Where is the former Bunnings site?
The property is at 65–79 Russell Street, Morley, opposite Morley Galleria and about 10 kilometres north-east of Perth’s central business district. Colliers described the landholding as 1.84 hectares, or 18,439 square metres, with a former warehouse covering 10,303 square metres. Those figures distinguish the size of the site from the area of the existing building. Colliers’ property listing presents these as marketed property specifications.
Why was the site vacant for five years?
PerthNow reported that Bunnings had planned to close the store in 2018, but kept operating after the Inglewood Bunnings was destroyed by fire. The retailer eventually ended its lease and left the Morley site in mid-2020. Afterward, the property was used for COVID drive-through testing and, at the time of PerthNow’s 28 June 2025 report, as an election polling station. PerthNow’s report described the property as being offered for sale after five years of vacancy.
Who bought it, and for how much?
BWP Trust reported that the sale completed on 1 December 2025 for $19.5 million. Colliers also reported a $19.5 million transaction price in its 21 January 2026 sale announcement. BWP Trust’s February 2026 investor presentation identifies the completion date and price; Colliers’ sale announcement confirms the price.

The buyer’s identity is not given in BWP Trust’s reviewed summary, which describes the purchaser as an unrelated third party. A January 2026 report by a property-industry outlet says Austern Building Supplies bought the property and refitted it for a showroom; that buyer detail is secondary reporting. RealCommercial’s record says “Sold on 1 Oct 2025,” a date that conflicts with BWP Trust’s reported completion date. The available sources do not explain whether 1 October was a contract or record date, or an error, so it should not be treated as the confirmed completion date. RealCommercial’s listing record shows the conflicting date.
What could replace the old warehouse?
During the 2025 sale campaign, Colliers marketed the site as a strategic development opportunity in the Morley Activity Centre. Its listing described the zoning as “Central Core” and named mixed use, retail, commercial and childcare among possible uses. Colliers’ later sale announcement also mentioned entertainment, residential and short-stay accommodation. The listing says potential uses are subject to council approval (STCA); marketing possibilities do not establish that a particular use or development has been approved or is underway.

PerthNow reported that the site sits within the Morley Activity Centre Plan and quoted Bayswater mayor Filomena Piffaretti advocating a range of uses, including residential development. That statement reflects the mayor’s view, not a binding planning decision. The available sources do not confirm what will ultimately replace the warehouse.
What was the sale campaign?
Colliers offered the property by expressions of interest, with submissions due by 2pm AWST on 18 July 2025. The deadline has passed and the property has since sold. Colliers promoted repositioning and redevelopment options as part of the campaign, rather than announcing an approved project.
Which sale-campaign figures need context?
The marketing included figures about local traffic and retail spending, but neither should be read as an independently verified outcome for the property:
- Traffic: Colliers cited 14,000 vehicles per weekday, attributing the estimate to the Main Roads WA Traffic Map 2023. PerthNow’s article described 14,000 cars passing weekly, which conflicts with the listing’s weekday wording. The listing’s figure should not be converted into a weekly count.
- Retail spending: Colliers reproduced a forecast of 3.2% annual retail expenditure growth through 2046, attributing it to Location IQ Trade Area Analysis – Morley, May 2025. This is a forecast in sale marketing, not a realized growth rate.
For a buyer or nearby resident, the important distinction is between the property’s completed sale and any future development decision: the sale price and completion were reported, while a confirmed redevelopment plan was not.
