment differently. If you already have a mortgage, either is generally an additional mortgage and payment obligation. The CFPB’s explanations of a home equity loan versus a HELOC and of how a HELOC works describe the basic distinctions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Feature Home equity loan HELOC
How you receive funds Usually a specified amount paid as a lump sum. A credit line you can draw from as needed, up to its limit, during the draw period.
Rate and payment pattern The rate may be fixed or adjustable; the CFPB says it is usually fixed. The rate is usually variable, so payments can change with the rate and the amount outstanding.
Repayment structure A separate loan payment in addition to any first-mortgage payment. After the draw period ends, repayment begins. Payments may rise substantially; some plans may require a large payment or the balance at once.
Terms to compare Rate and APR, upfront fees, total cost, and whether the payment is affordable. Rate index and margin, adjustment terms, fees and minimums, draw and repayment periods, minimum payment, and the risk of payment increases.
Collateral risk The home may be foreclosed upon if you do not repay. The home is at risk if you cannot repay, and access to future draws may be restricted under plan conditions.

When the loan structure may fit

A lump-sum home equity loan can suit a borrower who needs a defined amount at one time and wants to evaluate a scheduled loan payment. The rate may be fixed or adjustable, so confirm which applies to the offer rather than assuming every loan has a fixed rate. Compare the annual percentage rate (APR), fees, total cost, and payment against your budget and any existing mortgage payment.

Ask whether the quoted payment includes all required charges, how long the repayment lasts, and whether the rate can change. A lower advertised rate may not mean a lower total cost if fees or a longer repayment period apply. Request the terms in writing so you can compare the same loan amount and repayment horizon across lenders.

When the credit-line structure may fit

A HELOC gives access to a line of credit that can be drawn on during the plan’s draw period. That flexibility comes with terms to understand before borrowing: the rate is usually variable, payment amounts can change, and the end of the draw period changes the repayment phase. Ask for the exact dates, minimum payment calculation, and a payment illustration under changing rates. CFPB guidance notes that repayment payments can be significantly higher and, for some plans, the balance may become due at once.

Do not assume you will have the same payment throughout the life of the line. Ask how the index and margin determine the rate, how often the rate may adjust, whether there is a floor or ceiling, and how payments are recalculated. Also ask whether the plan has a minimum draw, minimum balance, annual fee, or required initial advance. The CFPB gives an illustrative example of a 10-year draw period and a $300 minimum draw; those figures are examples, not universal terms.

Compare offers and check the risks before borrowing

A home equity loan or HELOC is secured by your home. Falling behind can put the property at risk of foreclosure. The CFPB states on its HELOC guidance page, last reviewed August 28, 2026, that if you fall behind or cannot repay the loan on schedule, you could lose your home. Consider that risk alongside the borrowing benefit, not only the size of the estimated equity.

  • Do not base a decision only on an online value estimate or equity subtraction. A lender’s valuation and underwriting determine the actual offer, and LTV can affect both the amount and pricing.
  • Compare total cost, not just the advertised rate or initial payment. Review APR or rate structure, upfront and ongoing fees, minimum borrowing or balance requirements, repayment period, and the payment amount.
  • Ask about required advances and minimums. Some HELOC plans impose fees, require a minimum amount to borrow, or require an initial advance. These conditions can affect whether a line is suitable even if you do not need the full amount immediately.
  • For a HELOC, map the transition from draws to repayment. Confirm when the draw period ends, when principal repayment starts, whether the rate can adjust, and whether a balloon or full-balance payment could be due.
  • Stress-test affordability. Consider whether you could manage the payment if the rate changes or the repayment phase increases what you owe each month. Include the existing first-mortgage payment in that test.
  • Ask what happens if value or finances change. Confirm whether the lender may freeze or reduce future draws and how payments continue on amounts already borrowed.
  • Get help if the current mortgage is already difficult to pay. The CFPB advises speaking with a housing counselor before taking on a home equity loan or HELOC when existing mortgage payments are a struggle.

