How Mortgage Brokers Can Better Support Women Buying Alone

Buying without a co-buyer can feel less uncertain when brokers explain affordability and costs clearly, agree on next steps, and assess each buyer’s actual resources without assumptions.

Women buying a home without a co-buyer need the same thing any buyer needs: a clear view of what they can afford, what the purchase will cost, and what happens next. Mortgage brokers can make the process more navigable by explaining options plainly, asking about each buyer’s actual resources and preferences, and avoiding assumptions about a partner or family help. Buying alone does not itself rule out a mortgage; qualification depends on the buyer’s circumstances and the rules where they are applying.

Buying alone is a valid applicant profile

A buyer does not need a co-buyer to apply for a mortgage. In the United States, the Consumer Financial Protection Bureau (CFPB) says lenders cannot discriminate on the basis of marital status and that buyers have the right to control the process. That is not a promise of approval: the lender still assesses the application against its qualification criteria. Rules differ by country, so brokers should explain the protections and requirements that apply in the buyer’s jurisdiction.

“If you’re single and want to buy a home, you’re not alone,” CFPB financial expert Megan Thibos writes in its guidance for single buyers. The reassurance is useful, but the practical next step is an individual assessment—not an assumption that every solo buyer has the same income, deposit, goals or support network.

Ask about resources instead of assuming them

Some solo buyers have a second income available through a co-buyer; others do not. Some receive family help with a deposit; others rely entirely on their own savings. Brokers should ask what funds are actually available and whether any contribution is a gift or a loan, rather than build a plan around presumed help.

Country-specific data illustrate why those questions matter, while also showing why figures should not be generalized to an individual:

  • United States: Urban Institute analysis of 2020 Home Mortgage Disclosure Act data found that single female borrowers had a median income of $67,000 in 2020, $13,000 less than single male borrowers. Average mortgage debt was 3.3 times income for single female borrowers and 3.2 times for single male borrowers. These are group comparisons, not evidence that gender alone caused the differences. The analysis uses binary sex categories and does not capture gender identity. Urban Institute, 2022.
  • England: In the English Housing Survey 2023–24, 17% of lone female first-time buyers reported receiving a family or friend gift or loan toward their deposit, compared with 42% of lone male first-time buyers. The same survey found that 37% of private renters in lone female households expected to buy, versus 47% in lone male households; among social renters, the figures were 13% and 17%. These are England-specific survey findings, not estimates for other countries or all women buying alone. English Housing Survey, 2023–24.

Neither set of figures predicts a particular buyer’s prospects. They are a reason to discuss deposit sources, income and constraints directly, then tailor the plan to the person in front of you.

Make affordability and costs visible

A useful affordability conversation is more than a maximum loan figure. Give the buyer a written breakdown that distinguishes the estimated mortgage payment from other housing costs and identifies the assumptions behind the estimate. Explain how changes in the deposit, interest rate, loan term or other debts may affect the picture, and invite the buyer to say what monthly payment feels manageable.

Budget for cash needed beyond the deposit as well. A 2025 Canada Mortgage and Housing Corporation survey of nearly 4,000 Canadians found that first-time buyers cited lawyer or notary fees (35%), immediate repairs (33%) and a home inspection (31%) among unexpected expenses. These are Canadian survey responses, not a universal cost list or a forecast for any one transaction. They are a prompt to discuss local closing costs, inspections, moving expenses and possible repairs early. CMHC, January 2025.

Ask whether the buyer expects any deposit contribution and clarify its source and terms. A family contribution may be a gift or a repayable loan, and the lender may require documentation. Do not treat a hoped-for contribution as available money until its status is clear and the relevant lender requirements are understood.

Turn the process into clear next steps

Uncertainty often comes from not knowing what a lender or broker needs, when it is needed, or what follows a decision. At the outset, walk through the stages that apply locally and explain what the buyer can expect at each one. After a consequential conversation, send a short written recap with the decision, outstanding questions, documents needed and next action.

These are practical service recommendations, not interventions proven in a study of solo female buyers. A 2026 Santander UK survey of 500 mortgage holders reported that 63% said they could not have gone through homebuying or remortgaging without a broker, 95% of first-time buyers said their broker helped them fully understand affordability, and 14% of first-time buyers looked for empathy in a broker. The results are lender-sponsored survey findings about respondents generally, not evidence that a particular approach has been tested with solo women. Santander UK, 13 March 2026.

Check assistance schemes against current local rules

Publicly supported homebuyer programs may help some applicants, but eligibility, contribution requirements, fees, repayment terms and availability depend on the program and can change. Before discussing a scheme as an option, verify its current status and rules with the responsible government or program administrator. Explain whether it offers financing, a guarantee, education or another form of help, and whether the buyer can access it before applying for a mortgage.

For context, Housing Australia reported on 12 August 2022 that single women made up 54% of Home Guarantee Scheme participants, compared with 46% of the broader first-homebuyer market; it also reported that 84% of Family Home Guarantee buyers were single women with dependent children. Those are historical participation figures, not current eligibility rules or evidence that a buyer qualifies today. Housing Australia, 12 August 2022.

Keep the buyer in control

Encourage buyers to compare suitable offers and ask how advice, fees and lender relationships work. In its US guidance, the CFPB states: “You have the right to control the process.” A broker can support that control by presenting the relevant choices, explaining trade-offs and giving the buyer time and information to decide—not by presuming that a solo applicant needs a particular product or must accept a particular pace.

The support gap is best addressed through individualized service: assess the buyer’s real finances, make costs and next steps understandable, and adapt communication to what helps that person make informed decisions. Apply local laws and program rules rather than transferring one country’s protections or statistics to another.
