GridFree Unveils South Dallas One, Its First Grid-Independent Power Foundry Site

GridFree’s South Dallas One is a planned gas-powered, grid-independent AI data-center site, not an operating campus. Here’s how Power Foundry works and what remains uncertain.

GridFree AI has announced South Dallas One, a planned, grid-independent power and data-center site in Hill County, Texas. It is the first of three proposed sites in the company’s South Dallas Cluster, which GridFree says could total nearly 5 GW of gross power capacity. This is a development announcement—not evidence that a campus is built, operating, or committed to a named AI customer.

What GridFree announced

South Dallas One is described as the first site for GridFree’s “Power Foundry” model: an integrated, on-site power and cooling platform intended for high-density data centers. The site is in Hill County, roughly an hour south of Dallas–Fort Worth International Airport. The public announcement does not give a precise street address. Data Center Knowledge reported the announcement on December 30, 2025.

GridFree says South Dallas One is the first of three planned sites in its South Dallas Cluster. Newmark was appointed exclusive adviser and marketer for the project. No tenant, hyperscaler, cloud provider, chip supplier, or occupancy commitment has been publicly identified in the cited coverage.

How large is the proposed cluster?

GridFree and trade coverage describe nearly 5 GW of combined gross power capacity across the three planned sites, with more than 1.5 GW expected at each site. These are planned figures, not measured output or completed capacity. The announcement does not establish how much would be available as firm electricity for servers.

Gross capacity should not be read as equivalent to usable IT load. Power is also needed for cooling, pumps, electrical conversion, storage charging, and other facility systems; redundancy and operating reserves can further affect the amount available to computing equipment. GridFree’s public materials do not clarify whether the cluster figure means nameplate generation, a development ceiling, or another capacity measure.

What “Power Foundry” means

GridFree uses the term for a campus-scale energy system designed to put generation and cooling beside the data center instead of relying on a conventional utility supply for normal operations. Its technology page describes a combination of natural-gas generation, battery energy storage, heat recovery, absorption chillers, switchgear, and redundant systems. The company says its platform can use LNG, CNG, or pipeline gas and support deployments from roughly 1 to 5 GW. Those are company descriptions and specifications, not independently validated results for South Dallas One.

From gas to electricity and cooling

  1. Generate electricity: Gas-fired equipment supplies the campus’s primary power on site.
  2. Recover heat: The system captures heat that would otherwise be rejected.
  3. Produce cooling: Recovered heat drives absorption chillers, which produce chilled water for the data center.
  4. Manage distribution and interruptions: Switchgear, controls, batteries, and redundant equipment are intended to support delivery as loads change or components are serviced.

GridFree calls this trigeneration and claims overall efficiency above 80%. That figure can include useful thermal output; it is not necessarily the same as electrical efficiency, data-center power usage effectiveness, or emissions per unit of computing. The public page does not provide the measurement method or performance at partial load.

What the battery figure does—and does not—say

GridFree gives an example of about 100 MWh of battery energy storage for a roughly 100-MW data-center block. Megawatt-hours measure stored energy, while megawatts measure power: in a simplified calculation, 100 MWh could supply 100 MW for one hour, or 50 MW for two hours. Actual support would depend on battery limits, conversion losses, reserve settings, and which loads are served. The company has not publicly specified the battery chemistry, supplier, full-load duration, or whether the system is intended for backup, routine load management, or both.

What “grid-independent” does—and does not—mean

GridFree says the platform generates its primary power off-grid and does not rely on utility electricity. That could reduce exposure to utility interconnection delays and local transmission constraints, but it does not make a campus independent of infrastructure. It still needs reliable fuel, generating equipment, controls, cooling, maintenance, replacement parts, and network connectivity.

The public materials do not establish whether South Dallas One will have a utility connection for emergency use, balancing, export, or a future hybrid arrangement. A buyer or investor would need that point defined alongside the fuel-supply plan, equipment redundancy, and the amount of firm power delivered to IT loads.

Why developers are considering on-site power

Large data-center projects can be delayed by utility interconnection queues, transmission upgrades, and shortages of key electrical equipment. AI facilities add urgency because dense computing clusters require large, dependable power supplies. GridFree’s approach is to build generation and cooling into the campus proposition, potentially reducing dependence on grid upgrades for the project’s initial power path.

