A floating or variable loan leaves you exposed to increases, but may benefit when rates fall and often offers more repayment flexibility. Neither is automatically cheaper. Compare the written offers, the fixed-period expiry rate, fees and restrictions, and whether you could afford plausible payment increases.
Terminology and protections vary by country. This guide uses “fixed” and “floating” or “variable” in the general sense, with Australian, US, Israeli and euro-area examples identified where relevant. In the United States, a common variable-rate equivalent is an adjustable-rate mortgage (ARM).

What fixed and floating home-loan rates mean
A fixed-rate loan holds its contractual interest rate for a defined period. That can make the interest cost more predictable during the period, but it does not necessarily lock in the rate for the entire life of the mortgage. When the period ends, the loan may revert to a variable rate or require a new rate choice, depending on the contract and jurisdiction.
A floating or variable rate can change over the life of the loan. The lender may change it in response to a central-bank policy rate or for other reasons allowed by the loan terms. If the rate rises, the borrower may face higher repayments, more interest over time, or both; if it falls, the borrower may benefit, subject to the contract and how the lender passes changes through.

“Fixed” does not always mean the payment can never change. In Israel, for example, a fixed-rate mortgage can be CPI-indexed: the interest rate may be fixed while the indexed principal and payment adjust with inflation. Check whether the rate, principal, payment, or some combination is fixed.
How the choices compare
| What to compare | Fixed rate | Floating or variable rate | What to verify in the offer |
|---|---|---|---|
| Payment path | More predictable during the contractual fixed period, subject to product terms and any indexation. | Can rise or fall as the rate changes. | Repricing dates and how a rate change affects the payment, loan term, or both. |
| Exposure if rates rise | Rate increases are generally limited during the fixed period. | The borrower is exposed to increases under the contract. | Calculate payments at higher rates rather than assuming today’s payment continues. |
| Benefit if rates fall | Usually does not benefit from lower rates during the fixed period unless refinancing or another contractual option is available. | May benefit if the lender passes rate decreases through. | When and how the lender changes the rate; any fees for switching or refinancing. |
| Extra repayments and features | May limit extra repayments or restrict features such as offset or redraw. | Often offers more flexibility, but features vary. | Caps, eligibility, fees, offset-account and redraw rules. |
| Leaving or changing the loan | A break fee may apply; the rate after the fixed period matters. | Switching may be easier, but charges and notice rules can still apply. | Early-repayment costs, expiry options, reversion rate and notice deadlines. |
| Inflation or indexation | Depends on the product; a fixed rate may coexist with an indexed balance. | Depends on the contract and any linked index. | Whether principal or payments are linked to CPI or another index. |
| Household fit | Can suit borrowers who value payment certainty and can accept the price and restrictions. | Requires room in the budget to absorb rate rises. | Income stability, savings, expected time in the home and tolerance for uncertainty. |
These are common differences, not guarantees. The specific loan contract determines how rates, payments, fees and features work. A comparison should include the total expected cost under different scenarios, not just which offer has the lower rate today. Fees, restrictions, the duration of a fixed period and what follows it can change the value of an offer.
What a fixed period protects—and what happens when it ends
A fixed rate protects against a lender raising the contractual rate during the fixed period, but only within the scope of the product. It does not establish what the rate will be after that period, and it may not protect the payment against inflation indexation or other contract-specific adjustments.

In Australia, Moneysmart says fixed rates commonly last for a set period, usually one to five years. When that period ends, the loan commonly reverts to the lender’s variable rate unless the borrower switches or agrees to a further fixed period. That future reversion rate can materially change the cost of a loan that looked attractive at origination. Ask the lender what happens at expiry, when the decision must be made, and whether a new fixed rate or another product is available then. Australian Securities and Investments Commission (Moneysmart) guidance
Do not assume the reversion rate will match the variable rate advertised to new borrowers or the rate available when you first took out the loan. Confirm the applicable rate or formula in writing and note any deadline for choosing a new product. If a fixed period ends while rates are higher, the payment can rise then even though it stayed stable during the initial term.
The United States uses different terminology and disclosure practices. Why a rising-rate outlook does not settle the decision
A forecast or expectation that rates may rise is not enough by itself to show that fixing is better. The fixed offer may carry a different rate, fees, restrictions, or a short protection period; a variable loan may cost less if rates do not rise as much or as soon as expected. Conversely, a borrower whose budget has little capacity for higher payments may value certainty even if the fixed option is not the lowest-cost outcome in every future scenario.

