Comparing mortgage offers can result in several lender credit checks, but eligible mortgage inquiries are generally grouped for credit-scoring purposes when you shop within a defined period. The exact window depends on the scoring model: the Consumer Financial Protection Bureau (CFPB) gives mortgage shoppers a 45-day window, while FICO says older score versions use 14 days and newer versions use 45 days. Compare offers promptly, but do not skip shopping solely out of fear of a small inquiry-related score effect.

Does shopping around for a mortgage hurt your credit?

It can have a small effect, but applying with several mortgage lenders does not necessarily mean your score will be penalized separately for every check. A lender’s application check is generally a hard inquiry, which can appear on your credit report. For eligible inquiries made while rate-shopping for the same kind of loan, scoring models may group them as a single event rather than treating each check as a separate one.

The CFPB says a credit inquiry typically has a small negative effect. That is not the same as a guarantee that an inquiry will have no effect: the result can depend on the scoring model and version used, and on your credit profile. It is also important to distinguish what appears on a report from what a score counts. Multiple checks may be visible as inquiries even when a score groups eligible mortgage inquiries for calculation.

Shopping for a mortgage is different from applying for unrelated credit. A credit-card or auto-loan application is not a mortgage inquiry and should not be assumed to receive the same rate-shopping treatment. Checking your own credit report or score, by contrast, is a soft check and does not hurt your score.

How long is the mortgage rate-shopping window?

There is no single window that applies to every score model. The CFPB’s mortgage-specific consumer guidance, last reviewed August 28, 2026, says multiple mortgage-lender checks made within 45 days are recorded on the credit report as a single inquiry. The CFPB’s general inquiry explainer, last reviewed December 31, 2024, describes same-loan inquiries as generally being grouped within a period of 14 to 45 days.

FICO’s undated inquiry guidance says older FICO score versions use a 14-day rate-shopping period and newer versions use 45 days. Because a lender can use a particular score version in its process, you may not know in advance which window will apply to your mortgage application. A practical approach is to make your comparisons within 14 days if you can. That fits within the shorter period FICO describes for older versions while also remaining inside the CFPB’s 45-day mortgage guidance. If you need longer, do not assume shopping is pointless: the applicable treatment depends on the model, and the CFPB says the effect of an additional inquiry is small.

Guidance Window or treatment What it means for a borrower
CFPB mortgage-specific guidance, reviewed August 28, 2026 45 days Multiple mortgage-lender checks within the window are recorded on the credit report as a single inquiry, according to the CFPB.
CFPB general inquiry guidance, reviewed December 31, 2024 Generally 14 to 45 days for same-loan inquiries The applicable grouping period may vary; this is not a universal 45-day rule for every type of credit.
FICO, undated inquiry guidance 14 days for older score versions; 45 days for newer versions Which version is used matters, so a 14-day comparison period is a cautious target when feasible.

FICO also describes a 30-day initial period in which recent mortgage inquiries are not considered by its score. That is a specific FICO scoring detail, not a promise that all scores or lenders use the same rule. It does not replace the separate 14-day and 45-day rate-shopping windows described above.

Do mortgage inquiries count as one inquiry?

They may be grouped, but the phrase “one inquiry” can obscure two different things: the entries on a credit report and the treatment of those entries by a scoring model. The CFPB’s mortgage page describes the report treatment for multiple mortgage checks within 45 days. FICO’s guidance describes score-version windows for grouping rate-shopping inquiries. Neither statement means every lender check vanishes from your report or that every model, version, and underwriting process behaves identically.

FICO says hard inquiries can remain on a credit report for up to two years, while its scores consider inquiries from the last 12 months. Those are different time frames: a report may continue to show an inquiry after it is no longer considered by a FICO score. The presence of an inquiry on a report therefore does not, by itself, tell you how much a score has changed.

Will multiple mortgage preapprovals lower your score?

Preapproval processes can involve a lender checking credit, so more than one lender’s preapproval may create more than one inquiry entry. If the checks are for the same mortgage-shopping purpose and occur within the relevant window, eligible inquiries may be grouped under the applicable scoring treatment. The outcome is not guaranteed to be identical across all score versions, however, and the CFPB describes the typical effect of an inquiry as small rather than zero.

Keep mortgage shopping separate from other applications while you are comparing offers. Applying for a new credit card, auto loan, or another type of credit may add inquiries that are not grouped with mortgage checks. The CFPB cautions that shopping across different loan categories generally counts as multiple inquiries, so do not treat a mortgage window as a general allowance to apply for several kinds of credit.

