Freddie Mac’s latest weekly survey, released October 8, 2026, put the average 30-year fixed mortgage at 7.40% and the 15-year fixed mortgage at 6.73%. Rates had risen for seven straight weeks, but that run describes what has happened—not what comes next. Further increases, declines, or more volatility are all possible.

The 30-year average had risen for seven consecutive weeks and reached its highest level since November 16, 2023, when Freddie Mac recorded 7.44%. The Associated Press reported that the rise came amid bond-market volatility, inflation concerns associated with surging oil prices during the U.S.-Iran war, and broader concerns including inflation and government debt. These developments are market context; they do not establish that any one factor caused the full increase. Associated Press coverage of the October 8 rate increase

Why mortgage rates move
Treasury yields and long-term expectations
Mortgage rates generally move with longer-term Treasury yields, especially the 10-year Treasury yield, which lenders use as a pricing reference. The Federal Reserve Bank of Boston explains that this yield reflects investors’ expectations about long-term inflation and economic growth. When those expectations change, Treasury yields can move, affecting mortgage pricing. Federal Reserve Bank of Boston: mortgage rates and Treasury yields
The mortgage spread can change too
Mortgage rates also include a spread over Treasury yields, and that spread is not fixed. The Boston Fed says the historical spread over the 10-year Treasury has ranged from more than 300 basis points during the 2007–2009 financial crisis to less than 100 basis points in 2021. A basis point is one-hundredth of a percentage point. Those are historical examples, not an estimate of today’s spread.

Fed policy is not a direct mortgage-rate dial
The federal funds rate is a short-term policy rate; a 30-year mortgage rate is priced in a market influenced by longer-term yields and mortgage spreads. Expectations about inflation, economic growth, and future Fed policy can already be reflected in bond yields. As a result, a Fed rate change does not mechanically produce an equal or immediate change in mortgage rates. Inflation data, market expectations, and bond-market conditions can all shift pricing. What forecasts can—and cannot—tell you
FOMC projections are not mortgage-rate predictions
The Federal Reserve’s September 15–16, 2026 projections cover participants’ most likely outcomes for growth, unemployment, inflation, and appropriate monetary policy. They are not a forecast for mortgage rates. The Fed warns that considerable uncertainty attends the projections, and that unforeseen events can change the economic path. The stress-test path is a hypothetical scenario
A separate Federal Reserve stress-test document shows mortgage rates declining in its baseline scenario from 6.2% at the end of 2025 to 5.7% by the third quarter of 2028. The document expressly says, “This scenario is not a forecast of the Federal Reserve.” It was constructed for stress-testing purposes; its baseline—and its separate severely adverse scenario—should not be treated as a prediction of where mortgage rates will go. Federal Reserve, 2026 Stress Test Scenarios
The turning point remains unknown
The recent run-up means rates had not peaked as of the October 8 survey reading. It does not establish whether that rise will continue. The next move will depend on future inflation data, Treasury yields, expectations for policy, mortgage spreads, and unexpected economic or geopolitical developments. The available evidence does not resolve whether rates will rise further, fall, or become more volatile, so a confident point prediction would overstate what is known.

How to make a decision without timing the peak
Whether you are buying or refinancing, compare actual lender offers rather than treating a national weekly average as your personal rate. Freddie Mac says that shopping around and getting multiple mortgage quotes can potentially save borrowers thousands over a loan’s lifetime. To make the comparison meaningful, ask lenders to quote the same loan assumptions. Compare:

- Input any three loan variables to compute the fourth.
- Loan type and term, such as a 30-year fixed loan versus another 30-year fixed loan.
- Quoted interest rate, points, and fees.
- Rate-lock period and any conditions attached to it.
- Borrower, property, loan amount, and occupancy assumptions used to price each offer.
Changing the term, points, fees, or lock period can make two quoted rates look comparable when the offers are not equivalent. Evaluate the full offer for your circumstances instead of trying to infer a personal rate from the national trend.
