How Much Emergency Savings Should You Keep Before Taking a Home Loan?

The CFPB’s three-to-six-month emergency cushion is a budgeting guideline, not a universal mortgage reserve requirement. Calculate it from expected post-purchase expenses and keep it separate from closing and moving costs.

Before deciding how much cash to put toward a home purchase, set aside an emergency cushion equal to at least three to six months of expenses, using your expected budget after you move. The Consumer Financial Protection Bureau (CFPB) presents this as a rule of thumb for planning—not a universal lender reserve requirement. Keep the cushion separate from the down payment, closing costs, moving expenses, and money for initial home needs.

What the three-to-six-month guideline means

The CFPB’s homebuying guidance advises subtracting an emergency cushion of at least three to six months of expenses when estimating how much cash is available for closing. The key word is expenses: calculate the reserve from the household budget you expect to have as a homeowner, not just from your current rent or mortgage payment.

As an Amazon Associate I earn from qualifying purchases.

For example, if your estimated essential monthly expenses after the purchase are $4,000, three months would be $12,000 and six months would be $24,000. Those figures are arithmetic examples, not a CFPB-prescribed target for a household with that budget. The guideline gives a range; it does not determine which end is right for every buyer.

This is U.S.-specific consumer-planning guidance. It is meant to help you avoid committing every available dollar to the transaction. A home can bring expenses that are hard to defer, while an income interruption or another emergency can occur soon after closing.

Build the reserve from your expected homeowner budget

Start with the recurring costs you will have after moving, then include other necessary household expenses. A monthly housing budget should reflect the full cost of owning and financing the home, not only principal and interest.

Include the full housing payment

  • Mortgage principal and interest.
  • Property taxes and homeowners insurance.
  • Mortgage insurance, if it applies to your loan.
  • Supplementary insurance or homeowners association fees, if applicable.

Some of these costs may be collected with the mortgage payment and others may be paid separately. For budgeting, include them all regardless of how they are billed.

Account for other necessary expenses

Add the household costs you expect to keep paying, such as utilities, food, transportation, and other essential bills. The purpose is to estimate the amount your household would need to cover during a disruption, not to count optional spending as if it were unavoidable. Make the estimate realistic for the home and location you are considering.

Homeownership also makes you responsible for repairs and maintenance. CFPB guidance identifies these as costs to plan for, but it does not provide a universal monthly repair amount. Avoid treating an invented percentage or a generic online estimate as an official rule. Consider the property’s condition and the likely work it may need when deciding whether your emergency plan leaves adequate room for unexpected costs.

Choose a point within the range deliberately

The CFPB’s three-to-six-month range is a starting point rather than a personal formula. The guidance does not assign a particular number of months based on occupation, household size, property condition, or location. Instead, use those circumstances to judge how much flexibility you want, while keeping the calculation transparent.

  • Test the three-month amount. Ask whether the household could manage a disruption with that reserve after accounting for its likely expenses and home-related obligations.
  • Test the six-month amount. Compare it with the same budget and consider whether a larger cushion would better preserve your ability to meet essential costs.
  • Use the lower figure only if it is workable for your circumstances. The guideline does not say every buyer should select three months, and a smaller reserve is not made safer merely by having qualified for a mortgage.
  • Revisit the estimate if the home budget changes. A different property, tax or insurance cost, association fee, or repair need can change the monthly expense base you used.

This process does not create a lender standard. It helps you decide how much money your household should keep accessible rather than commit to the purchase.

Keep emergency savings separate from purchase cash

Several cash needs arrive around the time of a home purchase. The CFPB says closing costs typically range from 2% to 5% of the home’s purchase price, excluding the down payment. Actual costs vary with factors including the home price, down payment, lender costs, loan type, and location. Moving, renovations, furnishings, and other initial expenses are separate planning needs.

A useful cash plan assigns money to each purpose before calculating a possible down payment. The maximum amount left for a down payment is not necessarily the amount you should pay: it is only what remains after the needs you identified, and using all of it could leave too little accessible savings.

