Not necessarily. The 7.5% figure is NAHB Chief Economist Robert Dietz’s conditional forecast—not a national average or a promise that mortgage rates will stay there. Freddie Mac’s 30-year fixed-rate average was 7.40% for the week reported October 8, 2026, after 7.28% on October 1.
What did the NAHB economist say about 7.5% mortgage rates?
In an October 9, 2026, report about its Housing Developments podcast, the National Association of Home Builders (NAHB) quoted Chief Economist Dr. Robert Dietz: “Unfortunately, I think this 7.5% range [for mortgage rates] is the new normal until we get a resolution on these geopolitical factors.” The episode was recorded at NAHB’s Fall Leadership Meeting in Detroit and featured Dietz with NAHB CEO Jim Tobin and COO Paul Lopez. NAHB’s report summarizes the discussion; it is not a verified transcript of the full audio.

Dietz framed 7.5% as his outlook while geopolitical factors remain unresolved. It is not an official rate target, a guaranteed prediction, or a claim that rates will automatically fall once a particular event ends.
Why did Dietz think rates could stay elevated?
Dietz described the economy as “a really unbalanced economy right now” and said “the bond market is reflecting that.” In NAHB’s account, he pointed to high inflation, the Iran war, investment opportunities competing with bonds, and uncertainty. These are Dietz’s explanations for his outlook, not proof that any one factor alone determines mortgage rates or that a specific geopolitical resolution would cause rates to drop.

The remarks also included broader forecasts: Dietz put the chance of a broad economic pullback in 2027 at 35%, and he and his team forecast a 3% decline in single-family production that year. NAHB characterized that production forecast as a third consecutive year of modest decreases. These are forecasts, not reported outcomes.
What was the current 30-year mortgage rate?
The latest cited weekly benchmark was Freddie Mac’s 30-year fixed-rate average of 7.40% for the week reported October 8, 2026. Associated Press reported that it was the highest since November 16, 2023, when the rate was 7.44%. Freddie Mac’s archive lists 7.28% for the week of October 1, 2026. For comparison, AP reported Freddie Mac averages of 6.30% for the 30-year fixed mortgage and 5.53% for the 15-year fixed mortgage one year earlier, in October 2025.

Freddie Mac’s Primary Mortgage Market Survey (PMMS) draws on thousands of loan applications submitted through Loan Product Advisor by lenders around the country. Its focus is conventional, conforming, fully amortizing purchase loans for borrowers with excellent credit putting 20% down. The figures are weekly survey averages, not offers available to every borrower. Freddie Mac’s PMMS archive provides the weekly series; AP’s dated rate report is available here.
The Consumer Financial Protection Bureau (CFPB) comparison tool uses different displayed assumptions unless otherwise specified: 10% down, a 700 credit score, a conventional 30-year fixed loan, a range of discount points, and a 60-day rate lock. Its figures should not be treated as directly interchangeable with Freddie Mac’s survey. See the CFPB’s rate comparison tool for its displayed offers and assumptions.

Why can your mortgage quote differ from the average?
A national benchmark describes a defined group of loans; it does not determine an individual borrower’s rate. Lenders price offers according to the borrower and loan details, and a lower advertised rate may involve discount points or other costs. A useful comparison holds the important terms constant:
- Loan product and term: Compare 30-year fixed with 30-year fixed, or 15-year fixed with 15-year fixed—not one against the other.
- Purpose and type: Make sure both offers are for the same kind of transaction and loan.
- Down payment and credit: Use your actual down payment and credit profile when requesting quotes; survey assumptions may differ.
- Points, fees, and lock period: Check whether a rate requires discount points, compare the associated costs, and align the rate-lock period.
- Timing: Mortgage rates can change. Compare national survey figures from the same week, and compare lender quotes obtained at roughly the same time.
When evaluating real offers, compare the rate alongside points and fees under matching terms. The CFPB tool can help you examine displayed offers, but confirm the terms directly with lenders before deciding.

How should you interpret the “new normal” claim?
Read “new normal” as Dietz’s conditional description of the outlook he expressed on the podcast—not as a settled rule for future rates. The dated Freddie Mac figures show why it matters to distinguish a forecast from a measured weekly average: the 30-year benchmark moved from 7.28% for October 1 to 7.40% for October 8, while Dietz’s 7.5% range was his broader expectation.
