BXMT could be a deep-value opportunity, but its discount to reported book value is not proof that the shares are cheap. The case hinges on whether the loans and property collateral ultimately recover close to the values reflected in the company’s accounts—and whether earnings can support the dividend while that plays out. Q2 2026 results showed both signs of improvement and reasons for caution: most loans were reported as performing and the watchlist shrank, but reserves increased, three loans were newly impaired, and distributable earnings on one measure fell short of the dividend.
What BXMT owns—and what shareholders are betting on
Blackstone Mortgage Trust, Inc. (NYSE: BXMT) is an externally managed commercial mortgage REIT. It originates, acquires, and manages senior loans and other debt or credit-oriented investments collateralized by or related to commercial real estate in North America, Europe, and Australia. Its manager is a Blackstone subsidiary.

That makes BXMT a lender, not a conventional landlord whose main asset is directly operated rental property. Its results depend on borrowers making payments or refinancing, and on the value and saleability of the real estate securing loans when borrowers cannot repay as agreed. Investors therefore need to assess loan performance, collateral recoveries, financing and reserves—not just property-market headlines or the dividend yield.
How large is the discount to book value?
The dated price-to-book comparison
Blackstone Mortgage Trust reported book value of $19.31 per share as of June 30, 2026. A third-party quote page showed an $11.08 buy quote updated October 10, 2026 and warned that its prices are delayed. At that quote, the shares were priced at about 57% of reported book value, or roughly 43% below it. This is an indicative comparison, not a verified October 11 closing price.
#1 Best Overall
Book value is an accounting estimate, not a promise that the company could sell its assets and distribute that amount to shareholders. The reported figure included $2.43 per share of CECL reserves and $0.76 per share of accumulated depreciation and amortization on owned real estate and BXMT’s share of its Net Lease JV. Actual loan recoveries, property values, timing, and transaction costs can differ from carrying estimates.
A discount can offer upside if the estimates prove conservative enough, credit problems resolve, and the market regains confidence in future earnings. It can also be the market’s compensation for uncertainty about losses, collateral values, and how long impaired loans will tie up capital. Price-to-book alone cannot distinguish a bargain from a value trap.
What the latest operating results say
The latest quarterly operating results discussed here are for the three months ended June 30, 2026—not Q3. The company reported a GAAP net loss of $0.48 per share. It also reported two non-GAAP distributable-earnings figures, which should not be treated as interchangeable:
Rank #2
- Ideal for Gifting
- Ideal for a bookworm
- Compact for travelling
| Q2 2026 measure | Per share | How to read it |
|---|---|---|
| GAAP net result | -$0.48 | Reported net loss for the quarter. |
| Distributable earnings | $0.31 | Non-GAAP performance measure; below the Q3 dividend declared per share. |
| Distributable earnings before realized gains and losses | $0.48 | A different non-GAAP measure; slightly above that declared dividend. |
The difference between the two distributable-earnings measures matters. Saying simply that earnings covered the dividend would rely on the measure before realized gains and losses; saying they did not would rely on the other measure. Neither single-quarter measure establishes future coverage, and neither replaces GAAP results. The company’s Form 10-Q says distributions remain at the board’s discretion and depend on taxable income, financial condition, REIT requirements, applicable law, and other factors.
Is the dividend safe?
BXMT declared a $0.47-per-share Q3 2026 dividend on September 15, payable October 15 to holders of record September 30. That declaration establishes the announced near-term payment, not a continuing payout policy. In Q2, distributable earnings of $0.31 per share were below the declared amount, while distributable earnings before realized gains and losses of $0.48 were slightly above it.
The gap between those measures and the payout makes earnings quality and future credit outcomes central to the dividend question. A maintained declaration does not prove that the dividend is sustainably covered; nor does one quarter’s shortfall alone determine what the board will do. The relevant evidence is whether recurring earnings improve, loans repay or resolve without unexpectedly large losses, and the board continues to judge distributions appropriate.

