Re:

Can You Refinance Your Mortgage to Get a Lower Payment?

Refinancing can lower a mortgage payment, but costs and a longer term may increase what you pay overall. Learn what to compare before accepting an offer.

Yes. Refinancing replaces your current mortgage with a new loan, and that loan can have a lower monthly payment. The payment may fall because the new interest rate is lower, because repayment is spread over a longer term, or both. But a smaller bill each month does not automatically mean the loan costs less overall: closing costs and a term reset can increase total interest. Compare the new payment, fees, repayment schedule, and how long you expect to keep the loan before deciding.

How refinancing can lower your mortgage payment

A refinance pays off your existing mortgage with a new mortgage. The new loan may have a different interest rate, term, and payment. The Consumer Financial Protection Bureau lists lowering the monthly interest rate, lowering the mortgage payment, and borrowing additional money among common reasons to refinance. A refinance usually involves fees and closing costs.

There are two main ways a refinance can reduce the monthly principal-and-interest payment:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Lower the interest rate. If the balance and repayment term are comparable, a lower rate generally means a smaller principal-and-interest payment.
  • Lengthen the repayment term. Spreading repayment over more months can lower each payment, even if the rate does not fall. However, this can mean paying interest for more years.

As the CFPB advises, understand how much of a payment reduction comes from a lower rate and how much comes from a longer loan term. A lower payment can help with monthly cash flow, but it is not by itself proof that refinancing is financially beneficial.

Compare the full loan, not just the monthly payment

Put the proposed refinance beside your current mortgage and compare the terms that drive both cash flow and total cost. Ask lenders for written Loan Estimates and compare offers from more than one lender. Freddie Mac recommends shopping around; it says borrowers could save an average of several thousand dollars over the life of a loan by getting additional rate quotes. That is general consumer guidance, not a guaranteed result or a precisely specified sample statistic.

What to compare What to check
Monthly payment Compare principal and interest. Identify property taxes, homeowners insurance, and mortgage insurance separately where applicable; they may affect the total monthly housing bill but are distinct from principal and interest.
Rate Record the interest rate and whether it is fixed or adjustable. Compare the actual offer terms, not only an advertised rate.
Term Compare the new term with the years remaining on your current loan. A new long term may lower payments but extend repayment.
Upfront and financed costs Include lender fees, closing costs, and points. Note if costs are paid out of pocket, added to the loan where permitted, or reflected in a higher rate.
Time horizon Estimate how long you expect to keep the loan or home, then compare that period with the time needed to recover refinance costs.
Total cost Compare total interest or total payments over the same clearly stated time horizon. Do not compare one loan’s lifetime cost with another loan’s shorter-period cost.
Eligibility and conditions Check whether you qualify for the offered loan or program, including any requirements for an FHA Streamline Refinance.

Freddie Mac gives a general estimate of refinance costs at 3%–6% of loan principal, while noting that costs vary by lender, credit score, and location. Use your own written estimates rather than treating that range as a quote for your transaction.

Be precise about what “payment” means in each offer. Principal and interest are the portions directly affected by the loan’s balance, rate, and repayment schedule. Property taxes, homeowners insurance, and mortgage insurance can also be part of the monthly amount you budget for housing, but they should be identified separately in the comparison. If an offer shows a lower principal-and-interest payment, that does not by itself establish that every part of your monthly housing bill will fall by the same amount.

Also distinguish a lower rate from a lower-cost offer. Points, lender fees, closing costs, and charges reflected in a higher rate can change the economics. A headline rate or a “no-cost” description is not a substitute for the Loan Estimate: compare the rate, payment, term, and cost details together. Freddie Mac’s cost range is only a broad estimate, not a substitute for lender-specific written figures.

Estimate whether savings can recover the costs

For a straightforward refinance aimed at lowering payments, Freddie Mac describes a basic cost-recovery estimate: divide refinance costs by the expected monthly savings. The result is an approximate number of months before the savings equal the upfront costs. For example, if written estimates show $4,000 in costs and a $200 monthly reduction in comparable payments, the simple calculation is 20 months.

