How Much House Can You Afford in Seattle? Include Taxes, Insurance, and HOA Fees

Set a sustainable monthly housing ceiling, then use current loan terms and property-specific Seattle taxes, insurance, and HOA dues to estimate an affordable price range.

There is no single Seattle home price that is affordable for every household. Set a monthly ownership budget that fits your income, debts, savings goals, and other expenses, then estimate what purchase price that budget supports using a current loan quote and costs for the specific property. Count property taxes, insurance, mortgage insurance if applicable, HOA dues, and ongoing ownership costs—not just mortgage principal and interest.

Start with the monthly cost you can sustain

A lender’s approval tells you how much it may be willing to lend under its underwriting rules. It does not determine what monthly payment will feel manageable for your household. Your personal ceiling should leave room for the expenses and priorities that continue after closing: debt payments, utilities, food, transportation, savings, and irregular costs.

Build the ceiling from your real budget rather than from a target purchase price. Review take-home pay and recurring expenses, then decide how much you can commit to housing without compromising savings or taking on a level of risk you do not want. You can also consider gross income and lender qualification when evaluating a loan, but do not treat the lender’s maximum as your comfort target. The Consumer Financial Protection Bureau (CFPB) advises buyers to budget for the total home payment and the expenses that change when they become homeowners.

Separate the payment limit from the price limit

The monthly amount you can sustain is the starting point. The home price is a result of several inputs: the amount you put down, the loan amount, the term, the interest rate in a current lender quote, and property-specific taxes, insurance, and HOA charges. A higher purchase price is not automatically affordable because a lender offers a particular loan, and two homes with the same price can have different monthly costs.

Keep one number for your preferred monthly ceiling and another for the maximum you would consider under less comfortable circumstances. This distinction helps you avoid letting a calculator or a listing price quietly replace your own budget. If a property only fits by assuming unusually low costs, ignoring repairs, or spending less on goals you consider important, it does not fit your chosen ceiling.

Count every recurring housing cost

CFPB’s list of monthly home-payment components includes principal, interest, property taxes, mortgage insurance, homeowners insurance, supplementary insurance such as flood coverage, and homeowners’ association fees. Add regular ownership expenses that affect your actual household budget, such as utilities and maintenance, even if they are not part of the mortgage servicer’s payment. The distinction matters: the monthly mortgage bill is not the same as the full cost of owning the home.

Cost How to estimate it What to check
Mortgage principal and interest Use the loan amount, term, and rate in a current lender estimate. Confirm that the quote uses the down payment and loan terms you are considering.
Property tax Look up tax information for the specific parcel and tax year. Verify the assessed value, taxing district, levies, and applicable local budget information.
Homeowners insurance Request a current quote for the property and coverage you need. Check the insured property details, coverage, deductible, and payment schedule.
Supplementary insurance Ask whether the property needs coverage beyond a standard homeowners policy. Include any needed protection, such as flood insurance, in the monthly budget.
Mortgage insurance Use the lender’s estimate for the loan and down-payment scenario. Do not assume it applies—or does not apply—without checking the specific loan.
HOA dues Use the association’s current documents for the unit or home. Check what the dues cover and whether the amount or payment schedule may change.
Utilities and maintenance Estimate from property details and your expected use; leave room for ongoing upkeep. These costs vary by home and household and are not captured by principal and interest.

The available Seattle sources do not establish a current citywide typical homeowners-insurance premium or HOA average. Do not substitute an assumed local average for a quote or association documents. The same caution applies to any supplementary coverage: whether it is needed depends on the property and the coverage available for it.

Estimate Seattle property taxes parcel by parcel

King County assesses property annually at market value. The tax bill is shaped not only by assessed value but also by local taxable value, voter-approved measures, taxing districts, and local government budgets. As a result, a higher assessment does not automatically mean the tax bill will rise by the same percentage or dollar amount.

There is no dependable one-size-fits-all Seattle property-tax figure to apply to every home. The county’s 2026 reports provide rates and levies by taxing district, and the tax year and parcel matter. For a home you are considering, use the county’s records for that parcel and the relevant year rather than multiplying its asking price by a citywide rate. Asking price, assessed value, taxable value, and the final tax bill are related concepts, not interchangeable numbers.

What to verify before relying on a tax estimate

  • Identify the exact parcel and its current assessment information.
  • Check the tax year and the applicable taxing district and levies.
  • Use the parcel’s tax information to estimate the monthly amount for your budget.
  • Recheck the estimate if the property, tax year, or available county information changes.

A tax figure from a different home, a previous year, or a broad city average may be useful only as rough context; it is not a substitute for the parcel-specific amount. Since the county’s method accounts for local levies and budgets, the property’s location within the area can matter even when two homes have similar values.

Get property-specific insurance and HOA figures

Insurance cost depends on the property and the coverage selected. The CFPB includes homeowners insurance and supplementary insurance, such as flood coverage, among the components buyers should consider. Request a current quote for each serious candidate and ask whether additional coverage is needed. The sources available for this article do not establish a current typical Seattle premium, so a broad estimate should not be presented as a reliable budget figure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a home governed by an association, include its dues in the monthly housing calculation. Seattle’s planning models include condo fees, but those assumptions are not current quotes for a particular building. Ask for the association’s current fee information and review the relevant documents to understand what the fee covers and whether it may change. A fee that covers some services still belongs in the cash-flow budget; do not count it as a discount against the mortgage payment without checking which expenses it actually replaces.

