Mortgage real estate investment trusts (mREITs) earn income by originating or buying mortgages, other real-estate loans, or mortgage-backed securities (MBS), then often borrowing against those assets. Their dividend is the board’s distribution decision, not a fixed interest payment. It can rise, fall, or be suspended when asset income, funding and hedging costs, mortgage spreads, prepayments, realized gains or losses, liquidity, capital, or taxable income change.
The high yield shown for an mREIT is therefore only one data point. To judge whether a payout is durable, read the dividend history alongside net spread income, book-value changes, leverage, hedging, liquidity, and total return. The discussion below is U.S.-focused because the cited tax and regulatory sources cover U.S. REITs.

What a mortgage REIT actually does
A property REIT primarily owns buildings and collects rent. A mortgage REIT is a financing business: it purchases or originates mortgages, mortgage-backed securities, or other real-estate loans and earns interest from them. Nareit describes mortgage REITs as a distinct REIT sector built around those investments, rather than around operating properties. Nareit’s mortgage REIT overview

Many mREITs use borrowed money to increase the size of their investment portfolios. The SEC warns that “Mortgage REITs tend to be more leveraged (that is, they use more borrowed capital) than REITs that are focused on properties.” SEC Investor Bulletin Leverage can increase income when asset returns exceed financing costs, but it also magnifies losses and liquidity pressure.

Agency and credit-sensitive approaches
Some companies concentrate on Agency residential MBS. AGNC Investment Corp., for example, says it invests primarily in Agency residential mortgage-backed securities and funds those investments mainly with collateralized repurchase-agreement borrowings. That is one issuer’s strategy, not a description of every mREIT. Other companies have greater exposure to credit-sensitive residential loans, commercial mortgages, or other real-estate credit. When comparing companies, identify the actual asset mix instead of assuming that every mREIT has the same interest-rate or credit exposure.
How the dividend-producing engine works
A simplified earnings model starts with interest and other investment income. From that, the company subtracts the interest it pays on borrowings and the cost of hedges. Realized gains and losses on investments or hedging transactions can then increase or decrease the period’s result. AGNC describes its income in this general way in its second-quarter 2026 filing. AGNC Q2 2026 filing
The central recurring measure is often the net interest spread: the yield earned on mortgage assets minus the cost of funding them, after considering the effect of hedging. A wider spread can support distributions; a narrower spread leaves less cash flow to cover operating expenses and dividends. This is an analytical framework, not a universal accounting formula. Each issuer may define non-GAAP measures such as “net spread and dollar-roll income” differently, so use the company’s reconciliation rather than comparing labels blindly.
Why a declared dividend is not the same as earnings
The board of directors declares the dividend. Operational income, comprehensive income, taxable income, and the declared dividend are related but separate measures. AGNC’s quarterly disclosure reports dividends declared, net spread and dollar-roll income, comprehensive income, and tangible book value as distinct figures. A profitable quarter does not automatically require a larger dividend, and a weak quarter does not mechanically determine the next declaration.

For REIT tax qualification, AGNC’s 2025 Form 10-K describes a requirement to distribute at least 90% of taxable income, subject to the rules it discusses. That requirement is not a promise that the common dividend will be stable, high, or equal to 90% of an accounting earnings measure. The same filing explains the company’s distribution obligations and other limitations. AGNC 2025 Form 10-K
Why mortgage REIT dividends change
1. Funding costs can rise faster than asset income
An mREIT may finance mortgage assets with repurchase agreements or other borrowings whose costs reset as market rates and credit conditions change. If borrowing costs increase faster than asset income, the net spread narrows. The result depends on the portfolio’s repricing, the maturity and structure of liabilities, and the protection supplied by hedges. Consequently, “rates up” or “rates down” by itself does not predict a dividend cut. The SEC notes that REITs can respond differently to changing interest rates. SEC Investor Bulletin
2. Mortgage spreads can hurt asset values
Mortgage securities can move differently from Treasury yields or swap rates used in hedging. The difference is commonly called spread or basis risk. AGNC says its hedges are not generally designed to protect book value from mortgage-spread risk. A spread widening can reduce the market value of assets even when a hedge offsets part of the move in a benchmark interest rate. Lower book value can affect leverage, financing capacity, and the board’s willingness to maintain the prior payout.

3. Leverage magnifies gains, losses, and margin pressure
Borrowing increases the assets supported by each dollar of equity. That can lift earnings during favorable periods, but it also increases the effect of a small change in asset prices or financing costs. AGNC identifies higher borrowing costs, changing asset values and spreads, margin calls, and potential forced asset sales as risks. If lenders require additional collateral, the company may need to raise cash or sell assets at unfavorable prices. Those actions can reduce future income and constrain distributions.

4. Hedges reduce selected exposures but create their own costs
Interest-rate swaps and other derivatives may reduce exposure to particular rate movements. They do not eliminate risk. Hedges have premiums, collateral requirements, and mark-to-market gains or losses; they can also introduce basis risk when the hedge and the mortgage asset do not move together. A company that spends more to protect its funding profile may have a lower current spread, while a lightly hedged company may experience larger swings when rates move.
5. Prepayments change expected cash flows
Mortgage borrowers can refinance or repay loans earlier than expected. Changes in prepayment expectations alter the timing of principal returns, the life of a mortgage security, and the price at which the company must reinvest. Coupon mix and portfolio composition matter as well. AGNC’s second-quarter 2026 filing identifies prepayment expectations and portfolio composition among the factors affecting its market environment and strategy. AGNC Q2 2026 filing
6. Realized gains and losses are uneven
An mREIT can realize a gain by selling an asset above its carrying value or a loss by selling below it. Hedging transactions can likewise produce realized gains or losses. These items may boost or reduce a particular period’s results without representing a permanent change in recurring spread income. A dividend policy that relies on volatile realized gains is less predictable than one supported by recurring income, so read the issuer’s earnings presentation and filing together.

