There is no single Houston home price that is affordable for every buyer. Start with the monthly amount your household can consistently spend on housing, then count principal and interest, property taxes, homeowners insurance, any applicable private mortgage insurance (PMI), HOA dues, and other recurring debt payments. Convert that full monthly budget into a purchase-price range only after checking the taxes, insurance, and association costs for the specific property.
As a local reference point, the Houston Association of Realtors (HAR) reported a $331,500 median home price in Q1 2026 and modeled a typical monthly payment of $2,400, including principal, taxes, and insurance. That is a market benchmark, not an approval or a complete estimate for an individual home; it does not establish an HOA charge for your property.

What Houston’s affordability benchmark does—and does not—tell you
HAR’s Q1 2026 figures offer a snapshot of the local market, not a personal budget recommendation. Its modeled payment includes principal, interest, taxes, and insurance, but the reported figure does not establish a particular buyer’s down payment, PMI, HOA dues, or other monthly debts. Your actual payment can differ because of the home, loan, coverage, and taxing units involved.
| Q1 2026 HAR measure | Reported value | How to use it |
|---|---|---|
| Median home price | $331,500 | A market reference, not a recommended spending limit. |
| Average 30-year fixed mortgage rate | 6.18% | A reported market average for the quarter, not a rate quote for an individual buyer. |
| Typical monthly payment | $2,400 | HAR’s modeled payment includes principal, taxes, and insurance; it does not establish your HOA dues or full household housing cost. |
| Minimum annual household income to afford a median-priced home | $96,000 | HAR’s market-model output, not a lender’s decision or a guarantee that this income fits a specific household’s budget. |
| Houston-area households able to afford a median-priced home | 42% | HAR’s estimate for that quarter, not an individual buyer’s probability of approval. |
Use these figures to understand the scale of the market and to frame questions for a lender. Do not take the $2,400 payment or $96,000 income figure as a ceiling or floor for your own purchase. A household’s other debts, available cash, down payment, property taxes, insurance coverage, and HOA costs can all change the answer.

Build an affordable monthly housing budget first
Work from a monthly amount your household can sustain, rather than beginning with the largest purchase price a lender might approve. Include recurring obligations that affect your cash flow as well as the costs that come with owning the home. The relevant question is not just whether you can make the loan payment; it is whether the entire housing bill leaves enough room for the rest of your budget.
- Principal and interest: The loan payment depends on the amount borrowed, interest rate, and loan term. A larger down payment generally means a smaller loan, but the down payment also reduces cash available for closing and reserves.
- Property taxes: Estimate these for the property’s parcel and applicable taxing units, not from a broad Houston-area average.
- Homeowners insurance: Use a quote based on the actual address and coverage assumptions. A statewide market overview is not a premium estimate for your home.
- PMI, if applicable: Add the lender’s actual estimate when it applies to your loan.
- HOA dues and assessments: Use the association’s actual dues and find out whether any additional assessments apply.
- Other recurring debt: Include the monthly debt payments that will remain after closing when assessing what your household can comfortably carry.
Keep an eye on both the amount due each month and the cash needed to complete the purchase. A down payment can lower principal and interest, but a plan that uses nearly all available savings may leave little room for moving costs, repairs, or unexpected expenses. The appropriate reserve is a household decision; the figures in HAR’s benchmark do not determine it.
Estimate each part of the Houston home’s monthly cost
1. Calculate principal and interest using your loan assumptions
Ask a lender or use a mortgage calculator to estimate the principal-and-interest payment using the expected loan amount, rate, and term. To find the loan amount, start with a possible purchase price and subtract the down payment. Run the calculation with the loan terms you are actually considering; HAR’s Q1 2026 average rate is context, not a promise that you will receive that rate.
Keep the loan payment separate from taxes, insurance, PMI, and HOA charges while you build the estimate. This makes it easier to see which property-specific costs are changing the total. If you compare two homes, apply the same loan assumptions to both so the comparison is useful.

2. Look up taxes for the specific parcel
Houston-area property-tax costs vary with location, taxable value, exemptions, tax year, and the taxing units that apply to a property. A citywide or countywide shortcut can miss the charges relevant to an individual address. Houston’s tax-rate information uses tax-roll data from the Harris, Fort Bend, and Montgomery appraisal districts; the Harris County Tax Office lists adopted rates by year and taxing unit.
Identify the parcel and the applicable taxing entities, then build an estimate using the relevant tax-year information. Check whether the estimate reflects the taxable value and exemptions that would apply to you, rather than assuming that a seller’s tax bill will carry over unchanged. If you are unsure which entities or assumptions apply, ask the county tax office, appraisal district, or a qualified tax professional to help verify them.
3. Request an address-specific insurance estimate
Ask for a homeowners-insurance quote using the property address and clearly stated coverage assumptions. Two homes with the same asking price can receive different quotes, so a generic monthly figure may distort your budget. TDI publishes statewide and county-level market information and says nearly 160 companies sell homeowners policies in Texas. That describes the market; it does not supply a dependable premium for every Houston home.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsWhen reviewing a quote, make sure you understand what coverage and deductible assumptions it uses, and confirm whether the estimate is for the home you intend to buy. If you compare quotes, compare the coverage assumptions as well as the premiums; otherwise, the lower number may not represent equivalent protection.

