To decide whether renting or buying makes financial sense for you, compare like-for-like homes and include the down payment, interest, purchase charges, recurring ownership costs, tax eligibility, investment alternatives and likely resale proceeds over the period you expect to stay.
Start with the right comparison: similar homes, same locality
A rent-versus-buy calculation is useful only when the two homes are genuinely comparable. Match the micro-market, usable area, building condition and amenities, and practical access to work or transit. A lower rent in a distant or less suitable area is not a direct comparison with the flat you might purchase.

Use current rental and sale evidence for the specific unit type and locality. There is no official, transparent, matched dataset established here that proves a definitive Mumbai-wide rent, purchase price or break-even period. Citywide averages can help frame a question, but they cannot tell you what your own flat will rent for, cost to own or sell for.
Compare monthly rent with the full ownership cash flow
Put rent beside the EMI and the recurring owner expenses you would actually pay. Ask the society for its maintenance budget and obtain the property’s municipal tax bill; those amounts vary by building and property. Also account for any regular charges that apply to your specific home.

An EMI is not wholly a cost: its interest portion is borrowing expense, while principal repayment reduces the loan balance and builds equity. But principal repayment still uses cash each month, so it matters for affordability. Separate interest and principal in the lender’s amortization schedule rather than describing the entire EMI as either “money lost” or a pure investment.
Get a written, all-in loan offer
Ask lenders for the current interest rate, whether it is fixed or floating, the benchmark and rate-reset terms, tenure, EMI, and all fees. The Reserve Bank of India advises borrowers to compare all-inclusive written offers and include stamp duty and registration in financial planning. Its guidance also identifies possible origination or processing, administrative, documentation, legal, technical-inspection, servicing and prepayment charges; lenders should estimate applicable fees, and some may be negotiable. Count the cash needed before and after purchase
Buying requires more than an EMI. Estimate the cash you will need at the start and the recurring amounts you will pay afterward. Get figures for your property and lender rather than applying a generic citywide assumption.

- Upfront: down payment, stamp duty, registration, lender fees and any setup costs that apply.
- Recurring: EMI, society maintenance, municipal property tax and other regular property charges.
- At sale or loan closure: account for the outstanding loan balance and any applicable transaction or prepayment charges.
The RBI specifically reminds borrowers: “While planning your finances, don’t forget to include the costs of stamp duty and registration.” The exact applicable amounts should be confirmed for the property and transaction; broad estimates should not be treated as current statutory figures.

Include the down payment’s opportunity cost
The down payment and purchase charges tie up cash that could otherwise remain available or be invested. A fair comparison considers what that capital could have earned under a realistic alternative, as well as the cost of borrowing. Do not assume a return without stating its basis, and do not treat uncertain property appreciation as guaranteed compensation for ownership costs.
For a sound comparison, model rent changes, the loan’s interest-rate and reset risk, the investment alternative for upfront cash, and an uncertain resale value. Compare the total cash flows over the period you expect to own the home—not just one month’s rent against one month’s EMI.
Use market estimates as context, not as your personal forecast
A September 2026 GHAR.tv analysis estimates Mumbai rental yields at about 2–4% and price-to-rent ratios around 35–50 across many micro-markets. Those are secondary-publisher estimates, not official statistics or a prediction for a particular flat. GHAR.tv also illustrates a ₹1 crore loan over 20 years at about 8.5%, with an EMI near ₹86,800 and total interest near ₹1.08 crore; these figures depend on the stated assumptions and are not a lender quote. To build a decision for your own case, use dated rent and sale comparisons for one micro-market and unit type, the lender’s actual written offer, and the society’s maintenance and municipal-tax figures. Without those matched inputs, a citywide yield or break-even year can be misleading.

Factor in your expected stay and the value of flexibility
A purchase involves upfront transaction costs and exposes you to resale uncertainty. Renting can make it easier to move for work, family or a change in budget, though rent may change and tenancy rights depend on the facts and applicable law. The Maharashtra State Housing Policy 2025 identifies the Maharashtra Rent Control Act, 1999 as governing rent control and tenants’ rights in the state, and RERA as a framework intended to regulate real estate and protect homebuyers. Check tax treatment against your own eligibility
Tax benefits can affect ownership arithmetic, but they depend on the property, loan, applicable rules and your circumstances. The Income Tax Department describes conditional interest deductions for a self-occupied home: its guidance includes a ₹30,000 case and a potential ₹2,00,000 ceiling when stated conditions are met, including a qualifying purchase or construction timeline. Do not assume that every buyer qualifies for the maximum. Check the current rules and your eligibility with the department’s guidance or a tax professional. For a let-out property, the department says interest on a qualifying loan is deductible without a stated limit when computing house-property income. That is a different tax situation from a self-occupied home and does not by itself establish that a landlord will have a net tax benefit. See the department’s let-out house-property guidance.
A practical rent-versus-buy worksheet
- Choose the matching home: record locality, usable area, condition, amenities and commute or transit access for the rental and purchase alternatives.
- Collect dated market evidence: note comparable rents and sale prices for the same unit type; avoid using a broad Mumbai average as your forecast.
- Request the lender’s written terms: record down payment, rate type, benchmark, reset terms, tenure, EMI, fees and prepayment conditions.
- List ownership charges: obtain society maintenance and municipal tax figures, plus purchase costs such as stamp duty and registration.
- Model cash flows for your likely stay: distinguish interest from principal, include possible rent changes and rate resets, and estimate remaining loan balance and uncertain resale proceeds at the end.
- Compare the cash alternatives: include the opportunity cost of the down payment and purchase charges, and consider how much flexibility has value to you.
- Apply tax treatment only if eligible: verify the applicable rules for self-occupied or let-out property rather than assuming a maximum deduction.
What the MHADA possession policy does—and does not—mean
On January 6, 2025, MHADA announced that maintenance charges and property taxes on specified scattered housing units and plots in its schemes would apply from possession.