This is only a screening calculation, not a verdict. It does not account for every change in interest over time, a different term, or the value of cash flow and risk. It is not appropriate for cash-out refinances or refinances intended to shorten the term. Consider whether you expect to keep the loan long enough, and compare costs and total interest over a suitable horizon.

Use the calculation only after checking that the monthly-savings figure is a fair comparison of the offers. If the new payment is lower chiefly because the term is longer, cost recovery alone can make the offer look attractive without showing the extra years of repayment. The calculation also does not answer whether the refinance meets your goal: someone seeking immediate monthly breathing room may weigh cash flow differently from someone whose priority is paying off the mortgage sooner. Consider the cost-recovery estimate alongside the term, total interest, and the time you expect to keep the mortgage.

Watch for a term reset that hides the trade-off

If you have already paid down your mortgage for years, refinancing into a fresh 30-year loan can reduce the monthly payment by spreading the remaining balance over a new long schedule. That may also keep you in debt longer and raise lifetime interest, even if the rate is lower. Freddie Mac cautions that restarting a longer term after substantial time has elapsed can increase lifetime interest.

Ask the lender to quote a term closer to the years you have left, or another custom term, as well as the standard option. Compare each payment and the total cost on the same basis. The choice depends on whether your priority is monthly breathing room, paying off the loan sooner, or minimizing total cost.

For example, don’t treat “lower monthly payment” as a complete description of what changed. Ask how many years of payments remain under the current mortgage and how many would remain under each proposed refinance. If a new long schedule moves the payoff date farther away, the payment reduction may be useful for cash flow but comes with a longer period of repayment. A quote using a term closer to your remaining years can help show whether a lower rate, rather than simply more time, is driving the difference.

Illustration: rate changes affect payment

Freddie Mac’s published illustration uses a $300,000 outstanding balance refinanced into a 30-year fixed-rate mortgage. Its principal-and-interest payments are:

Rate in Freddie Mac example Monthly principal and interest
6.15% $1,828
6.29% $1,855
6.36% $1,869
6.65% $1,926
6.75% $1,946

These are figures in Freddie Mac’s example, not a current rate quote or a forecast for an individual borrower. They illustrate why even small rate differences can change the payment when balance and term are held to that example’s context. Your actual rate, payment, taxes, insurance, and eligibility depend on your circumstances, property, location, lender, and date.

The example is useful for comparing rate and payment within one stated balance-and-term scenario; it is not enough to decide whether a refinance is worthwhile. It does not show your costs, eligibility, tax and insurance amounts, or how your existing loan’s remaining term compares with a new 30-year term. Use the numbers as an illustration of payment sensitivity, then use your own offers and current loan details for the decision.

Shop lenders and read the cost details

  1. Gather your current loan details. Record your balance, interest rate, fixed or adjustable status, monthly principal-and-interest payment, and time remaining. Note taxes, insurance, and mortgage insurance separately.
  2. Request written offers from multiple lenders. Compare Loan Estimates, including the rate, term, payment, points, lender fees, closing costs, and any costs paid through a higher rate.
  3. Ask for more than one term. Request a proposed standard term and a term closer to your remaining repayment period where available. This makes the payment-versus-total-interest trade-off visible.
  4. Compare on a consistent horizon. Estimate cost recovery only where appropriate, and compare payments or interest over the period you expect to keep the loan. Include the possibility that you may move or refinance again.
  5. Verify the final terms before committing. Confirm what costs you must pay, how the new loan pays off the old one, the payment components, and any program-specific eligibility conditions.

Do not rely on a “no-cost” label by itself. HUD explains that some FHA Streamline offers cover out-of-pocket costs by charging a higher interest rate. Compare the rate and full written costs with other offers.

