Buying agricultural land at auction in Ireland means preparing before bidding: check the lot’s legal pack and physical condition, arrange finance, understand the reserve and bidder costs, and have a solicitor review title and contract terms. The successful bid is only part of the transaction: stamp duty, conveyancing costs, and any separate payment entitlements or scheme conditions also matter.
How an Irish agricultural land auction typically works
The details depend on the auction format, platform and lot conditions. A common sequence is for a seller to appoint an auctioneer, market the land, set a reserve, and invite registered bidders to bid. Online auctions are one option; they are not the only format. A specialist land-auction platform, for example, describes local auctioneer valuations, reserve-price advice, and online marketing, but those are that platform’s services rather than rules that apply to every Irish auction. Before bidding, examine the particulars, legal pack, contract and auction conditions. Visit the land and assess its boundaries, access, occupation, rights, services, planning constraints and physical condition. Registration requirements differ. An online auction may ask for identity and contact details, your solicitor’s details, and deposit or card information. One platform’s FAQ gives a €125 technology charge including VAT as an example of a platform-specific fee; it is not a national standard. Guide price, starting bid and reserve price
A guide price or starting bid indicates where bidding may begin; it does not necessarily represent the seller’s minimum acceptable price. The reserve is the minimum price the seller will accept under the auction terms, and it may not be disclosed. One land-auction platform advertises starting bids alongside an undisclosed reserve; another explains its guide price as the point where bidding starts and says the reserve or auctioneer’s market value must be met. Do not assume that the highest bid automatically means a sale in every auction format. The outcome depends on the reserve and the specific terms. Confirm what constitutes acceptance, when a contract is formed, and what payment is due if your bid succeeds.

What to check before bidding
Legal pack, title and contract
Ask a solicitor experienced in property conveyancing to review the legal pack and investigate title before you bid. Clarify boundaries, rights of way, access, easements, occupation, leases or other interests, and any conditions that could affect use or resale. The physical boundary and the legal title may not be identical, so check both rather than relying on a map or a site visit alone. Inspect the land and consider soil quality, drainage, slope, access, parcel shape and how separate fields connect. A national or county average cannot establish the value or suitability of a particular holding. If the land’s condition or boundaries are uncertain, seek an appropriate professional assessment before setting your maximum bid.

LPIS maps and agricultural eligibility
The Department of Agriculture, Food and the Marine’s Land Parcel Identification System (LPIS) maps agricultural parcels and is used to determine eligible area for schemes. Use it as one source for parcel and scheme-map checks, not as proof of ownership, exact legal boundaries, access rights or physical condition. Those require separate investigation. Payment entitlements
Basic Income Support for Sustainability (BISS) payment entitlements are monetary assets that can be transferred with or without land. Buying land does not, by itself, transfer entitlements or guarantee payment: a transfer application and the scheme’s rules apply, and payment also depends on eligible hectares and the farmer and scheme conditions. Ask expressly whether entitlements are included, how any transfer will be made, and whether you can meet the relevant requirements. The 2026 scheme information listed 15 May 2026 as the transfer deadline; that date is specific to the 2026 scheme year and had passed by 4 October 2026. Check the current scheme-year rules with DAFM. Funding and total budget
Arrange finance before bidding and set a maximum that reflects more than the hammer price. Include the deposit and any platform or auctioneer charges, legal and conveyancing expenses, stamp duty, and the funds needed to meet the completion date. Confirm the payment timetable in the contract and auction conditions; do not assume a bidder deposit, fee or deadline is the same across platforms or lots.
What happens after a successful bid?
Follow the auction’s stated process for signing and payment. Government conveyancing guidance says that once both parties sign, they are legally committed; a buyer who withdraws may lose the deposit. Do not bid until your solicitor is satisfied with the replies to title enquiries and you understand the contract’s obligations, deposit and completion terms. Stamp duty is charged on instruments transferring land and buildings in Ireland. Revenue classifies agricultural land as non-residential property for stamp duty purposes. The amount due and whether a relief applies depend on the transaction and current law, so confirm the treatment with your solicitor or Revenue rather than assuming a rate or eligibility from the auction listing. A conditional relief may be available for qualifying transfers to young trained farmers. It has eligibility conditions; it is not an automatic discount for anyone buying a farm. Using market figures without mistaking them for a valuation
The 2026 SCSI/Teagasc agricultural land market review reported average 2025 prices of €14,126 per acre for good-quality land and €6,963 per acre for poor-quality land in Ireland, and forecast average agricultural land price growth of 4% for 2026. These are survey benchmarks, not valuations for an individual auction lot. The review draws on SCSI auctioneer and valuer members active in agricultural land sales and rentals; Teagasc also provides county and regional comparisons. Location, quality, access, parcel size and configuration, title and other characteristics can make a specific property differ substantially from an average.
