If your monthly budget stays fixed, that higher payment usually means borrowing less—and shopping at a lower price—unless you change the down payment, loan term, or another part of the deal. Your actual housing budget also has to account for taxes, insurance, mortgage insurance, debts, savings goals, and other expenses.
How do higher interest rates affect my mortgage payment?
For a fixed-rate mortgage, the scheduled principal-and-interest payment depends on three things: the amount borrowed, the interest rate, and the loan term. Hold the loan amount and term constant, and a higher rate produces a higher scheduled payment. The total monthly housing cost may be higher still because it can include property taxes, homeowners insurance, and mortgage insurance.
The Consumer Financial Protection Bureau (CFPB) gives an illustrative example of $477 in monthly principal and interest for every $100,000 borrowed on a 30-year loan at 4%. That is a calculation example, not a current quote or a complete housing payment. The CFPB notes that “The total monthly payment you send to your mortgage company is often higher than the principal and interest payment explained here.” CFPB: How do mortgage lenders calculate monthly payments?
A historical example isolates the rate effect
In a September 17, 2024 data spotlight, the CFPB compared a $400,000, 30-year fixed-rate loan at two historical rates. At 2.65% on January 7, 2021, scheduled principal and interest was $1,612 a month; at 7.79% on October 26, 2023, it was $2,877. The difference is $1,265 a month, or 78%, for this rate-only illustration. It holds the loan amount and term constant and does not include taxes, insurance, or mortgage insurance. How much does a 1% higher mortgage rate add?
There is no single dollar answer: the effect depends on the loan balance and term. Compare two fully amortizing loan calculations using the same principal and term, changing only the rate. Then check whether both figures represent principal and interest alone or include other housing costs. A lender’s Loan Estimate or a mortgage calculator can help you compare scenarios, but an estimate is not a lender’s offer.
How much house can I afford if mortgage rates go up?
If you keep the same monthly payment limit and down payment, a higher rate generally reduces the loan amount that fits your budget. That can reduce the price range you can afford. But rates are only one part of affordability: purchase prices, down payment, term, taxes, insurance, mortgage insurance, fees, income, existing debts, and household priorities also matter.

A separate CFPB historical comparison illustrates why it is important not to blame the entire affordability change on interest rates. For a median-priced home with 5% down, the estimated monthly principal-and-interest payment rose from $1,359 in January 2021 to $2,891 in October 2023—an increase of $1,532, or 113%. That comparison reflects both changing mortgage rates and home prices, unlike the $400,000 loan example above, which held the loan amount fixed. Use a household budget, not just a lender’s maximum
A prequalification or approval can help show what a lender may be willing to lend; it does not establish what is comfortable for your household to repay. The CFPB advises: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” Consider regular expenses, other debt payments, savings goals, and the full cost of owning the home. A practical way to test your price range
- Set a total monthly housing budget. Choose a payment that leaves room for your other expenses and savings priorities.
- Estimate principal and interest. Use a realistic loan amount, down payment, term, and rate. Also test a higher-rate scenario to see how much room your budget has if pricing changes before you lock a loan.
- Add the other costs. Include estimated property taxes, homeowners insurance, mortgage insurance when applicable, and any other housing costs not already counted.
- Adjust the price or loan amount until the total fits. Then compare written Loan Estimates from lenders rather than judging an offer by its advertised rate alone.

What do mortgage rates look like now?
Freddie Mac reported U.S. average mortgage rates of 7.28% for 30-year fixed-rate mortgages and 6.60% for 15-year fixed-rate mortgages as of October 1, 2026. These are dated national averages, not individual offers; actual pricing depends on borrower and loan characteristics. Should I choose a fixed-rate or adjustable-rate mortgage?
The right structure depends on how much payment stability you want and whether you can manage a possible increase later. Compare the loan terms and the full projected costs, not only the starting payment.

How should I compare mortgage offers?
Ask lenders for written Loan Estimates and compare offers on the same assumptions: loan amount, down payment, term, and loan type. A lower advertised rate may involve discount points or other costs, and a quoted principal-and-interest payment is not necessarily the complete monthly housing payment.
- Rate and APR: Review both, along with discount points and lender fees.
- Loan structure: Check the amount, down payment, term, and whether the rate is fixed or adjustable.
- Payment scope: Identify what the scheduled principal-and-interest figure includes, and separately account for taxes, homeowners insurance, and mortgage insurance.
- Interest and risk: Compare total interest over a period that matches your expected time in the home and over the full loan term, with assumptions stated. For an ARM, assess payment changes under its adjustment schedule and caps.