There is no universal rule that fixed loans always cost less over time or that floating loans always win when rates fall. The useful comparison is between the actual offers and the payment paths each would produce under several possible rate scenarios. Do not treat a central-bank move as an automatic, one-for-one change in your loan rate: lender pricing and contract mechanics matter.
Consider what you would do if rates stayed similar, rose sooner or further than expected, or fell. You cannot reliably infer the future rate path from a general outlook, and a fixed rate is not a guarantee of the lowest total cost. It is a way to limit rate exposure for a specified period, in exchange for the offer’s rate, conditions and any flexibility you give up.
How to compare offers and test affordability
- Collect written offers for the same borrowing assumptions. Compare the rate, loan term, fees, repayment frequency and features on a like-for-like basis. Ask for the applicable fixed-period length and the rate or method that applies after it.
- Check the variable-rate mechanics. Identify what can trigger a rate change, when changes take effect, and how the lender recalculates payments. Ask whether a change affects the required payment, the payoff date, or both.
- List every relevant cost and restriction. Include establishment or ongoing fees, early repayment or break fees, limits on extra repayments, and the availability and cost of offset or redraw features. A low headline rate may not be the lowest total-cost offer.
- Calculate payments in more than one rate scenario. Include today’s offer and higher and lower alternatives. Moneysmart suggests testing a rate three percentage points higher as a planning scenario; that is a stress test, not a forecast. Use the lender’s calculator or an appropriate repayment calculator, keeping the balance, remaining term and repayment frequency consistent across options. Moneysmart’s fixed-versus-variable guidance
- Test the household budget, not just the loan calculator. Check whether the higher payment would still leave room for essential expenses, irregular costs and savings. Consider income changes and how long you expect to keep the loan or live in the property.
- Ask what happens at key dates. For a fixed loan, confirm the expiry date, reversion rate, available next steps and any notice period. For a variable loan, confirm how and when rates and payments can change.
- Compare the written terms before choosing. If a material feature, fee or reset rule is unclear, ask the lender or a qualified local adviser to explain it in writing.
Moneysmart’s wording is to “try more than one interest rate” and see whether the budget has room for repayments to rise, ideally calculating costs if rates went up by 3%. Treat that as a consumer-planning prompt, not a prediction about rates or a substitute for your own circumstances. A stress test can show how exposed the household is; it cannot tell you which offer will ultimately cost less.
When a fixed loan may fit better
A fixed period may be more suitable when predictable repayments have real value to your household and the offered terms remain affordable. It can make budgeting easier and reduce exposure to rate increases during the agreed period. That value may matter particularly when there is little spare room in the monthly budget, provided the fixed payment itself is manageable.
- You prioritize stable scheduled repayments over the possibility of benefiting from rate cuts.
- Your budget would be strained by a meaningful increase in the variable rate.
- You expect to keep the loan through much of the fixed period and understand the costs of leaving early.
- You have checked the post-fixed rate and can plan for the transition when the fixed period ends.
Do not choose a fixed period solely because a rate increase is being discussed. Consider the fixed rate offered, the duration of protection, fees, restrictions and the possibility that your circumstances change before expiry. If you might sell, refinance or make large extra repayments during the term, ask specifically how those actions affect costs and options.

When a floating or variable loan may fit better
A variable loan may fit a borrower who can absorb payment increases and values flexibility. Depending on the lender and product, variable loans may allow extra repayments, offset accounts or redraw, and may be easier to switch. Those features are not universal, and they have value only if the contract provides them on terms that suit your use.
- You can keep the loan affordable if rates rise, rather than relying on rates staying low.
- You value the ability to make additional repayments or use other included features.
- You are willing to accept payment uncertainty in exchange for possible benefit if rates fall.
- You have checked how quickly rate changes can affect your required payment.
Do not assume that a lender will pass a market-rate decrease through in full or immediately. Check the contract and lender’s repricing practice, and include the possibility of delayed or partial pass-through in your comparison. Likewise, do not assume that a variable rate can change only when a central bank changes its policy rate; in Australia, Moneysmart notes lenders may change variable rates for other reasons too.
A split loan can divide certainty and flexibility
A split loan places part of the borrowing on a fixed rate and part on a variable rate. It can give some protection against increases while leaving some of the balance exposed to rate decreases and potentially more flexible features. The trade-off is added complexity: each portion can have its own rate, fees, repayment rules and conditions. Compare the total cost and features of both portions, and make sure the combined payment remains affordable under a higher-rate scenario.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsA split is not a way to eliminate risk: the variable portion can still become more expensive, while the fixed portion may be subject to restrictions or break costs. Ask how payments are allocated, whether each portion has separate fees or limits, and what happens to each part at its own expiry or reset date. Confirm that the proposed division actually supports your priorities rather than choosing it simply because it sounds like a compromise.
Why country and mortgage structure matter
Australia
Moneysmart describes fixed loans as commonly fixed for one to five years, with a typical move to the lender’s variable rate at expiry. It notes that variable pricing may be influenced by changes in the Reserve Bank of Australia cash rate, while lenders can also change rates for other reasons. Its guidance identifies potential fixed-loan break fees and repayment limits, as well as variable-loan features such as extra repayments, offset and redraw. These are Australian consumer examples, not rules for every lender or country. Moneysmart: Fixed vs variable home loan interest rates
Moneysmart sums up the decision this way: “The right choice depends on your budget, circumstances and how much certainty or flexibility you need.” That framing is useful beyond Australia, even though the specific loan names, legal protections and features vary by jurisdiction.