How to compare mortgage offers without creating avoidable credit uncertainty

  1. Review your reports before applying. Check your credit reports for errors before beginning the mortgage process. Looking at your own report or score is a soft check and does not affect your score. If you find an error, try to correct it well before applying when possible; inaccurate information may affect the rates and costs offered to you.
  2. Choose a focused group of lenders. Decide which lenders you want to approach and request offers for the same loan type and features. Keeping applications together in time makes it easier to compare them within the shortest rate-shopping window described by FICO, while also helping ensure that you are comparing similar products.
  3. Provide the information needed for a Loan Estimate. Under CFPB guidance, a lender generally must provide a Loan Estimate within three business days after receiving six pieces of information: your name, income, Social Security number, the property address, the estimated property value, and the loan amount. The three-business-day period is tied to receipt of those six items.
  4. Compare Loan Estimates side by side. Use the same loan type and features as your baseline. Compare the interest rate and whether it is locked, lender fees, monthly principal and interest, total costs, and any terms that could make payments or rates rise after closing. Check for a prepayment penalty or balloon payment, and review names and property details for errors.
  5. Keep unrelated credit applications out of the comparison period. Avoid opening other credit accounts while shopping for the mortgage if you can. A different kind of application can create an additional inquiry and should not be assumed to fall into the mortgage grouping window.

What to compare on the Loan Estimate

A headline interest rate is not enough to decide which offer is better. CFPB guidance recommends comparing Loan Estimates on an apples-to-apples basis. That means checking that the loan products and features match before treating a difference in rate or cost as a meaningful comparison.

Item to compare What to check
Loan type and features Confirm the lenders are quoting the same type of mortgage and comparable features.
Interest rate and lock status Compare the quoted rate and whether it is locked; do not assume an unlocked rate will remain unchanged.
Fees and total costs Review lender fees and the Loan Estimate’s total costs rather than judging by rate alone.
Monthly principal and interest Compare the payment for the quoted loan terms, not a payment based on different assumptions.
Payment or rate changes Look for terms under which the rate or payment can increase after closing.
Prepayment penalty or balloon payment Check whether either feature appears in the offer; these terms can materially change the risk of the loan.
Borrower and property details Check names and property information for mistakes, because incorrect details may affect rates and costs.

If an offer has different loan assumptions, points, fees, or lock status from another, the quoted rates may not be directly comparable. Ask the lender to clarify the terms or provide an estimate based on the same loan features before choosing on price.

Why your credit score is only one part of mortgage pricing

A grouped inquiry does not set your mortgage rate. The CFPB says most mortgage lenders use FICO scores and typically examine scores from all three major credit bureaus, often using the middle score to decide the rate. Lenders also consider factors such as debt, assets, savings, income, and their own history with you. As a result, inquiry treatment is only one part of how an application is evaluated; it cannot predict the rate a particular lender will offer.

This is another reason not to choose a mortgage solely to avoid a possible small score effect. A difference in total loan costs or risky payment terms may matter more to your decision than the treatment of a single inquiry. Compare the actual written estimates and terms, while keeping the scoring window in mind.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Should you keep shopping if you pass the 14-day mark?

Do not stop comparing offers solely because 14 days have passed. That figure is the window FICO describes for older score versions, not a universal cutoff after which every inquiry necessarily counts as a separate penalty. Newer FICO versions use 45 days, and CFPB mortgage guidance also describes a 45-day window. If you are beyond 14 days, keep the model differences in view and weigh the potential inquiry effect against the value of finding a better mortgage offer.

The CFPB says an additional inquiry’s effect is small and that shopping can still be worthwhile. There is no basis in these rules for promising that another check will have zero effect, but there is also no reason to treat a possible small score impact as an automatic reason to accept an offer you have not compared. Keep any further mortgage checks focused on the same loan category and ask lenders to explain the terms in their Loan Estimates.

What to remember about mortgage inquiries

  • Multiple mortgage checks may be grouped, but the scoring window depends on the model and version.
  • Fourteen days is a practical target when feasible because FICO says older versions use that window; the CFPB’s mortgage guidance and newer FICO versions use 45 days.
  • A hard inquiry can remain visible on a report even if it is grouped for scoring or no longer considered by a FICO score.
  • Checking your own credit does not hurt your score, while applying for unrelated credit can generate separate inquiries.
  • Use comparable Loan Estimates to judge the rate, fees, payment, lock status, total cost, and potentially risky terms.
