There is no single right down-payment percentage. Choose an amount that leaves enough cash for closing, emergencies, moving and early repairs, then compare the monthly payment and total loan costs at several down-payment levels. Twenty percent is a useful conventional-mortgage benchmark because borrowers below it commonly pay private mortgage insurance (PMI), but it is not a universal requirement: some conventional loans start at 3% down, FHA loans at 3.5%, and eligible borrowers may qualify for a VA purchase loan with no down payment.
Start with the cash you can safely use—not a target percentage
The down payment is only one part of the cash needed to buy a home. A buyer who puts every available dollar toward the purchase may have trouble covering closing expenses, moving costs, an urgent repair or an unexpected loss of income. The useful question is not simply how much you can put down; it is how much you can put down while keeping enough money for the costs and risks that come with buying.

Begin with savings and investments you could actually use for the purchase. Then set aside money you need for other goals, an emergency cushion and expenses that will arrive around the move. Estimate closing costs separately from the down payment, and reserve for moving, utility setup and any repairs you expect soon after taking ownership. The remaining amount is a starting estimate of what might be available for the down payment—not an instruction to spend all of it.
CFPB guidance says down-payment needs vary by loan and lender. The amount can also affect the interest rate or the likelihood of approval, so ask lenders to show how different down payments change their offers. A percentage that works for one buyer may be unsuitable for another with different savings, income, expenses, credit profile, property or program eligibility.

Calculate a cash limit before choosing a percentage
A practical first calculation separates the money required to complete the purchase from the money you want to retain afterward. Use estimates rather than treating an early lender figure as a final quote.
- List funds available for the purchase. Include liquid savings and any other funds you can use without disrupting essential obligations. Be cautious about counting investments that would need to be sold or borrowed against; consider the timing and consequences of accessing them.
- Protect other commitments. Subtract money earmarked for taxes, education, debt payments, planned expenses or other savings goals. These amounts do not become safe to spend just because a mortgage lender approves a loan.
- Choose an emergency cushion. The CFPB gives at least three to six months of expenses as a general rule of thumb for emergency savings. It is not a mandatory standard or a guarantee that a particular reserve will be enough. Consider your household’s income stability and likely expenses when deciding what to retain.
- Estimate costs beyond the down payment. Subtract closing costs, moving expenses, utility setup and a reserve for near-term repairs. A lender estimate can help refine closing costs, while property condition and the move itself affect the other reserves.
- Model several down payments. Ask lenders to price the same home and borrower situation at different down-payment levels. Compare the cash required at closing, what remains afterward, the rate, fees, mortgage insurance or other program charges, and the estimated payment.
In shorthand, the upper limit to consider is: available purchase funds minus protected savings and other goals, estimated closing costs, and moving or immediate repair reserves. This is a planning ceiling, not necessarily the best down payment. A smaller amount can leave more cash available; a larger amount can reduce the balance borrowed. The loan estimates show what those trade-offs mean for your actual application.
Budget for closing and the first costs of ownership
The CFPB’s homebuying guidance gives a typical rough closing-cost range of 2%–5% of the purchase price, excluding the down payment. This is a planning range, not a quote. Actual costs vary with the purchase price, down payment, lender, loan type, home type and location. Ask lenders for estimates and refine them as the property and transaction become clearer.

Do not interpret “cash to close” as the amount of the down payment alone. The figure may include closing costs and other transaction amounts in addition to the buyer’s contribution toward the price. Review the lender’s estimate and ask what is included, which amounts can change, and what funds will be due and when. Keep enough accessible cash for the move and the first period of ownership rather than assuming all costs end at the closing table.

Repairs deserve particular attention. A home that needs immediate work can make a high down payment impractical even when it lowers the mortgage balance. The necessary reserve depends on the property; there is no universal repair allowance established here. Use inspection findings, known maintenance needs and your own tolerance for unexpected expenses to decide what cash should remain available.
What different down-payment levels can change
A larger down payment means borrowing less for the same purchase price. That can reduce the principal-and-interest payment and the amount of interest paid over time, but the precise result depends on the rate, loan term, fees and borrower qualification. A lender may also offer a different rate at different down-payment levels. Compare actual offers rather than assuming every extra dollar produces the same benefit.
At lower down payments, mortgage insurance or program-specific charges can change the comparison. CFPB explains that mortgage insurance protects the lender by lowering the risk of making a loan; it increases the borrower’s loan cost. Do not compare only principal and interest. Include recurring insurance, any upfront charge, lender fees, closing costs and cash left after closing.

