How to Calculate Taxes on Delaware Statutory Trust Income, Deductions, and Exemptions

A DST tax calculation starts with sponsor reporting, separate records for income and depreciation, and basis tracking—not cash distributions alone. Learn how deductions and withholding exemptions differ.

If “DST” means a Delaware Statutory Trust, there is no single tax formula that applies to every investor. Start with the sponsor’s tax package for the relevant year, separate the reported income, expenses, and depreciation, and track how reported depreciation affects your basis. Then apply the current rules for your trust, transaction, and individual return. A cash distribution alone does not establish your taxable income.

This guide uses “DST” to mean Delaware Statutory Trust. The acronym has other meanings, so confirm the type of investment before applying the guidance below. The DST-specific explanation here is secondary practitioner guidance, not an IRS ruling. Your trust’s classification, its sponsor reporting, and your own tax circumstances determine how the items are treated.

What “DST taxes” means—and what it does not

This guide uses DST to mean a Delaware Statutory Trust. The acronym can mean other things, so the trust documents and sponsor materials should confirm that this is the structure you own. Tax treatment also depends on how the particular trust is classified and reported; do not assume that every DST has identical tax treatment because it uses the same name.

A secondary tax-practitioner explanation describes income, expenses, and depreciation passing through to an investor’s proportional share when a trust is treated as a grantor trust. That is a conditional description, not an IRS ruling and not a determination that your trust qualifies. Confirm the trust’s classification and the sponsor’s reporting for the tax year before using that explanation to prepare a return.

“Calculate” therefore means organizing and reconciling the figures that apply to your investment—not multiplying a distribution by a universal DST tax rate. The calculation depends on the trust’s reporting, the items allocated to you, your basis history, the transaction involved, and your other tax facts. The available sources do not establish one DST-specific form or one computation suitable for all investors.

It also helps to separate three questions that are often blurred together: what the sponsor reports for your share, how each reported item is treated on your return, and how your own deductions or withholding elections work. A number in the sponsor package is important evidence of what the sponsor reports, but the package alone does not answer every tax question about your particular return.

Start with the sponsor’s tax package

Obtain the package for the tax year you are filing. The practitioner guidance identifies a grantor letter or substitute Form 1099 as possible sponsor reporting documents. It does not establish that every sponsor must use one particular document or that one form is universal. Use the actual documents supplied for your trust rather than assuming a form from another investment applies.

  1. Identify the investment and year. Match the reporting to the correct trust, ownership interest, and tax year. Keep the trust documents and any sponsor explanations with the package. If you have interests in more than one trust, organize each trust’s material separately so that items are not accidentally combined.
  2. List each reported item separately. Record the income, expenses, and depreciation shown for your share. Do not collapse them into a single figure based on cash received. Preserve the labels and descriptions used by the sponsor; do not rename an item or decide its tax character solely from a short description.
  3. Compare the allocation with your records. Check that the sponsor’s reported share corresponds to your investment records and any ownership information the sponsor provides. If figures do not align, ask the sponsor for clarification; the cited practitioner guidance does not establish a formal audit procedure for resolving a discrepancy.
  4. Carry depreciation into your basis records. Keep the reported depreciation history with your investment records. Depreciation may reduce current reported income and affects basis tracking, which matters when you later calculate gain on a disposition.
  5. Determine the applicable return treatment. Use current IRS guidance and forms that fit the trust’s classification, each reported item, the transaction, and your circumstances. The documents alone do not establish that every reported amount receives the same treatment on every investor’s return.

A practical worksheet can make those steps easier to review. Set up a separate section for each trust and tax year, then transcribe the reported amounts and descriptions from the sponsor materials. Add columns for the document name, date received, the category reported, the amount, and any question you need answered. This creates a traceable record without presuming that a particular tax treatment is correct.

Keep the original sponsor package rather than relying only on a personal summary. If the sponsor issues a correction or additional explanation, retain that with the first version and note which document you used for your return. The point is to preserve what was reported and when, not to create a substitute tax form or to resolve classification questions by bookkeeping alone.

Separate income, expenses, depreciation, and cash

A useful first-pass worksheet preserves the distinctions in the sponsor’s reporting. This is a recordkeeping aid, not a substitute for determining which tax rules and forms apply.

Record separately What to check Why it matters
Income reported for your share Use the sponsor’s tax package and identify the tax year and trust. Reported income is one component of the tax picture; cash received by itself does not establish taxable income.
Reported expenses Preserve the amounts and descriptions supplied by the sponsor. Do not assume a reported expense is deductible on your individual return. The available guidance does not determine which DST-related costs are deductible for a particular investor.
Reported depreciation Retain the amount and year reported, along with prior-year records. Depreciation can affect current reported income and basis tracking; basis history is relevant to gain when the investment is sold.
Cash distributions and contributions Track actual cash separately from tax-package allocations. A distribution is not, on its own, a complete measure of income, expenses, depreciation, or gain.
Basis history and disposition records Keep records needed to follow basis and any later sale or exchange. A later gain calculation depends on actual basis and transaction records, including the depreciation reflected in reporting.