The company advertises time-to-power in less than 24 months from lease signing and contrasts that with five to seven years for traditional solutions. Those are company-stated timelines, not a guaranteed operating date for South Dallas One. The public claim does not spell out which milestones are included—such as permitting, fuel arrangements, equipment procurement, construction, customer fit-out, and commissioning—or whether the clock ends at first power or tested, customer-ready service.

GridFree has also argued that its model can reduce capital and operating costs by about one-third by removing some legacy infrastructure, a claim reported by Axios. No project-specific cost model or independently verified comparison is provided in the cited material, so that figure should be treated as the company’s position rather than a demonstrated saving.

Reliability claims need operating evidence

GridFree advertises N+1 redundancy and a 99.999% availability target. N+1 generally means a design has one additional component beyond the number needed to serve the specified load; it does not, by itself, protect against every shared failure. The company has not published operating history for South Dallas One, independent certification, a detailed outage model, fuel-interruption assumptions, or battery duration at full campus load.

For a project of this kind, reliability depends on more than the number of generators. Relevant questions include whether redundancy covers turbines, transformers, switchgear, chillers, controls, and fuel systems; whether maintenance can occur without reducing customer load; and what happens during gas curtailment, extreme heat, or a common-mode controls failure. The published availability number is a design or marketing claim, not a proven service-level record.

Environmental and community questions

Natural-gas generation is not emissions-free. A project assessment would need to account for carbon dioxide from combustion, nitrogen oxides and other local pollutants, methane across the fuel supply chain, noise, and water use. Heat recovery and absorption cooling may use energy more productively, but they do not alone establish lower lifecycle emissions than grid power or another supply mix.

GridFree has said its site-selection work considers gas access, fiber, regulations, and potential access to carbon-sequestration infrastructure. Axios described carbon capture as a possible future addition, not a confirmed feature of South Dallas One. There is no cited confirmation that this project includes carbon capture, renewable generation, or an emissions-offset plan.

Texas offers substantial energy infrastructure and active data-center development, but a site that avoids a standard utility connection still faces local air permits, gas availability, construction and equipment constraints, water planning, and community review. Data Center Knowledge quoted an industry forecast of 20–40 GW of additional Texas data-center load by 2035 from VoltaGrid executive Dave Bell; it is an attributed forecast, not an official state projection.

What is known about financing and commercialization

Newmark’s advisory and marketing role is public. Data Center Knowledge also reported, attributing the detail to Bloomberg, that Goldman Sachs was co-leading financing for the Texas project. That report is not evidence of a completed financial close or committed construction funding.

Axios reported that GridFree emerged from stealth in June 2025 with a $5 million funding round led by Giant Ventures. That company-level funding does not establish the financing status of South Dallas One. The cited coverage does not identify a construction start date, EPC contractor, turbine or battery supplier, signed gas contract, permits, or a customer agreement.

What to verify before treating the project as deliverable capacity

  • Customer and commercial structure: Is there a signed tenant, capacity reservation, or power-service agreement, and what exactly is being sold?
  • Firm IT power: How many megawatts reach server rooms after cooling, losses, reserves, and redundancy?
  • Fuel security: Is supply via pipeline, LNG, CNG, or a combination, and what is the contingency for curtailment or delivery interruption?
  • Permits and environmental limits: What air permits apply, what operating limits do they impose, and what are the water and noise impacts?
  • Equipment and schedule: Who supplies the generation, batteries, cooling, and electrical systems, and does the timeline include commissioning and reliability testing?
  • Performance evidence: How are the 80%-plus efficiency and 99.999% availability figures calculated, and what exclusions or operating assumptions apply?
  • Grid arrangements: Is any utility connection planned for emergencies, balancing, export, or future operations?

How the model compares with other power paths

Power Foundry’s potential fit is strongest for large developers with urgent capacity needs and access to suitable land, gas, and fiber. It may be a poor fit for buyers that require low-carbon-only power, cannot accept fuel-price risk, or need a conventional utility relationship. The right comparison is all-in cost and reliability per delivered IT megawatt—not headline gross generation alone.

What happens next

South Dallas One is best understood as a proposed site built around a distinct power-and-cooling concept, not as proof of an operating AI campus. Its significance will depend on whether GridFree can convert the advertised scale and schedule into permits, financing, equipment orders, secure fuel, customer commitments, and demonstrated performance.
