Calculate your EMI twice: first using the loan’s outstanding principal, remaining instalments and all-in interest rate before the reset; then using the same principal and instalment count with the revised all-in rate. The difference is the estimated monthly EMI increase if the lender keeps the remaining term unchanged. A repo-rate announcement alone does not determine your new EMI: your loan’s benchmark, spread and contractual reset date do.
What you need for the calculation
Use the figures that apply when the lender resets your loan, not the details from when you first borrowed. Gather these from your latest loan statement, lender notice or revised amortization schedule:
As an Amazon Associate I earn from qualifying purchases.
- Outstanding principal: the balance still owed on the reset date.
- Remaining instalments: how many monthly payments are left at that point.
- Old all-in annual loan rate: the rate charged immediately before repricing.
- Revised all-in annual loan rate: the rate the lender will charge after repricing.
- Payment approach: whether the lender will raise the EMI, extend the term, or use a combination.
The all-in loan rate means the rate actually applied to your loan after the relevant benchmark and lender spread or markup are taken into account. Do not substitute the RBI repo rate for your loan rate unless your contract and lender’s notice establish that the loan is linked to it and show the resulting revised rate.

The outstanding principal represents the amount still being financed; the number of instalments represents how long it remains financed; and the two annual rates let you isolate the rate change. If your statement shows a balance on a date before the reset, it may not be the reset-date balance: scheduled payments, and the timing of the reset, can affect the figure used. Ask the lender which balance and effective date its revised schedule uses.

Do not use the original sanctioned amount simply because it is easy to find. A home loan is repaid over time, so the amount outstanding after several years is generally not the amount borrowed at the beginning. Likewise, use the remaining months rather than the original loan tenure. The calculation is only as useful as its inputs; a precise formula applied to an outdated balance or an assumed rate will still give the wrong estimate.
Use the EMI formula
For a standard monthly reducing-balance loan, the EMI is:
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- P is the outstanding principal at reset.
- r is the monthly interest rate expressed as a decimal: annual rate ÷ 12 ÷ 100.
- n is the number of monthly instalments remaining.
For example, an annual rate of 9% becomes a monthly rate of 0.09 ÷ 12, or 0.0075. Put the annual rate in percentage form in the formula’s conversion; do not enter 9 as though it were a decimal rate.

Repair common Windows errors and clear accumulated junk for a smoother, more stable PC - no reinstall needed.Free scan · no reinstallThe formula describes a monthly reducing-balance repayment: interest is charged against the balance outstanding, and each scheduled payment covers interest and repays some principal. It is a standard amortization calculation, not a formula issued by the Reserve Bank of India. It provides an estimate for the assumptions entered; a lender’s actual schedule may reflect its own rounding, reset timing and contract terms.
When using a calculator, check whether it asks for an annual nominal rate or a monthly rate. If you enter a monthly rate, enter the decimal value after dividing the annual percentage rate by 12 and 100. If the tool asks for a percentage, follow its input convention rather than converting twice. Use months for the term if the calculation is monthly: 20 years is 240 monthly instalments, and 15 years is 180.
Calculate the increase step by step
- Fix the calculation date. Use the balance and remaining instalments applicable when the revised rate takes effect, based on the lender’s reset date.
- Calculate the old-rate EMI. Insert the reset-date principal, old annual rate converted to a monthly decimal, and remaining instalments in the formula.
- Calculate the revised-rate EMI. Keep the principal and instalment count unchanged, and replace only the annual rate with the lender’s revised all-in rate.
- Subtract the results. Revised-rate EMI minus old-rate EMI is the estimated monthly increase for the same remaining term.
- Check the lender’s repayment approach. If the lender plans to keep the EMI unchanged and lengthen the term, calculate that separately; it is not represented by the fixed-term EMI difference.
A spreadsheet can perform the same calculation. In Excel or a compatible spreadsheet, a common format is =-PMT(annual_rate/12, remaining_months, outstanding_principal). For instance, use the annual rate as a percentage such as 8.5%, rather than the whole number 8.5. The negative sign displays the payment as a positive amount when the principal is entered as a positive value.
For a fair before-and-after comparison, keep the reset-date principal and remaining instalments identical in both calculations. Change only the rate. If you also reduce the principal through a prepayment, change the term, or model a different payment arrangement, you will be measuring several changes at once rather than the rate’s effect by itself. You can still compare those options, but label them as separate scenarios.