Use this order of operations

  1. List available savings and investments. Use the amount you can actually access for the purchase, rather than assuming every asset can be converted to cash immediately or without consequences.
  2. Set aside money for other goals. Identify savings you do not intend to divert to buying this home.
  3. Set aside the emergency cushion. Calculate three and six months of expected post-purchase expenses, then select a reserve target appropriate to your circumstances.
  4. Budget for moving and initial home needs. Include anticipated renovations, furnishings, setup expenses, and any known early repairs. These amounts are not part of the emergency cushion if you already know you will need them.
  5. Estimate closing costs separately. Use a transaction-specific estimate where available; the CFPB’s typical 2%–5% range is a broad planning guide, not a quote.
  6. Calculate the remaining cash. Subtract the amounts above from available funds to estimate a maximum possible down payment. Treat this as a limit for planning, not an instruction to spend every remaining dollar.

Worked example: separate the reserve from closing cash

Suppose a buyer is considering a $400,000 home, has $100,000 in savings available for the purchase, estimates post-move expenses at $4,000 per month, and has $10,000 earmarked for moving and known initial needs. Assume, solely for illustration, that the buyer uses the low end of the CFPB’s typical closing-cost range. This example does not predict a lender’s actual fees or recommend a down payment.

Planning item Illustrative amount How it is used
Available savings $100,000 Starting amount for this example
Three-month emergency cushion $12,000 $4,000 × 3, retained as emergency savings
Moving and initial needs $10,000 Example amount reserved for those separate costs
Closing-cost planning amount $8,000 2% of $400,000, using the low end of the CFPB’s typical range
Cash remaining for a possible down payment $70,000 $100,000 − $12,000 − $10,000 − $8,000

If the buyer instead keeps six months of the same estimated expenses, the emergency cushion is $24,000. With the other example assumptions unchanged, the amount left for a possible down payment falls to $58,000. The difference is not money lost to the transaction; it is money retained as a larger reserve.

The actual closing-cost amount could be higher or lower than the example’s $8,000. The CFPB’s 2%–5% range would correspond to $8,000–$20,000 on a $400,000 purchase, but it is not a substitute for costs estimated for a particular transaction. If the estimate changes, recalculate the cash remaining rather than silently drawing from the emergency reserve.

Why the down payment and emergency reserve answer different questions

The down payment is cash committed toward buying the home. The emergency reserve is money kept available for unplanned household needs after the purchase. A lower down payment may reduce how much cash is due at closing, but it does not remove the possibility of income disruption, repairs, or other emergencies. Mortgage insurance may also apply, depending on the loan.

Compare purchase scenarios by looking at four things together: expected essential expenses after the move, the total monthly housing payment and ownership costs, cash needed for closing and initial setup, and the savings left once those commitments are made. A scenario with a manageable payment on paper may still leave too little cash for the household’s comfort if it consumes nearly all accessible savings.

Emergency planning is not the same as loan underwriting

The CFPB’s guidance supports the three-to-six-month amount as a homebuyer cash-planning rule of thumb. It does not establish that every lender, mortgage product, or loan program requires that amount in reserves. A lender’s specific requirements must be checked against documentation for the particular loan and borrower.

Do not assume that meeting the CFPB planning guideline guarantees loan approval, or that approval means the remaining cash is adequate for your household. Underwriting and personal budgeting serve different purposes: one concerns whether a loan meets applicable lender or program standards; the other concerns how much money you want to retain for financial shocks and home costs.

Common planning mistakes to avoid

  • Counting only principal and interest. Taxes, insurance, mortgage insurance when applicable, supplementary insurance, and association fees can affect the housing budget.
  • Using today’s rent as the expense estimate. The reserve should reflect expected post-purchase expenses, including the full housing payment and likely ownership costs.
  • Counting a known expense twice—or not at all. Put planned moving costs and known renovations in their own category; do not rely on the emergency cushion to cover costs already expected at closing or soon afterward.
  • Assuming the broad closing-cost range is a quote. It is a typical range that excludes the down payment, and actual costs vary by transaction.
  • Spending down to the mathematical maximum. A cash calculation can show what might be available for a down payment without showing that using the full amount is prudent for your household.
  • Treating a general guideline as a lender rule. Confirm any loan-specific reserve requirement with the relevant lender or program documentation.

How to put the plan into practice

Write down the post-purchase monthly budget, calculate the three- and six-month reserve amounts, and identify which savings will remain available after closing. Then estimate closing and initial costs separately and check whether the resulting cash plan still leaves a reserve you are comfortable preserving. If changing the purchase price or down payment materially changes taxes, insurance, fees, or the cash due, update the budget rather than carrying forward the old estimate.
