To estimate how a repo-rate change could affect your home-loan EMI, calculate the payment twice using your outstanding principal and remaining loan term: once at your current annual rate and once at the rate that will apply after your lender’s contractual reset. The difference is an estimate—not a guaranteed change to your next debit. Your loan’s benchmark, spread, reset date, and whether the lender adjusts EMI or tenure determine what actually happens.
Calculate the EMI before and after the rate change
For a standard monthly reducing-balance loan, the EMI depends on three inputs: the principal still outstanding, the monthly interest rate, and the number of monthly installments left. Use the outstanding balance at the time the new rate takes effect—not the original amount borrowed. The RBI describes an EMI as a payment that contains both principal and interest, and its home-loan FAQ includes an EMI calculation annex.

The formula is:
EMI = P × i × (1 + i)^n ÷ ((1 + i)^n − 1)
- P is the outstanding principal.
- i is the monthly interest rate: the annual nominal rate divided by 12. For example, 8.5% a year becomes
0.085 ÷ 12. - n is the number of monthly installments remaining.
The annual rate must be expressed as a decimal before dividing by 12: 8.5% becomes 0.085. The formula then uses a monthly rate and a number of monthly installments. Keep the units consistent. If your loan statement gives the remaining term in years, convert it to the number of monthly installments before using the formula.

- Take the outstanding principal and remaining installments from your latest loan statement or lender account. Use the balance and term that will apply when the revised rate takes effect, if you have that information.
- Note the annual interest rate currently applicable to your loan. Do not substitute the RBI repo rate unless your lender’s documents show that it is the relevant benchmark and you have worked out the contractual rate that applies to you.
- Work out the monthly EMI using that rate and the formula above. Call this
EMI_old. - Estimate the annual rate that would apply after the reset. Use the lender’s communicated rate or, if it is not yet known, clearly label your assumed rate as a scenario. For a floating-rate loan, check how the benchmark and spread combine under your agreement.
- Recalculate the EMI using the same principal and remaining installments, but the assumed revised rate. Call this
EMI_new. - Subtract the old EMI from the new one. To express the difference as a percentage of the old EMI, calculate
(EMI_new − EMI_old) ÷ EMI_old × 100.
A positive difference means the modeled EMI is higher; a negative difference means it is lower. This percentage expresses the modeled change relative to your old EMI, not the percentage-point change in the interest rate. Keep the rates, outstanding balance, and remaining term alongside the result so you can see exactly what assumptions produced it.

Keeping principal and remaining term fixed isolates the payment effect of the interest-rate change. It does not necessarily predict your lender’s revised debit: the lender may adjust the tenure instead, apply the new rate on a later reset date, or use its own day-count and rounding conventions. If the rate is not yet known, you can calculate more than one clearly labeled scenario rather than presenting one assumed rate as a lender quote. Ordinary arithmetic or a digital calculator is sufficient for the calculation.
Why the repo-rate announcement does not give your exact new EMI
A policy repo-rate move affects your home loan only through the loan’s benchmark and contractual terms. RBI directions identify the policy repo rate as one permitted external benchmark for specified categories of new floating-rate retail loans from October 1, 2019. The listed alternatives include specified Treasury-bill yields and other FBIL-published market benchmarks. Not every home loan follows the repo rate; loans may be fixed or floating, and existing loans may use different benchmark arrangements. RBI external-benchmark directions
This means the announcement is only one part of the calculation. First establish whether your loan is floating or fixed and, if floating, identify the named benchmark in your agreement. Then check how your lender applies that benchmark to your contractual spread and when it resets the rate. A repo-rate announcement by itself does not reveal your outstanding balance, remaining installments, applicable spread, lender’s effective date, or payment adjustment. Without those details, there is no single rupee change that applies to all borrowers.
For a floating-rate loan, the applicable rate reflects the benchmark and the contractual spread. A change in the benchmark does not, by itself, tell you whether your spread changes or what exact annual rate the lender will apply. Check your loan documents and the lender’s reset notice. RBI’s home-loan FAQ explains floating rates in terms of an index plus spread. RBI home-loan FAQ
Do not assume that two loans with the same benchmark necessarily have the same applicable rate or payment. Their contractual spreads, outstanding balances, remaining terms, and reset timing can differ. Likewise, a lower headline rate is not enough to establish that one loan has a lower overall cost: the APR, fees, and term matter too.
Reset timing matters
For loans linked to an external benchmark, RBI directions require the interest rate to reset at least once every three months. That is a reset-frequency requirement, not a promise that your EMI changes on the day the RBI announces a repo-rate decision. Ask your lender for the next contractual reset date and the effective date of any revised rate, EMI, or tenure. RBI external-benchmark directions
Separate the announcement date, contractual reset date, and effective date in your notes. The announcement tells you when the policy benchmark decision was made; the reset and effective dates explain when the lender applies the change to your account. If a reset is later, your next debit may not reflect the announcement immediately. A quarterly or more frequent reset cycle does not mean that the lender recalculates every borrower’s EMI on the same day.

