AI is tightening memory supply, but not all memory chips are affected in the same way. New AI servers consume high-bandwidth memory (HBM) beside accelerators, large amounts of conventional server DRAM, and high-capacity enterprise SSDs. Manufacturers are directing more wafer capacity and investment toward those higher-value products, which can leave PC-oriented DRAM and some other segments with less supply. NAND flash follows a different path: demand is strong in data-center storage, yet new capacity could make NAND conditions looser in the second half of 2027.

The practical result is a market in which contract prices can rise sharply while a particular consumer RAM kit or SSD may move differently by country, channel and date. The clearest way to understand the AI effect is to separate HBM, DRAM and NAND, then distinguish supplier allocations and wholesale contracts from retail prices.

Which memory products does an AI data center use?

An AI cluster does not rely on one generic type of “memory.” Its components draw on several products with different manufacturing requirements and supply balances.

Memory type Where AI demand appears What affects availability Current outlook evidence
HBM Memory stacked next to AI accelerators, providing very high bandwidth Advanced packaging and substantially higher wafer input per delivered bit than conventional DRAM Strong demand and constrained supply; capacity is being prioritized for AI applications (TrendForce, July 30, 2026)
Conventional DRAM Server DDR5 and other system memory used by host CPUs and applications Fab allocation between HBM, server products and PC/mobile memory; process migrations and new-fab timing TrendForce expects tight conditions through 2027 (TrendForce)
NAND flash Enterprise SSDs that hold training data, models, checkpoints and other data-center workloads Enterprise-SSD demand versus total NAND wafer output and the ramp of new capacity Potentially looser supply in the second half of 2027, subject to demand and execution (TrendForce)

Company disclosures identify this broadening demand. Samsung lists HBM, server DDR5 and enterprise SSDs among high-value products, while SK hynix describes demand spreading across AI and conventional memory markets (Samsung Semiconductor, January 29, 2026; SK hynix, July 29, 2026).

Why AI demand can raise prices for non-AI memory

The key mechanism is allocation, not a literal one-for-one conversion of consumer chips into HBM. Memory makers operate finite wafer starts, packaging lines and testing capacity. When cloud providers and accelerator customers commit to products with stronger demand and margins, suppliers can assign a larger share of existing resources to HBM and server memory. That leaves fewer available shipments for some PC OEMs, module makers and other buyers even if total industry output is rising.

TrendForce reported that suppliers were reallocating DRAM capacity toward HBM and server applications and reducing shipments to some PC OEMs and module companies. Micron’s fiscal 2026 Form 10-K separately describes shifting DRAM supply toward higher-value data-center markets and constrained supply in certain other segments (TrendForce, March 31, 2026; Micron Technology FY2026 Form 10-K, filed September 3, 2026).

HBM uses more capacity per delivered bit

HBM is built by stacking memory dies and combining them with advanced packaging. TrendForce says HBM production requires significantly more wafer input than conventional DRAM, so a given number of wafer starts produces fewer aggregate DRAM bits when directed to HBM. An issuer’s 2025 annual report, citing industry data, says producing the same capacity of HBM consumes capacity equivalent to three to four times conventional DRAM. That three-to-four-times ratio belongs to the filing’s cited industry estimate; it is not a universal engineering constant for every generation or factory (HKEX filing, March 31, 2026).

This trade-off explains how AI growth can tighten ordinary DRAM without requiring a collapse in total memory production. It also means that adding a new HBM product line does not instantly add an equivalent amount of conventional DRAM capacity.

DRAM and NAND are on different supply paths

“Memory prices” is too broad a phrase for this market. DRAM and NAND use different products, demand drivers and capacity plans.

DRAM: HBM and server demand remain the pressure point

AI servers need HBM for accelerators and substantial conventional DRAM for host processors, virtualization and data-processing workloads. Suppliers are therefore balancing two high-priority DRAM destinations: HBM and server DDR5. PC and mobile buyers compete for the remaining allocation, and their availability can deteriorate even when a manufacturer reports higher overall revenue.

TrendForce’s July 30, 2026 outlook estimates a DRAM sufficiency ratio of approximately -1% to -2% for 2026 and expects the market to remain constrained through 2027. “Sufficiency ratio” is TrendForce’s market measure; it should not be read as a measured shortage percentage for a particular country or retail product (TrendForce, July 30, 2026).

NAND: enterprise SSD demand is strong, but capacity may ease later

AI data centers also buy NAND-based enterprise SSDs for large datasets and fast access to training and inference information. That demand supports NAND pricing, but NAND capacity additions can have a different timing and cost profile from DRAM. TrendForce expects NAND supply conditions to become looser in the second half of 2027 as new capacity ramps, provided construction, equipment installation and customer demand develop as expected (TrendForce, July 30, 2026).

A looser NAND outlook does not automatically make every SSD cheaper. Enterprise drives, client SSDs and removable flash products have different controllers, endurance ratings, contracts and inventories. The forecast describes the NAND market broadly, not a guaranteed retail price for a specific drive.

What the major 2026 price forecasts actually measure

TrendForce’s March 31, 2026 report forecast large quarter-on-quarter increases for the second quarter of 2026:

Market measure Forecast change Publication date and qualification
Conventional DRAM contract prices 58%–63% higher quarter on quarter TrendForce forecast for 2Q26, published March 31, 2026; contract-market estimate, not a retail observation
NAND Flash contract prices 70%–75% higher quarter on quarter TrendForce forecast for 2Q26, published March 31, 2026; applies to contract pricing, not every SSD or flash card

These ranges should not be combined into a single “memory price increase.” They refer to different technologies and a specified wholesale contract window. A contract price is negotiated between suppliers and customers such as module makers, OEMs or large data-center buyers. Retail prices can change later, by a smaller amount, a larger amount or not at all, depending on inventory, exchange rates, distribution margins and product mix.

