Which cities are included in the reported changes?
ProPakistani and TechJuice identify the affected cities as Faisalabad, Gujranwala, Multan, Bahawalpur and Sialkot. Their reports list these notices:

The April 2026 news coverage gives April 22, 2026 as the effective date. FBR’s indexed listings independently show April 21, 2026 dates for the Faisalabad, Gujranwala and Multan notices. That is the notice date, distinct from the effective date reported by the news outlets. The official listings reviewed here do not independently confirm every notice in the five-city set.
The headline can be mistaken to include Lahore or Rawalpindi. The reports name Bahawalpur and Sialkot instead. FBR lists separate Lahore and Rawalpindi valuation notices from other dates; those are not part of this reported April set.

What changed—and what did not?
The reports characterize the changes as selective adjustments to particular localities and property categories, rather than a uniform reduction for every property in each city. They mention selected housing schemes and locations, including DHA and Askari schemes in Bahawalpur, and defence/Askari schemes and Palm City in Gujranwala. These location details are reported by the news outlets; the specific schedule entries should be confirmed in the relevant official notice.
FBR’s Valuation of Immovable Properties index links to city-specific references. A city name by itself is not enough to identify the applicable value: the entry can depend on the locality and property category, and a later SRO or amendment may change the schedule.

How to check the valuation for a specific property
- Open FBR’s Valuation of Immovable Properties index and select the relevant city reference.
- Find the precise locality or scheme and match the property’s classification. Check whether it is residential, commercial or agricultural, and whether it is an open plot or built-up property, where the schedule distinguishes those cases.
- Compare the applicable entry with the earlier notified value if you need to establish what changed. Note the unit of measure and effective date shown in the schedule.
- Check for a later SRO or amendment before relying on the figure. FBR’s index and SRO listings are the authoritative starting points for the currently applicable notified value.
The official Faisalabad notice confirms a formal notice exists, but the table text available from that PDF was not readable enough to verify individual entries. A complete, reliable before-and-after rate comparison for all five cities is therefore not established here; no percentage reduction or individual property value should be inferred from the city-level announcement.

The news reports say FBR valuation schedules are used in federal tax calculations for property transactions, including withholding and capital gains taxes. A lower notified value does not, by itself, establish how much a buyer or seller will owe or save. The outcome depends on the current law, filer status, transaction date, property particulars and any applicable federal or provincial charges.
For an actual transfer, confirm the current area-specific FBR entry and ask a qualified Pakistani tax practitioner to assess the transaction under the rules in force on its date. Do not treat the reported change as a guaranteed tax reduction.