When reviewing several Loan Estimates, line up the same categories rather than comparing only the payment at the bottom of a page. Check whether the offers use the same loan term and rate type, how points and fees differ, and whether costs are paid at closing or reflected in the rate. If the terms are not alike, ask the lenders for comparable options, including an alternative term when available. The purpose is to see both the monthly cash-flow effect and the longer-term cost, not to pick the smallest payment without context.

When an FHA Streamline Refinance may apply

An FHA Streamline Refinance is for an existing FHA-insured mortgage; it is not a general refinance route for conventional loans. HUD says the existing loan must be current and the refinance must provide a “net tangible benefit.” The precise benefit depends on the loan type, rate, and term.

“Streamline” refers to limited borrower credit documentation and underwriting, not an absence of costs. Some lenders may offer no out-of-pocket closing costs by charging a higher interest rate. FHA does not allow closing costs to be included in the new mortgage amount for an FHA Streamline Refinance. Confirm eligibility and the actual written terms with the lender.

HUD’s description is explicit: “Streamline refinance refers only to the amount of documentation and underwriting that the lender must perform, and does not mean that there are no costs involved in the transaction.” So do not assume the name guarantees approval, eliminates costs, or means the new offer is automatically the best one. The existing FHA loan must be current, the refinance must meet the applicable net-tangible-benefit requirement, and the lender’s written terms still matter.

If you are having trouble making payments

If you are already struggling to pay, contact your mortgage servicer promptly and reach out to a HUD-approved housing counseling agency. Refinancing may not be available or suitable in delinquency, and it is not the only possible path. A loan modification changes loan terms, while forbearance temporarily pauses or reduces payments; these options differ from replacing the mortgage through a refinance. Discuss your circumstances with the servicer or counselor rather than assuming a refinance is the default remedy.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Refinancing is one possibility when rates are lower or a longer term could reduce payments, but it should not be treated as a guaranteed solution to missed or unaffordable payments. A counselor or servicer can help you understand whether a modification, forbearance, refinance, or another route is relevant to your situation. Contact them promptly instead of waiting for a refinance quote to resolve a payment problem.

Frequently Asked Questions

Will refinancing lower my monthly mortgage payment?

It can. A lower interest rate may reduce the principal-and-interest payment, and a longer repayment term can also lower it by spreading repayment over more months. The result depends on the actual offer; compare the proposed rate, term, costs, and payment with your current loan.

Is it worth refinancing if my payment goes down?

Not necessarily. Closing costs and a longer repayment period can mean more interest or greater total cost even when the monthly payment is lower. Compare written Loan Estimates, the new term, costs, total interest over a consistent time horizon, and how long you expect to keep the loan.

How long does it take to break even on refinance costs?

For a straightforward refinance intended to lower payments, Freddie Mac describes estimating cost recovery by dividing refinance costs by monthly savings. For example, $4,000 in costs divided by $200 in comparable monthly savings is 20 months. This is only a screening estimate and is not appropriate for cash-out refinances or refinances meant to shorten the term.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Does an FHA Streamline Refinance have no closing costs?

No. HUD says “streamline” refers to limited borrower credit documentation and underwriting, not an absence of costs. Some lenders may cover out-of-pocket costs by charging a higher rate, and FHA does not allow closing costs to be included in the new mortgage amount for an FHA Streamline Refinance. The program is for an existing FHA-insured mortgage, which must be current, and the refinance must provide a net tangible benefit.

What should I do if I am already struggling to make mortgage payments?

Contact your mortgage servicer promptly and reach out to a HUD-approved housing counseling agency. Refinancing may not be available or suitable in delinquency; a loan modification or forbearance may be more relevant depending on your circumstances. These options differ from replacing your current mortgage with a new loan.

The Bottom Line

Refinancing can lower your mortgage payment, but judge the offer by more than its monthly figure. Compare rates, terms, Loan Estimate costs, total interest over a consistent time horizon, and whether you expect to keep the loan long enough for any savings to matter. A lower bill may reflect a longer repayment schedule, not just a better rate. If you are struggling to pay, contact your servicer and a HUD-approved housing counselor promptly.