Before treating the result as your new bill, compare it with the lender’s communication. Confirm that the rate is effective on the date you used, the balance and remaining instalment count match the lender’s calculation, and the lender intends to change the EMI rather than the term. If the lender provides a revised amortization schedule, use it to check the payment amount and repayment horizon.
Worked example: a 0.5 percentage-point increase
Suppose the outstanding balance on the reset date is ₹50,00,000, 240 monthly instalments (20 years) remain, and the lender’s all-in annual rate changes from 8.5% to 9.0%. The EMI estimate is:
| Scenario | Annual loan rate | Monthly rate used | Remaining instalments | Approximate EMI |
|---|---|---|---|---|
| Before reset | 8.5% | 0.085 ÷ 12 | 240 | ₹43,391 |
| After reset, same term | 9.0% | 0.09 ÷ 12 | 240 | ₹44,986 |
| Difference | 0.5 percentage points | — | — | About ₹1,595 more per month |
This is a hypothetical amortization illustration, not a forecast or a published average. It assumes the entire 0.5 percentage-point increase reaches the borrower’s all-in rate at reset, and holds the reset-date principal and remaining term constant. Lender rounding, the actual reset date and the loan contract can change the realized amount.
The example also shows why the rate used must be the all-in loan rate. It does not assume that the RBI repo rate itself is 8.5% or 9.0%, or that every borrower receives the full half-percentage-point change. It simply compares two stated loan rates on the same balance and term. To make the example relevant to your account, replace its balance, remaining instalments and rates with the figures in your lender’s notice and statement.

The ₹1,595 difference in the example is a monthly payment comparison at the same principal and term. It is not the total additional cost of the loan. To estimate interest over the remaining term under each fixed-rate scenario, calculate total scheduled payments and subtract the reset-date balance:
Estimated interest from reset = monthly EMI × remaining instalments − outstanding principal
In the example, using the rounded EMI figures, the old-rate scenario totals about ₹1,04,13,840 in payments, or roughly ₹54,13,840 in interest after subtracting ₹50,00,000. The revised-rate scenario totals about ₹1,07,96,640 in payments, or roughly ₹57,96,640 in interest. That is an estimated difference of about ₹3,82,800 in remaining interest under the stated fixed-rate assumptions. These totals use rounded EMI estimates; a lender’s schedule may differ because it uses its own rounding and actual reset mechanics.

A rate may change again during the remaining term, so a fixed-rate-through-maturity calculation is a comparison scenario, not a reliable prediction of all future payments. If the lender keeps the EMI level instead, the term may extend and interest continues for more months. Compare both the monthly payment and the repayment horizon before deciding what is affordable.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →The interest comparison is useful because a smaller monthly bill does not necessarily mean a cheaper repayment choice. An option that holds the EMI steady by stretching the term can involve more instalments; an option that raises the EMI while keeping the term broadly unchanged can increase monthly outgo. To compare them, record at least four things for each scenario: the monthly EMI, the remaining repayment months, the estimated interest from reset, and any applicable fee or charge. Also note whether the rate is floating or fixed, because that affects whether future repricing remains possible under the contract.
The simple total-payments calculation assumes the EMI and rate used in that scenario remain constant through the remaining instalments. If the rate changes again, the actual future schedule will differ. It also does not include any separate fees or charges. Treat the estimate as a way to compare stated assumptions, not as a guarantee of the total amount you will ultimately pay.
Why a repo rate change may not immediately change your EMI
The RBI policy repo rate is one possible external benchmark, not automatically the complete interest rate on a home loan. RBI consumer guidance advises borrowers to check whether a loan is fixed or floating, which benchmark applies, the reset clause, and the spread or markup. Your lender’s actual old and revised all-in rates are the figures needed for the calculation.
For covered bank floating-rate retail loans linked to an external benchmark, RBI directions permit specified benchmarks, including the policy repo rate and certain government Treasury bill yields published by FBIL. The external benchmark-linked rate must reset at least once in three months under the RBI master direction. That requirement does not mean every borrower’s payment changes on the day of a policy announcement: the loan’s contractual reset date, benchmark and applicable spread still govern when and how repricing reaches the account. Check the loan agreement and the lender’s rate communication for the individual reset date and rate.
The benchmark is only one part of the calculation. The lender’s spread or markup also affects the rate applied to the loan. For that reason, a headline change in the repo rate does not by itself tell you the new rate on your account or the size of your EMI change. Ask the lender to identify the benchmark used, the spread or markup and the revised all-in annual rate. Use those actual figures in the formula rather than assuming the benchmark and the loan rate are interchangeable.
The reset frequency requirement applies to covered bank floating-rate retail loans linked to an external benchmark; it is not a reason to assume that every home loan follows the same benchmark or reset schedule. A fixed-rate loan, a floating-rate loan linked to another benchmark, or a loan that has not yet reached its contractual reset date may not be affected in the same way or at the same time. The loan agreement and the lender’s notice are the practical references for your specific account.

