How The Meat & Wine Co Secured Coco’s Former South Perth Site

Seagrass Boutique Hospitality Group had been looking for a South Perth location before approaching the Hardie group about Coco’s lease. The site went to market, and its successor was planned as Cape Point, a 200-seat South African-inspired restaurant.

The Meat & Wine Co did not secure Coco’s former South Perth restaurant through the off-market deal it initially hoped for. Seagrass Boutique Hospitality Group had already been searching for a local site and approached the Hardie group about Coco’s lease; when the space went to market, the group was ready to pursue it and later reached what its Western Australia State Manager called a positive outcome.

How The Meat & Wine Co pursued Coco’s site

Laurie Thorpe, Seagrass Boutique Hospitality Group’s Western Australia State Manager, told The West Australian that the group had spent a considerable period looking for a South Perth location for one of its brands. The site shared by Coco’s and Rambla on Swan stood out.

Thorpe said the group asked the Hardie group whether Coco’s lease would be extended. He described the approach as an attempt to secure the site without it going to market. That did not happen in time: the property went to market, and Seagrass pursued it from a prepared position. Thorpe said the parties ultimately worked toward a positive outcome.

Thorpe also said Seagrass believed Coco’s might have been struggling after COVID-19 to meet the needs of the space. That is his account of the group’s thinking, not an independently established explanation for Coco’s closure.

Why Coco’s closed—and what is known about the lease

The West Australian reported that Coco’s, which had occupied the site for 35 years, closed after it was unable to extend its lease. The report referred to “various factors” behind the inability to renew, rather than identifying one definitive cause. It said the restaurant closed on January 19 but did not specify the year in the returned report text, so the date should not be assigned a year on that basis.

The available account does not establish the lease terms, the property’s sale or rental price, or the precise negotiations between the parties. It supports a narrower conclusion: Seagrass asked about the lease, missed its preferred off-market route, and was ready to compete for the space once it went to market.

The replacement was a new concept, not a like-for-like Coco’s

The planned successor, Cape Point, was presented as a 200-seat South African-inspired restaurant. PerthNow reported on 25 November 2025 that it was due to open on 12 December 2025, while design firm COOOP’s project case study lists completion on 12 December 2025 at 81–85 South Perth Esplanade. These are historical project and opening details; they do not verify the restaurant’s current operating status, hours, bookings or menu.

COOOP describes a full refurbishment designed around timber finishes, ambient lighting and a central communal fire circle, with the river and city views brought into the dining experience. The designer also lists a 12-seat private dining room called the King Shaka Room. Those details are the designer’s description of its own project.

Food and drink reported for the opening concept

PerthNow described a planned Safari Menu with South African dishes including Bunny Chow and Lamb Potjie, alongside premium steaks and wines from Western Australia and South Africa. The West Australian described the brand’s African-inspired à la carte menu, its AGED premium steak experience, weekday lunch options and South African flavours associated with Head of Culinary Sean Hall. Restaurant menus can change, and the reporting describes the concept around its planned opening rather than confirming what is currently served.

Legacy and reinvention at the riverfront

Thorpe acknowledged Coco’s long history and said he expected some locals might resist a change at the site. He also said the new venue should preserve the tradition of a long lunch. That is the company representative’s framing, not a measure of community opinion: the reporting does not establish how widely residents welcomed or opposed the change.

The succession therefore involved two distinct stories: a hospitality group’s pursuit of a prominent lease and a redevelopment that recast a familiar restaurant site around a different, South African-inspired offer. The reporting documents the intended concept and the group’s account of negotiations, but not the commercial terms or current performance of the venue.