Are credit conditions improving or worsening?
Signs of progress
At June 30, 2026, the company described its $19.7 billion investment portfolio as 97% performing. It also reported a 23% net reduction in its watchlist during Q2, with one upgrade and three downgrades. One impaired multifamily loan was resolved through transfer to owned real estate. These facts indicate some movement toward resolution, but “performing” does not mean every loan will repay at par or on schedule, and a transfer to owned property is not the same as a cash repayment.

Reasons to keep watching
BXMT disclosed three newly impaired loans in Q2, two of them office loans. CECL reserves rose by $106 million quarter over quarter to $410 million, including $219 million of asset-specific CECL reserves. The increase is a signal to examine expected losses and collateral assumptions; by itself, it does not prove that eventual losses will exceed the estimates.
More than half of the portfolio was concentrated in residential and industrial sectors, while the new impairments included office exposure. Portfolio-level percentages cannot show the risk of an individual loan: borrowers, sponsors, property condition, location, loan structure, and collateral value all matter. In subsequent filings, watch for changes in impaired and nonaccrual loans, extensions and restructurings, realized proceeds, collateral marks, and reserve balances.

Does BXMT have enough liquidity and funding capacity?
At June 30, the company reported $1.2 billion in liquidity. It also issued $0.5 billion of senior secured notes due 2031 during Q2. In its presentation, BXMT said 88% of debt was non-mark-to-market debt without capital-markets mark-to-market provisions, and reported 16 bank counterparties.
Those figures are relevant to near-term funding flexibility and exposure to certain mark-to-market triggers, but they do not remove refinancing risk or guarantee liquidity if repayments slow. Higher funding costs, loan extensions, collateral losses, and the timing of cash receipts can still matter. A fuller balance-sheet assessment requires the filing’s liability maturities, facility terms, asset-level financing, and loan repayment pace—not liquidity in isolation.

What would make BXMT a bargain—or a value trap?
| Evidence to weigh | What would support the bargain case | What would strengthen the value-trap case |
|---|---|---|
| Price versus book value | Recoveries and property values broadly support carrying values and reported book value. | Losses, collateral declines, or costs of resolution materially reduce realizable value. |
| Earnings and dividend | Recurring earnings become more dependable relative to the payout. | Weak coverage persists, or the dividend requires earnings that do not recur. |
| Credit migration and reserves | Impaired loans resolve, recoveries are credible, and reserve assumptions remain adequate. | Further downgrades, impairments, nonaccruals, or extensions point to deeper losses or slower cash returns. |
| Collateral and concentrations | Borrower performance and property-level evidence support repayment across the portfolio. | Weak collateral values or concentrated exposures create losses that portfolio-wide statistics obscure. |
| Funding and liquidity | Repayments and available funding cover obligations without costly asset sales. | Slow repayments, maturities, or financing needs strain liquidity or require unfavorable refinancing. |
The bullish scenario is that most of the portfolio continues to perform, the watchlist reduction reflects genuine progress, reserves prove adequate, and loan resolutions preserve enough value for the share price to move closer to book value. The maintained Q3 dividend may appeal to income-focused investors, but is not evidence on its own that future payouts are secure.
Best Value
- It can be a gift option
- Comes with secure packaging
- Helpful in various ways
The bearish scenario is that impaired credits take longer or require more capital to resolve, collateral values or recoveries fall short of estimates, and future earnings remain too weak to support the current payout. In that case, today’s discount could reflect deteriorating book value or income rather than mispricing.
For an investor deciding between the two, the central question is not simply how far BXMT trades below reported book value. It is whether subsequent filings show credible loan resolutions and recoveries, reserves that keep pace with changing risks, and earnings and funding capacity consistent with the dividend. Until those pieces align, the discount is a potential opportunity paired with material uncertainty—not a settled bargain verdict.