The ECB’s April 2025 analysis, using its February 2025 housing survey across the euro-area countries covered, found that 39% of mortgages held by households in the lowest income quintile were set to reprice by 2030, compared with around 20% for households in the highest income quintile. These figures describe that survey sample and its repricing horizon; they are not a global estimate, a prediction for an individual household, or a comparison of which loan type is cheaper. They illustrate why it is important to know when a particular loan can reprice and whether the household can absorb the resulting payment.
Questions to put to a lender before signing
- Exactly how long is the fixed rate guaranteed, and what happens automatically when it expires?
- What rate or pricing formula will apply after the fixed period, and when will I be told about it?
- Can I make extra repayments, and what limit or charge applies?
- What fees would apply if I repay early, refinance, sell the home or switch products?
- Can I use an offset account or redraw facility, and what are the conditions or costs?
- For a variable rate, when can it change, what can trigger a change, and how is my required payment recalculated?
- Is any balance, rate or payment linked to CPI or another index?
- Can you provide repayment illustrations for higher and lower rates using my loan amount and remaining term?
Frequently Asked Questions
Which is better when interest rates may rise: fixed or floating?
Neither is best for everyone. A fixed rate can limit exposure to increases during its contractual fixed period and make payments more predictable, but the rate, fees, restrictions and later reversion terms matter. A floating or variable rate leaves you exposed to rises but may benefit if rates fall and may offer more flexibility. Compare written offers and test whether you can manage higher payments.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Clear out junk files and repair common Windows errorsFree Scan →Does a fixed home-loan rate guarantee the same payment?
Not necessarily. The contract and local product structure determine whether the rate, principal or payment is fixed. In Israel, for example, a fixed-rate mortgage may be CPI-indexed, so the indexed principal and payment can adjust as the CPI changes even though the interest rate is fixed. Ask whether any component is linked to an index.

What happens when a fixed-rate period ends?
It depends on the contract and jurisdiction. In Australia, Moneysmart says fixed periods commonly last one to five years and the loan commonly reverts to the lender’s variable rate unless the borrower switches or agrees to another fixed period. Confirm the reversion rate or formula, decision deadline and available options before signing.
How should I stress-test a mortgage if rates rise?
Compare repayments at the offered rate and at higher and lower rates, keeping the loan balance, term and repayment frequency consistent. Moneysmart suggests testing a rate three percentage points higher as a planning scenario, not a forecast. Then check whether the higher payment still leaves room for essential costs, irregular expenses and savings.
Can a split loan be a good compromise?
It can combine some fixed-rate certainty with a variable portion that may retain flexibility or benefit from rate decreases. But it does not remove risk, and each portion may have different rates, fees, repayment rules and conditions. Compare the combined costs and payments under higher-rate scenarios, and check how each part resets or expires.
Will a variable home-loan rate move exactly with the central-bank rate?
Not necessarily. A lender may change its variable rate in response to a central-bank policy rate or for other reasons allowed by the contract. The timing and extent of any pass-through can matter for both increases and decreases. Check the lender’s repricing terms and how a rate change affects your required payment or loan term.
The Bottom Line
Choose based on the written loan terms and your budget, not on a rate forecast alone. Fixing can buy payment certainty for a defined period; floating can preserve flexibility and possible benefit from rate falls, while exposing you to increases. Compare fees, restrictions, reversion or repricing rules, any indexation, and repayments under several rate scenarios—including a stress test—before deciding.