Questions to put to every lender

  • What property valuation will you accept, and who pays for it?
  • What maximum combined LTV applies to this product and my circumstances?
  • What are the interest rate, APR, index, margin, and adjustment rules?
  • Which upfront, annual, transaction, or other ongoing fees apply?
  • Is there a minimum initial advance, minimum draw, or minimum outstanding balance?
  • For a HELOC, when exactly do draws end and repayment begin?
  • How is the minimum payment calculated during each phase?
  • Could a large or full-balance payment become due, and under what circumstances?
  • Can the credit line be frozen or reduced if the value or my financial circumstances change?

A practical decision sequence

  1. Calculate your approximate equity. Subtract all current home-secured balances from your estimated current home value.
  2. Document your inputs. Save the date and basis for your value estimate and gather current statements showing each secured balance.
  3. Separate the equity estimate from a borrowing estimate. Ask prospective lenders for their product-specific combined LTV limit, accepted valuation process, borrower criteria, fees, and minimums.
  4. Decide how you need the money. A defined lump sum and a reusable draw line work differently; match the structure to the timing and certainty of your need.
  5. Compare the repayment obligations. For a loan, examine the payment and rate structure. For a HELOC, examine variable-rate terms and what happens when the draw period ends.
  6. Run a higher-payment scenario. Test the budget with a higher variable rate or the larger payment that may begin after the draw period. Include your first-mortgage payment and other obligations.
  7. Review restrictions and costs. Check minimums, required advances, fees, draw restrictions, and any potential balloon or full-balance payment.
  8. Proceed only if the payment risk is manageable. The home secures the debt, so an estimate of available equity cannot substitute for a realistic repayment plan.

Does home equity equal the cash I can take out?

No. Equity is an estimate of the value remaining after secured debt. A lender applies combined-LTV limits, valuation rules, credit and income standards, property requirements, fees, and repayment-ability criteria before deciding how much additional credit, if any, to offer.

How much can I borrow against my home?

There is no universal percentage that guarantees an answer. Ask each lender for its maximum combined-LTV limit, apply that limit to the value it accepts, and subtract existing secured balances for a preliminary screening estimate. The lender’s underwriting decision controls the final amount.

What is the difference between a home equity loan and a HELOC?

A home equity loan usually provides a specified lump sum and a separate repayment obligation. A HELOC is open-end credit that you draw as needed during a draw period, usually at a variable rate, followed by a repayment period. Either product generally adds a payment when you already have a first mortgage.

Can a HELOC lender stop me from drawing?

Potentially. The CFPB says a lender may stop further draws if the home’s value falls significantly or if a change in your finances causes the lender to doubt your ability to make payments. Read the plan for the conditions and ask how an existing balance must be repaid if access is restricted.

Why might my HELOC payment rise?

HELOC rates are usually variable, so a rate change can increase the payment. Payment amounts can also rise when the draw period ends and principal repayment begins. Some plans may require a large payment or the entire balance at once, so obtain the schedule and payment illustrations before borrowing.

Are online home-value estimates enough to apply?

They can help you plan, but they do not determine the lender’s accepted value. The lender may order or obtain its own valuation and then apply its LTV and property standards. Treat an online estimate as a starting range, not a promise of borrowing capacity.

What should I do if my mortgage payment is already hard to afford?

Consider speaking with a housing counselor before adding a home equity loan or HELOC. Taking on debt secured by the home can increase the risk of foreclosure if payments become unaffordable.

What if my mortgage payment is already difficult?

Consider speaking with a housing counselor before taking on a home equity loan or HELOC, because the home secures the additional debt.

The Bottom Line

Start with estimated current value minus all current home-secured balances to approximate your equity. Then keep that number separate from borrowing power: lenders apply their own valuation, combined-LTV limit, underwriting, fees, and product terms. Compare a lump-sum home equity loan with a usually variable-rate HELOC by looking at total cost, payment changes, draw and repayment periods, minimums, and any balloon or full-balance risk. Because your home is collateral, borrow only when the repayment obligation remains affordable under less favorable scenarios.
