Re:

How Much Deposit Do You Need to Get a Better Mortgage Rate?

A larger deposit can lower your mortgage LTV and may unlock better rates, but there is no universal threshold. Compare real offers at the deposit levels you can afford.

In the UK, a 5% to 10% deposit is a common starting point, but there is no single deposit that guarantees a better mortgage rate. A bigger deposit usually lowers your loan-to-value ratio (LTV), which can make more competitive deals available. Compare the offers you could get at the deposit levels you can realistically afford; 40% is a useful pricing benchmark, not a minimum you must reach.

How your deposit can affect your mortgage rate

Your deposit affects how much you need to borrow compared with the property’s value. That proportion is called the loan-to-value ratio, or LTV. A lower LTV generally means the lender is lending a smaller share of the property’s value, and the rate is likely to be lower. MoneyHelper puts it plainly: “The lower the LTV, the lower your interest rate is likely to be.”

Lenders commonly group mortgages into LTV bands. Adding to your deposit may move you into a lower band, potentially changing which products are available and the rates offered. There is no universal deposit threshold at which every lender cuts its rate: bands and pricing vary by lender, product, borrower and property. The relevant question is not simply how much deposit to save, but whether the additional saving changes the offers available to you enough to justify the time and cash involved.

MoneyHelper says the most competitive rates are typically available at 60% LTV, which corresponds to a 40% deposit when the deposit and mortgage are measured against the same property value. That is a benchmark, not a rule that you need 40% to get any rate improvement. Moving from a high-LTV deal to a lower band may improve your options well before then. MoneyHelper’s first-time home buyer guide explains the relationship between LTV and rates.

How to calculate your LTV

Use this calculation:

LTV = mortgage amount ÷ property value × 100

For a straightforward purchase, the mortgage amount is the price less the deposit. If you buy for £250,000 and put down £25,000, you borrow £225,000. Assuming the lender values the property at the same £250,000, the calculation is £225,000 ÷ £250,000 × 100, giving 90% LTV.

The table uses a £250,000 purchase price to show how the arithmetic changes at three deposit levels. Mortgage amounts and LTVs are calculations, not quoted mortgage products or rates. The 5% and 10% examples reflect MoneyHelper’s illustration; the 40% row shows the arithmetic for its 60% LTV benchmark.

Deposit Deposit amount Mortgage amount Illustrative LTV Rate implication
5% £12,500 £237,500 95% A higher LTV is less likely to have as low a rate as a lower-LTV deal; actual offers depend on lender and borrower.
10% £25,000 £225,000 90% A lower LTV than at 5%; compare the products and rates actually offered.
40% £100,000 £150,000 60% MoneyHelper says rates are typically most competitive around this LTV; this does not guarantee a particular offer.

These figures assume the lender’s valuation matches the £250,000 purchase price. The simple calculation is a guide to the relationship between deposit, borrowing and LTV; the lender’s valuation and its product criteria matter when you apply.

What deposit is a realistic starting point?

MoneyHelper describes 5% to 10% as a common deposit range for buyers. Its £250,000 example equates that to £12,500 at 5% or £25,000 at 10%. These are general illustrations, not a promise that every buyer, property or mortgage will qualify at those levels. A lender’s requirements and available products still need to be checked for your circumstances.

The Financial Conduct Authority’s 2025 discussion paper describes 5% to 20% as a typical deposit range for most buyers. It also reports that the median first-time-buyer deposit was £37,400, compared with just over £13,600 in 2006, a rise it characterises as almost tripling. Those figures describe reported deposits across the relevant periods; they are not a target or a forecast of what an individual buyer must save.

The same FCA paper reports that in 2023–24, 31% of first-time buyers received deposit help from friends or family and 9% used an inheritance. These are separate reported figures, not a statement that every buyer had access to support or that the categories cannot overlap. The data illustrate that deposit sources differ; they do not change the LTV calculation or guarantee a better rate. See the FCA’s DP25/2: Mortgage Rule Review: the future of the mortgage market for the context.

Why crossing an LTV band can matter

A deposit increase can have a double effect. You borrow less, so interest is charged on a smaller balance, and you may move into a different product band. The second benefit is not necessarily proportional to the extra cash saved: a lender may price products at set LTV bands, so the practical change comes when your application falls within the next band.

For example, moving from a 5% deposit to a 10% deposit on a £250,000 home reduces the loan from £237,500 to £225,000 and the LTV from 95% to 90%. Whether that change produces a lower rate, a wider choice, or both depends on current lender criteria. It is therefore more useful to ask for an illustration at each attainable level than to assume a fixed discount for every additional percentage point.

At the other end, a 40% deposit leaves a 60% LTV. MoneyHelper identifies that level as where rates are typically most competitive, but saving from 10% to 40% could take substantial time and tie up money that might be needed elsewhere. A benchmark helps you understand pricing; it should not turn into an unrealistic savings target.

How to decide whether saving more is worthwhile

Compare real offers at the deposit levels you can reach, rather than assuming that every extra pound will secure a lower rate. A larger deposit has two possible effects: it reduces the amount you borrow, and it may move you into a lower LTV band. The value of the second effect depends on the deals lenders offer you; the first reduces principal regardless of whether a rate band changes.