RBI’s current-rates page result displayed a 5.25% rate snapshot dated July 24, 2026. That dated figure is not verified as the repo rate on October 9, 2026, so it should not be treated as a current rate for a later date or as a borrower’s home-loan rate. For an individual EMI calculation, the borrower’s actual revised all-in loan rate is more relevant than a dated policy-rate snapshot.
Compare the lender’s repayment options
The Reserve Bank of India’s FAQ dated January 10, 2025, on its August 18, 2023 floating-rate EMI reset circular says lenders should communicate options in a rising-rate scenario. Depending on lender policy and the loan terms, the choices can include:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Increase the EMI and keep the remaining term broadly unchanged. This raises monthly outgo; calculate a revised EMI using the reset-date balance, rate and remaining instalments.
- Keep the EMI unchanged and extend the term. The monthly bill may stay steadier, but the loan takes longer to repay and total interest can rise.
- Combine an EMI increase with a term extension. This can distribute the impact between monthly affordability and repayment duration.
- Switch to a fixed-rate product for the remaining loan. Availability and terms depend on the lender’s board-approved policy; ask for the offered rate and any applicable charges.
- Make a part or full prepayment. Ask how it would change the balance, EMI or term, and confirm any applicable fees or charges.
These are options to discuss with the lender, not a guarantee that each choice will be available on identical terms for every loan. For a switch to a fixed-rate product, ask what fixed rate is offered for the remaining loan and what conditions apply under the lender’s policy. For a prepayment, ask whether it changes the EMI, the term, or both, and whether any charges apply. Request the resulting schedule so you can compare like with like.
To compare scenarios fairly, use the same reset-date balance and clearly identify which rates and future assumptions apply. Record the monthly EMI, remaining repayment months, estimated interest from reset, any switching or prepayment charges, and whether each option is floating or fixed. A lower EMI alone does not show which option costs less overall.
For example, the same revised rate and reset-date balance can be examined in two distinct ways: one calculation can hold the remaining term constant and show the EMI increase; another can hold the EMI constant and ask how the remaining term changes. Those are not competing answers to the same calculation. They represent different payment choices. A third scenario can combine a higher EMI with a longer term. Keep the assumptions beside each result so you know what the figure means.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What to confirm with the lender
At sanction, the RBI circular requires covered lenders to communicate the possible impact of benchmark changes. During the loan, the RBI FAQ describes communication of an EMI or tenure increase after an external benchmark reset and quarterly statements that include items such as EMI, remaining instalments and annualized rate. Use the lender’s notice and updated schedule to check your calculation rather than relying on a headline repo-rate move.
- Which benchmark applies to this loan, and is the rate fixed or floating?
- What are the old and revised all-in annual rates, and what spread or markup applies?
- On what date does the revised rate take effect, and what reset clause sets that date?
- Will the lender change the EMI, the remaining instalments, or both?
- What are the updated EMI, remaining instalments, annualized rate and amortization schedule?
- Are there fees or charges for changing repayment terms, switching to fixed, or prepaying?
- What is the annual percentage rate (APR), including relevant charges? The Reserve Bank of India’s home-loan consumer FAQ states: “Banks are obliged to reveal the APR if requested for by the customer.”
Ask for the revised schedule if the notice gives only the new rate or a brief EMI figure. The schedule lets you verify the balance, instalments remaining and repayment approach used by the lender. If your own estimate differs, first check the effective date, the rate conversion, the remaining months and the principal used. Differences can also arise from lender rounding or contract-specific reset mechanics, so ask the lender to explain any material gap rather than assuming one calculation is automatically correct.