For conventional mortgages, a down payment below 20% commonly means PMI. Whether reaching 20% is worthwhile depends on how much additional cash it uses, the PMI and rate quoted for the lower down payment, and the value you place on keeping money available. Do not assume that paying 20% eliminates every mortgage-related cost or that it is financially better for every household.

Compare the main low-down-payment pathways
The following are broad program pathways, not approval guarantees. Minimum down payments apply only to borrowers and transactions that meet the relevant program and lender requirements. Ask for current terms based on your circumstances.
| Loan pathway | Down-payment information | Costs and conditions to compare |
|---|---|---|
| Conventional | Some loans backed by Fannie Mae or Freddie Mac can require as little as 3% down, depending on the program and borrower. | With less than 20% down, PMI is commonly required. Rate, PMI pricing and approval depend on the lender and borrower. |
| FHA | CFPB guidance describes FHA loans with down payments as low as 3.5%. | FHA mortgage insurance has its own structure and cost. Compare it with conventional PMI for your profile, along with rate, fees and eligibility. |
| VA purchase loan | Eligible borrowers may qualify for no down payment. | Eligible borrowers may avoid monthly mortgage insurance, but a VA funding fee can apply, subject to program rules and exceptions. Eligibility is not automatic for every veteran or service member. |
| USDA or other assistance | Rural-resident programs and other special programs may be possibilities. | Eligibility and assistance vary. Check current official program terms and local availability with the relevant program source and lenders. |
For any pathway, compare the same purchase price and borrower assumptions. A low stated minimum does not establish that you qualify, that the lender will approve the property, or that the loan has the lowest total cost. Mortgage insurance, fees and program rules can make two offers with similar down payments differ substantially.
Ask lenders for an apples-to-apples comparison
Request multiple loan estimates and ask each lender to model the same property price at more than one down-payment amount. Keep the assumptions consistent so that a difference in payment or cost is not simply the result of comparing different loan terms or borrower scenarios.

- Cash to close: Compare the amount required at closing, including the down payment and estimated closing costs.
- Cash left afterward: Subtract the total cash to close from the funds available, while accounting for the reserves you chose to protect.
- Interest rate and lender fees: Ask how both change across down-payment levels and whether the estimates use comparable terms.
- Mortgage insurance and program charges: Identify monthly costs and any upfront fees, and ask what program conditions apply.
- Estimated monthly payment: Compare principal and interest alongside insurance and other loan charges, not in isolation.
- Total borrowing cost: Consider the rate, fees and recurring charges over the loan, as well as the initial cash commitment.
- Eligibility and property conditions: Confirm borrower qualifications, property rules, location limits and any applicable program requirements.
If estimates differ, ask the lender to explain the difference rather than choosing based on one headline number. Rates, fees, mortgage insurance and assistance can vary by borrower, property, location, lender and time. A lender’s current estimate is more useful for your decision than a generic percentage rule.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Decide whether to put more down or keep the cash
Putting more down can reduce the amount borrowed and may change the rate or insurance cost. Keeping more cash can make it easier to cover emergencies, planned goals, moving expenses and repairs. Neither choice is automatically superior: the value of reducing the loan has to be weighed against the risks of becoming cash-poor.
Use a side-by-side comparison rather than treating the maximum possible down payment as the default. For each lender scenario, write down the cash needed at closing, the cash you expect to retain, the payment and the loan’s fees and insurance costs. Then ask whether the payment is manageable and whether the remaining savings still serve their intended purpose.

Check program eligibility before relying on a minimum
A low down-payment figure is a program feature, not a promise that every buyer can use it. Conventional and FHA minimums described by the CFPB apply to qualifying circumstances, and actual lender terms may differ. VA no-down-payment availability is limited to eligible borrowers, with funding-fee rules and exceptions. USDA and local assistance possibilities also depend on program and location requirements.
Ask lenders which options fit your borrower profile and the property you are considering. For VA, confirm eligibility and the funding-fee treatment. For FHA and conventional offers, compare insurance costs and conditions. For USDA or state and local assistance, verify current availability and requirements with official program sources; assistance can vary by location and may have its own eligibility rules.
This is general U.S. mortgage guidance, not an individualized recommendation. Program terms, rates, fees and eligibility can change, so confirm current details with lenders and official program sources before making a decision.
