Apple did expand its South Florida presence with an office lease, but the deal is not a new 2026 announcement. Commercial-real-estate reports published in April 2024 said Apple leased approximately 42,000 to 45,000 square feet at The Plaza Coral Gables, also called Plaza Coral Gables North Tower.
The office is in Coral Gables, a separate municipality adjacent to Miami—not in downtown Miami, Brickell, Miami Beach, or Miami Worldcenter. Market reports later recorded Apple’s move-in during the third quarter of 2025. Apple’s separate Miami Worldcenter retail store opened in downtown Miami on January 24, 2025.
What Apple leased in Florida
Apple’s reported expansion involved an office lease, not the purchase or construction of a Florida headquarters or corporate campus. The space is at The Plaza Coral Gables, identified in market reports as Plaza Coral Gables North Tower, at 2811 Ponce de Leon Boulevard.
Reports differ slightly on the size. Bisnow reported approximately 42,000 square feet, while Fortune described the deal as roughly 45,000 square feet. The most accurate summary is therefore about 42,000 to 45,000 square feet.

The lease was reported by commercial-real-estate publications, including The Real Deal. Apple’s newsroom did not publish a specific announcement confirming the lease, its office headcount, or the functions performed there.
Where is Apple’s office?
Coral Gables is in Miami-Dade County and borders the City of Miami, but it is not part of the City of Miami. That distinction matters because “Apple’s Miami office” can suggest a downtown location that the available reporting does not support.
The office should be described as being in Coral Gables, near Miami, or in the greater Miami area. It is not the Apple store at Miami Worldcenter and is not reported to be in Brickell or downtown Miami.

Office versus retail store
Apple’s Florida expansion includes two separate developments that are often confused:

In its Miami Worldcenter announcement, Apple also said it had nearly 2,000 team members across South Florida. That is a regional figure. It is not the number of employees working at the Coral Gables office.

Why Coral Gables?
The lease fits a broader pattern of technology, media, and financial companies expanding in South Florida. Bisnow cited comparable activity involving companies including Microsoft, Sony Music, Spotify, and Live Nation.
Cost may also have influenced the location. In reporting from 2024, Bisnow cited average Class-A asking rents of $55.25 per square foot in Coral Gables during the first quarter, compared with $102.39 per square foot in Brickell. Those figures are historical market comparisons, not current 2026 rents, but they illustrate why a company might consider Coral Gables instead of Miami’s most expensive office submarkets.

What the lease means for South Florida
A lease of this size gives Apple a larger physical presence in the region and made a visible contribution to local office demand. Cushman & Wakefield reported that Apple and Marcum together accounted for 52,745 square feet of move-in activity at Plaza Coral Gables North Tower during Q3 2025.
For the Coral Gables market, Apple is also a high-profile tenant. Its presence can strengthen the area’s reputation as an alternative to downtown Miami and Brickell for companies seeking high-quality office space.
At the broader Miami market level, Cushman & Wakefield reported office vacancy of 15.0% and average asking rent of $64.74 per square foot in Q3 2025. Those statistics provide context for the office market at that time; they should not be treated as current August 2026 figures.

What the expansion does not prove
The reported lease supports the conclusion that Apple expanded its physical footprint near Miami. It does not establish that Apple is moving its headquarters or relocating from California.
The available reporting also does not confirm:
- How many employees work in the Coral Gables office.
- How many new jobs the lease created.
- Which Apple divisions occupy the space.
- Whether employees transferred from other Apple locations.
- Whether the entire leased area is occupied.
- Whether Apple plans additional South Florida offices.
Apple had previously said it had surpassed earlier hiring commitments in Miami in a 2021 U.S. investment announcement. Its later statement about nearly 2,000 South Florida team members shows the region’s importance to Apple, but neither statement provides a Coral Gables office headcount.
Why the wording matters
Calling this “Apple’s new Miami office” is understandable shorthand, but it is incomplete in a current article. The office lease was reported in 2024, and evidence of the move-in appeared in 2025. Describing it as a brand-new 2026 announcement would be inaccurate.
The clearest description is: Apple leased roughly 42,000 to 45,000 square feet at The Plaza Coral Gables in 2024, with its move-in reflected in 2025 office-market data, while separately opening a retail store at Miami Worldcenter.