The distinction is practical: a cash ledger answers what money moved, while sponsor tax reporting identifies tax items for your share. Keep both. If the reporting package and cash records appear inconsistent, do not silently replace one with the other or infer a tax result from the difference. Request an explanation and have the applicable reporting reviewed.

For example, a cash distribution and a reported income allocation are different kinds of information. The distribution documents a movement of cash; the tax package identifies reported items. Neither should be used as a shortcut for the other. Likewise, an expense listed by a sponsor should be preserved as reported, but it should not automatically be copied to an individual deduction line without establishing that the rules for that investor and item allow it.

When comparing sponsor materials with personal records, look for mismatches that need explanation rather than presumed error: a different ownership share, a missing package, inconsistent tax years, or an amount that appears in a sponsor document but not in a cash ledger. This is a comparison and follow-up step, not an audit method. The secondary practitioner explanation supports starting with sponsor reporting and tracking the components; it does not prescribe a way to adjudicate a disputed allocation.

How depreciation affects the tax calculation

Depreciation has two separate consequences to track. The practitioner guidance says it can reduce current income reported to the investor, and it affects basis tracking. When the investment is later sold, the basis history is relevant to determining gain. That makes it important to preserve depreciation figures year by year rather than treating them as a one-year deduction that can be forgotten afterward.

The sources do not provide a universal depreciation amount, a trust-specific allocation formula, or an investor’s recapture calculation. Those details depend on the asset, the trust’s reporting, the investor, and the transaction. Do not estimate depreciation from the cash distribution or apply a calculation from a different trust without confirming that it fits your documents and current tax rules.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A sound recordkeeping sequence is to retain each year’s sponsor-reported depreciation, connect it to the corresponding tax year and trust, and preserve it with the records used to track basis. If a year’s package is missing, do not fill the gap by guessing from a later year or by assuming that depreciation stayed constant. Ask the sponsor whether prior reporting can be supplied, then have the complete history assessed before calculating the tax consequences of a disposition.

Depreciation therefore matters even if you are not selling the investment in the current year. A figure used in current reporting may also form part of the history needed for a later sale or exchange. Keeping a current-year tax folder without retaining the prior-year basis trail can leave you without the information needed to assess that later event.

Do not confuse investment deductions with personal deductions

There are two different questions: how a reported DST item is treated, and whether you claim the standard deduction or itemize allowable deductions on your federal individual return. General IRS guidance on itemized deductions does not decide whether a particular DST expense is deductible.

The IRS’s general itemizing guidance says itemizing may be appropriate when allowable itemized deductions exceed the standard deduction, or when itemizing is required. The applicable limits and eligibility rules still matter. The IRS 2025 Schedule A instructions describe state and local tax deduction rules for that tax year; those instructions are not a ruling on whether a particular DST-related cost qualifies.

Accordingly, do not add every expense in a sponsor package to Schedule A or treat the existence of a DST as a reason to itemize. First establish the tax treatment of each item under the current rules that apply to you. Then evaluate personal itemized deductions against the standard deduction under the rules for the return year.

The comparison is between the total of deductions you are permitted to itemize and the standard deduction that applies to your filing circumstances—not between “DST owner” and “non-DST owner.” A DST does not itself create a special itemized deduction. Some deductions may also be subject to limits, and the relevant rules can vary by tax year. For example, the IRS 2025 Schedule A instructions address state and local tax deduction rules for 2025; do not carry that year’s instructions forward without checking the instructions for the year you are filing.

Keep investment-level reporting and personal deductions in separate parts of your review. First identify what the sponsor reports and determine how each item is handled under current rules. Separately gather records for personal deductions and compare the allowable total with the applicable standard deduction. This helps prevent two opposite mistakes: treating an investment expense as automatically deductible, or assuming that an investor cannot use a personal deduction simply because the investment is held through a DST.

What “exemption” can mean—and what it does not mean here

The term “exemption” is easy to misread in this context. IRS Publication 505 discusses exemption from wage withholding under specified conditions involving prior- and current-year tax liability. That withholding status concerns income-tax withholding; it does not exempt a person from Social Security or Medicare tax. It is not an exemption from tax on DST investment income and does not arise merely from owning a DST.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not mark yourself exempt from withholding or exclude investment income based only on the word “exemption” in a search result or on a general understanding of withholding. Determine whether you meet the current IRS conditions for the specific withholding claim, separately from how your DST items are reported and taxed.

Withholding and final tax liability are related but distinct questions. A withholding election concerns amounts withheld from pay under the rules described in Publication 505; it does not decide the character or taxability of income reported from an investment. Someone considering a withholding exemption should verify the conditions for the relevant year and should not infer eligibility from a DST investment, a distribution, or a particular sponsor document.

The same distinction applies to the word “deduction.” A deduction reduces income under rules that authorize it; an exemption from wage withholding is not a deduction and is not a blanket exclusion from investment income. Because the title’s use of “exemptions” could suggest a special DST benefit, be precise: the cited general IRS withholding guidance establishes no special exemption for DST owners.

