A 25-basis-point increase in the loan rate—from 7.50% to 7.75%—could add about ₹2.45 lakh in interest on a ₹50 lakh home loan over 25 years, according to a Business Today illustration. That estimate assumes the full increase reaches the borrower, the loan runs for the full term, and the higher rate stays in place throughout. It is a calculation, not a prediction of an RBI decision or a borrower-specific forecast.
How the ₹2.45 lakh estimate is calculated
Business Today compares a ₹50 lakh principal repaid over 25 years, or 300 monthly instalments, at two annual interest rates. The reported figures are approximate.

Here, 25 basis points (bps) means 0.25 percentage points. The reported interest difference is the arithmetic gap between the two full-term estimates: about ₹63.30 lakh minus ₹60.85 lakh. The companion Business Today report says the calculation assumes full pass-through of the rate change, an unchanged tenure and the higher rate applying for the entire 25-year illustration.
What the estimate means for your loan
The ₹2.45 lakh figure is not what every borrower would pay after a repo rate move. Your impact depends on your outstanding principal, remaining tenure, your lender’s reset mechanism and how much of a benchmark change is passed through to your loan rate. A borrower partway through repayment, for example, does not have the same balance or remaining term as this illustration.

A change in the RBI repo rate does not by itself establish when, or by how much, a particular home-loan rate will change. Check your lender’s applicable benchmark, the reset date and the revised rate communicated for your account.
Will the EMI rise, or will the tenure get longer?
A lender may reflect a rate reset by raising the EMI, extending the repayment period, or combining both. The ₹817 monthly increase in the table applies only to the reported example if the tenure remains 25 years; it does not describe every lender’s adjustment.

Ask your lender how the reset affects your account. Adhil Shetty, CEO of BankBazaar, told Outlook Money: “Borrowers should also check whether a rate revision will increase the EMI or extend the loan tenure.”
- What benchmark is linked to your loan, and what revised rate applies?
- When is your next reset, and how does the lender calculate its effect?
- Will your EMI change, your remaining tenure change, or both?
- What prepayment conditions apply to your loan?
Ways to manage a higher interest burden
If your lender confirms a rate increase, ask for an updated repayment schedule showing the revised EMI, remaining tenure and total interest estimate. Then compare the options against your cash flow and other financial commitments.

- Consider a higher EMI: If affordable, paying more each month can help avoid a longer repayment period. Ask the lender to show how the revised payment changes your schedule.
- Consider a partial prepayment: A lump-sum repayment may reduce the outstanding principal, but check your lender’s prepayment terms and keep adequate funds for other needs.
- Compare the actual alternatives: Use your current outstanding balance, remaining term, revised rate and lender’s reset rules—not the ₹50 lakh, 25-year illustration—to assess your own cost.
Was a 25 bps RBI hike confirmed?
The cited October 7 coverage described a possible hike as an expectation ahead of the decision; it does not establish the policy outcome. The calculation above is useful as a conditional illustration regardless of that reported expectation, but it should not be read as confirmation of a repo rate change.
