How HELOC and Home Equity Loan Payments Work

HELOCs and home equity loans use your home as collateral but produce payments differently. Learn how draw periods, variable rates, repayment schedules, balloon clauses, fees and second-mortgage risk affect what you owe.

A home equity loan usually gives you one lump sum and then a scheduled principal-and-interest payment. A HELOC is a reusable credit line: you draw as needed during a draw period, make payments under the line’s formula, and then repay the outstanding balance when new borrowing ends. There is no universal payment for either product. The amount due comes from your agreement, including the balance, interest-rate structure, payment formula, fees, and term.

If you already have a first mortgage, either product normally creates a second payment on top of it. Because your home secures the debt, a missed-payment problem can put the property at risk.

The essential difference

Feature HELOC Home equity loan
How you receive funds Repeated advances from a credit line, up to the approved limit One lump-sum advance
When borrowing occurs During a defined draw period; available credit can generally replenish as you repay, subject to the plan At closing or disbursement; there is no revolving draw feature
Rate behavior Most plans have a variable rate; some contracts offer a fixed-rate conversion option Usually fixed, although adjustable-rate loans also exist
Payment basis Plan formula applied to the current balance, rate and required principal, if any Loan amount, rate, term and the contract’s amortization schedule
What happens later Draws stop at the end of the draw period and repayment begins under the agreement Regular scheduled payments continue until maturity or earlier payoff
Collateral Your home secures the debt; an existing first-mortgage payment continues separately

The Consumer Financial Protection Bureau (CFPB) describes both products as home-secured borrowing. Compare the complete obligation—not just an advertised monthly amount—because fees, rate changes and the payment after a HELOC’s draw period can materially change your cost.

How HELOC payments work during the draw period

Your line is reusable, but the balance drives the bill

A HELOC is open-end credit. You may take advances whenever the agreement permits, rather than receiving the entire approved limit at once. Each advance increases the outstanding principal. As you repay principal, the amount available to draw may become available again, subject to the credit limit and any lender restrictions.

The minimum monthly payment is commonly tied to the balance on the account, but the exact formula is contractual. A statement may include accrued interest, a required portion of principal, fees, or a combination. The agreement—not a generic HELOC description—determines how your lender calculates the amount due.

Interest-only and principal-and-interest formulas

Some plans require only accrued interest during the draw period. An interest-only payment does not reduce principal, so the amount borrowed can remain outstanding when the draw period ends. Other plans require interest plus some principal from the start. That reduces the balance but can produce a higher payment while you are still drawing.

For an illustrative calculation only, a $20,000 balance at an 8% annual rate would generate about $133.33 for one month of simple interest-only billing ($20,000 × 0.08 ÷ 12). A lender may calculate interest with a daily periodic rate, different compounding conventions, or additional charges, so this arithmetic is not a quote or a prediction of any account’s bill.

A variable rate can raise the payment without a new draw

Most HELOCs use a variable annual percentage rate. The rate can change under the index, margin, adjustment dates, caps and floors stated in the agreement. If the rate rises, the interest due can rise even when your balance has not increased. A lower rate can reduce the interest component, but the contract’s minimum-payment rules still apply.

Review how often the rate can reset, which index is used, the lender’s margin, and any limits on increases. These details matter because a payment that looked manageable at the initial rate may not remain so.

Some contracts allow fixed-rate conversion

A HELOC agreement may let you convert some or all of the balance to a fixed rate. This can make that portion more predictable, but the CFPB notes that the fixed rate is usually higher than the variable rate. Conversion is an option in some contracts, not a feature of every HELOC. Check when conversion is allowed, whether a minimum amount applies, how many conversions are permitted, and how the converted portion is repaid.

What changes when the HELOC draw period ends

Borrowing stops

At the end of the draw period, the line normally stops accepting new advances. You then repay the balance that remains, even if you have never used the full limit. Your agreement should state the draw-period length and the date on which new borrowing ends.

Repayment-period amortization can make the bill jump

Some plans move into a repayment period with scheduled principal-and-interest payments. If your draw-period minimum covered interest only, repayment now has to reduce principal as well. The required payment can therefore be substantially higher. The CFPB’s consumer guidance puts it plainly: “Monthly payments are often significantly higher once you enter repayment.” That is a description of a common plan structure, not a guarantee for every contract.

Look for the repayment-period length, the rate that applies then, and the formula used to recalculate the minimum. A longer repayment period may spread principal over more months; a shorter one generally concentrates it into larger payments. Your documents control.

Some agreements require a balloon payment

Not every HELOC provides a conventional repayment period. A contract may require the entire remaining balance at once—a balloon payment—when the draw period ends or at another stated date. Confirm whether a balloon is possible, its due date, and whether refinancing or another payoff method would be needed. Do not assume you can renew the line or borrow again to cover it.

Sale or refinancing can trigger payoff

The CFPB HELOC booklet explains that a plan may require payoff when you sell the home. A sale, refinance or other event specified in the agreement can therefore make the outstanding balance due even if regular payments are current. Read the termination and payoff provisions before relying on home equity for a long-term expense.

