The global equity release market is projected to grow from $17.7 billion in annual releases to $52 billion by 2035, according to the fourth Global Equity Release Survey from EPPARG and EY, released 12 October 2026 and based on 2025/26 figures. That is approximately 2.94 times the current volume—more precisely, nearly triple.
The latest summary expects North America to drive much of the increase and identifies the United States and United Kingdom as the largest markets by annual volume. It does not establish that the US has the highest growth rate, so “US leading growth” should be treated as unproven rather than a confirmed ranking.

What the latest forecast actually measures
The $17.7 billion and $52 billion figures describe annual equity release volume: the housing wealth released to borrowers each year. They are not the market value of residential property and not the total balance of equity-release loans outstanding.

#1 Best Overall
EPPARG and EY’s 12 October 2026 release quotes EPPARG Secretary General Steve Kyle describing “significant growth and huge medium to long term potential” despite geopolitical challenges. NRMLA President Steve Irwin said the report highlights the growing importance of housing wealth as a source of financial security.
Is the US growing fastest?
The newest summary supports a more limited conclusion: North America is expected to drive much of the projected growth, while the US and UK are forecast to be the largest markets by annual volume. It does not publish enough latest-edition country figures to rank countries by growth rate.
A prior survey, released in 2025, projected US annual releases rising from $5.5 billion to $14.2 billion by 2035. That is an older forecast, not a measured result and not evidence that the US currently has the fastest growth. Mortgage Solutions reported that prior US projection.

|---|---|---|---|
| Fourth survey, released 2026 | $17.7 billion | $52 billion by 2035 | Current reference forecast; nearly triple overall |
| Third survey, released 2025 | $17 billion | $56 billion by 2035 | Previous global estimate |

| Survey released 2024 | More than $17 billion | $50 billion by 2033 | Older forecast superseded by later editions |
The previous global estimate is documented by the Equity Release Council. The earlier 2033 projection appears in EPPARG’s 2024 announcement.
What products are included?
“Equity release” is an umbrella term, and arrangements differ substantially by country.
Lifetime mortgages
Lifetime mortgages are the most common product type globally in the survey. They allow an eligible homeowner to borrow against property value, with repayment terms determined by the local product and rules.
Rank #3
Home reversion
Home reversion has particular traction in Poland and Germany. It is structurally different from a lifetime mortgage because the arrangement involves an interest in the home rather than only a conventional loan balance.
How money is received
Lump sums remain the most popular arrangement globally. Surveyed markets also report drawdown facilities, annuity-style payments and combinations of these forms. The choice affects when funds are received and how much housing wealth is committed, but the survey does not provide standardized cross-country fee or repayment comparisons.
Who can access equity release?
Reported minimum ages vary by market. Survey descriptions generally place eligibility at 55 and older in North America, Australia, Hong Kong and the UK. Most surveyed European respondents reported ages between 60 and 65.
Rank #4
These are market-level descriptions, not a universal legal rule or a personal eligibility decision. Local regulation, property type, occupancy, valuation, lender criteria and available funding can all change the result. A consumer should check an authorized local adviser or regulator before treating a survey age as applicable.
Why the market may expand
- Housing wealth: Older homeowners may look to property as a source of retirement funding or financial security.
- Regional momentum: The latest survey expects North America to contribute much of the growth and places the US and UK among the largest annual markets.
- Product variety: Lump-sum, drawdown, annuity and combination structures can serve different cash-flow needs.
- Awareness gaps: Survey respondents identified consumer awareness as an important area for development.
The release also reports financing constraints in Italy and Ireland, showing that a positive global forecast does not mean every national market will expand smoothly.

What the forecast does not tell consumers
A larger market does not prove that releasing equity is suitable for a particular household. The available summary does not provide comparable country-by-country figures for fees, interest-rate structures, repayment mechanics, inheritance effects or consumer safeguards. Those terms must be checked against current, country-specific primary sources.

- Helpful in various ways
Consumers should distinguish a market forecast from advice to borrow. Before proceeding, establish the local minimum age and regulatory protections, compare lifetime-mortgage and home-reversion structures where both are available, decide whether a lump sum or drawdown matches the need, and obtain a full illustration of interest, costs, repayment and effects on beneficiaries.
Bottom line on the headline
The defensible 2026 headline is that global annual equity release volume is forecast to be nearly triple by 2035, reaching $52 billion from $17.7 billion. North America is expected to drive much of the growth, and the US is forecast to remain one of the two largest markets by annual volume alongside the UK. The latest evidence does not show that the US has the fastest growth rate.