7. Liquidity, capital, and board decisions matter
Even when an investment portfolio has long-term value, the company must meet financing, margin, and operating needs. A loss period, reduced borrowing capacity, or a desire to preserve capital can lead the board to retain more cash or lower the dividend. Taxable income can also differ from the cash generated in a period because of timing and accounting rules. The board weighs those conditions when declaring each payment.

How to read a high mREIT yield
Yield is normally calculated by annualizing a recent dividend and dividing it by the share price. A falling share price can make the percentage look larger even if the cash payment has not changed. A recently cut dividend can also produce a misleading yield if a data service still uses an older rate. Treat the figure as a snapshot, not a forecast.
| Published figure | What it shows | How to use it |
|---|---|---|
| 15.68% sector dividend yield | FTSE Russell figure displayed by Nareit for the mortgage REIT sector on September 30, 2026 | It is a dated sector snapshot, not a guaranteed or expected return. |
| -12.35% year-to-date total return | FTSE Russell figure displayed by Nareit for the period ending September 30, 2026 | Shows why a large cash yield can coexist with a negative overall result. |
| -13.72% September total return | FTSE Russell figure displayed by Nareit for September 2026 | A one-month result is volatile and should not be annualized. |
| 16.02% 2025 total return | FTSE Russell figure displayed by Nareit for calendar year 2025 | Historical performance does not predict the next year. |
| 29 mortgage REITs | Number in the FTSE Nareit U.S. Real Estate Indexes on September 30, 2026 | Sector averages combine companies with different assets, leverage, and policies. |
The same Nareit page presents these figures together, illustrating why investors should compare cash distributions with share-price changes and reinvested dividends rather than treating yield as total return. Nareit mortgage REIT overview

For a specific company, start with its latest annual and quarterly filings in the SEC’s EDGAR database. The SEC’s REIT guidance explains where to find those reports. SEC REIT basics Confirm the reporting period because dividends, asset values, and financing conditions change.
Use this filing checklist
- Dividend record: List declared payments, cuts, increases, and any special distributions. Check the declaration date and the period covered.
- Recurring coverage: Compare the dividend with the issuer’s defined net spread, interest income after funding costs, and other recurring measures. Read the reconciliation for adjustments.
- Book value: Track tangible or estimated book value per share over several periods. A high payout accompanied by persistent book-value erosion may represent a transfer of capital rather than durable growth.
- Asset mix: Identify Agency MBS, credit-sensitive residential assets, commercial loans, or other holdings. Do not treat an Agency-focused issuer such as AGNC as representative of every mREIT.
- Funding and leverage: Review repurchase agreements, maturities, counterparties, collateral requirements, and the company’s leverage measure.
- Hedging: Identify which rate exposures are hedged, the instruments used, hedge costs, and the remaining mortgage-spread or basis risk.
- Liquidity: Look for unrestricted cash, unencumbered assets, borrowing capacity, and disclosures about margin calls or forced-sale risk.
- Total return: Combine distributions with the change in share price and book value. Compare like periods and avoid relying on a single month.
- Tax character: Check the issuer’s annual tax information to see whether distributions were classified as ordinary income, capital gains, return of capital, or a combination.
A concrete issuer example, without overgeneralizing
AGNC’s second-quarter 2026 filing reported a 6.7% economic return on tangible common equity per share for that quarter. The company said this measure comprised the declared dividend and the improvement in tangible book value. It is an issuer-specific historical measure, not a sector statistic or a forecast. The example demonstrates why a dividend should be evaluated together with book-value movement rather than in isolation. AGNC Q2 2026 filing

Tax treatment and the importance of the account type
REIT distributions can contain ordinary income, capital-gain distributions, and return of capital. The tax character can differ from one payment to the next and is confirmed in the issuer’s year-end tax reporting. Nareit’s FAQ explains these possible categories. Nareit FAQ Your marginal tax rate and whether the shares are held in a taxable account or a tax-advantaged account affect the after-tax result. Do not infer tax character from the headline yield.
Publicly traded versus non-traded mortgage REITs
This article’s market-price and total-return discussion concerns listed shares. Publicly traded REIT shares have observable market prices and can generally be bought or sold through a brokerage account, subject to market hours, liquidity, and the broker’s requirements. Non-traded REITs are different: the SEC notes that they can have limited liquidity and valuation constraints, and that distributions in that sector may be paid from offering proceeds or borrowings. That warning is specific to non-traded REITs and should not be applied automatically to every listed mREIT. SEC REIT basics
Questions that reveal whether a dividend is sustainable
Before treating an advertised yield as income you can depend on, ask:
- Is the latest dividend covered by recurring spread income after funding and hedge costs?
- Has tangible book value per share been stable, improving, or falling?
- How much leverage is used, and what happens if asset values decline?
- Which risks are hedged, and which mortgage-spread or credit risks remain?
- Could prepayments force reinvestment at lower yields?
- Does the company have enough liquidity to meet margin requirements without forced sales?
- What tax character did the most recent distribution receive?
- Does the total return justify the risks when compared with the cash yield alone?
Those questions do not predict the next board decision, but they expose the mechanisms that can make an mREIT dividend change. A sustainable payout is ultimately a judgment about recurring income, balance-sheet resilience, and valuation—not a promise implied by a two-digit yield.