  1. Work out your current deposit and likely LTV. Estimate the mortgage amount by subtracting the deposit from the intended purchase price, then divide by the property value and multiply by 100. Treat the result as an estimate until the lender’s valuation is known.
  2. Identify the next realistic band. Ask how much more you would need to save to reach a lower LTV band, rather than planning around the distant 40% benchmark if that is not attainable. Test more than one scenario if your budget allows.
  3. Ask for comparable offers at attainable deposit amounts. Compare the offers available with your current savings against those available if you save enough to reach the next lower LTV band. Ask which products you qualify for, what rate applies and what other product costs or conditions are relevant. Do not treat a general market benchmark as a personal quote.
  4. Compare the cost over the same deal period. Look beyond the headline interest rate. Include the amount borrowed and the payments or total cost over the period you are comparing, as well as any product costs shown in the offers. A lower rate on a smaller loan is not directly comparable with a higher rate on a larger loan unless the amounts and period are accounted for.
  5. Keep cash needed for the purchase and a buffer in view. A deposit is not the only use for your savings. Consider purchase costs and the cash you want available after completion before deciding to put every available pound into the deposit. The right balance depends on your own costs and circumstances.
  6. Weigh saving time against buying sooner. Waiting could let you build a larger deposit or cross an LTV band, but it also delays the purchase and brings its own costs and risks. The rate improvement alone cannot tell you whether waiting is worthwhile; compare your actual offers and the consequences of the delay.

There is no universal break-even point for waiting. The guidance establishes how LTV relates to rates, but it does not provide live rates by deposit band or a single rate reduction that applies to everyone. Your comparison needs current offers for your intended loan, property and circumstances rather than a generic estimate of monthly savings.

Check the valuation as well as the asking price

Your initial LTV estimate normally uses the price you expect to pay, but the lender also considers its valuation of the property. If that valuation is different, the loan-to-value calculation used for the mortgage can differ from your own estimate. Recheck the required deposit and available products once the lender’s figure is known, particularly where your planned deposit sits close to an LTV band.

This is another reason not to assume that a percentage alone determines your rate. The same deposit amount can produce a different LTV on a different property price, and the lender’s assessment of the property is part of the application. Keep some flexibility in your budget rather than relying on a calculation that assumes every valuation will match the agreed price.

Why a larger deposit does not guarantee approval or a particular rate

LTV is important, but it is one part of mortgage underwriting. The FCA says lenders also consider loan-to-income, property type and location, employment status and credit profile. A larger deposit does not override those assessments, guarantee approval, or ensure that a specific rate will be offered.

That is why two buyers with the same deposit percentage may not have the same available mortgage deals. The property and borrower both matter, and each lender sets its own product range and criteria. Check eligibility and the terms of the individual offer instead of assuming that a deposit percentage on its own determines the outcome.

Risks to consider with a small deposit

A smaller deposit means borrowing a larger share of the property’s value. MoneyHelper notes that low-deposit mortgages are likely to have higher rates. It also warns that buyers can face negative equity if they sell after the property’s value has fallen: the mortgage owed may then be greater than the property’s value. This is a risk to consider, not a prediction that a particular home will lose value.

Put that risk alongside the cost of waiting and the value of retaining cash. Saving more may reduce LTV and borrowing, but using all available savings can leave less money for purchase costs or unexpected needs. There is no deposit percentage that is best for every buyer; the decision depends on the available offers, how long saving would take and the cash you need to keep accessible.

Where to check current mortgage options

General guidance can explain how deposits and LTV work, but it cannot tell you the rate available for a specific application. Mortgage rates, lender bands, product ranges and eligibility can change, and the cited guidance does not supply live rate tables or a guaranteed improvement for moving between bands. Check current offers for the deposit you have and for any realistic higher deposit, then compare like with like before deciding whether to buy now or wait.

MoneyHelper’s guide to saving money for a mortgage deposit covers common starting deposits and low-deposit considerations. Use it for general context; for a decision, rely on current product information and an assessment of your own eligibility.

Frequently asked questions

Frequently Asked Questions

Do I need a 40% deposit to get a better mortgage rate?

No. MoneyHelper says 60% LTV, equivalent to a 40% deposit when the valuation matches the price, typically has the most competitive rates. That is a benchmark, not a minimum. Moving from 95% to 90% LTV, or into another lower band, may improve your options sooner.

Is a 5% deposit enough to buy a UK home?

A 5% deposit is within MoneyHelper’s common starting range, but it is not a guarantee of approval or a particular product. Lenders also assess loan-to-income, credit profile, employment, property type and location, and low-deposit deals are likely to have higher rates.

How much is a 10% deposit on a £250,000 property?

It is £25,000. The mortgage would be £225,000, giving an illustrative 90% LTV if the lender’s valuation is also £250,000. The calculation describes the borrowing relationship, not a quoted rate.

Should I wait until I reach the next LTV band?

Compare current offers with the offers available after reaching that band. Include the smaller loan, any rate difference and product costs, but also the time spent saving, purchase costs and the value of keeping a cash buffer. There is no universal break-even point.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can family help with my deposit?

The FCA reported that 31% of first-time buyers received help from friends or family in 2023–24, and 9% used an inheritance. Those figures show that deposit sources vary; they do not guarantee eligibility or change how your LTV is calculated.

Does a larger deposit guarantee mortgage approval?

No. A larger deposit can lower LTV, but lenders also consider loan-to-income, employment status, credit profile, property type and location. The lender’s own criteria and valuation determine whether you qualify and which rates are available.

What happens if the lender values the property differently from the purchase price?

The LTV used in the application may differ from your estimate because it depends on the lender’s valuation and the mortgage amount. Recheck the deposit required and the products available once that valuation is known, especially if you are close to an LTV band.

The Bottom Line

A 5% to 10% deposit is a common UK starting point, while 60% LTV (a 40% deposit) is a typical pricing benchmark. The best decision is to compare current, personalised offers at the deposit levels you can afford, account for borrowing and waiting costs, and retain enough cash for the purchase and a sensible buffer.