How home equity loan payments work

One advance, one scheduled loan

A home equity loan delivers a specified amount as a lump sum. The payment schedule is set from the amount borrowed, interest rate, term and other contract provisions. Because you receive the money up front, you do not have a draw period in which the balance rises through optional advances.

Fixed is common, but adjustable exists

Many home equity loans have a fixed interest rate and a payment schedule that stays level apart from separately disclosed charges. Adjustable-rate home equity loans also exist. For an adjustable product, identify the index, margin, adjustment frequency, caps and the payment formula before signing. “Home equity loan” alone does not establish a fixed rate.

Fees are part of the cost

The CFPB advises comparing more than the monthly payment. Lender fees, third-party costs and other upfront or ongoing charges can affect the amount you receive and the total cost. Ask for a complete disclosure of charges and determine whether any fee is financed into the balance, paid at closing, or charged periodically.

How the two payment obligations fit with your mortgage

A HELOC or home equity loan is commonly a second lien when you already have a first mortgage. You must keep making the first-mortgage payment while also paying the home-equity account. Evaluate the combined monthly obligation under a higher-rate scenario and, for a HELOC, under the post-draw repayment formula.

Both products use the home as collateral. If you cannot repay, the lender may pursue remedies that can lead to foreclosure, subject to applicable law and the priority of liens. Homeowners already struggling with mortgage payments should speak with a housing counselor before adding home-secured debt; the CFPB specifically points readers in that situation toward counseling and a review of available options.

What to compare before choosing

Choose based on how you will use the money

  • Known, one-time cost: A lump-sum loan provides the full amount at once and a defined schedule.
  • Staged or uncertain costs: A HELOC lets you draw as expenses arise, but the balance and payment can change.
  • Need for payment predictability: A fixed-rate loan offers a stable rate; a HELOC’s variable rate can move unless a qualifying fixed-rate conversion is used.
  • Ability to absorb a future increase: A HELOC requires a plan for the end of the draw period, including a potentially higher payment or balloon balance.

Compare the contract, not the headline rate

  • Initial and maximum possible rates, including the index and margin for an adjustable rate.
  • Whether the HELOC minimum payment includes principal or is interest-only.
  • Draw-period and repayment-period lengths, and the exact transition date.
  • Any balloon-payment, early-termination or payoff-on-sale provision.
  • Application, lender, third-party, annual, transaction and other disclosed charges.
  • Whether a fixed-rate conversion is available and how its rate and repayment term are set.
  • How your existing mortgage payment fits alongside the new obligation.

These comparison points reflect CFPB consumer guidance and disclosure requirements under Regulation Z, including 12 CFR § 1026.40. They help you understand an offer; they do not determine which product is suitable for your circumstances.

A practical agreement-review checklist

For a HELOC

  1. Write down the credit limit, draw-period start and end dates, and repayment-period dates.
  2. Find the minimum-payment formula. It should say whether the payment covers interest only, a percentage of principal, or a fully amortizing amount.
  3. Identify the rate index, margin, adjustment frequency, introductory terms, caps and floors.
  4. Check how a new draw changes the next payment and whether available credit replenishes as principal is repaid.
  5. Read the fixed-rate conversion section for eligibility, fees, rate setting and repayment treatment.
  6. Locate balloon-payment, payoff-on-sale, suspension and termination provisions.
  7. List every fee and determine when it is charged.

For a home equity loan

  1. Confirm the amount disbursed and whether any financed fees reduce the cash you receive.
  2. Record the rate type—fixed or adjustable—and, if adjustable, every reset rule.
  3. Verify the term, payment due date, amortization method and maturity date.
  4. Review late charges, payoff conditions and any other costs in the disclosures.
  5. Add the scheduled payment to your first-mortgage payment and test the combined amount against your budget.

Regulation Z disclosures are designed to provide information about these features. If a statement or agreement is unclear, ask the lender for a written explanation before drawing or closing.

When can a payment change?

For a HELOC, a payment can change when the variable rate resets, when you make another draw, when the balance falls under a different payment tier, or when the draw period ends and principal repayment begins. A fixed-rate conversion can change the treatment of the converted portion under its own schedule.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For a home equity loan, a fixed-rate scheduled payment generally does not change because the market rate moved, but an adjustable-rate contract can reset. Either product’s bill can also include separately disclosed fees or charges. Your periodic statement and agreement are the authoritative sources for the amount due.

Questions to ask a lender before signing

  • What will my minimum payment be if I draw the full limit, and what assumptions produce that figure?
  • How would the payment change if the variable rate rose by the maximum permitted amount?
  • Does the draw-period payment reduce principal?
  • On what date do new draws stop, and what will the first repayment-period payment be calculated from?
  • Could I owe a balloon payment, and when?
  • Can the line be suspended or reduced, and under what contract terms?
  • What fees apply at opening, during the life of the account, at conversion and at payoff?
  • What happens to the balance if I sell or refinance the home?

Request answers in writing and keep the disclosures with your account records. A payment that fits today’s budget is not enough if the agreement allows the rate, balance or required principal payment to rise later.