At a sale or exchange, use the full basis and transaction history

A sale or exchange is not calculated from the latest distribution statement alone. Assemble your basis records, sponsor reporting for each relevant year, depreciation history, and transaction documents. The practitioner guidance connects depreciation and basis with gain on a later disposition, but it does not establish the exact gain, recapture, or other treatment for an individual transaction.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Apply current primary tax authority and the forms that fit the actual transaction. If records are missing, request prior reporting from the sponsor where available; do not invent a depreciation history or assume that the original investment amount is still the relevant basis. A tax professional can assess how the documented history and transaction affect your return.

Before trying to calculate a result, make sure the file contains the records needed to follow the investment over time: the original investment and ownership documents, sponsor reporting for relevant years, depreciation history, and the sale or exchange documents. These records answer different questions. The ownership and investment documents establish the context; the sponsor packages show what was reported; depreciation is relevant to basis tracking; and transaction documents establish what happened at disposition.

Do not assume that the tax result is simply the cash received at the sale minus the amount originally invested. The research-supported point is narrower: basis history, including depreciation reflected in reporting, is relevant to gain on a later disposition. The precise calculation and any recapture treatment depend on the investor’s actual basis and transaction, and should be checked against current primary authority rather than inferred from a general DST description.

A practical year-end checklist

  • Confirm that DST means Delaware Statutory Trust for your investment, and identify the tax year.
  • Collect the sponsor’s tax package, including any grantor letter or substitute Form 1099 provided.
  • Record income, expenses, depreciation, distributions, and contributions as separate categories.
  • Compare sponsor allocations with your ownership and cash records; ask about discrepancies rather than guessing.
  • Update basis records with reported depreciation and retain the prior-year history.
  • Determine the applicable tax treatment for each item using current IRS guidance and the facts of your trust and return.
  • Evaluate standard deduction versus itemizing under the rules for the tax year; do not treat a DST as creating a special personal deduction.
  • If the investment was sold or exchanged, gather the complete basis and transaction history before calculating gain.

For a more complete file, save the sponsor package in its original form and keep your own ledger alongside it. Note questions about unexplained items or differences, and keep the sponsor’s response with the relevant year’s records. If the investment has been sold or exchanged, add the transaction documents and the full depreciation and basis history rather than relying only on the closing-year package.

Sources and limits

The DST-specific description above is based on secondary practitioner guidance, not an IRS ruling. The general points about itemized deductions, the 2025 state and local tax deduction rules, and withholding exemption come from IRS guidance, including Publication 505 and the 2025 Schedule A instructions. These general IRS materials do not establish a special tax exemption for DST owners or resolve the treatment of an investor’s particular trust items. Confirm current forms and primary authority for the tax year at issue, and consult a qualified tax professional for individualized reporting.

Frequently Asked Questions

How is DST income reported on my taxes?

Start with the sponsor’s tax package for the correct trust and tax year. The practitioner guidance identifies a grantor letter or substitute Form 1099 as possible reporting, but it does not establish one universal form or return line for every DST. Confirm the trust’s classification, separate the reported items, and use current IRS guidance and forms that fit your facts.

How does depreciation affect my DST tax bill?

The secondary practitioner explanation says depreciation can reduce current income reported to an investor and affects basis tracking. Basis history matters when the investment is sold. The exact depreciation allocation and any recapture or disposition treatment are specific to the trust, asset, investor, and transaction.

Are expenses listed in my DST package automatically deductible?

No. Preserve the sponsor’s reported expense amounts and descriptions, but do not assume they are deductible on your individual return. The general IRS itemized-deduction guidance does not determine whether a particular DST cost qualifies; assess each item under current rules for your circumstances.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does owning a DST make me exempt from tax or wage withholding?

No special DST-owner exemption is established by the IRS guidance discussed here. IRS Publication 505 describes a wage-withholding exemption subject to prior- and current-year tax-liability conditions. It concerns income-tax withholding, not tax on DST investment income, and does not exempt Social Security or Medicare taxes.

Should I take the standard deduction or itemize if I own a DST?

The choice depends on your allowable itemized deductions, applicable limits, filing circumstances, and the standard deduction for the return year. Owning a DST does not by itself require itemizing or create a personal deduction. The IRS 2025 Schedule A instructions apply to that tax year and should not be assumed to govern another year.

Can I calculate gain on a DST sale from the cash I received?

Not from cash received alone. Gather the basis records, sponsor reporting and depreciation history for the relevant years, and transaction documents. Those records are relevant to determining gain, but the exact calculation and any recapture treatment must be assessed under current rules for your actual transaction.

The Bottom Line

There is no universal DST tax formula. Confirm the trust’s classification, use the sponsor’s reporting for the correct year, keep income, expenses, depreciation, cash, and basis distinct, and verify the treatment of each item under current rules. A withholding exemption is not an exemption from tax on DST income, and the standard-deduction-versus-itemizing decision is a separate personal-return question. For a sale or exchange, use the full basis and transaction history.