The RBI rate figure identified for July 24, 2026 was 5.25% as at 1:00 pm that day. It does not establish the rate on October 8, 2026, so do not use it as the current rate without checking the RBI’s rates page for the date you need. RBI rates page
Illustration: compare rates without treating it as a lender quote
Suppose you want to model a rate increase. Enter your own statement’s outstanding principal and remaining installments, then calculate the EMI at your current rate and at one or more clearly stated possible revised rates. The resulting figures show how sensitive the EMI is to the rate assumption while principal and term stay constant; they are not a forecast of a specific bank’s debit. No example rate or payment should be mistaken for your personal result unless the inputs come from your own loan terms and lender notice.
For a useful scenario comparison, record the old and assumed new annual rates, the EMI at each rate, and—if you are considering keeping the EMI unchanged—the resulting remaining term and total remaining interest. The actual reset date should be recorded separately, because a rate effect that begins later will not change payments immediately. RBI notes that a longer tenure reduces monthly outflow but increases total interest cost. RBI home-loan FAQ
For a like-for-like view, use the same outstanding principal and remaining term in the old-rate and new-rate EMI calculations. Then make a separate comparison for the option in which the EMI stays unchanged: ask the lender for the revised tenure and total interest under that choice. Those are different questions. The first isolates the rate’s effect on a modeled monthly payment; the second shows how the lender’s choice to hold the payment steady can alter the time and cost left on the loan.
When comparing options, use the same comparison date and ask for the repayment schedule from that date. Record the lender’s effective rate and reset date along with the schedule. That helps distinguish an interest-rate effect from differences caused by a longer term, a different payment choice, or timing. If you do not yet know the lender’s revised rate, mark the results as scenarios rather than an exact projection.
Why your EMI may not have changed after the announcement
A delayed or unchanged EMI does not necessarily mean the benchmark move was ignored. The loan may not be linked to the repo rate, its contractual reset may not yet have arrived, or the lender may have responded by changing the remaining tenure rather than the monthly payment. The rate applied to your account can also depend on the contractual spread and effective date.
Check your lender’s reset notice and account statement for the benchmark, applicable annual rate, next reset, effective date, and whether the adjustment was made to EMI, tenure, or both. For an external-benchmark loan, compare those dates with the required reset frequency; do not infer the exact effective date from the RBI announcement alone. RBI external-benchmark directions

If the notice is unclear, ask the lender to identify the benchmark value used, the spread, the annual rate applied, the date it took effect, and the resulting EMI or remaining tenure. Also check the latest statement rather than relying only on the scheduled payment amount: a payment can stay the same even if the lender has changed the term. A statement and reset notice are more useful for a personal estimate than a general announcement because they relate to your account’s inputs and contractual dates.
Will the lender raise my EMI or extend my tenure?
Depending on the loan terms and the lender’s process, a rate reset can lead to a higher EMI, a longer repayment period, or a combination. RBI’s reset direction requires regulated entities to communicate potential benchmark-change impacts at sanction and promptly communicate subsequent EMI or tenure increases. Borrowers must be offered a choice of increasing EMI, extending tenure, or combining the two, as well as the option to prepay part or all of the loan. A lender may also offer a switch to a fixed rate at reset under its board-approved policy. Applicable switching and service charges must be disclosed, and a tenure extension must not result in negative amortization. RBI reset direction, updated October 1, 2025
Before choosing, consider both monthly affordability and the total cost of the remaining loan. A higher EMI can preserve or shorten the repayment period; a longer tenure can reduce monthly outflow but increases total interest cost. If you can afford a higher payment, ask the lender to show the revised schedule for that option alongside the tenure-extension option. Request the effect of any part-prepayment on both the balance and remaining term.
Ask the lender to show the choices in comparable terms: the revised EMI, number of installments remaining, and total interest from the same reset date. A lower monthly outflow is not necessarily the least expensive choice over the life of the remaining loan, while a higher EMI may be difficult to sustain within your budget. If you are offered a fixed-rate switch, check whether it is available under the lender’s board-approved policy, what rate and term would apply, and what disclosed switching or service charges would be payable. The direction calls for charges to be disclosed; it does not mean that every lender offers identical terms or fees.
Any tenure extension must not lead to negative amortization under RBI’s reset direction. If a proposed option is unclear, ask the lender to explain how the balance, installments, and interest would be handled rather than assuming that a lower EMI automatically means a lower cost.

