“6% mortgages are the new 12%” is a way to describe the pressure a high borrowing cost can put on a first-time buyer’s budget—not a claim that a 6% mortgage is mathematically equivalent to a 12% one. On 8 October 2026, UK average fixed rates were 5.96% for two years and 5.98% for five years, according to Moneyfactscompare.co.uk. Those market averages are not personal offers, and not every buyer can qualify for the lowest advertised deal.
What are current mortgage rates?
Moneyfactscompare.co.uk’s 8 October 2026 snapshot put the UK average two-year fixed mortgage rate at 5.96% and the average five-year rate at 5.98%. Its lowest widely available house-purchase rates were 4.83% for two years and 4.93% for five years. The lowest rates are advertised deals, not a promise that a particular buyer will qualify; eligibility, deposit size, fees and lender criteria affect the offer. Rates can also change during the day.

The gap between the average and lowest widely available rates matters, but the headline rate alone is not enough to compare mortgages. A deal with a lower rate may carry a larger fee, apply only at a lower loan-to-value (LTV) band, or be unavailable to a buyer who does not meet the lender’s assessment.

The figures here do not establish that 6% is equivalent to 12%, nor that 12% is the right historical comparison. The practical point is that today’s near-6% rates can make a given mortgage substantially more expensive than a lower-rate deal would, while first-time buyers are also trying to save deposits and meet lender affordability tests.

How much deposit do I need?
There is no single deposit amount that guarantees a mortgage. The deposit is usually expressed as a share of the property price: a £20,000 deposit on a £200,000 home is 10%, leaving a £180,000 mortgage before fees. A larger deposit means a lower LTV and can widen the range of available deals, but buyers still need to satisfy the lender’s affordability and eligibility checks.
Saving the minimum deposit can be a significant hurdle. The Bank of England’s July 2025 Financial Stability Report found that just under 80% of the prospective first-time-buyer group in its analysis did not have enough savings for a 5% deposit on a median-priced local first-time-buyer home. That was a modelled estimate based on survey data from April 2020 to March 2022, assuming savings were the only source of the deposit and applying specified affordability and lender loan-to-income assumptions. It is not a live estimate of every aspiring buyer today. The Bank also found that, in the model, another 6% could raise the deposit but failed the affordability test or lender loan-to-income cap, while 1% did not meet other lender requirements. The Bank’s conclusion was that “accumulating a sufficient deposit continues to be the main barrier to owning a home.” Bank of England, Financial Stability Report, July 2025.
For context, the Office for National Statistics reported a median first-time-buyer LTV of 85.6% in 2025, up from 85.0% in 2024. That corresponds to a median deposit share of 14.4% for the mortgages in that measure, not a recommended minimum. The ONS also reported an average first-time-buyer loan-to-income ratio of 3.6 in 2025, compared with 3.5 in 2024. These are official statistics in development, drawn from the FCA Mortgage Product Sales Dataset; the ONS category includes borrowers who are not selling another residential property, including some who have bought before. How does loan-to-value affect my rate?
LTV is the mortgage as a proportion of the property’s value. If you borrow £190,000 to buy a £200,000 home, the LTV is 95%. A £40,000 deposit on the same home would leave a £160,000 mortgage and an 80% LTV. Lenders commonly price deals in LTV bands, so a buyer with a larger deposit may have access to lower rates than a buyer borrowing closer to the property’s full value.
Moneyfacts Group’s comparison data for January 2026 illustrated the difference: average two-year fixed rates were 4.21% at 60% LTV and 5.42% at 95% LTV, with illustrative monthly capital-and-interest repayments of £1,349 and £1,523 respectively. The repayment comparison assumed £250,000 borrowed over 25 years; the rates were correct as at 30 January 2026. These are dated illustrations, not current personal quotes. Adam French, Head of Consumer Finance at Moneyfactscompare.co.uk, said: “The concern is that it is creating a two-tier market where buyers with higher deposits can access cheaper rates and lower monthly repayments, while others pay a hefty premium.” Moneyfacts Group, January 2026 comparison activity.
A lower LTV can help with pricing, but it does not settle whether a mortgage is affordable or the best overall deal. Compare offers at the LTV you can actually reach, and include the product fee and any fee added to the loan in the total cost.