APR is another useful figure to request when comparing the broader cost of a loan, because the lender’s consumer FAQ addresses APR disclosure on request. It is not a replacement for the specific rate and reset information needed to calculate a revised EMI. For the EMI comparison, use the all-in rate applied to the loan and separately note relevant charges when comparing repayment options.
Common calculation errors
- Using the original loan amount: this overstates the principal if you have already repaid part of the loan. Use the balance at reset.
- Using the original tenure: a loan with 15 years left should be calculated with the remaining 180 monthly instalments, not the original term.
- Entering the repo rate as the loan rate: use the lender’s actual all-in rates before and after repricing.
- Changing principal or term between the two EMI calculations: to isolate the rate effect, hold both constant. Analyze a tenure change as a separate scenario.
- Treating the announcement date as the reset date: use the date specified by the contract and lender communication.
- Confusing percentage points with percent: a move from 8.5% to 9.0% is 0.5 percentage points, not a 0.5% relative increase in the rate.
- Assuming a one-time estimate predicts future payments: later rate changes, timing, rounding and lender terms may alter the schedule.
Another common mistake is comparing an EMI calculated at the old rate with a lender’s new payment that also reflects a changed term or balance. That can be a useful comparison of actual payment choices, but it does not isolate the rate increase. First compare both rates with the same principal and remaining instalments; then model a term extension, prepayment or mixed approach separately.
Finally, do not interpret the example’s rupee difference as an average for home-loan borrowers. The change depends on the outstanding balance, remaining instalments, actual old and revised all-in rates, reset date and repayment method. Two borrowers affected by the same benchmark move can therefore have different EMI changes. The calculation is individual by design.

Frequently Asked Questions
Does a repo rate increase automatically raise my home loan EMI?
No. The repo rate is one possible external benchmark, not the full interest rate for every loan. The effect depends on whether your loan is floating or fixed, which benchmark it uses, the lender’s spread or markup and the contractual reset date. Check the lender’s revised all-in rate and repayment schedule.
What figures do I need to calculate my revised EMI?
Use the outstanding principal and remaining monthly instalments on the date the revised rate takes effect, along with the old and revised all-in annual loan rates. To isolate the rate effect, keep the principal and instalment count the same in both EMI calculations.
How do I calculate the monthly EMI increase?
Calculate the EMI once at the old all-in rate and once at the revised all-in rate using the reset-date balance and same remaining term. Subtract the old-rate EMI from the revised-rate EMI. The result estimates the monthly increase if the remaining term is held unchanged.
What if my lender keeps the EMI unchanged after a rate increase?
The lender may extend the number of instalments, or combine a term extension with an EMI increase. Calculate that as a separate scenario: an unchanged EMI does not mean the rate change has no cost, because the repayment horizon and total interest may increase. Ask for the revised amortization schedule.
Can the lender let me switch to a fixed rate or prepay?
RBI’s floating-rate EMI reset FAQ identifies switching to a fixed-rate product for the remaining loan under the lender’s board-approved policy, and part or full prepayment, among the options to discuss. Availability, terms and any charges depend on the lender and loan. Ask how the choice changes EMI, term and total repayment.
Where can I check the reset date, spread and APR?
Check your loan agreement, lender notices and statements, and ask the lender directly. RBI consumer guidance advises borrowers to check the benchmark, reset clause and spread or markup. The Reserve Bank of India’s home-loan consumer FAQ says banks are obliged to reveal the APR if requested.
The Bottom Line
To estimate a repo-linked home loan EMI change, calculate the payment twice using the reset-date outstanding balance and remaining instalments: once with the old all-in loan rate and once with the revised all-in rate. Keep the balance and term constant to isolate the rate effect. Then compare the lender’s options—higher EMI, longer tenure, a combination, a fixed-rate switch under its policy, or prepayment—using the updated schedule, charges and total repayment horizon. The repo announcement alone is not your EMI: confirm your benchmark, spread and contractual reset date with the lender.
