How Much Does It Cost to Refinance a Mortgage?

Mortgage refinancing commonly costs 3%–6% of loan principal, but the amount varies. Learn how to read fees, credits, cash to close, and loan terms.

In the United States, Freddie Mac estimates that refinancing a mortgage commonly costs 3%–6% of the loan principal. That is a broad estimate, not a quote or a nationwide fee schedule: the lender, your credit score, location, and the details of the transaction affect the amount. Your written Loan Estimate is the useful starting point for estimating your own refinance.

What does the 3%–6% estimate mean?

Freddie Mac’s consumer guidance, Understanding the costs of refinancing, gives a range of 3%–6% of loan principal and identifies the lender, credit score, and location as cost drivers. For illustration, applying that range to a $250,000 loan principal gives $7,500–$15,000. This is arithmetic based on Freddie Mac’s broad estimate, not a prediction of what a borrower with that loan amount will be charged.

The estimate is not a legal limit, a guaranteed price, or a standardized average that applies to every state and lender. A borrower-specific total cannot be established from the percentage alone. Fees and other amounts depend on which services and adjustments apply to the property and transaction. Get a Loan Estimate from the lender to see figures for the loan you are considering, then compare it with other written estimates made on the same assumptions.

Which charges can appear on a refinance?

Refinancing involves arranging a new mortgage and paying off the existing one. The costs can include lender charges, services provided by third parties, government charges, and amounts collected in connection with closing. Not every transaction includes every item, and an amount due at closing is not necessarily a fee earned by the lender.

Cost category Examples What to check
Lender charges Origination or underwriting fees Identify the lender-controlled charges and ask what each covers. Compare them across written Loan Estimates.
Third-party services Appraisal, credit report, and title services Check which services are listed and whether you can shop for them. The transaction determines which services are required.
Government and local charges Recording fees; attorney or survey fees where applicable These can depend on location and the transaction. The available sources do not establish a state-by-state total.
Prepaid amounts and adjustments Prepaid interest, insurance, and property-tax adjustments Separate these amounts from lender charges when assessing the cost of borrowing.
Initial escrow funding Deposits for taxes or insurance, when applicable Escrow funding can increase the money due at closing without being a lender fee.

The Consumer Financial Protection Bureau’s guidance, What costs come with taking out a mortgage?, describes these kinds of charges. The exact combination depends on the refinance and location. Ask the lender to explain unfamiliar line items rather than assuming a category is included in every loan or that every amount has the same economic effect.

Closing costs are not the same as cash to close

Total closing costs describe costs associated with the transaction. Cash to close is the amount you must bring to closing after credits, amounts already paid, loan payoffs, and other adjustments are accounted for. The terms are related, but they are not interchangeable: a borrower’s cash due can differ from the total of the closing-cost charges.

Use the Loan Estimate to review the proposed transaction and the Closing Disclosure to check the final figures. The CFPB’s Closing disclosure explainer explains the distinction. Compare the final disclosure with the estimate and ask the lender to explain meaningful changes. A lower cash-to-close number by itself does not establish that the refinance is cheaper overall; it may reflect credits, adjustments, or costs handled another way.

How to compare refinance offers

Compare written offers for the same loan scenario. If loan amount, product, term, or rate-lock assumptions differ, the resulting figures may not be an apples-to-apples comparison. A low advertised rate or a small amount due at closing is not enough to identify the better offer.

  1. Request Loan Estimates for matching assumptions. Give each lender the same loan amount and requested product and term, and make the rate-lock assumptions clear. Review the written estimates rather than relying on an advertisement or verbal description.
  2. Separate lender charges from other costs. Compare origination and other lender-controlled charges, then review appraisal, title, and other third-party services separately. Ask whether listed services can be shopped for and what explains a difference between estimates.
  3. Account for credits and the rate attached to them. Record any lender credit alongside the interest rate offered. A credit may reduce the amount due at closing while the loan’s rate is higher than an alternative offer.
  4. Compare cash to close and monthly payment. Check the amount due at closing as well as the expected payment. Consider the total monthly payment, including mortgage insurance and escrow when applicable, rather than comparing only principal and interest.
  5. Compare the new term with the remaining time on your current loan. Note how long the new loan will run and whether it extends repayment. A smaller monthly payment does not, on its own, show that borrowing costs less over the life of the debt.
  6. Ask about differences and negotiate where appropriate. The CFPB says that other Loan Estimates can support negotiation and that lender fees are generally easier to negotiate than third-party fees. Ask the lender to explain an unexplained charge or whether a lender-controlled fee can change.