These documents answer different questions. The loan agreement sets out the benchmark, spread, reset clause, and applicable charges. The reset notice explains the lender’s latest rate or payment decision. The statement gives the outstanding principal, payments recovered, EMI, remaining EMIs, and annualized rate/APR. Read them together, because a rate assumption without the correct balance and remaining term will not give a useful account-specific estimate.
Before you calculate, confirm whether the stated annual rate is the one currently applicable to your loan or a benchmark value that still needs the contractual spread applied. Confirm that the outstanding principal and installment count relate to the same point in time. If the lender’s notice gives an effective date, use the balance and remaining term applicable at that date where available; otherwise, label the estimate and its timing assumptions clearly.

If you are weighing a rate switch, refinancing, or another lender’s offer, compare the loan amount, term, fixed or floating rate type, benchmark and its update periodicity, reset clause, spread, APR, and fees. A lower headline rate or EMI may not mean a lower total cost if the term is longer or charges are higher. RBI’s home-loan FAQ recommends looking at these terms rather than comparing EMI or headline rate alone. RBI home-loan FAQ
For each option, ask for a repayment schedule showing the EMI, remaining term, and total interest from the same comparison date. Include any one-time charges in your cost comparison and confirm whether a quoted rate is fixed, floating, or conditional on a particular benchmark or reset arrangement.
When comparing two lenders or a refinancing proposal, use consistent assumptions: the same loan amount or balance, the same comparison date, and an equivalent remaining term where possible. Then examine how each benchmark is updated, the contractual spread, reset schedule, APR, and all applicable charges. A headline rate alone omits those differences. Ask whether charges apply to switching or servicing as well as refinancing, and include disclosed charges in your estimate of total cost.
There is no need to rely on a generic repo-rate figure to do this comparison. The relevant inputs are the rate and reset terms that apply to the particular offer and your current loan. RBI’s guidance is to compare the loan’s terms and costs, including the benchmark, its update periodicity, reset clause, spread, APR, and fees—not only the EMI or headline rate.

How much will my home loan EMI change if the repo rate changes?
There is no single amount. Calculate the EMI at your current and assumed revised annual rates using the same outstanding principal and remaining installments. Your lender’s benchmark, spread, reset date, and treatment of EMI versus tenure determine the actual change.

Why has my EMI not changed after the RBI repo-rate announcement?
Your loan may not be repo-linked, its contractual reset may be scheduled later, or the lender may have adjusted tenure rather than EMI. Check the lender’s reset notice and statement for the benchmark and effective date.
Will my bank increase my EMI or extend my loan tenure?
A reset may result in a higher EMI, a longer tenure, or both. RBI’s reset direction requires borrowers to be offered choices that include increasing EMI, extending tenure, combining the two, and prepaying part or all of the loan.
Does every home loan change when the repo rate changes?
No. RBI identifies the repo rate as one permitted external benchmark for specified categories of new floating-rate retail loans from October 1, 2019. A loan may be fixed or floating, and floating loans can use different benchmark arrangements. Check your agreement for the benchmark that applies to your loan.
What information do I need to calculate my revised EMI?
You need the outstanding principal, number of monthly installments remaining, and the annual rate that applies before and after the reset. For a floating-rate loan, check the benchmark, contractual spread, and effective reset date before treating an assumed rate as your lender’s rate.
Can I keep my EMI the same if the rate rises?
Ask your lender which options are available and request a revised repayment schedule. RBI’s reset direction says borrowers must be offered choices including an EMI increase, a tenure extension, or a combination. A longer tenure can lower monthly outflow but increase total interest cost.
Does a repo-rate change take effect on the announcement date?
Not necessarily. External-benchmark loans must reset at least once every three months under RBI directions, but that frequency does not mean an EMI changes on the announcement date. Ask your lender for the contractual reset and effective dates.
What should I compare when considering refinancing or a rate switch?
Compare the rate type, benchmark and how often it updates, reset clause, spread, APR, fees, EMI, remaining term, and total interest from the same comparison date. A lower EMI or headline rate alone does not establish a lower overall cost.