These costs are among the reasons to recalculate for each property rather than use one generic estimate for a whole search. A detached home, a condo, and two units in different associations may face different insurance needs, tax information, and recurring fees even if their listing prices are close.

Translate your budget into a purchase-price range

Once you have chosen a monthly ceiling, estimate a price range using a current lender quote and the assumptions you can actually support. Start with a property’s estimated monthly costs other than principal and interest. Subtract those from your housing ceiling. The remainder is the amount available for the monthly principal-and-interest payment under that scenario.

Then ask the lender or use a calculator that matches the quoted loan terms to determine what loan amount corresponds to that payment. Add the down payment to the loan amount to estimate the purchase price, while accounting for the fact that the down payment and loan structure can also affect mortgage insurance and other costs. This is a scenario calculation, not a promise that a lender will approve the loan or that a seller will accept the resulting offer.

  1. Choose a monthly housing ceiling. Base it on your household budget, goals, debts, and risk tolerance—not only a lender’s maximum.
  2. Collect current loan assumptions. Ask for the rate, term, loan amount, and down-payment scenario relevant to you. Do not reuse an old rate or an illustrative planning assumption as if it were an offer.
  3. Estimate costs for the target property. Add parcel-specific taxes, insurance and any supplementary coverage, mortgage insurance if applicable, HOA dues if applicable, and regular ownership expenses you are budgeting for.
  4. Find the payment left for principal and interest. Subtract the other monthly costs from your chosen ceiling. If the result is too low for the loan terms, reduce the target price or revisit the assumptions rather than omitting a cost.
  5. Convert that payment to a loan amount and price. Use the current quote’s rate and term, then account for the down payment and any loan-related charges in the estimate.
  6. Repeat for each property. Replace estimates with that home’s tax information, insurance quote, and association charges; keep loan assumptions consistent when comparing alternatives.

Seattle’s 2025 planning appendices illustrate why a price estimate depends on multiple inputs: the model assumes a 30-year mortgage and uses assumed mortgage rates, a property-tax levy, insurance, down-payment choices, mortgage insurance in a low-down-payment case, and condo fees. These are modeling assumptions from the City of Seattle Office of Planning & Community Development, not a current lender offer or an estimate for an individual household. Do not reuse their assumed rates or costs as today’s Seattle prices.

Compare homes on total cost, not listing price

For a useful comparison, hold the loan assumptions constant and calculate the full monthly cost for each property. A home with a lower asking price may not produce the lower total payment if its taxes, insurance, or association fees are higher. Conversely, a property with more monthly costs in one category may still fit if the full amount remains below your ceiling and the other trade-offs suit you.

Compare for each property Use this evidence Why it matters
Cash required for the down payment Your chosen down-payment scenario and lender estimate It affects the loan amount and can affect mortgage insurance.
Principal and interest The same rate and term assumptions for each home This isolates the effect of the property’s other costs.
Property tax Parcel-specific information for the relevant tax year Tax districts and levies differ, so price alone is not enough to infer the bill.
Insurance and supplementary coverage Current property-specific quotes and coverage needs Insurance is not established by a citywide typical premium in the available sources.
HOA dues Current association information, where applicable Fees differ by association and should not be replaced with a planning-model assumption.
Other regular ownership costs Your estimate for utilities and maintenance These affect household cash flow even when they are outside the mortgage payment.

Also consider whether a quoted insurance cost or HOA amount could change, and whether your plan has enough room for that possibility. The sources here do not provide a complete Seattle property-to-property cost dataset, so no general ranking of neighborhoods or home types by total affordability is established. The comparison has to be done with the actual homes and current figures you are considering.

Use Seattle’s median price as context, not a budget

The September 2026 median sale price was $850,000 in both Seattle and King County, according to NWMLS figures reported by Axios Seattle on October 8, 2026. That is a recent snapshot of market sales, not a recommended budget, a forecast, or proof that a household on a particular income can afford that amount. A median describes the midpoint of reported sales; it says nothing by itself about the down payment, interest rate, tax bill, insurance, HOA dues, other debts, or comfort level of an individual buyer.

Use the figure only to orient your search to the market. If the price range supported by your budget is below that recent median, that does not make your budget calculation wrong. It means you may need to adjust the kinds of homes or locations you consider, the timing of your purchase, or the amount of cash available—rather than treating the market statistic as a personal affordability threshold.

Common budgeting mistakes to avoid

  • Using principal and interest as the whole payment. Add taxes, insurance, mortgage insurance if applicable, supplementary coverage if needed, and HOA dues before deciding whether a home fits.
  • Applying one tax rate to every Seattle property. Check the parcel and tax year because local districts, levies, and budgets affect the result.
  • Using a planning model as a quote. City planning assumptions are illustrative, not current terms offered to your household or actual costs at a specific address.
  • Using a citywide insurance or HOA average as if it were established. Current Seattle-wide typical amounts are not established by the sources here; obtain property-specific figures.
  • Comparing prices without comparing cash flow. Apply the same loan assumptions, then compare each home’s total monthly cost and required down payment.
  • Letting approval set the comfort ceiling. Qualification is about borrowing eligibility; your budget must also preserve the expenses and savings priorities that matter to you.

Revisit the estimate when a lender’s quote changes or a property-specific figure becomes available. The useful output is not a single universal Seattle price: it is a defensible range tied to your payment limit, loan terms, down payment, and the real recurring costs of each property.