The CFPB’s Compare and negotiate your loan offers guidance identifies lender charges, lender credits, cash to close, monthly payment, and loan term as useful comparison fields. Looking at the complete offer helps reveal trade-offs that the headline rate hides.

Are “no-cost” or “no-closing-cost” refinances really free?

Usually, “no cost” describes how a charge is handled, not the absence of costs associated with originating a mortgage. A lender may offer a credit toward closing charges in exchange for a higher interest rate, or costs may be added to the loan balance. Those approaches can reduce cash due upfront, but a higher rate can increase interest over time and financing costs can increase the amount owed and reduce equity.

The CFPB distinguishes offers advertised as having no lender fees from offers described as having no closing costs. The label alone does not tell you which charges are covered or how the lender accounts for them. Check the Loan Estimate for the rate, listed costs, lender credits, loan amount, cash to close, and term. Ask the lender to explain how the credit or financed costs affect the loan you will repay.

To judge the trade-off, consider how long you expect to keep the new mortgage and compare costs over that period. A lower upfront payment can make sense for some borrowers, but it is not automatically the lowest-cost choice. Rates and credits vary over time, and no particular current rate or lender offer can be inferred from the broad cost estimate.

Estimate how long you may keep the new loan

The CFPB reports that borrowers keep a mortgage for about five years on average before moving or refinancing. That is a population average, not a forecast for your household or a recommendation to refinance only if you expect to stay for five years. Your own plans may differ substantially.

The expected holding period matters when comparing upfront charges with benefits such as a lower payment or a rate reduction. For discount points, the CFPB says a rough break-even estimate is the upfront cost of the points divided by the monthly savings. Treat that as a simple estimate, not a complete personal financial analysis; it does not establish that a particular loan will save money over your actual holding period. Points may be a poor fit if you expect to move or refinance soon.

Check whether refinancing restarts the repayment clock

A refinance can replace a loan with fewer years remaining with a new loan that has a longer term. The monthly principal-and-interest payment may fall because repayment is spread over more time, while the borrower remains in debt longer and may pay more interest in total. Freddie Mac’s Planning to refinance guidance flags the importance of weighing a longer repayment period rather than treating a lower monthly payment as pure savings.

Compare the remaining term on your current mortgage with the proposed new term, along with payment and total borrowing costs. A payment comparison alone leaves out how long payments continue. The right comparison depends on the specific offers and how long you expect to keep the new loan; the available general estimates cannot determine whether a refinance is worthwhile for an individual borrower.

What to do if the final figures change

When the Closing Disclosure arrives, compare it with the Loan Estimate rather than looking only at the amount due. Review changes to charges, credits, and cash to close, and ask the lender to account for any meaningful difference. The CFPB’s guidance on whether final mortgage costs can increase from the Loan Estimate discusses circumstances in which costs may change; the estimate should not be treated as a promise that every final figure will be identical.

  • Ask which changed amounts are lender charges, third-party services, taxes, prepaid items, or escrow deposits.
  • Ask whether a changed service is one you can shop for and whether the lender can explain the difference.
  • Reassess the full offer if the rate, lender credit, loan amount, or term has changed; a new cash-to-close figure alone may not show the effect on total borrowing costs.

Keep the explanation tied to the written documents. The CFPB’s Am I allowed to negotiate the terms and costs of my mortgage at closing? notes that negotiation is possible and that lender fees are generally more negotiable than third-party charges. Other Loan Estimates can help you make a specific comparison when asking about lender-controlled costs.

A practical way to estimate your own refinance cost

Start with Freddie Mac’s 3%–6% range only as a rough orientation. Then replace the broad estimate with the numbers for your proposed loan, paying attention to what each number represents.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Get written Loan Estimates. Request offers based on the same loan scenario so that differences are easier to interpret.
  2. List the costs and credits. Separate lender charges, third-party services, government or local charges, prepaid amounts, and escrow funding. Record lender credits next to the rate they accompany.
  3. Identify the cash you need at closing. Use the estimate and later the Closing Disclosure to distinguish cash to close from total closing costs. Account for the payoff and other adjustments shown in the documents.
  4. Compare the loans over your expected time horizon. Consider payment, rate, upfront costs, credits, and term together. If points are involved, use the CFPB’s rough break-even framing and consider whether you may move or refinance before recovering the upfront expense.
  5. Question unclear or changed amounts. Ask the lender what a fee covers, whether you can shop for a service, and why a final amount differs materially from the estimate.

This process will not produce a universal price, because the total depends on the particular lender, borrower, location, and transaction. It does give you a defensible estimate based on actual written offers instead of treating a broad percentage or a “no-cost” label as a quote.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