Similarly, a supplier’s earnings release reports its own results and management outlook, not a live quote for a desktop DDR5 kit. Treat the TrendForce figures as dated forecasts rather than realized full-year 2026 results.

Why large buyers can secure supply before smaller buyers

AI infrastructure customers often plan capacity months or years ahead. In its preliminary second-quarter 2026 results, SK hynix said it had finalized long-term agreements with around 10 customers. That demonstrates supply-security arrangements with named customers; it does not guarantee volumes for every buyer, product category or region (SK hynix, July 29, 2026).

Long-term agreements can give a cloud provider or accelerator program greater visibility than a distributor buying spot inventory. When a large share of output is committed, the uncommitted pool available to PC OEMs, independent module companies and smaller system builders becomes more sensitive to allocation decisions. SK hynix summarized the commercial pressure this way: “In a market environment where customer demand exceeds supply capabilities, the ability to deliver requested volumes in a timely manner has emerged as a core business competitiveness.”

How long could the tightness last?

Through 2026

AI-server construction, HBM qualification and server-DDR5 demand are competing for constrained DRAM resources. The March 2026 contract forecasts indicate how quickly suppliers expected prices to move in 2Q26, while the July outlook still characterized DRAM supply as constrained.

During 2027

TrendForce expects DRAM to remain tight through 2027. New fabs and equipment do not contribute full production immediately: facilities must be built, tools installed, processes qualified and customer products validated. The timing can therefore slip even when announced projects proceed.

In the second half of 2027 and 2028

TrendForce expects NAND supply conditions to ease in the second half of 2027 as new capacity ramps. Its outlook says substantial new-capacity contributions to the DRAM market are mainly expected in 2028. Both are forecasts, so demand growth, construction delays, equipment availability and execution can change the timetable (TrendForce, July 30, 2026).

What this means for PC and phone owners

Consumers are affected indirectly. A manufacturer may face higher DRAM or NAND input costs, receive fewer components, alter the memory configuration of a product or hold prices steady by accepting a lower margin. The effect differs by model and geography; no cited source provides a current worldwide retail-price or inventory survey.

If you need a RAM upgrade

  • Check your motherboard or laptop specification for supported DDR generation, maximum capacity, module type and speed before buying.
  • Compare the installed capacity and price of a complete kit, not only the price per gigabyte. A matched kit may cost more but avoid mixing incompatible modules.
  • Do not assume an AI-driven shortage makes a particular upgrade necessary. Buy for a real workload requirement and verify current local stock and pricing.

If you need an SSD

  • Confirm the interface and physical format, such as the supported PCIe generation and M.2 size.
  • For ordinary client use, compare endurance, warranty and sustained-write behavior rather than treating enterprise-SSD demand as a reason to buy an enterprise drive.
  • Prices can diverge between NAND contract trends and retail drives because controllers, capacity tiers, inventory age and channel margins differ.

A useful checklist for reading memory-price headlines

  1. Name the technology. Is the claim about HBM, conventional DRAM, NAND flash or an SSD product?
  2. Identify the buyer and end use. AI accelerator, server, PC, phone and enterprise storage demand do not have identical contracts.
  3. Check the market measure. Contract forecasts, supplier revenue and retail shelf prices are different observations.
  4. Check the date and period. A 2Q26 forecast published March 31, 2026 is not a quote for October 2026 or a 2027 annual result.
  5. Look for allocation language. References to HBM priority, server demand, reduced PC shipments or long-term agreements explain availability better than a headline percentage alone.
  6. Separate forecast from fact. New-capacity and 2027–2028 outlooks depend on construction, equipment, qualification and demand assumptions.

Other indicators worth watching

Several data points can signal whether the pressure is spreading or easing:

  • Supplier comments about HBM output, server-DDR5 bookings and enterprise-SSD demand.
  • Changes in contract pricing reported for DRAM and NAND, with the quarter and product definition stated.
  • Evidence that suppliers are restoring shipments to PC OEMs and module makers rather than reserving more capacity for data-center products.
  • Progress on new fabs and packaging capacity, including when qualified production—not merely construction—will begin.
  • Retail stock and prices in the specific country and product class you care about.

One annual-report filing, citing CFM Flash market statistics, reported that the memory market grew 32.7% year on year to US$221.6 billion in 2025. The same filing’s cited industry data described a traditional AI server as requiring approximately eight times the DRAM capacity and three times the NAND capacity of a traditional server. Those figures are secondary attributions inside the filing, not independently verified measurements, so they are best used to illustrate why AI infrastructure can enlarge memory demand rather than as a universal specification for every server (HKEX filing, March 31, 2026).

The bottom line for buyers and investors

The AI boom is raising memory demand fastest in HBM, server DRAM and enterprise SSDs. Suppliers’ decisions to prioritize those products can constrain other DRAM categories, while HBM’s heavier capacity requirements amplify the trade-off. NAND has a stronger chance of supply relief in the second half of 2027 than DRAM does, but that is a forecast rather than a promise of lower retail SSD prices. To judge the impact on your own purchase, identify the memory type, use, market level and date instead of relying on a single “memory prices” number.
