TransUnion’s October 8, 2026 launch of First Look Functionality for Mortgage could let lenders defer buying credit scores until a loan needs score-based decisioning. That is a potentially useful workflow change, but the launch announcement does not disclose adoption, realized lender savings, revenue, margins, or customer wins. On the available evidence, it is a plausible product development—not proof that TransUnion’s investment case has materially changed.
What TransUnion’s First Look mortgage workflow does
TransUnion says lenders can start by purchasing a credit report alone or a report with a score of their choice, then request additional scores if the loan progresses and those scores are needed. The workflow can be used with a soft-pull solution, such as TruVision Early Access Soft Check, or a traditional hard-pull process, according to TransUnion’s October 8, 2026 announcement.

The intended change is when a lender purchases scores: report insights come first, and score-based decisioning can be added later. TransUnion says this may help lenders avoid score costs on loans that do not advance. That is the company’s stated rationale, not a measured result; the announcement reports no savings or underwriting outcomes.

The launch followed TransUnion’s September 2026 extension of 99-cent VantageScore 4.0 mortgage pricing through 2028, with no charge when lenders pull it alongside a FICO score, as described in the launch announcement. This is an announced commercial term, not evidence of adoption or profitability.

What the launch could mean for TransUnion investors
Mortgage is a disclosed business driver for TransUnion, but First Look’s potential contribution needs to be separated from the company’s existing mortgage trends and forecasts. Its Q2 2026 investor presentation projected 6% mortgage revenue growth for 2026 excluding FICO royalty costs, while mortgage inquiries were down mid-to-high single digits. TransUnion attributed the outlook to core-data pricing and new business wins, not to First Look, which had not yet launched. The company described VantageScore adoption as a long-term opportunity and 2026 as a transition year focused on testing and validation (Q2 2026 investor presentation).
The same presentation estimated that each 10% increase in mortgage volume would add about $43 million to adjusted EBITDA and $0.16 to adjusted diluted EPS. A recovery to 2019 mortgage levels was estimated to represent about $240 million in adjusted EBITDA and $0.90 in adjusted diluted EPS. These are TransUnion scenario estimates, not guaranteed outcomes and not estimates of First Look’s contribution.

Mortgage and score adoption trends reported before the launch
TransUnion reported that VantageScore was included in about 30% of its mortgage credit pulls in Q2 2026, compared with under 5% at the start of 2026. It also reported Q2 mortgage revenue growth of 37%, or 15% excluding FICO royalties, while mortgage inquiries declined 7% (Q2 2026 investor presentation). Those figures describe the period before First Look launched; they do not measure its use or impact.

Its full-year 2026 guidance was 8%–9% organic constant-currency revenue growth and 11%–12% adjusted diluted EPS growth (Q2 2026 earnings release). What investors would need to see next
The launch announcement establishes the workflow and its intended rationale, but does not show whether the product is changing lender behavior or TransUnion’s economics. The most useful follow-up evidence would address:
- Adoption and retention: whether lenders use First Look, how broadly it is deployed, and whether they continue using it.
- Revenue per loan: whether deferred score purchases produce incremental data or score revenue, or instead reduce existing score purchases.
- Lender outcomes: measured cost savings and any effect on loan fallout, rather than the possibility of avoiding costs on loans that do not progress.
- Economics: contribution margins after royalty and operating costs.
- Market conditions: mortgage inquiry and origination volumes, alongside VantageScore adoption and pricing.
- Customer wins: whether reported wins add business or mainly reflect shifts in share among providers.
Until those indicators are available, the product’s standalone financial contribution—and whether it changes TransUnion’s fair value at a particular share price—cannot be established from the launch announcement or the cited Q2 results.
