FarmlandFinder Offers launched in November 2020 as an online marketplace where farmland owners could request offers from a private network of buyers and get help navigating a sale. That was the launch-era model—not proof that the original marketplace operates today. EasyKnock later announced a narrower sale-leaseback relaunch, while FarmlandFinder’s currently indexed website says the marketplace will relaunch soon.

What FarmlandFinder launched in November 2020

FarmlandFinder Offers was presented as a way to bring farmland sales online. A landowner seeking to sell could request an offer, receive responses from a private network of verified buyers, and get help from FarmlandFinder with the transaction after accepting an offer. Successful Farming reported the launch on November 3, 2020; Farm Progress described the service on November 6, 2020.

Successful Farming reported the platform’s claim that offers could arrive “in as little as a week.” This was a launch-era statement about the service, not a guarantee of current speed or availability.

How the original Offers platform was supposed to work

  1. Request an offer: A landowner who wanted to sell submitted a request through FarmlandFinder Offers.
  2. Receive buyer interest: Buyers in FarmlandFinder’s private network could respond with offers.
  3. Decide whether to proceed: The landowner could consider the offers and choose whether to accept one.
  4. Navigate the transaction: FarmlandFinder said it would help with the remaining sale process after an offer was accepted.

The platform was also described as a possible way for farmers to expand by partnering with an investor in the buyer network, rather than taking on additional debt. The source coverage does not spell out the terms or structure of such partnerships, so that description should not be read as a detailed financing offer.

Why FarmlandFinder said online access mattered

At launch, founder and CEO Steven Brockshus called farmland “a highly fragmented and opaque market” and said farmers struggled to access reliable market information. He described the company’s mission as “to make farmland sales simple, instant and online.” Those were the company’s launch-era aims, not an independent assessment of whether the platform achieved them.

FarmlandFinder board member and Cultivian Sandbox managing director Amanda Donohue-Hansen said farmland was “the foundation for 5% of America’s annual GDP.” She also estimated farmland’s value at more than $2.5 trillion and said 10%, or $250 billion, had changed hands in the preceding five years. These were her 2020 estimates as reported by Successful Farming and Farm Progress; the articles do not identify the underlying dataset or specify a separate statistical reference year.

What changed after the marketplace launch

EasyKnock announced on April 4, 2022, that it had acquired certain FarmlandFinder Inc. assets in August 2021 and relaunched the product with an exclusive focus on sale-leasebacks. The company announcement describes the later model: an investor buys farmland from a farmer, then leases it back so the farmer can continue operating the land. The announcement said the farmer could repurchase the land during the lease term or direct FarmlandFinder to sell it to a third party.

That is different from the original Offers marketplace, which was described as matching sellers with buyers and supporting a transaction. The 2022 announcement is a company description of the product, not an independent evaluation of results or a source of current contract terms.

How a sale-leaseback differs from a land sale or a loan

A sale-leaseback can let a farmer receive sale proceeds while continuing to use the farmland under a lease. It is not the same as retaining ownership and borrowing against the land, nor is it the same as an outright sale without a leaseback. The practical trade-offs depend on the contract.

Consideration Outright land sale Sale-leaseback described by EasyKnock Conventional borrowing
Land ownership The buyer becomes the owner. An investor buys the land; the farmer may have a described repurchase option during the lease term. The farmer generally retains ownership, subject to loan documents and any security interest.
Use of the land Possession and use depend on the sale agreement; no continued use is established by a sale alone. The farmer leases the land back and can continue operating it under the lease. The farmer continues operating the land while meeting loan obligations.
Debt A sale is not itself a loan, though the seller may have other liabilities or transaction obligations. The described structure is a sale followed by a lease, not a loan from the land buyer. The farmer takes on a repayment obligation.
Cash received The seller receives proceeds under the sale terms. The farmer receives proceeds under the sale terms and pays rent under the lease; amounts and timing are not stated in the announcement. The borrower receives loan funds and repays principal, interest, and any applicable costs.
Duration, rent, and costs Set by the sale and related agreements; no FarmlandFinder terms are stated. Lease duration, rent, fees, transaction costs, and restrictions are not stated in the announcement. Depend on the loan agreement; no FarmlandFinder comparison is available.
Future ownership Returning ownership would require a later purchase or other agreement. The 2022 announcement described a farmer repurchase option during the lease term, but did not provide its terms. The farmer keeps ownership unless the land is later sold or transferred through another arrangement.

This comparison describes broad structures, not a recommendation. Before considering a sale or sale-leaseback, a landowner would need to review the actual purchase, lease, repurchase, and sale provisions. The available announcements do not establish FarmlandFinder’s current eligibility rules, lease lengths, rent, fees, transaction costs, restrictions, or comparative outcomes. Independent advice from a real-estate attorney, tax professional, or appraiser may help a landowner assess a proposed transaction.

Is FarmlandFinder’s marketplace available now?

The currently indexed FarmlandFinder website describes selling land and renting it back, with a possible later repurchase. It also says the company was acquired by EasyKnock and that the marketplace would relaunch soon. That indexed statement does not establish that a relaunch has occurred or that the sale-leaseback program is currently accepting customers on any particular terms. The original 2020 marketplace’s present operating status is not confirmed by the cited announcements.
