Deephaven’s 2024 Advice for Mortgage Brokers: Broaden the Borrower Pipeline

Deephaven’s September 2024 feature urged mortgage brokers to explore specialized lending and new borrower segments, while its product and market claims require current verification.

In a September 2024 partnership feature, Deephaven Mortgage argued that mortgage brokers should look beyond conventional agency borrowers to find business in a difficult market. Its proposed approach was to learn specialized lending categories—including non-QM products—and build relationships with borrowers and referral partners whose needs may not fit standard financing. The feature presents Deephaven’s perspective, not independent proof that these strategies improve results or a guide to current loan terms.

What Deephaven means by filling the pipeline

The feature’s central recommendation is to serve a wider range of borrowers rather than wait for conventional lending conditions to improve. Deephaven chief sales officer Tom Davis argued that brokers compete for many of the same borrowers and should consider clients with different income, credit, investment, or property circumstances. He said a broader product toolkit could help brokers distinguish themselves and offer value to borrowers and referral partners.

That is a lender’s business-development argument, not a demonstrated performance result. The feature does not establish how many additional clients a broker might reach, whether a particular product is suitable for a given borrower, or whether non-QM lending will be profitable in a particular market.

Borrower groups and loan types the feature identifies

The article points to several client segments and financing categories. These descriptions reflect products discussed in the 2024 feature; they should not be read as confirmation that every product remains available or that any borrower will qualify.

The feature says some Deephaven DSCR, expanded-prime, and non-prime products are available for business-purpose lending. That description alone does not establish which products currently qualify, the applicable legal or tax treatment, or terms for an individual borrower.

How a broker can assess whether a product fits

A wider menu is useful only when it helps solve a borrower’s actual financing problem. Before presenting a specialized loan as an option, compare it with available conventional and other alternatives using current lender documents. The 2024 feature does not provide rates, fees, eligibility criteria, underwriting rules, geographic availability, recourse terms, or borrower-outcome data for the categories it names.

  • Start with the borrower’s facts: document income, assets, credit, property use, transaction purpose, and timing rather than assuming a product category is appropriate based on occupation or borrower type.
  • Verify the current program: obtain the lender’s current guidelines, rate and fee information, geographic restrictions, and documentation requirements. Ask whether terms differ by loan purpose or property type.
  • Compare total obligations: review payment structure, loan term, fees, collateral, and foreseeable repayment or refinancing needs. For second mortgages and transition loans, explain the risks tied to the home or project.
  • Explain alternatives and trade-offs: show why the proposed loan may or may not fit against other available financing, and avoid implying that non-QM automatically means easier, cheaper, or more suitable.
  • Keep referral relationships transparent: educate realtors, builders, developers, and investors about the kinds of scenarios a broker can evaluate without promising approval or a particular outcome.

What the 2024 feature’s market figures can—and cannot—show

The feature uses housing and lending statistics to frame the opportunity, but many figures lack a clear measurement date, definition, or direct underlying citation in its text. They should not be treated as verified measures of conditions in 2026. For example, the article reports an estimated U.S. housing undersupply of five to seven million homes and existing inventory of around 1.3 million units, without identifying the underlying publisher or precise measurement dates.

It attributes a claim that investors represented 26% of 2023 purchase transactions to CoreLogic, while a graphic on the same page says 27%. Because the feature contains that discrepancy, neither figure should be repeated as settled without checking the original CoreLogic data and its definition of an investor transaction.

The article also reports estimates about self-employed borrowers, non-QM loan shares, housing equity, construction, and mortgage-market size. Several are not dated or defined sufficiently in the feature to support current comparisons. Its statistics are best understood as context for Deephaven’s 2024 sales argument, not as a current market dashboard or evidence that a particular loan segment will produce business.

What the feature says about Deephaven’s broker support

The partnership feature promotes Deephaven’s training, education, loan-structuring help, webinars, and presentations for referral partners. Davis described the company’s support as better than competitors’, but that is a promotional claim from the lender’s sales chief, not an independently established comparison. The article does not establish current webinar schedules, program terms, geographic availability, or any affiliate or referral compensation arrangement.

For brokers considering the lender, the practical next step is to request current product guides and support details directly, then evaluate them against the needs of the borrowers they serve. The feature alone cannot establish present availability, pricing, eligibility, or comparative superiority.