What does a near-6% rate mean for monthly payments?
For a transparent illustration, a £200,000 repayment mortgage over 25 years at a fixed 6% annual rate would cost about £1,289 a month in principal and interest. The calculation assumes monthly repayments, a constant rate for the entire term and no fees; actual fixed-rate offers usually apply the fixed rate only for an initial period, after which the payment can change. It excludes council tax, insurance, maintenance and other costs of owning a home.
The same loan and term at 3% would cost about £948 a month under the same assumptions. That shows why a higher rate can bite, but it does not make 6% equal to 12%: the comparison is between two explicitly stated repayment scenarios, not an equivalence claim. A borrower’s actual payment also depends on the amount borrowed, term, fees, repayment type and how the rate changes after any fixed period.
Should I choose a two-year or five-year fix?
A fixed-rate mortgage keeps the interest rate unchanged for an initial period, commonly two or five years. A variable-rate mortgage can move during the deal period according to its terms. A fixed rate offers payment certainty for the fixed period; a variable rate may rise or fall, so payments are less predictable. Neither structure guarantees the lowest cost over time.

Compare the alternatives using the same loan amount and repayment term. Check the initial rate, total fees, whether a fee is added to the loan, the monthly payment, early repayment charges and whether the mortgage is portable if you move. Also consider what happens when the fixed period ends. A lower monthly payment today may not be the cheapest option once fees and the next rate are considered.
MoneySavingExpert’s first-time-buyer guide also explains repayment versus interest-only mortgages, offset and guarantor mortgages, and the trade-offs around 95% mortgages. A repayment mortgage pays down both interest and principal over time; interest-only payments cover interest but leave the principal to be repaid separately. MoneySavingExpert, First-time buyers’ mortgage guide, updated 6 October 2026.
How much can I borrow?
A lender’s decision is not determined by salary alone. Lenders assess income, regular outgoings, existing credit commitments, the proposed mortgage payment and their own affordability criteria; they also apply loan-to-income limits. The ONS’s 2025 figures—an average first-time-buyer loan-to-income ratio of 3.6 and median LTV of 85.6%—describe completed mortgage sales, not a borrowing promise for a new applicant.

In June 2026, the Financial Conduct Authority announced proposals intended to let lenders consider individual circumstances more flexibly, including variable income, foreign-currency income and minor or past credit issues. These are proposals, not implemented entitlements or a guarantee of approval or additional borrowing. The FCA’s earlier mortgage-rule review feedback also described further work on high loan-to-income lending, interest-only guidance and rental-payment data, with further consultation intended in 2026; it said it was not proposing further changes to the interest-rate stress test in that document. FCA, 9 June 2026 and FCA, FS25/6: Mortgage Rule Review feedback and roadmap.
The ONS reported 717,519 UK mortgage sales in 2025, with first-time buyers accounting for 52.8%. This describes the mix of completed sales in the dataset; it does not show how many people applied unsuccessfully or how many aspiring buyers were unable to enter the market.
Should I use a mortgage broker?
A broker or adviser can help identify deals that fit your deposit, income and circumstances, explain lender criteria and compare the cost of fees as well as the rate. Ask whether they search the whole market or a limited panel, how they are paid, and whether advice includes the full costs and early repayment terms. A broker cannot guarantee approval or access to a deal for which you do not qualify.

Check eligibility before applying, since a headline rate is not a personal quote. Do not make the decision to buy or wait solely on an attempt to time mortgage rates; the market figures above do not predict what rate will be available to an individual buyer later.