4. Add PMI and the association’s actual charges
Include PMI if it applies to your financing and use the amount provided for your loan. Then ask the seller or association for the actual HOA dues, whether they are billed monthly or on another schedule, and whether assessments apply. Convert charges to a monthly equivalent for budgeting, while retaining the billing schedule so you know when cash will be due.
HOA dues are not part of the mortgage principal-and-interest payment, but they still compete for the same household income. Read the available association documents and ask what the dues cover and whether there are current or announced assessments. Do not treat an advertised monthly payment as the full cost of ownership if it leaves these charges out.
Why HOA fees need their own line in the budget
A 2025 report using Realtor.com listing data found that 76.8% of Greater Houston homes listed for sale in the prior year had HOA fees, compared with 40.5% nationally. Axios Houston reported the figures. They describe the listings examined, not the fee you will pay, the likelihood that a particular home has a fee, or the amount of that fee. Check the specific property rather than applying the percentage to your search as a certainty.

Turn your budget into a purchase-price range
Once you know the maximum monthly housing amount your household can sustain, subtract the estimated taxes, insurance, PMI, and HOA charges. What remains is the amount available for principal and interest. Use that remainder, together with your down payment and a lender’s rate and term estimate, to find a possible loan amount and price range.
- Set a household limit: Review take-home income, recurring expenses, savings goals, and debt payments. Choose a monthly housing amount that leaves room for the rest of your obligations.
- Collect property-specific estimates: For each home, identify the parcel tax estimate, request an insurance quote, verify PMI if applicable, and confirm dues and assessments.
- Calculate the amount left for the loan: Subtract those property costs from the household housing limit. Do not use money already committed to other monthly debts as if it were available for housing.
- Ask a lender to model the loan: Provide the target monthly principal-and-interest amount, possible down payment, and other relevant financial details. Request estimates with the loan terms and rate assumptions they can actually offer.
- Check the full payment and cash plan: Add the lender’s loan estimate back to the property costs and compare it with the original household limit. Separately make sure the down payment and closing costs do not exhaust money you need to keep available.
- Revisit the numbers before making an offer: Replace broad estimates with current, property-specific figures and confirm the financing assumptions with the lender.
This is a way to screen homes, not a substitute for a lender’s underwriting or final transaction estimates. If a home only fits when you omit HOA dues, use a generic tax figure, or assume an unconfirmed insurance premium, the apparent price range is not yet dependable.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare homes by carrying cost, not just asking price
For homes with similar asking prices, make a side-by-side comparison using the same loan assumptions. Record the estimated principal and interest, parcel-level taxes, insurance quote and coverage, PMI, HOA dues and assessments, and the debts your household will continue paying. HAR’s payment methodology and Harris County’s affordability calculation both reflect costs beyond principal and interest, but neither replaces a calculation for your address and finances.

| Cost to compare | What to verify for each home |
|---|---|
| Principal and interest | Use the same down payment, rate assumption, and term when comparing properties. |
| Property taxes | Use the parcel, relevant taxing units, tax year, taxable value, and applicable exemptions. |
| Insurance | Use an estimate tied to the address and stated coverage assumptions. |
| PMI | Include the lender’s estimate if it applies to the loan. |
| HOA dues and assessments | Confirm actual dues, billing schedule, and any applicable assessments with association information. |
| Other debt | Include recurring payments that remain part of your household budget. |
A higher-priced home could have different taxes, insurance, or association charges than a lower-priced one, so list price alone does not reveal which is less expensive to own. A comparison is only as useful as its inputs: mark estimates clearly, and replace them with verified figures as you obtain them.

Understand the difference between affordability and program eligibility
Harris County’s assistance program explicitly includes principal and interest, property taxes, homeowners insurance, PMI when applicable, HOA dues, and other debt obligations in its affordability calculation. The program uses a 39% housing-cost cap and a 42% cap for housing costs plus other debt. Those percentages describe that program’s eligibility calculation; they are not universal mortgage rules, a promise of loan approval, or a recommended spending target for every Houston household.
Program eligibility, mortgage approval, and a household’s own comfort level answer different questions. A program may have stated criteria; a lender evaluates a borrower under the loan requirements it applies; and a household must decide whether the payment leaves enough room for its other priorities. Do not treat a ratio from an assistance program as a substitute for a property-specific budget or an individual lender review.
Common estimate errors to avoid
- Using a market benchmark as your quote: HAR’s figures describe a market model for Q1 2026. Your loan terms and property costs may differ.
- Using a broad tax number for a particular address: The relevant taxing units, tax year, taxable value, and exemptions affect the estimate.
- Assuming every insurance premium is alike: A statewide or county-level market overview does not tell you the premium for the home and coverage you are considering.
- Leaving out the HOA because it is not part of the loan: Dues and assessments still affect the monthly household budget.
- Confusing approval with affordability: A lender’s decision does not determine what amount feels sustainable for your household after other expenses and goals.
- Relying on unconfirmed costs: Label estimates as estimates and update them when the lender, taxing information, insurer, or association provides property-specific details.
Before treating any purchase price as your ceiling, review the complete monthly total with a lender and property-specific tax and insurance estimates, and confirm the association charges. The most useful Houston affordability number is the one built from the home and financing you are actually considering.
